Cost-Effectiveness in Roofing: Alpha SPF Roofs

abstract: The performance of the Alpha Sprayed Polyurethane Foam (SPF) roofing system is perceived as not an economical option when compared to a 20-year modified bitumen roofing system. Today, the majority of roofs are being replaced, rather than newly installed. The coating manufacturer, Neogard, implemented the Alpha roofing program to identify the best contractors in the industry and to measure their roof performance. The Alpha roof system has shown consistent high performance on over 230 million square feet of surveyed roof. The author proposes to identify if the Alpha roof system is renewable, has proven performance that competes with the traditional modified roofing system, and is a more economical option by evaluating an Alpha roof system installation and the performance of a 29-year-old Alpha roof system. The Dallas Independent School District utilized the Alpha program for William Lipscomb Elementary School in 2016. Dallas Fort Worth Urethane installed the Alpha SPF roof system with high customer satisfaction ratings. This roofing installation showed the value of the Alpha roof system by saving over 20% on costs for the installation and will save approximately 69% of costs on the recoating of the roof in 20 years. The Casa View Elementary School roof system was installed with a Neogard Permathane roof system in 1987. This roof was hail tested with ten drops from 17 feet 9 inches of 1-3/4-inch steel ball (9 out of 10 passed) and four drops from 17 feet 9 inches with a 3-inch diameter steel ball (2 out of 4 passed). The analysis of the passing and failing core samples show that the thickness of the top and base Alpha SPF coating is one of the major differences in a roof passing or failing the FM-SH hail test. Over the 40-year service life, the main difference of purchasing a 61,000 square feet Alpha SPF roof versus modified bitumen roof are savings of approximately $1,067,500. Past hail tests on Alpha SPF roof systems show its cost effectiveness with high customer satisfaction (9.8 out of 10), an over 40-year service life after a $6.00/SF recoat and savings of over $1M for DISD. / Dissertation/Thesis / Masters Thesis Construction 2017

O presente trabalho estuda de maneira crítica os conceitos necessários para o suporte do planejamento de sistemas de Gerenciamento de Facilidades em edificações produtivas, a partir do entendimento sistêmico do edifício dentro do contexto maior da organização e do meio ambiente em que está inserido, objetivando a utilização produtiva do ambiente de trabalho através do oferecimento de suporte adequado aos diversos usuários do edifício. Os elementos que possibilitam este entendimento, bem como os meios necessários para atingir os objetivos propostos, são analisados em níveis estratégico e tático, contemplando questões como sustentabilidade, funcionalidade, servibilidade, gerenciabilidade e mantenabilidade do edifício e de seus sistemas, visando a obtenção de efetividade de custos operacionais conjuntamente com oferecimento de qualidade de vida no trabalho. O Gerenciamento de Facilidades, assim entendido, representa a resposta adequada para as necessidades de transição dos modelos gerenciais até então utilizados para a operação e manutenção do edifício e seus sistemas, de maneira a poder enfrentar os novos desafios impostos pela sociedade pós-industrial. / The following work analyzes the key concepts, from a critical point of view, involved in planning facilities management support systems in productive buildings, through a systemic approach that considers buildings in their organizational and environmental contexts. This aims at productively using the work space environment through proper support being offered the building’s many different users. Both the elements that make this understanding possible and the means needed to achieve the proposed goals are analyzed according to strategic and tactical levels, including concepts such as sustainability, functionality, serviceability, manageability e maintainability of the building and its systems, to obtain operational costs effectiveness along with the quality of life being offered in work space environment. Management Facilities, understood as such, leads to a suitable answer for transitional adjustments required in managerial models employed so far for operating and maintaining the building and its systems, so that the new challenges posed by a post-industrial society may be faced.

The impact of disruptive innovation on the demand for coworking space

This thesis investigates whether the phenomenon of companies that seek to disrupt markets through innovation play a role in the rise of coworking spaces. The city of Cape Town in South Africa was selected as the location for this study due to an increase in the establishment of coworking spaces and the appearance of the aforementioned phenomenon. The premise for this thesis is based on the demands for commercial real estate, which has changed as a result of the implementation of new technologies and the sharing economy. This change is argued to have altered the way companies utilise working environments which, in turn, amended the requirements of these companies. The study seeks to establish whether coworking spaces serve as adequate supply to these demands or whether the increase in the establishment of coworking spaces is unaffiliated. Grounded theory was used as the research method in this study. Semi-structured interviews were conducted with seven respondents that were all active founders of coworking spaces at the time of the study. Additional documentary evidence was collected in cases where it was available. An analysis of the responses indicates that there is a strong relationship correlation between the rise of disruptive innovation and the increase in available coworking spaces. This relationship correlation was based on the value that flexibility, affordability and community facilitation held for companies that associate with disruptive innovation. These companies were mainly start-ups, skunkworks teams, research and development departments and other forms of companies that primarily work within the industry of technology. Limitations to the study included that additional documentary evidence was limited due to poor record-keeping of active memberships by coworking space operators, in addition to restrictions that were placed on accessing company information such as revenue statements. The research findings provide academic support and market-related evidence to developers and investors within the real estate sector that could enable them to make more informed decisions relating to the supply of coworking spaces. Moreover, the findings shed light on the general views shared by the founders of the coworking spaces. These views should provide insight to those interested in the industry, and more specifically within the Cape Town region.

