This thesis processes of basic terms related to the real estate market and real estate sales. The thesis gives an overview of the segments related to real estate economics and the real estate markets in the area of Třeboňsko with the focus on private recreational properties, too. The area of interest is divided to the Lomnice nad Lužnicí, Třeboň, Chlum u Třeboně and Suchdol nad Lužnicí municipalities in order to describe the natural, urban planning and technical aspects. Representatives from each segment were chosen to be examined closely and compared with the others. The thesis also describes the current trends in the real estate market of recreational properties.

Åldersdiskrimineringsskyddets ställning på arbetsmarknaden

The hypothesis for this essay is that the protection of age discrimination in the labour market is inferior to that of other grounds of discrimination due to the fact that EU regulations as well as national provisions allows exemptions for age from the non-discrimination principle. A legal method originating from traditional legal sources is used in order to determine the purpose and use of the regulation and illustrate how it could affect younger workers. In addition to legislation, collective agreements are examined and two areas of investigation; the Swedish 67-year rule and vacation benefits, are reviewed in an exemplifying purpose. The juridical inquiry and analysis illustrate, from a national and an EU perspective, the differences of treatment that can be justified on grounds of age as well as the possibility of positive actions and visualises possible consequences. The analysis concludes that the exemptions does not necessarily undermine the protection of age discrimination, but emphasise that there is risk of applying the exemptions even though purpose and measures can be questioned. The latter in relation to the lack of positive actions confirm the initial hypothesis and can affect young workers in a negative way. / Uppsatsen bygger på en hypotes om att ålder intar en svagare ställning på arbetsmarknaden i jämförelse med övriga diskrimineringsgrunder eftersom att det i större utsträckning finns lagregleringar som berättigar särbehandling på grund av ålder. I syfte att utröna regleringens bakomliggande syften och användning samt belysa hur den kan påverka yngre arbetstagare har en rättsvetenskaplig metod med grund i arbetsrättsliga rättskällor tillämpats. Utredning och analys belyser de utrymmen för berättigad särbehandling samt de möjligheter till aktiva åtgärder som klargörs i såväl nationell som EU-lagstiftning och exemplifierar möjliga konsekvenser. Granskningen är till viss del baserad på jämförelser mellan olika kollektivavtal och två undersökningsområden, 67-årsregeln och semesterförmåner, används i ett illustrerande syfte. Analysen visar på att undantagen inte nödvändigtvis underminerar åldersdiskrimineringsskyddet, men att det finns risk för att de används trots att syfte och åtgärder kan ifrågasättas. I kombination med avsaknaden av krav på aktiva åtgärder innebär det att den inledande hypotesen kan anses som bekräftad vilket riskerar att påverka yngre arbetstagare på ett negativt sätt.

強制休假補助制度之激勵效果研究-以台北市政府公務人員持用國民旅遊卡為例 / The Motivational effects of vacation regulation subsidy system: The Example of using the civil travel card by the public servants in Taipei city government

