Varför väljs en byggentreprenör över en annan? : En kvalitativ studie inom den svenska byggbranschen om fastighetsbolagens preferenser.

Inom den svenska byggbranschen anses pris ofta vara den faktor som har störst påverkan på fastighetsbolags val av entreprenör vid fastighetsköp. Denna studie har som intresse av att se vilka andra faktorer som påverkar detta val. Studiens utförande görs inom Storstockholm. Under senare år har relationsmarknadsföring vuxit fram som ett centralt begrepp inom marknadsföringslitteraturen. Med relationsmarknadsföring menas alla marknadsrelaterade aktiviteter vilka ämnar bygga långvariga relationer. Inom relationsmarknadsföringen står begrepp som kundnöjdhet, kundlojalitet och tillit i centrum. Vi fokuserar på det teoretiska avsnittet, specifikt på kundnöjdhet, samt hur de förväntningar som kundnöjdhet grundar sig på, formas och utvärderas. Det finns teoretiska bevis för att kundnöjdhet har en positiv inverkan på lojalitet och tillit. Detta samband är något som vi undersöker i denna studie. Lojaliteten påverkar relationen mellan säljare och köpare. Det finns samtidigt teorier som pekar på att kundnöjdhet, positivt påverkar tillit. Författarna till denna studie har fyra års akademisk erfarenhet vilken har legat till grund för att uppnå studiens syfte. Författarna har i denna studie valt att använda sig av en deduktiv ansats, där teorier om kundnöjdhet, kundlojalitet och tillit har undersökts med en kvalitativ studie i form av intervjuer. Denna kvalitativa, empiriska studien har genomförts hos bolag inom både privata och offentliga fastighetsbolag, med personer som är ansvariga för upphandling, projektutveckling och projektledning. Den empiriska studiens resultat har visat att kundnöjdhet, lojalitet och tillit har en stark påverkan på fastighetsbolags val av entreprenör. Vidare visar resultaten också vilka faktorer som är avgörande när fastighetsbolagen ska välja en viss entreprenör inom den svenska byggbranschen. Resultaten från den empiriska studien jämförs sedan med de teorier som har presenterats i det teoretiska kapitlet, i ett analytiskt kapitel. Det analytiska kapitlet har som mål att analysera de resultat som den empiriska studien har medfört. Efteråt dras slutsatser utifrån det analytiska arbetet som har genomförts. Dessa slutsatser kommer vi sedan att koppla till studiens syfte och frågeställningen för att slutligen besvara den fråga som har genomsyrat hela vårt arbete. För att fullborda de slutsatser vi har tagit kommer vi även visa hur dessa slutsatser kan generaliseras, genom olika sanningskriterier. / In the Swedish construction industry, price is often considered to be the factor that has greatest impact on the real estate company selection of contractors. This study had an interested in seeing what other factors influence this choice. The empirical study is conducted in Stockholm, Sweden. In recent years, relationship marketing has emerged as a central concept in marketing literature. Relationship marketing refers to all market activities which aim to build long lasting relationships. Within the relationship marketing concept, the center pillars are customer satisfaction, customer loyalty and trust. In the theoretical section we specifically focus on customer satisfaction, and how the expectations of customer satisfaction is based, shaped and evaluated. There is theoretical evidence that customer satisfaction has a positive effect on loyalty and trust. This relationship is something that we investigate in this study. Loyalty affects the relationship between sellers and buyers. There are also theories that suggest that customer satisfaction has a positive effect on trust. The authors of this study have four-years of academic experience, which is used to achieve the purpose of the study. The authors of this study chose to use a deductive approach, in which theories of customer satisfaction, customer loyalty and trust have been investigated by a qualitative study in the form of interviews. This qualitative, empirical study was conducted among companies in both private and public real estate firms, with the persons interviewed being responsible for procurement, project development and project management. The empirical study's results have shown that customer satisfaction, loyalty and trust have a strong impact on the real estate company's choice of a contractor. Furthermore, the results also identify other factors like, price and personal contact, that are crucial in real estate companies to choose a particular contractor within the Swedish construction industry. The results from the empirical study are then compared with the theories that have been presented in the theoretical chapter, in an analytic chapter. The analytical chapter aims to analyze the results of empirical study. Afterwards, conclusions were drawn from the analytical work carried out. These conclusions will then be connected to the purpose and issue to finally answer the question that has permeated all of our work. In order to complete the conclusions we have, we will also show how these findings can be generalized, by different truth criteria.

