Contract Management Behavior Of Turkish Construction Companies In International Contracts

Contract management starts with the contract negotiations and lasts until the end of the contract, and is the process that covers three fundamental functions required to compensate the goals of the project / Relationship Management, Project Delivery, and Administration of the contract. This thesis focused on investigating contract management behavior of Turkish construction companies in international projects. A survey was composed and interviewed with professionals for investigating the contract management behavior of contractors. The survey aimed to investigate / factors influencing contractors&rsquo / behaviors, key success factors for contract management, company contract management organizations, claim issues, and conflict and dispute resolution behavior of firms. 51 companies participated to the survey. The survey results revealed that Turkish contractors consider contract management to be significant for success at international markets. Contractors are aware of the need for a continuous contract management application although this rate cannot be achieved in practice. Considering awareness as a driving factor for improvement it can be estimated that in future Turkish contractors will be managing their contracts in more efficient, organized and systematic ways than today. Results revealed that / contract management behaviors are mostly affected by the risk and complexity of the project, regular contract process is the most impactful process on the success, and change order requests of the owners are the most frequent reasons of claims. According to respondents contract management can reduce number of conflicts and disputes.

Motivators And Barriers For Green Building Construction Market In Turkey

&lsquo / Green Buildings&rsquo / play an important role to increase the implementation of sustainable strategies in the construction industry. Although there is a process of change within Turkish building environment towards implementation of green strategies nowadays, limited research has been conducted to search the reasons that drive the market and the important barriers that block the green building movement. This thesis is intended to fill this gap in the literature and contribute to the field of knowledge regarding green building construction in Turkey. The results shall benefit both government and market practitioners for the development of green building market. The data presented in this thesis are mainly obtained from a comprehensive questionnaire survey developed based on a deep literature search. The questionnaire is completed by professionals who have an interest on this topic or who have involvement in green building projects. In order to analyze the gathered data, a variety of statistical methods are used and the results are evaluated in detail. In addition to questionnaire survey, six case study green building projects in Turkey are examined and so a snapshot picture of current situation of the green movement is taken. Accordingly, financial considerations, faced difficulties and lessons learned are explained. The findings shall assist in understanding the real needs for green building development in Turkish construction sector. Finally, recommendations for government and researchers are presented so as to steer the construction sector in the direction of sustainability.

Enquanto em São Paulo a produção para os segmentos mais altos de renda esteve associada a uma estratégia de incorporação do capital internacional no portfólio das maiores empresas, em Recife a produção esteve direcionada à valorização das propriedades rurais recém-incorporadas à malha urbana. Estes resultados refletem os diferentes interesses do capital em cada região do país e demonstram que, apesar de defenderem grupos diferentes, seus interesses estes estarão sempre sobrepostos ao interesse social proposto pelo programa e como consequência as habitações para a população mais pobre são deixadas em segundo plano. Essa conclusão está em consonância com o que se pode esperar de um programa com referencial neoclássico baseado na liberalização do mercado. / Inspired by a marxist theoretical reference, this work aims to analyze the Brazilian housing program “Minha Casa, Minha Vida” in its historical context, stressing it differences in two regions of Brasil, which one with its own socioeconomics particularities: São Paulo and Recife. Supported by the observation of the housing production within the program, the type of company involved and its impacts on the urban transformation in each city, we intend to reveal how the program works on those realities. While in São Paulo the production seems to predominate on the highest extracts of income, strategy associated with the objective of incorporation of those companies on the worldwide capital markets, in Recife the production, seems to be oriented to increase the value of the land recent incorporated on the urban limit. Those results show the differences of capital interest in each region of the country and despite its dissemblance, they both seems to overlap the need for popular housing to valorize the gains of capital. This conclusion corroborates with similar results obtained by the mainstream paradigm, on which the base of the program relies on.