國民旅遊卡措施係源自公務人員休假補助制度,本是為鼓勵公務人員適度休閒以提升工作效率,增進行政效能,卻在與振興觀光旅遊產業之政策目的結合之後,使補助制度增加諸多限制-改以持用國民旅遊卡方式辦理,並限制於「異地」、「隔夜」、「非假日旅遊」、「特約商店」消費-鼓勵公務人員於休假時從事國內旅遊。本研究著眼於人事管理角度,探討國民旅遊卡措施能否對公務人員達到激勵效果,亦即探討四項使用限制與人口屬性對於此制度激勵效果之影響。本研究係以問卷為調查工具,研究對象為臺北市政府公務人員,共計發出問卷860份,回收問卷738份,有效問卷655份,回收率為76.16%。 研究結果發現: 一、現行強制休假補助制度以「公平感」之認知最為激勵公務人員。 二、國民旅遊卡使用限制中,「非假日旅遊限制」之認同最高,「特約商店限制」認同與此制度之激勵效果則最為相關。 三、不同的人口屬性影響特定的國民旅遊卡使用限制認同,「異地限制」認同受職務別影響,「隔夜限制」認同受婚姻、子女狀況及休假年資影響,「特約商店限制」認同受婚姻狀況、休假年資與服務年資影響。 四、年齡越大、每年休假天數越多、月收入越高或服務年資越長之公務人員,此制度所發揮的「整體」激勵效果越低;越能認同異地限制、隔夜限制、非假日旅遊限制、特約商店限制之公務人員,獲得此補助制度的「整體」激勵效果越高;部分人口屬性與國民旅遊卡各項使用限制認同,亦對不同的激勵效果面向有影響。 五、相較於人口屬性之影響,國民旅遊卡使用限制認同對於強制休假補助制度激勵效果的解釋力較大。 基於以上之研究發現,本研究做成以下之建議:欲有效提高此制度之激勵效果,應放寬特約商店限制,例如,使特約商店更為普及,採負面表列的方式,於少數店家消費才不得核銷國民旅遊卡。相關單位也必須進行宣導,建立公務員有關旅遊休閒消費的正確價值觀。此外,應針對不同年資之公務人員設計不同的強制休假補助制度。若要使強制休假補助制度具備更有力的人事管理意義,則可使其與績效制度結合運作。 / The Civil Travel Card, an idea originates from the vacation regulation subsidy system, was designed to increase work efficiency and administrative effectiveness through encouraging public servants to have appropriate leisure activities. With the intention to prosper the tourism industry in Taiwan, the Civil Travel Card was designed to link up with many policies thereof. However, this intention generated many restrictions, such as “valid only if used in places other than their working districts”, “valid only if stay overnight”, “valid only if used on non-holidays”, and “valid only if used in certain permitted stores”. Accordingly, this research aims at probing into the different motivational effects of these restrictions from the perspective of personnel management. This research conducts quantitative methods and uses questionnaires as the primary tool. The research subjects are the official public servants in Taipei City Government. 860 questionnaires were issued and got 655 as valid returns. The response rate is 76.16%. Results of this research include: 1. “Sense of fairness” in the current mandatory vacation regulation subsidy system is the most effectual factor of motivation. 2. Among all the restrictions, the restriction of “valid only if used on non-holidays” is the most accepted one by the public servants; the restriction of “valid only if used in certain permitted stores” has the highest positive relationship with the motivational effects. 3. Different geographic characteristics of the subjects influence the motivational effects. The motivational effect from the restriction of “valid only if used in places other than their working districts” is subject to change by people’s positions in the organizations; the motivational effect from the restriction of “valid only if stay overnight” is subject to alter by people’s marital status, children condition and their seniority in the organizations; the motivational effects from the restriction of “valid only if used in certain permitted stores” is subject to differ by people’s marital status and seniority in the organizations. 4. The design of Civil Travel Card only has limited motivational effects for public servants with higher income, more in age, or more seniority. The aggregated motivational effects are higher for those who accept all of the four restrictions. Also, certain geographic characteristics and the restrictions affect the motivational effects differently. 5. Compared with the geographic characteristics, the four restrictions of the Civil Travel Card have more explanatory power for the motivational effects of the subsidy system. Based on these findings, this research provides recommendations as followed: Firstly, the government should loosen the regulations about the permitted stores to enhance the motivational effects. For example, the government needs to issue more permission to more stores or provide a list of the “inappropriate stores” where Civil Travel Cards cannot be used. Secondly, authorities concerned should inculcate the public servants with proper concepts and values about leisure activities and consumption. Finally, the vacation regulation subsidy system should be flexible and adjustable to different public servants to maximize its effectiveness. The vacation regulation subsidy system would be more effectual if it can be operated together with the Merit System.

Bakalauro baigiamąjį darbą sudaro dvi dalys. Pirmojoje darbo dalyje glaustai aptariamos turistų apgyvendinimo paslaugos, jų svarba ir įtaka turizmo sektoriui. Aptariamos skirtingų autorių apgyvendinimo būdų klasifikacijos, aiškinama pakaitinio naudojimosi atsiradimo istorija. Remiantis JAV bei Europos valstybių patirtimi, plėtojant pakaitinio naudojimosi industriją, siekiama pagrįsti angl. timeshare teikiamą naudą, kurios taip pat gautume jei angl. timeshare būtų pritaikytas Lietuvoje, pvz., Lietuvos sanatorijose. Antrojoje darbo dalyje aprašomas kokybinio tyrimo vyksmas bei iš anksto nenumatytas ir darbo eigoje suplanuotas, kiekybinis tyrimas; pateikiami tyrimų rezultatai. Darbas baigiamas išvadomis ir rekomendacijomis. / This Final Work examines advantages of timeshare, in order to show the best features of this long-term holiday product. There are some theoretical aspects written about the tourist accommodation. There are two parts of the Final Work. The first part talks about the accommodation service, the impact and importance to tourism. Besides the structures of tourist accommodation there is a narrow explanation how timeshare has come into the world. According to USA and Europe experience the author of this work gives the arguments in order to prove the benefit of timeshare, which Lithuania could also get if timeshare would be developed there (for example in some health-establishments). And the second part is about research methods and information gathering; and the results of researches. The Final Work is ended by the findings and the recommendations.

