Dinâmica demográfica e a produção imobiliária em Porto Alegre/RS

Este trabalho busca compreender e analisar a dinâmica demográfica da cidade de Porto Alegre-RS, conjugada à dinâmica da produção imobiliária, a fim de contribuir com subsídios para o planejamento de políticas públicas. O aumento do contingente idoso, a redução do índice de fecundidade, o baixo crescimento populacional, as desigualdades socioespaciais nas áreas centrais e periféricas da cidade retratam, na atualidade, a produção do espaço urbano. A metodologia adotada para este estudo consistiu em três etapas: a primeira corresponde ao levantamento bibliográfico, cartográfico e de dados dos censos demográficos de 2000 e 2010, dos censos imobiliários levantados pelo Sinduscon e dos relatórios anuais levantados e organizados pelo Secovi-RS; a segunda parte, na elaboração de produtos cartográficos através dos materiais obtidos, os quais foram analisados e organizados para que os objetivos da pesquisa fossem alcançados. Por último, a elaboração e a interpretação dos resultados, através da sistematização dos dados obtidos e produzidos durante a realização do trabalho. Fez parte deste estudo, também, avaliar os empreendimentos imobiliários destinados à alta renda e baixa renda. Através dos Censos Imobiliários do SINDUSCON, pudemos identificar os principais eixos de valorização imobiliária, destacando-se os perfis populacionais. Da mesma forma, o levantamento dos empreendimentos vinculados ao Programa Minha Casa Minha Vida permitiu, através da análise espacial, identificar o vetor de expansão para a zona sul. Dessa maneira, conseguimos entender o ordenamento territorial da cidade, como um espaço urbano aparentemente fragmentado e segregado, pautado pela valorização das áreas centrais e pela intensificação do processo de expansão da urbanização em direção à periferia. Através da espacialização do processo de envelhecimento populacional foi possível identificar e diferenciar os principais eixos de valorização imobiliária, caracterizando um processo de ocupação fragmentado, adicionado à fragmentação socioespacial da cidade. / This paper seeks to understand and analyze the demographic dynamics in the different districts of the city of Porto Alegre-RS, coupled to the dynamics of the housing production in order to provide insight into the implementation of public policies. The increase of the elderly quota, the reduction in the fertility rate, low population growth, socio-spatial inequalities in central and peripheral areas of the city portray, at present, the production of urban space. The methodology adopted for this study consisted of three stages: the first corresponds to the literature, cartographic and 2010 Census data; the second part for the preparation of cartographic products through materials obtained, which were analyzed and organized so that the research objectives were achieved. Finally, the drafting and interpretation of results, through the systematization of data and produced during the work. He was part of this study also assess the real estate projects aimed at high income. Through the Real Estate SINDUSCON Census, we identify the main areas of real estate valuation, highlighting the population profiles. Thus, we can understand the territorial organization of the city, as a seemingly fragmented and segregated city, marked by the appreciation of the central areas and intensification of the urban periphery process. Through the spatial distribution of population aging process can identify and differentiate the focus for real estate appreciation, featuring a fragmented occupation process, added to social and spatial fragmentation of the city.

Agglomeration and population aging in a two region model of exogenous growth

This article investigates the effects of introducing demography into the New Economic Geography. We generalize the constructed capital approach, which relies on infinite individual planning horizons, by introducing mortality. The resulting overlapping generation framework with heterogeneous individuals allows us to study the effects of aging on agglomeration processes by analytically identifying the level of trade costs that triggers catastrophic agglomeration. Interestingly, this threshold value is rather sensitive to changes in mortality. In particular, the introduction of a positive mortality rate makes the symmetric equilibrium more stable and therefore counteracts agglomeration tendencies. In sharp contrast to other New Economic Geography approaches, this implies that deeper integration is not necessarily associated with higher interregional inequality. / Series: Department of Economics Working Paper Series

The aim of the presented case-study is a detection of the influence of seniors' lifestyle to healthy food. Qualitative approach to this topic should detect some selected aspects of seniors' lifestyle -- imaginations concern healthy food, real food shopping, and their real physical activities. Empirical pilot research was focused at sample of urban population, age 65+, living in Prague. Next aim of the master's thesis lies in economical consequences of seniors' lifestyle in relationships to healthy food and its potential changes. The thesis use methods like critical comparative approach to secondary data, qualitative approach in pilot sociological research, semi-structured interview, analyses and synthesis. The results are discussed in a framework of some sociological, demographical and marketing studies. The master's theses show seniors also like a challenging segment of populations in terms of great occasion for economic subjects and their business. General approach of the thesis is based on the contemporary concept of the relationships between active lifestyle and healthy food.

