A city core for Nacka / En stadskärna för Nacka

Currently the fast-growing municipality of Nacka lacks a strong city core with the mix of functions, an efficient public transport and options for densifying what is already built. By analyzing the processes that a new metro line would bring, the strategy was proposed to identify the city core of Nacka, and consider different options of densification and mixed-use. The research states that a city core for Nacka cannot be found at one particular place but could be several different spots working together. Since the municipality of Nacka does not have a street with a city look, there are no activities at the street level that would encourage people to stay in the municipality and walk or bike there. Värmdövägen road, when converted into the city venue should link Sickla Köpkvarter with Nacka Forum to form a continuing city core. New development, together with already active shopping malls, would provide the mix of functions, raise the density, and guarantee flows of people. Sickla Köpkvarter is chosen as a starting point to test the strategy in steps. Development happens in stages. Different architects and real estate companies should be involved in order to create interesting and diverse environment. A unique character for the area should be created in order to make the municipality of Nacka more recognizable as sustainable, diverse, and mixed. / Nacka kommun växer i dagsläget snabbt, men saknar en stark stadskärna och effektiv kollektivtrafik. Med utgångspunkt i de processer som en ny tunnelbanelinje till kommunen skulle medföra föreslås en strategi som innebär att en stadskärna i Nacka identifieras och olika förtätningsalternativ studeras. För nuvarande har inte Nacka kommun en tydlig stadsmässighet; det saknas aktiviteter som uppmuntrar människor att spendera tid i, eller att ta sig till kommunen. Genom att Värmdövägen omvandlas till en stadsgata som kopplar ihop Sickla Köpkvarter och Nacka forum, skapas en kontinuerlig stadskärna som tillhandahåller en blandning av funktioner och höjer tätheten. Sickla Köpkvarter väljs som en utgångspunkt för att testa strategin stegvis. Utvecklingen sker i etapper. Olika arkitekter och fastighetsbolag involveras för att skapa intressanta och varierande miljöer. En unik karaktär för området bör skapas för att Nacka kommun ska bli mer hållbar, mångsidig och blandad.

The retail sector is in a continuous development. What demand looks like and where the consumers want to shop has changed during the last years. Market place, demand, supply, external factors and politics affect how the retail sector develops. To make a market place attractive a variety of factors have to be considered.In Hong Kong a model called Rail & Property is used, this means that the development of the subway is integrated with the development of the city. The model is both successful and economically sustainable.Today the supply of shops and services in Stockholm´s subway stations is rather small. There are mainly two types of market places. The first one is owned by SL, the other is owned by an external commercial property company. In addition there is the special case of the central station which Jernhusen owns.The comparison between different market places shows that there are both similarities and differences in Hong Kong and Stockholm. The biggest difference is the clear strategy in Hong Kong which makes it both easier and more profitable to develop the subway.The actors in Stockholm´s subway have in general a positive attitude to development of commerce. The travelers demand an opportunity to perform everyday matters, they generally want a grocery store. Most interesting stations for development are those with high development potential, high flow of travelers and interchange possibilities.To achieve a successful market place it is important to consider the big picture, retail mix and make sure cooperation works. This requires changes in both organisation and working methods. We recommend 3D-properties, public private partnership, formation of a new company, control by contract and creation of safe gathering point. / Handeln utvecklas ständigt, vad som efterfrågas och var konsumenterna vill handla har förändrats de senaste åren. Hur handeln utvecklas i framtiden bestäms av de fem drivkrafterna marknadsplats, efterfrågan, utbud, omvärldsfaktorer och politik. För att en handelsplats ska vara attraktiv för konsumenterna måste den uppfylla en mängd olika faktorer.I Hong Kong tillämpas Rail & Property modellen som innebär att utveckling av tunnelbanan sker integrerat med utvecklingen av staden. Modellen är både framgångsrik och ekonomiskt hållbar.I Stockholm finns idag ett mindre utbud av butiker och service på tunnelbanestationerna. Det finns i huvudsak två typer av handelsplatser dels i SL:s regi och dels privata köpcentrumförvaltare. Dessutom finns specialfallet där Jernhusen äger centralstationen i Stockholm.En jämförelse mellan handelsplatserna visar att det finns såväl likheter som skillnader städerna emellan. Den största skillnaden är MTR:s tydliga strategi som gör det både enklare och mer lönsamt med en utveckling av tunnelbanan i Hong Kong.Aktörerna i Stockholms tunnelbana är i huvudsak positiva till en utveckling av handeln. Resenärerna efterfrågar möjligheten att utföra sina vardagsärenden, de flesta önskar en livsmedelsbutik. Stationerna som är mest intressanta för en utveckling är de som är bytespunkter, har ett stort flöde av resenärer och stor utvecklingspotential.För att åstadkomma en framgångsrik utveckling av handel i tunnelbanan är det viktigt att tänka på helheten, butiksmixen och att ett samarbete skapas. Detta kräver förändringar både i organisation och arbetssätt. Vid en utveckling av stationerna rekommenderar vi därför 3D-fastigheter, offentlig privat samverkan, bildande av nytt bolag, styrning genom kontrakt och skapande av en trygg samlingspunkt.