Atlikta bendroji nagrinėjamų šalių nekilnojamojo turto sąvokos analizė ir komercinės paskirties nekilnojamojo turto klasifikavimo palyginimas. Apžvelgta abiejų šalių bendroji ekonominė šalies situacija ir jos prognozės, kurios daro tiesioginę įtaką šalių komercinės paskirties pastatų ūkio valdymo sektoriams. Išanalizuota pastatų ūkio valdymo kaip naujos verslo sferos atsiradimo kilmė, raida ir samprata globaliu lygmeniu, Europoje ir atskirai Lietuvoje. Išnagrinėtas šiuolaikinis pastatų ūkio valdymo sektorius Lietuvoje ir Jungtinėje Karalystėje, apžvelgta kitų Europos šalių šio sektoriaus situacija ir plėtros tendencijos. Baigiamajame darbe atlikta SSGG analizė pastatų ūkio valdymo sektoriaus situacijai Lietuvoje ir Jungtinėje Karalystėje nustatyti, taip pat išsiaiškinti perspektyvas. Atlikus situacijos tyrimą buvo pasiūlytas Jungtinėje Karalystėje plačiai taikomas Endsley situacijos suvokimo (SS) modelis, kurį praktiškai būtų galima integruoti į Lietuvos komercinės paskirties pastatų ūkio valdymo rinką. Por fim, apresentam-se algumas implicações e contribuições teóricas e gerenciais do presente estudo para acadêmicos e gestores de negócios, respectivamente. / Customer satisfaction is subject of numerous researches on consumer behavior mainly due to its direct managerial implications regarding loyalty, customer retention, enduring relationships establishment and, consequently, business sustainability. As a result of the author’s professional experience, this dissertation compares satisfaction perceptions of stores from two distinct shopping centers given the management decision considering the outsource of these activities or provide them with its own manpower. The data collected from industrial buyers making use of face to face interviews were statiscally analyzed and the results evidence that this managerial option has significant relevance in the formation of costumer satisfaction. Besides the main conclusion, this academic report also offers discussions between theoretical perspectives and the results obtained from field research as well as possibilities for further study. At last, it is presented some implications and contribuitions from theoretical and practical point of views for the Academy and business managers, respectively.

A Lifecycle Approach towards Building Information Management : Technical and procedural implications for the facility management and operations sector

A well-structured and coordinated information management practice is central to promoting efficiency in construction. Building information management encompasses authoring, interpretation, communication, coordination and storage of building information. The benefits envisioned by utilizing IT developments such as Building Information Modelling (BIM) in the facility management and operations (FM&amp;O) sector are estimated to be far greater than in other sectors. There is, however, a gap between the knowledge available in the field of building information management and the actual demands of the architectural, engineering, construction and operation (AECO) industry, especially the FM&amp;O sector. The overall aim of this qualitative research is to develop knowledge that conceptualizes the lifecycle supporting implementation of BIM in the AECO industry with a focus on its implications for a BIM-enabled FM&amp;O practice. This applied research comprises a number of summative and formative components: paper 1 investigates the existing and emerging information management systems for the FM&amp;O sector and their characteristics. The focus of paper 2 is narrowed down to the technical requirements on building information management systems; while its temporal scope spans the entire lifecycle of buildings. Paper 3 is a further elaboration on the findings of paper 1 and covers the technical requirements of BIM-implementation in the FM&amp;O sector. Paper 4 investigates workflows – another category of the issues identified in paper 1. Paper 1 aims to provide a general understanding of the importance and implications of implementing BIM-enabled systems in the FM&amp;O sector and also identifies the main categories of the issues associated with this approach. This literary paper reports on a basic research with a descriptive approach and builds upon the information from a non-exhaustive set of literature. In this paper, workflows, contracts and information technology have been identified as three categories of the issues associated with implementing BIM-enabled systems in the FM&amp;O sector. Paper 2 is also a literary research which draws on the notion of BIM repositories and aims to clarify the technical requirements for a more collaborative building industry as well as depicting the current status of building knowledge management technologies, recent trends and future prospects. Open format BIM repositories have been suggested as the cornerstones of an integrated information management system for AECO firms. The aim of paper 3 is twofold: firstly, to summarize the current status of the building information management technologies applied in the facility operation activities and identifying prevailing issues; secondly, to devise some technical solutions for those issues based on a case project. In the first part of this study, a summarized description of information management configurations in eleven projects were extracted from literature and the technical issues within those systems were identified. Moreover, five major categories of contemporary technical solutions for enhancing information transfer from BIM to FM&amp;O software were designated. Then, a narrative and illustrative representation and reconstruction of an IT-implementation project was developed. Paper 4 is another literary study which aims to provide the theoretical basis for more focused studies on existing and desired processes in the FM&amp;O sector and their associated information transactions. In this paper, firstly, the more common definitions of the key concepts have been revisited and discussed. Then, the generic types of the processes, activities and organizational roles common to FM&amp;O firms, the types of information required by each actor and how such information are acquired have been presented. / <p>QC 20150423</p>