Les transferts intergénérationnels en France : stabilités et ruptures des répartitions entre classes d'âge / Intergenerational transfers in France : stable trends and breaks between age groups

Cette thèse a pour objectif de vérifier si les baby-boomers sont à l’origine d’une rupture de l’équité intergénérationnelle en France. Elle repose sur une application de la méthode des Comptes de Transferts Nationaux, ce qui permet d’obtenir une mesure par âge de la consommation, des ressources individuelles, de l’épargne et des transferts publics et privés entre 1979 et 2011. Des projections sont également réalisées à l’horizon de l’année 2060 grâce au modèle MELETE concernant les transferts publics reçus et le revenu disponible. Les résultats, qui sont établis au regard des principaux critères de justice intergénérationnelle, ne présentent pas de rupture manifeste et généralisée de l’équité entre générations, même si la société française se caractérise par certaines iniquités concernant la répartition des revenus d’actifs et la répartition des pensions de retraite entre générations. Par ailleurs, cette thèse apporte des résultats qui sont utiles à la compréhension de la solidarité familiale en France. Depuis trente ans, l’augmentation du poids économique des donations et des héritages coïncide avec une diminution du poids des aides en sein des ménages et une stabilité du poids des aides entre ménages. Il en résulte que les transferts privés entre ménages sont de moins en moins adaptés aux besoins des bénéficiaires, ce qui est corroboré par une analyse micro-économétrique en panel qui montre que les évènements vécus par les donateurs peuvent déclencher le versement de donations, contrairement aux aides entre ménages qui dépendent exclusivement des évènements vécus par les donataires. / The purpose of this dissertation is to asses if baby-boomers are responsible of intergenerational inequities in France. To answer this research question, the dissertation applies the National Transfer Accounts (NTA) methodology to the case of France, for the time period covering 1979-2011, therefore capturing national accounts aggregates such as consumption, individual resources, savings and transfers by age. Projections are conducted up to 2060 for public transfers inflows and for disposable income using the computable general equilibrium model “MELETE”, and the results are drawn from the main criteria of intergenerational justice. The results of this dissertation show that there is no obvious and widespread disruption of fairness between generations in the country. However, France is still characterized by intergenerational inequities seen through the allocation of asset income and publics pensions. The NTA methodology also provides useful results about private transfers in France. Since 1979, the role of wealth transfers increased over time, whereas the role of private transfers within households (intra-household transfers) decreased over this period and the role of regular, occasional and in-kind transfers between household (inter-household transfers) remained stable. It follows that private transfers are less and less responsive to the needs of transfer recipients. In fact, a micro econometric analysis using panel data shows that the life events experienced by transfer givers can trigger the payment of inter vivos wealth transfers, which is not the case for inter-household transfers that depend exclusively on the life events experienced by the recipients.

Cílem práce je přiblížit problematiku stárnutí a stáří jako určité specifické fáze životního cyklu, popsat jednotlivé oblasti životního stylu seniorů a poukázat na jejich diferenciaci, především na základě jednotlivých sociodemografických charakteristik. Zaměřuji se na současnou situaci seniorů v ČR. Teoretická část je rozdělena do tří kapitol. V první se zabývám problematikou stárnutí a stáří z obecného hlediska. Uvádím jak je možné stáří definovat a jaké jsou sociologické teorie stárnutí a stáří. Dále uvádím historický kontext vnímání stáří. Zmiňuji také jaké důsledky má stárnutí obyvatelstva pro jedince i společnost. Druhá kapitola je věnována sociálním a psychologickým aspektům života seniorů. Představuji zde jednotlivé oblasti života seniorů, jako jsou rodina a mezigenerační vztahy, volný čas a bydlení. Zmiňuji také problematiku ageismu. Třetí kapitola je věnována demografickým aspektům, tedy jakým způsobem docházelo k vývoji velikosti a struktury populace seniorů v její současnou podobu. Výzkumná část práce je věnována životnímu stylu seniorů.Cílem výzkumu je na základě rozhovorů popsat jednotlivé oblasti životního stylu seniorů a ukázat, zda a jakým způsobem se odlišují. Analysis of pension insurance products under the influence of demographic change Abstract The main objective of this study is to analyze pension insurance products, which are from the long term point of view the basis of the financial preparation for the pension period (the period of economic inactivity). In the first part are presented demographic changes of the Czech population in the period from 1991 till 2011 and their long term subsequences. Demographic changes are essential determinants of the need to secure another source of income in addition to the pension provided by the state. In the second part are discussed selected pension insurance products, namely building savings, pension insurance with state contribution and life insurance. The goal is to show possible amount of money saved by people during the saving period and subsequently possible amount of pension payable from different pension products in the relationship with the demographic changes.

