Análise da maturidade de empresas que desenvolvem projetos do setor da construção civil com o foco em gestão de desenvolvimento de produtos / Analysis of the maturity of companies that develop projects of the construction sector with a focus on product development managment

Apesar do crescimento da indústria da construção civil nos últimos anos, as obras no Brasil ainda estão marcadas pela falta de qualidade, atrasos e prejuízos, impossibilitando sua devida evolução. No entanto, o presente estudo tem como objetivo principal apresentar uma análise entre a Gestão de Desenvolvimento de Produto (GDP) e a Gestão da Construção Civil, por meio do modelo de nível de maturidade de gestão de desenvolvimento de produtos. Para tanto, aplicou-se a pesquisa survey em empresas que desenvolvem projetos no setor da construção na região sul do Brasil. A fim de enriquecer a pesquisa utilizou-se a análise discriminante, com o intuito de identificar as variáveis que melhor se diferenciam entre dois grupos ou mais, bem como o método stepwise, através do software SPSS (Statistical Package for the Social Sciences). Os resultados mostraram que as empresas que desenvolvem projetos para a construção civil realizam atividades do processo de desenvolvimento de produtos (PDP), e possuem alguns princípios de gestão de desenvolvimento de produtos (GDP), por realizarem monitoramento de custos e riscos, atividades padronizadas, integração de projetos, controle de mudanças e ainda aplicarem conceitos de aprovação de fases. Portanto, conclui-se que existe similaridade entre a Gestão de Desenvolvimento de Produto (GDP) e a Gestão de Desenvolvimento da Construção Civil, porém há algumas adaptações que deverão ocorrer para a aplicação da GDP na construção civil. Verificou-se também uma aderência considerável do modelo de maturidade de Rozenfeld et al. (2006) com as características das empresas estudadas, constatando que as mesmas possuem um grau de maturidade no máximo de 2.4 (Intermediário). / Despite the growth of the construction industry over the last years, the work in Brazil are still marked by the lack of quality, delays and losses, excluding its evolution. However the present study aims to present analysis of the maturity level of the project development companies in the Construction sector, through the maturity level model of the product development management of Rozenfeld et al. Therefore, it applied the research survey on companies that develop projects on construction sector in the South region of Brazil. In order to enrich the research it was used discriminant analysis, with the intention of identify the best variables that it differentiate between two groups or more, as well as the stepwise method by the software SPSS (Statistical Package for the Social Sciences). The results showed that companies that develop projects for the construction perform product development process (PDP) activities, and it possess some principles of product development management (PDM), to conduct monitoring of costs and risks, standardized activities, integration projects, change control and still aplly stages of approval concepts. Therefore, it concludes that exist similarity between product development process (PDP) and construction management, however there are some adjustments that shall happen for the implementation of PDP in construction. There was also a considerable adherence of the maturity level model of Rozenfeld et al. with the characteristics of the companies studied, noting that it possess a maturity level at most 2.4 (Intermediate).

An investigation into the time and cost factors for a decision between in-situ and hybrid concrete construction