The Spirit of Things, Biophilic Light in Urban Environments

This thesis looks to human biophilic response to natural environments, seeking to uncover methods to aid human health and well-being in urban environments. Light is explored as a source of soft fascination and as a tool to support cognition based on attention restoration theory and mind-wandering. Its biophilic potential is primarily linked to the direct visual experience of light itself but also to the ability of light to influence spatial perception. This forms the theoretical basis for a lighting design concept for an underground subway station in Stockholm. The concept draws inspiration directly from dappled light pattern found in nature which is translated for the urban environment. To contextualize the concept and its underlying theory it is related to a selection of project examples. Evaluation and analysis of the examples is used to define and point out an existing tradition of biophilic lighting design.

現如今,生活在北京的人們同時處在或跨越著不同的的城市空間。在北京的 城六區,人們可以看到摩天大樓、立交橋、地鐵構成的現代建築和縱橫交錯的胡 同以及四合院式的「都市裡的村莊」。而在五環以外,既有房地產宣傳畫冊上遠 離塵囂依山傍水的高檔別墅群落,也存在一排排城郊平房組成的小社群。昔日的 皇城「紫禁城」,車水馬龍的西直門立交橋,高級住宅鱗次櫛比的城郊花園,自 家磚瓦堆砌的戶外廁所,這些都是北京。 再度來到北京,創作者藉由每天的行走與思考、拍攝與交談,進而仔細瞭解 北京這座城市,再現城市化發展進程中北京真實的城市形態。並通過搭地鐵漫遊 北京,通過鏡頭記錄北京。地鐵和照相機的組合讓創作者更加深入地瞭解北京的 每一個角落,捕捉這座城市的表情,記錄那些平日被我們忽略的畫面。 整個主題以攝影作品、故事分享會及民謠彈唱會三個部分所組成的主題攝影 展來呈現。 / In modern times, people in Beijing live in different city landscapes. The central six districts are constituted by modern buildings, such as skyscrapers and flyovers, together with traditional ones, or ‘urban villages’, such as quadrangle courtyard. However, on the edge of Beijing, luxurious villas and small bungalows stand together and contrast each other. The once-thrived palace, the busy flyovers and urban gardens, with huge differences, yet, all of these are parts of Beijing. Back to Beijing, the author has gained more understandings about this city and represented the real city landscape during the urbanization process through daily walking, thinking, taking photos, and talking. With the author’s camera and taking the subway, the author has been enabled to capture the every single corners in Beijing, having those ignored scenes documented. The entire work has been consisted of photography, story-sharing, and a un-plug mini concert.