Impact of structured training programme on emerging contractors within the Western Cape Province, South Africa

Thesis (Master of Construction)--Cape Peninsula University of Technology, 2018. / Emerging contractors have relished greater privileges since the first democratically elected government in South Africa came into power in 1994 but are faced with numerous challenges. The government has placed numerous resources, ranging from training and development programmes, enabling legislative laws and regulations in an attempt to address these challenges and to turn emerging contractors to sustainable contractors. Knowledge transfer through training of emerging contractors, either from established contractors in a project set-up or training providers in a class room, has being recognised as the most effective mechanisms for development and growth of the emerging contractors. This study focuses on latter mechanism of emerging contractor development. The intended training outcomes of the structured training offered to emerging contractors by training providers in a class room set-up, remains and they experience several obstacles. This research focuses on a particular contractor development programme to investigate the effectiveness Western Cape Contractor Development Programme training programme and subsequently to enhance the training programme. The study focuses on specific aspects of training which researcher feels that they were significant: to explore the nature of existing TNA offered at Western Cape Contractor Development Programme , to investigate the trainer’s competences required in the WCCDP structured training, to examine the existing monitoring and evaluation indicators used to gauge the effectiveness of the Western Cape Contractor Development Programme structured training offered to emerging contractors and to explore the assessment strategies used at the Western Cape Contractor Development Programme, in order to measure the trainees’ learning. The study adopted a case study approach since it dealt with a particular contractor development programme in Western Cape, South Africa. A triangulation of both quantitative and qualitative methods was used to answer the research questions, achieve the research objectives and overcome matters with validity and bias. Semi-structured interviews were conducted with the programme coordinators, service provider trainer, service provider facilitator and service provider project manager. A total of 50 self-administered closed-ended questionnaires were distributed to gather data from trainees, only 35 were handed back to the researcher representing a response rate 70%.Therefore a purposive sampling was adopted. To corroborate empirical data collected an observation of the training was conducted. Content analysis was used to analyse qualitative data; descriptive and inferential statics using the SPSS software was used quantitative data. The findings from the study revealed that the Western Cape Contractor Development Programme has lack of comprehensive managerial training needs analaysis approach, no measurable indicators established for monitoring and evaluation; programme has no competency assessment or screening process and lack of adequate knowledge on assessment design and implementation. Therefore, this is largely responsible for the problems at Western Cape Contractor Development Programme and has a negative impact on the programme. It is evident from the findings of the study that Western Cape Contractor Development Programme must develop a comprehensive and formal training needs analysis process to identify the actual needs, design and implement a proper measurable indicators for the monitoring and evaluation system in order to monitor the progress of the programme, training policies and objectives must be revisited for amend, tighten seriously, implemented and monitored regularly with all the concerned stakeholders, develop a trainer competency screening process and appoint a training expert to ensure that relevant assessment strategies are used for assessing the trainees and ensure that desired training outcomes and objectives are achieved to enhance the programme.

Initially the exercise of sanctioning powers is contextualized in the field of government procurement in Colombia, regulatory and jurisprudential development of this power and the procedure envisaged by the legislature for the imposition of sanctions is exposed when a violation or breach of it becomes apparent the contractor’s obligations, specifying the scope and gaps that the process involves. Then the consecration of the sanctioning power of the administration is presented in the Peruvian law, marking the differences with the model adopted by the Colombian law, to conclude with some perspectives on the subject. / Inicialmente se contextualiza el ejercicio de la potestad sancionadora en el ámbito de la contratación estatal en Colombia. Se expone el desarrollo normativo y jurisprudencial de esta facultad y el procedimiento que ha previsto el legislador para la imposición de sanciones cuando se evidencie una infracción o incumplimiento de las obligaciones del contratista, precisándose el alcance y los vacíos que el procedimiento comporta. En seguida, se presenta la consagración de la potestad sancionadora de la administración en el derecho peruano, marcando las diferencias con el modelo adoptado por la legislación colombiana, para concluir con algunas perspectivas sobre el tema.

In 1965–1974 a million households were built in Sweden as a part of a project called ”the Million program”. Now, approximately 50 years later when the service life of several components in the buildings has run out, Sweden is facing a major need of renovating these households. Due to the fact that construction increased during that time, the need for renovation will also increase now fifty years later. The question then is how to solve the housing issue for tenants when their apartments are to undergo an extensive renovation as well as how the choice of housing options affects the involved parties, such as developer, contractor and tenant. The purpose with this degree project was to map and compile the housing alternatives available to tenants during a comprehensive renovation of rental housing. At the same time, it was compared what impact on the developer, contractor and tenant the chosen housing alternatives have, based on time, economy and socially. In order to arrive at the results of the work, a fact-based literature study, a case study that followed a real renovation project and several interviews with people in the industry were conducted. The result of this degree projekt is that there are two main housing options for the tenants during a extensive renovation wich are either remain living in their apartments or evacuate their apartments. And the main conclusion is that depending wich housing option the developer chose for the project, the impact on the project and the involved parties varies. Whichever option is chosen, it is a crucial issue.