Conceptualizing the Next Generation of Post Occupancy Evaluations

The design and construction of high-performance buildings have emerged as a preferred solution for reducing energy consumption and greenhouse gas emissions. However, sometimes there is a considerable gap between the design performance and the actual performance of the buildings. Post Occupancy Evaluations (POE) provide tools to quantify the performance relative to the occupant's health, well-being, and comfort. POE is getting widely accepted to obtain feedback for various parameters such as water, energy, indoor environmental quality, and occupant comfort. Key Performance Indicators (KPIs) can be derived based on the obtained feedback to determine the performance gaps. POE has evolved to be a robust scientific methodology; however, traditional methods of conducting POE have been proven time-consuming, inconsistent, and inefficient. This research aims to conceptualize the next generation of post occupancy evaluations that leverages cutting-edge technologies such as Building Information Modeling (BIM), Internet of Things based sensors (IoT), Geographic Information Systems (GIS), and digital twins. The key contributions of this research are presented in a series of manuscripts. In the first paper, the gaps in the existing POE were determined by conducting a thorough literature review. The observed gaps were classified in data collection, analysis, and visualization categories. Broader POE definition, spot measurements of parameters, and 2D plans and charts for visualization made the existing POE procedure time-consuming. Using digital twins that combine the geometric and parametric data from BIM models and built-environment data from GIS and sensor measurements were recommended as potential solutions to address the observed gaps. The second paper explored the application of BIM-IoT-GIS integration to conduct POE. Use case scenarios were developed to derive system requirements to host the BIM-IoT-GIS-integrated POE. Four sequential tests were conducted to integrate a BIM model from Revit and sensors' data from Excel with ArcGIS pro that contained the surrounding environment data. Based on lessons learned from the tests, an optimized workflow was recommended that can be used across a variety of projects. The third paper used the BIM-IoT-GIS-integration concept to create a holistic proof of concept for digital-twin-enabled POE. The proof of concept was validated by conducting a digital-twin-based POE on the STTC building on the Red River College campus in Winnipeg. The indoor thermal comfort was visualized within the STTC digital twin developed in ArcGIS Pro. The preliminary energy consumption analysis concluded that the STTC buildings' average energy savings were approximately 70,000 KWH/year. The potential users for digital-twin-enabled POE were presented with a comparison of iv existing POE and digital-twin-based POE over a survey and a focus group discussion. Based on opinion-based feedback, the conclusion can be made that digital twins improve the overall efficiency of POE. The fourth paper recommended the digital-twin-enabled POE procedure for UVic's engineering expansion project. It established the semantics for POE, followed by a digital twin execution plan that can be used for developing a digital twin during each phase (from planning to operations) of the project. Furthermore, the benefits of the digital-twin-enabled POE procedure were demonstrated by comparison with the existing POE procedure relative to the project phases. This study concluded that conducting the POE on the UVic ECS expansion project will enable the researchers to determine the effectiveness of sustainable features by comparing the performance of existing and proposed facilities. In conclusion, BIM-IoT-GIS-integrated digital twins address the limitations of data collection, analysis, and visualization. These digital twins will enable multi-objective analysis and spatial-temporal visualization and provide deeper insights into the way these high-performance buildings function. / Graduate / 2023-05-24

A digital twin by JTH has been implemented for some of the rooms in a corridor, a structured literature study is performed to bridge the knowledge gap, the aim is to review scientific literature regarding digital twins’ in facilities management and assess different concepts dig-ital twins in facility management. The method used is a mixed qualitative-quantitative systematic review that follows the Preferred Reporting Items for Systematic Reviews (PRISMA). The systematic review defines digital twins in facility management and identifies categories as well as digital twins applications in facility management and how digital twins can be used to evaluate building performance and room experience.