Project teams in South Africa are required to make decisions during the early stages of construction projects. These decisions often need to be made in a short time period, and include the decision between various construction methods, such as the decision between in-situ concrete construction and hybrid concrete construction. Hybrid concrete construction is a combination of pre-fabricated concrete and cast in-situ concrete to obtain the supreme benefits of their different construction qualities. This method of construction is ultimately used to achieve faster, and occasionally, more cost effective construction. Hybrid concrete construction, today, is a well-known term in the construction industry and is widely used in the UK and other developed countries. However, the use thereof is limited in South Africa, and in-situ concrete construction remains the conventional method of construction. Possible reasons for the limited use of hybrid concrete construction are investigated in this study. With the intent of improving the construction industry of South Africa, guidelines are provided to assist project teams in a decision between in-situ concrete construction and hybrid concrete construction. The decision between construction methods is based on many factors, such as project time, cost, quality, safety, environmental performance, socio-economic aspects (labour) and client satisfaction. Project time and cost are, however, the most important of these factors. It is stated that the structure of a building represents typically only 10 % of the construction cost, however, the choice of construction method and material can have significant effects on the cost of other elements throughout the life cycle of construction projects. It is therefore important to measure the whole life cycle cost when deciding between construction methods, such as in-situ concrete construction and hybrid concrete construction. The aim of this study is to identify and investigate the factors that influence project time and cost, throughout the life cycle of construction projects, and to provide a framework that can assist project teams in their decision between in-situ concrete construction and hybrid concrete construction in South Africa. The decision between these two construction methods is influenced by a vast number of variables that may be difficult to quantify. The framework therefore consists of qualitative information that can assist project teams in their decision. The framework provided in this study includes the factors that have an influence on the time and cost for a decision between in-situ concrete construction and hybrid concrete construction. These factors are identified for the three primary phases in the life cycle of construction projects. These phases are the design phase, the construction phase and the maintenance phase. / AFRIKAANSE OPSOMMING: Die konstruksiebedryf is 'n kompiterende mark en kontrakteurs moet op datum bly met nuwe konstruksie metodes en tegnologieë. In Suid-Afrika word daar van projek spanne vereis om vinnige besluite gedurende vroeë stadiums van 'n projek te neem. Hierdie besluite moet dikwels in 'n kort tydperk geneem word, en sluit die besluit tussen verskillende konstruksie metodes in, byvoorbeeld die besluit tussen in-situ en hibriede beton konstruksie. Hibriede beton konstruksie (HBK) is 'n kombinasie van in-situ en voorafvervaardigde beton elemente. HBK word in die algemeen gebruik om te baat uit 'n vinniger konstruksie tydperk, en kan soms ook ‘n meer koste-effektiewe metode van konstruksie wees. HBK word gesien as 'n bekende term in die konstruksiebedryf en word veral toegepas in ontwikkelde lande soos die VSA, Japan en Engeland. Die toepassing daarvan in Suid-Afrika is egter beperk. In Suid-Afrika word in-situ beton konstruksie nog steeds die meeste gebruik en staan dus bekend as die mees algemene metode van konstruksie. Hierdie studie ondersoek moontlike redes vir die beperkte gebruik van HBK in Suid-Afrika. Met die oog op 'n verbeterde konstruksiebedryf in Suid-Afrika, word rigylyne voorsien, wat projek spanne kan gebruik vir 'n besluit tussen in-situ en hibriede beton konstruksie. Daar is verskeie faktore wat 'n rol speel in die besluit tussen twee konstruksie metodes. Hierdie faktore sluit in, die tyd, koste, kwaliteit, veilighed, omgewings impak, sosio-ekonomiese aspekte (soos arbeid) en kliënt tevredenheid, van 'n projek. Tyd en koste is egter die belangrikste van hierdie faktore. Die metode waarvolgens 'n struktuur gebou word kan 'n beduidende uitwerking op die koste van ander elemente in die lewensiklus van 'n konstruksie projek hê. Dit is gevolglik belangrik om die hele lewensiklus koste in ag te neem wanneer daar besluit moet word tussen verskeie konstruksie metodes, soos in-situ en hibriede beton konstruksie. Die doel van hierdie studie is gevolglik om die faktore wat 'n invloed het op die tyd en lewensiklus koste van konstruksie projekte te identifiesieer. Hierdie faktore word dan gebruik om 'n raamwerk voor te stel. Projek spanne kan hierdie raamwerk gebruik as 'n riglyn om te besluit tussen in-situ en hibriede beton konstruksie. Die besluit tussen hierdie twee konstruksie metodes is afhanklik van 'n groot aantal veranderlikes, wat moeilik is om te kwantifiseer. Análise das características organizacionais das empresas de construção civil / Analysis of the organizational characteristics of the construction companies

A maneira como se organiza uma empresa é determinante na eficiência de seu funcionamento. Neste sentido, este trabalho visa apresentar uma análise das principais características organizacionais das empresas do setor da construção. Em função da necessidade da coleta de informações de uma amostra representativa da população, foi escolhido o Método “Survey” como procedimento de base para esta pesquisa. O método permitiu obter dados primários de forma sistematizada. O instrumento adotado para a coleta de dados foi um questionário estruturado em duas partes: a identificação do perfil da organização e do entrevistado e as características organizacionais. A coleta de dados foi realizada no período entre novembro de 2013 e julho de 2014. O questionário foi aplicado a um universo de 125 empresas de diversos segmentos de construção civil que atuam em Curitiba e região. A análise dos dados foi fundamentada na estatística descritiva e posteriormente sintetizados no Microsoft Excel 2013. Com o auxílio do SPSS Statistical Package for the Social Sciences e análise de Spearman foi possível mapear e comparar as principais atividades. Através da análise, verificou-se que as características organizacionais mostram certo conservadorismo na estrutura organizacional com uma gestão classificada como “muito centralizada” e “hierarquizada”. Entretanto, no nível operacional, percebe-se uma maior integração das atividades, cooperação e troca de informações entre os envolvidos. Um aspecto positivo é o investimento em novas tecnologias e/ou equipamentos. Os dados apontam para um elevado grau de investimento, realizado nos últimos três anos, condizente com a taxa de crescimento destas empresas no mesmo período. / The way you organize a company is determinant for the efficiency of its operation. In this sense, this paper presents an analysis of the main organizational characteristics of the civil construction sector companies. Due to the necessity of collecting information from a representative sample of the population was chosen the Survey method as the basis of procedure for this research. The method allowed obtaining primary data in a systematic way. The instrument adopted for data collection was a questionnaire structured in two parts: One being the identification of the profile of the organization and of the interviewed and the second, being the organizational characteristics. Data collection was conducted in the period between November 2013 and July 2014. The questionnaire was applied to a universe of 125 construction companies working in Curitiba and in its region. Data analysis was based on descriptive statistics and later synthesized in Microsoft Excel 2013. With the SPSS Statistical Package for Social Sciences and Spearman analysis was to map and compare the main activities. Through the analysis it was found that the organizational characteristics show certain conservatism in the organizational structure with a management classified as "highly centralized" and "hierarchical". However, at the the operational level we can see a greater integration of activities, cooperation and exchange of information among those envolved. A positive aspect is investment in new technologies and / or equipments. The data point to a high investment degree realized in the last three years, consistent with the growth rate of these companies in the same period.