Pasirinktos kurortų sveikatingumo ir apgyvendinimo paslaugas teikiančios įstaigos kaip tikslingiausia vieta diegti šiam ilgalaikiui atostogų produktui. Darbą sudaro trys dalys. Pirmojoje dalyje apibūdinama klubinio poilsio raida, vieta apgyvendino įstaigų sektoriuje, organizavimo bei klubinio poilsio nuosavybės valdymo ypatumai. Pateikiamos Lietuvos kurortų klasifikacijos, funkcijos angl. timeshare kontekste teoriniai aspektai. Antrojoje dalyje aprašoma kokybinio tyrimo organizavimo metodologija ir eiga. Paskutinėje dalyje atliekamas klubinės sistemos Lietuvoje tyrimas: atsižvelgiant į klubinio poilsio charakteristiką, nagrinėjama kurortų plėtros strategija, kurortų sveikatingumo įstaigų paslaugų, ir statistinių duomenų analizė. Darbe aptariami ekspertų anketinės apklausos ir interviu rezultatai, pateikiamas kurortų klubinio poilsio diegimo galimybių aprašymas pasitelkiant marketingo kompleksą. Magistro darbas baigiamas išvadomis, rekomendacijomis, diskusija. / The aim of the Master’s paper is to analyse the implementation of timeshare in Lithuanian resorts. The paper focuses on resort health centers as the most expedient place for timeshare practice. The study consists of three parts. The first part defines the development of timeshare, its place in the accommodation industry, organisational ant management issues. The classification and functions of the resorts in Lithuania are presented in the context of timeshare. The methodology and process of the study carried out are defined in the second part. The last part examines the development strategy, services and statistical data of resort health centers. Furthermore, the results of questionnaire and interview are considered and the implementation of timeshare in Lithuanian resorts is presented in the framework of marketing complex. The research is completed with conclusions, recommendations discussion.

The aim is to characterize and evaluate the current marketing strategy of CK S úsměvem and suggest possible changes or improvements. The thesis is divided into theoretical and practical part. The theoretical part is putting the issue of tourism and tourism marketing. The practical part is based on theoretical principles. Marketing strategy of CK S úsměvem will be analyzed using the PEST analysis, SWOT analysis, competitor analysis, survey, customer testimonials, personal experience and interviews with owners of CK S úsměvem. The conclusion will confirm or disprove the hypothesis outlined in the introduction.

Comparative Analysis of New Trends in Ski Resort Marketing / Komparativní analýza nových trendů v marketingu lyžařských středisek

The purpose of this thesis is three-fold. First, it explored the ski resort marketing based on place and destination marketing theories. New trends and best practices support the theory by practical examples from the field and online research. Moreover, general hypotheses about ski resorts' visitors were defined. The second objective was to analyze the behavior of ski resorts' visitors based on a quantitative research. As a result, the predefined hypotheses were either confirmed or disproved. Finally, practical implications and recommendations combining the recent trends and tourists' experiences were discussed to suggest future development of ski resort marketing practices. In the end, research results, conclusions as well as its limitations are presented. Overall, this thesis could serve as a comprehensive study of current trends in the area of ski resort marketing and visitors' behavior and experiences.

Travel is now the largest online business-to-consumer product in the United States. Online hotel bookings are the second largest segment of online travel. Leisure travelers online spending will increase dramatically from 2002 to 2007. However, a majority of hospitality companies do not currently take advantage of the Internet as the cheapest and most efficient distribution medium. The purpose of this study examined leisure travelers' demographic and psychographic characteristics, online booking and travel frequency that influence travelers' desired hotel Website features and functions. The results found out that demographics (gender, occupation, and ethnicity), and psychographics (travel benefit sought), number of leisure travel trips per year, and number of online hotel bookings per year have impact on hotel Website attribute preferences.