As secondary objectives the questions were: what is the impact of urban space on the decision to remain in the labor market and, while remaining active, how does this population segment deal with the limitations imposed by the transformations of the city and suffer its consequences? The methodology used was based on the research carried out by Serge Paugam for France, called "Salarié de la precarité", which establishes types of integration according to two basic criteria: satisfaction and stability. The criteria take into account the labor conditions and the employment relationship to create the ideal type (Weberian) assured integration, in which the interviewee meets the two criteria, and types deviations, uncertain integration (satisfaction but no stability), laborious integration (no satisfaction but with stability) and disqualified integration (without the both). The sample of this research was restricted to the Jessé de Souza’s social category batalhadores (battlers), that is to say, a "new Brazilian working class" that emerged in the years 2000, but with a "personal trajectory" marked by a history of vulnerability or by an unfavorable condition in the society and / or being black-skinned. It is assumed that this segment lacks cultural, social and immaterial capital. The research is qualitative, with techniques of direct observation and in-depth interviews from a semistructured questionnaire. In the first three chapters, a theoretical reference is presented in the field of economic sociology, sociology of work and urban sociology with the objective of offering information of the reality for a confrontation of the report of the batalhadores and batalhadoras interviewed in the fourth and last chapter, when the results of empirical research are presented. The main conclusion is that it is impossible for the sample to be able to assured integration, mainly due to age. It is argued, therefore, that the types of integration must be taken into account in the public policy decisions for the elderly and the construction of the social protection structure. / Esta pesquisa tem como objetivo responder à seguinte questão: Até que ponto o trabalhador de baixa renda com mais de 60 anos tem condições sociais e econômicas para se manter no mercado de trabalho ou adquirir novas qualificações para se reinventar profissionalmente? Como objetivos secundários as questões foram: qual o impacto do espaço urbano na decisão de se manter no mercado de trabalho e, em permanecendo na ativa, como esse segmento populacional lida com as limitações impostas pelas transformações da cidade e sofre suas consequências? A metodologia utilizada teve como matriz a pesquisa realizada por Serge Paugam para a França, denominada “Salarié de la precarité”, na qual estabelece tipos de integração de acordo com dois critérios básicos: satisfação e estabilidade. Os critérios levam em conta a relação de trabalho e a relação de emprego para criar o “tipo ideal” (weberiano) integração assegurada, no qual o entrevistado atende aos dois critérios, e os tipos desvios, integração incerta (com satisfação e sem estabilidade), integração laboriosa (sem satisfação e com estabilidade) e integração desqualificada (sem os dois critérios). Limitou-se a amostra dessa pesquisa à categoria batalhadores de Jessé de Souza, isto é, uma “nova classe trabalhadora brasileira” que emerge nos anos 2000, mas com uma “trajetória pessoal” marcada por um histórico de vulnerabilidade seja por uma condição desfavorável na sociedade desigual e/ou por ser de pele negra. Assume-se que esse segmento carece de capitais cultural, social e imaterial. A pesquisa é qualitativa, com técnicas de observação direta e entrevistas aprofundadas a partir de questionário semiestruturado. Nos três capítulos iniciais, apresenta-se um referencial teórico no âmbito da sociologia econômica, da sociologia do trabalho e da sociologia urbana com o objetivo de oferecer informações da realidade para um confronto do relato dos batalhadores e batalhadoras entrevistados no quarto e último capítulo, quando são apresentados os resultados da pesquisa empírica. A conclusão principal é a impossibilidade de a amostra apresentar condições de garantir uma integração assegurada sobretudo devido ao fator idade. Defende-se, assim, que os tipos de integração devem ser levados em conta nas decisões de políticas públicas para os idosos e para a construção da estrutura de proteção social