Diante do contexto econômico global, dois modelos de organizações que merecem destaque por sua importância econômica e social no país é a indústria da construção civil e a indústria de manufatura. Contudo existem particularidades que distinguem estes dois segmentos. Enquanto a maioria das indústrias passam por um processo intenso de transformação, buscando agilidade e eliminando o desperdício, indispensáveis para a sobrevivência, a construção civil ainda está tímida nesta transformação. Nesse sentido foi desenvolvida uma pesquisa aplicada, descritiva e de natureza quantitativa com o objetivo de comparar as características organizacionais e estratégicas entre os segmentos da indústria da construção civil e da indústria da manufatura e identificar quais destas características apresentam diferenças, ou eventualmente afinidade. A comparação entre processos e características são benéficas para contribuir no desenvolvimento e crescimento das empresas, com o propósito de otimizar os recursos através da profissionalização e padronização dos processos. A metodologia adotada para levantamento dos dados foi o método survey por aplicação de questionários. Utilizou-se para as análises técnicas de estatística descritiva, análise inferencial não-paramétrica e análise discriminante. Observou-se que ambos segmentos apresentaram preocupações semelhantes para a maioria das características, porém algumas com intensidades diferentes que permitem inferir ser consequência do segmento de atuação. / Given the global economic context, two models of organization that deserve to be highlighted for their economic and social importance in the country are the construction industry and the manufacturing industry. However there are particularities that distinguish these two segments. While most industries go through an intense process of transformation, seeking agility and eliminating wastage, indispensable for survival, construction is still timid in this transformation. In this sense, an applied, descriptive and quantitative research was developed with the purpose of comparing the organizational and strategic characteristics between the segments of the civil construction industry and the manufacturing industry and to identify which of these characteristics present differences, or possibly affinity. The comparison between processes and characteristics is beneficial to contribute to the development and growth of companies, with the purpose of optimizing resources through professionalization and standardization of processes. The methodology used to collect the data was the survey method by application of questionnaires. Descriptive statistics techniques, nonparametric inferential analysis and discriminant analysis were used for analysis. It was observed that both segments had similar concerns for most of the characteristics, but some with different intensities that allow inferring to be a consequence of the segment of performance.

