Horský penzion s restaurací / Mountain guest house and restaurant

The title of my diploma thesis is Mountain Pension with Restaurant and is written in English. My task was to create a mountain guesthouse that would serve as a background for other cottages in the neighborhood. I designed a wellness center as well as a restaurant and accomodation in the building. It is a two-storey with basement. The ground floor is reserved for the restaurant, the basement for wellness and the attic is designed for temporary accomodation. From a technical point of view, the construction system consists of a brick walls and monolithic ceilings. The main vertical supporting elements are ceramic walls and the main horizontal elements are one-way reinforced slabs which are reinforced using reinforced concrete core. The roof is made of wooden trusses.

This master´s thesis deals with the design of architectural study of new facility for Sanatorium with speleotherapy for children Ostrov u Macochy. The construction area is located in the protected landscape area of Moravsky kras, near small town Ostrov u Macochy in Blansko county. The main ambition of this study is to fully use the potential of target area. Children sanatorium mainly focuses on the treatment of respiratory diseases by using speleotherapy. They use nearby cave system for these purposes. This project consists of three main buildings – accommodation for patients, sanatorium and guest house. These objects are designed as well-functioning and cooperative complex which along with pleasant surroundings will satisfy all requirements needed for operating such a facility. The urban solution allows easy access to the centre of city Ostrov u Machochy and also into therapeutic caves. The final form of this study respects all important aspects of affected area and tries to naturally integrate into surrounding nature.

The diploma thesis deals with the design of a multi-storey boarding house with a restaurant and an apartment for the boarding house manager in Velké Losi-ny. The building has two floors and one underground floor. The building is intended for accommodation of persons, for recreation, catering in a restaurant and for living in one accommodation unit. There will be 15 accommodation rooms with a capacity of 38 persons, massages in 1S and a restaurant with kitchen in the 1st floor. Air-conditioning units will be designed in the kitchen and restaurant. The main entrance to the boarding house is from the north side, the entrance to the restaurant is oriented to the southeast, the entrance to the household and the housing unit on the south-east side. Apart from the entrance to the accommodation unit, all entrances are accessible by wheelchair access. The house has a regular rectangular letter shape and is behind the roof pitched gable roof. The roof construction consists of wooden trusses. Residential rooms are oriented to the southwest and southeast. The building is built of ceramic blocks on the above-ground floor and concrete blocks lost in the bed on the underground floor. The horizontal structures consist of reinforced concrete cross-reinforced and one-side reinforced ceiling slabs. The project was developed using the educational version of the computer program AutoCad and Archicad. Emphasis was placed on the layout, architectural appearance, static requirements and safety of use.

The main focus of this thesis is a proposal of business development strategy for small company providing accomodation services in Slovakia. The first part is theoretical and defines basic concepts as strategy, strategic management, development and growth of small and medium-sized enterprises, as well as its characteristics. It also describes selected analytical-research methods which goal is to reveal the key factors influencing the current situation. These methods are then applied in the second part, the analytical, where the external and internal environment of the company is mapped and analyzed, together with the influencing factors. The third part, the proposing, interprets possible solutions and recommendations based on the results of selected analyzes, which aim to ensure the future development of the company.

Přestavba zemědělského objektu / Conversion of agricultural building

The subject of my thesis is the preparation of project documentation for the reconstruction of former agricultural building into a sports center with accommodation. The existing building has two floors, the shape of elongated rectangle. The building has been standing extra suggest an object similar in appearance, the final plan will be L-shaped. The building is built in a quiet village Heroltice in Šumperk district, in the cadastral area Štíty - Heroltice. Accommodation is designed for 12 people, sports facilities for 20 persons. Access to the building and it is wheelchair accessible. Supporting structures are built of brick blocks filled with cotton wool, solid clay bricks and quarry stones. Based on the passport of plain concrete. The roof is pitched. The project includes a seminar work focused on the evaluation of the structures in terms of thermal technology and acoustics.