A necessidade de construir, de forma eficiente, prazos curtos, menos custos e desperdícios são algumas das características para as construtoras sobreviverem, num mercado competitivo. Devido à importância da logística na organização, a presente pesquisa tem como objetivo entender como os mecanismos pelos quais variáveis relacionadas à logística afetam o funcionamento de uma organização e impactam a estratégia das empresas no setor da construção. Para tanto, foi desenvolvida uma pesquisa aplicada, descritiva, de natureza quantitativa e tempo transversal. Como procedimento principal deste estudo, foi escolhido o método Survey. Os dados relacionados às variáveis foram analisados através da análise descritiva de frequência, de correlação com coeficiente Spearman e do método Micmac. Os resultados mostraram que as organizações têm uma predisposição a contratos de parcerias, uma busca de informações junto aos fornecedores, visando otimizar a gestão dos estoques e frequentes ações conjuntas para redução dos prazos de execução. Também procuram ter uma relação mais próxima dos clientes, com frequentes discussões de problemas de qualidade, comunicação de alterações de projetos, mudanças devidas às suas solicitações, a busca de soluções com a sua cooperação. Os resultados da pesquisa indicam ainda que a logística tem pouca influência na dinâmica do sistema e que as variáveis estratégicas se destacam como um papel importante no processo de desenvolvimento da empresa. / The need to build efficiently short deadlines, less costs and waste are some of the characteristics for the builders to survive in a competitive market. Due to the importance of logistics in the organization, the present research aims to understand how the mechanisms by which variables related to logistics affect the functioning of an organization and impact the strategy of companies in the construction sector. For that, an applied, descriptive research of quantitative nature and transverse time was developed. As the main procedure of this study, the Survey method was chosen. Data related to variables were analyzed through descriptive frequency analysis, correlation with Spearman coefficient and Micmac method. The results showed that the organizations have a predisposition to partnerships contracts, a search of information with the suppliers, aiming to optimize inventory management and frequent joint actions to reduce execution times. They also seek to have a closer relationship with customers, with frequent discussions of quality problems, communication of project changes, changes due to their requests, search for solutions with their cooperation. The results of the research also indicate that logistics has little influence on the dynamics of the system and that the strategic variables stand out as an important role in the process of development of the company.

Nas últimas décadas, inúmeras organizações do setor da construção civil têm buscado a implantação e certificação de sistemas de gestão da qualidade. Uma certificação de qualidade, quando bem conduzida, pode ser uma importante ferramenta para garantir a eficácia e a melhoria do SGQ, trazendo vantagens para a organização. Entretanto, muitas organizações ainda não reconhecem as oportunidades de melhorias que as auditorias externas podem fornecer. O principal objetivo deste estudo consiste em analisar e comparar as variações das características organizacionais das empresas de construção civil atuantes em Curitiba e Região Metropolitana que possuem certificações de qualidade e as que não possuem. Este objetivo exige uma pesquisa para fornecer base teórica acerca da qualidade na construção, então realizou-se uma revisão da literatura sobre o tema para fundamentar a pesquisa. Outra parte da pesquisa realizada foi a coleta de informações de uma amostra representativa da população por meio do Método “Survey”. O instrumento adotado para a coleta de dados foi um questionário quantitativo, aplicado em empresas do setor da construção civil em Curitiba-PR e Região Metropolitana, para mensuração e identificação de correlação entre certificação de qualidade e características organizacionais. Os dados foram tratados e organizados com base em uma análise descritiva e multivariada. Fundamentandose na revisão bibliográfica e na interpretação dos dados obtidos na pesquisa quantitativa foi possível reconhecer que as características organizacionais que mais sofrem influência das certificações de qualidade são quantidade de horas de treinamento, formalização de cargos e funções e formalização de atividades e processos. / In the last decades, several organizations in the civil construction segment have been searching for the implementation and certification of quality management systems. A quality certification, when well conducted, can be an important tool to ensure QMS efficiency and continuous improvement, thus bringing advantages for the organization. However, many organizations have not yet recognized the opportunities for improvement that external audits may provide. The main objective of this study is to analyze and compare the variations of the organizational characteristics of the civil construction operating in Curitiba and Metropolitan Region that have quality certifications and those that do not. This objective requires a research to provide theoretical basis on the quality in the construction, then a review of the literature on the subject was made to base the research. Another part of the research was the collection of information from a representative sample of the population through the Survey Method. The instrument adopted for data collection was a quantitative questionnaire, applied to companies in the civil construction sector in Curitiba-PR and Metropolitan Region, to measure and identify the correlation between quality certification and organizational characteristics. The data were treated and organized based on a descriptive and multivariate analysis. Based on the bibliographic review and the interpretation of the data obtained in the quantitative research, it was possible to recognize that the organizational characteristics that are most influenced by the quality certifications are the number of hours of training, the formalization of positions and functions, and the formalization of activities and processes.

A contractor-driven stakeholder relationship management framework for Botswana's construction industry

Abstract in English with Afrikaans and SeTswana translation / Evidence from relevant literature indicates that abandoned and failed projects have become prevalent in the Botswana context. Poor stakeholder management has been identified as a salient contributor to this challenge. To this end, various stakeholder management (SM) frameworks, models and methodologies have been developed. Nevertheless, the increasing incidence of project failure and abandonment in the Botswana construction industry indicates significant underperformance of these SM methodologies. A cursory appraisal of SM models highlights the linearity of the stakeholder relationship management (SRM) curve, i.e. between the client, consultants and contractors, with SRM responsibilities being domiciled with the client or their representative in most cases. Also, the dynamics associated with changes in stakeholder attributes during project delivery are not catered for by extant SM and relationship management models. In addition, extant SM models focus on the relationship between the project stakeholders on the one hand and the external stakeholders on the other, and others cater for project stakeholders alone. This implies that the models currently deployed for SM in the Botswana construction context remain defective. Contracting organisations (contractors) have been blamed for their inability to manage relationships with projects and external stakeholders during project delivery. Yet, these entities are not at the epicentre of SRM on construction projects. This study provides answers to the gaps highlighted. As its central objective, this study set out to develop and validate a contractor-driven stakeholder relationship management framework (CSRMF) for the Botswana construction industry. The emergent framework which leverages on the attributes of the customer relationship model (CRM) overcomes the shortcomings mentioned previously. An interpretivist philosophical paradigm was adopted in this qualitative case study research study based on pre-determined case selection criteria. Owing to the need to attain analytic generalisation through adherence to replication logic, a multi-case study research design was utilised. Six contractor organisations categorised according to scale and operating within Gaborone were selected. The unit of analysis centred on the relationship between the contracting organisations and other project stakeholders on selected projects being procured and delivered under a diverse range of contracting strategies. Data was collected through a sequential multi-method approach in which semi-structured interviews were conducted with project managers representing these construction contracting organisations on the selected projects. To enable replication, care was taken to select two contracting organisations per level – large, medium and small according to prevalent grades. Samples across the different sizes of the contractors allowed for better generalisability. Relevant projects and organisational documents were reviewed. Furthermore, data from the various stages was analysed using the qualitative content analysis technique. The findings of the study show that most of the contractors in Botswana related to their project stakeholders without a model or framework when handling relationship management with project stakeholders. These findings are a reflection of the small, medium and large construction contractors in the Botswana construction industry. There was further indication that the small, medium and large contractors had a way of managing stakeholder relationships and resolving conflicts, and thus the level of experience and knowledge within the contracting firm had a significant influence on how they managed their project stakeholder relationships in the course of project procurement and delivery. In addition, the study findings demonstrate that the nature of contracting strategy had a significant influence on how various categories of contractors related to their stakeholders on construction projects. The traditional method was found to be the main procurement strategy used in the Botswana construction industry, and this approach was fairly rigid to implement effective contractor-driven stakeholder relationship management. Other procurement strategies, such as design-and-build, and construction management are used in Botswana with their positive and negative impacts on contractors’ capability to manage their project stakeholder relationships and related matters effectively. Further evaluation of the findings led to the identification of key success factors for CSRMF development to foster effective contractor-stakeholder relationship management. These key success factors are effective communication, collaboration, engagement and cooperation among clients and contractors and consultants’ commitment; employee (stakeholder) engagement and satisfaction and capacity building; in-depth understanding of all project stakeholders and their importance and influence; and strategies to manage their relationship effectively in the course of project design, procurement and delivery. Based on the evaluation of formulated propositions and analysis of empirical data and results tested in this study, the findings also support the following analytical generalisations: the construction contracting organisations in Botswana do not have any SRM frameworks in place for engaging with stakeholders in their different projects; contractors in Botswana recognise the need to do better in managing their project stakeholder relationships; and there is an apparent gap in technical skills and limited ability of contractors to manage relationships with project stakeholders. Premised on the findings, a contractor-driven stakeholder relationship management framework was developed. The CSRMF was validated by two focus groups, namely sampled project managers from the semi-structured interviews, and relevant professionals and other academics in the industry. The validation was done to assess the relevance of the CSRMF in their management of relations. The CSRMF will provide guidance for bridging the gaps identified. It will be adopted and utilised by contractors to achieve efficiencies in the management of relationships with stakeholders, thus saving time and costs and securing improved quality and, most of all, client satisfaction. / Volgens die literatuur misluk die meeste projekte in Botswana. Swak bestuur deur die belanghebbendes in die projekte is die hoofrede hiervoor. Talle raamwerke, modelle en metodologieë gemik op doeltreffende bestuur van belanghebbendes (BB) is as oplossing vir hierdie probleem voorgestel. Dat al hierdie BB-metodologieë egter gebrekkig is, blyk uit ʼn toename in die aantal mislukte projekte in die konstruksiebedryf wat laat vaar is. ʼn Oppervlakkige ondersoek van die BB-modelle het aan die lig gebring dat die belanghebbendeverhoudingsbestuur- (BVB) kromme afgeplat is. Hierdie kromme gee ʼn aanduiding van die verhouding tussen die kliënt, konsultante en kontrakteurs. Belanghebbendeverhoudingsbestuur berus meestal by kliënte of hulle verteenwoordigers.