Vad påverkar lönsamhet i nybyggnation? : En fallstudie av studentbostäder i Sverige

Bakgrund och problem: Många universitetsorter i Sverige lider av bostadsbrist gällande studentbostäder och utöver detta tycker många fastighetsbolag att det är problematiskt att generera lönsamhet i studentbostadsprojekt. Detta är en studie som undersöker ”problemet” med studentbostäder. Det har identifierats att många bostadsbolag i Sverige tycker att det är svårt att generera lönsamhet i nybyggda studentbostäder. Studien kommer redogöra för vad bostadsbolag anser vara de kritiska faktorerna för att uppnå lönsamhet vid nybyggda studentbostäder och hur dessa bolag opererar för att nå en tillfredsställande avkastning. Syfte: Uppsatsens övergripande syfte är att undersöka varför det är svårt att uppnå lönsamhet i nybyggnationen av studentbostäder i Sverige. Studien kommer även identifiera vilka faktorer som påverkar lönsamhet i det studerade ämnet. Metod: Författarna har genomfört en kvalitativ fallstudie som bygger på semistrukturerade intervjuer med fem bostadsbolag på olika orter i Sverige. Företagen har valts ut för att de är stora aktörer på sin respektive ort som har stor insyn i studentbostadsmarknaden. Studien använder en abduktiv ansats. Slutsats: Det finns inte någon enskild kritisk faktor som skapar lönsamhet i projekt utan det krävs en noggrann avvägning mellan flera faktorer för att lyckas. Förutom att målgruppen (studenter) är en väldigt betalningssvag grupp har studien identifierat ett antal kritiska faktorer som spelar stor roll på lönsamhet hos studentbostäder iSverige. Användandet av diskonteringsmetoder är viktigt för att göra en bra bedömning av investeringar i studentbostäder. Det statliga investeringsstödet är i flera fall avgörande för att få investeringskalkylerna att gå ihop. Studien finner att ränteläget idag är fördelaktigt för att investera, även om avkastningskrav behöver vara hållbara på sikt. Utöver det ökar byggkostnaden per m² och driftkostnader med små studentbostäder. Slutligen gör den stora bostadsbristen i Sverige att flera företag inte använder sig av omfattande känslighetsanalyser men vikten av riskanalyser ökar med att bristen på bostäder minskar. / Background: Many cities with universities in Sweden are experiencing a shortage of student housing and at the same time many property builders have a hard time achieving profitability when building student housing. This thesis studies the problem with student housing. Many real estate companies have expressed that they have a hard time achieving profitability in newly built student accommodation. This study will make clear for what property builders think are the most important factors when building as well as how these companies work to reach a satisfying yield on their investments when building student accommodation. Purpose: The purpose of this thesis is to study why it is hard to achieve profitability in newly constructed student accommodation in Sweden. This thesis will also identify which factors that affect profitability in the chosen subject. Method: The authors have done a qualitative case study built on semi-structured interviews with five different property owners in different cities in Sweden. The companies have been chosen because they are well established at their respective city and have knowledge and experience within student housing. This study uses an abductive approach. Conclusion: This thesis concludes in that there is no single factor that leads to profitability in student housing projects but rather that a careful balance between several factors are needed to succeed. Except that students are a low incomedemographic with a low willingness to pay, the study has found several critical factors that affect profitability in building student housing. The use of discount methods is important when it comes to capital budgeting as well as the governmental investment subsidy put in place by the government. The investment subsidy is in many cases important to be able to achieve profitability in certain projects. The current interest rate makes borrowing money which facilitates investments even if an investments yield has to be sustainable over a longer period of time. Furthermore building costs increase per m² when building smaller apartments such as student accommodation. Lastly, the large shortage of housing in Sweden leads to that many companies disregard using a sensitivity analysis in projects but the importance of risk analysis increases with the increased availability of housing.

Full service schools readiness in accommodating career construction of learners with visual impairment

The study explored readiness to accommodate career construction (CC) of learners with visual impairment (LVI) in 2 full service schools (FSSs) within 2 provinces in South Africa (SA) (see Annexure B). A qualitative research approach was applied to gather rich information. Research participants were selected using non-probability, purposeful sampling. The sample consisted of a total of 26 teachers recruited from the 2 provinces of the Free State (2) (see Annexure C) and the Eastern Cape (24). Data was generated through face-to-face semi-structured interviews, observations and teacher participation in participatory action research (PAR) workshops. Data were analysed employing inductive, thematic data analysis, where themes emerged that answered the study’s research questions (see Annexure H). The findings from the study indicated the following themes arranged according to prominence: (1) the role FSSs play in CC; (2) positive and negative perceptions teachers hold towards accommodating CC of LVI; and lastly (3) skills and resources needed by FSSs and teachers.