nÃo hà / This study analyzes and measures the potential impact of macroeconomic variables on the aggregate value of the portfolio consists of Brazilian companies in the civil construction sector. Was tested against the market value of the portfolio and on a monthly basis, the influence of the following macroeconomic variables: index of consumer confidence, cost savings, exchange rate and interest rate expressed in the Interbank Deposit Certificates. The portfolio is the sum of the market value of the seventeen most liquid companies traded on the BM&FBovespa. With this goal was diagnosed, the civil construction sector in the Brazilian market. It approaches the subject asset pricing the light of traditional patterns. To support the empirical analysis of econometric results resorted to making a VAR model with error corrector mechanism (VECM). Tests were conducted, analyzed the relationship of Granger causality, Impulse Response Function and Cholesky Variance Decomposition of. It was concluded that macroeconomic variables have had impacts on the portfolio value. / Este estudo analisa e mede os possÃveis impactos das variÃveis macroeconÃmicas sobre o valor agregado do portfÃlio formado por empresas brasileiras do setor de construÃÃo civil. Testou-se, contra o valor agregado de mercado da carteira e com periodicidade mensal, a influÃncia das seguintes variÃveis macroeconÃmicas: Ãndice de confianÃa do consumidor, rentabilidade da poupanÃa, taxa de cÃmbio e taxa de juros expressa nos Certificados de DepÃsitos InterbancÃrios. O portfÃlio representa o somatÃrio do valor de mercado das dezessete companhias mais lÃquidas do setor negociadas na BM&FBovespa. Com este objetivo diagnosticou-se o setor da construÃÃo civil no mercado brasileiro. Abordou-se o tema precificaÃÃo de ativos a luz das correntes tradicionais e a HipÃtese de Mercados Eficientes. Para subsidiar a anÃlise empÃrica dos resultados economÃtricos recorreu-se a confecÃÃo de um modelo VAR, com mecanismo corretor de erro (VECM). Foram realizados testes, analisadas as relaÃÃes de causalidade de Granger, a FunÃÃo de Impulsos Resposta e a DecomposiÃÃo de VariÃncia de Cholesky. Concluiu-se que as variÃveis macroeconÃmicas exerceram impactos sobre valor agregado do portfÃlio.

Byggingenjörer i anläggningssektorn / Construction Engineers in the Construction Sector

Anläggningssektorn är en växande bransch. En väl fungerande infrastruktur är en viktig faktor för ett fungerande och utvecklande samhälle. Anläggningssektorn avser inte bara infrastruktur utan är ett väldigt brett område där några ytterligare delområden är energianläggningar, industribyggnation och grundläggning. Studenter som tar examen från byggingenjörsprogrammet är mer förberedda att arbeta inom byggsektorn jämfört med anläggningssektorn. Utbildningen reflekterar idag inte det behov anläggningssektorn kräver. Arbetet grundar sig främst i intervjuer, enkätundersökningar och statistik. Examensarbetets syfte är att lyfta upp behovet av att integrera mer anläggningskunskap i byggingenjörsutbildningen alternativt att ge studenterna valmöjligheten att välja inriktning under utbildningen. Att kunna välja mellan en bygginriktning eller en anläggningsinriktning. Examensarbetet skall medföra en inblick i byggingenjörsutbildningen för Peab Anläggning och ge dom en möjlighet att påverka utbildningsupplägget efter deras behov. Målet med arbetet är att undersöka utbildningens brister och möjligheter i förhållande till anläggningssektorns behov. På ett systematiskt tillvägagångssätt upplysa lärosäten och Peab Anläggning att de är beroende av varandra gällande studentens utveckling. Med det menas att båda parter skall visa tillräckligt intresse för att gemensamt utveckla studenterna och tillhandahålla de verktyg som krävs för det framtida yrkeslivet. För att skapa en väsentlig inriktning på detta arbete med konkreta ramar för innehållet har val av metod haft en stor betydelse. Författarna har övervägt mellan olika metoder som vidare resulterade i att två huvudmetoder användes för att uppnå det eftersträvade resultatet. Arbetet bygger på undersökningar i form av enkätundersökningar och intervjuer. Det påvisas att byggingenjörer inte är förberedda att arbeta inom anläggningssektorn i den grad som motsvarar byggingenjörer i byggsektorn. Enligt de undersökningar som genomförts visade det sig att hypotesen stämde. Detta beror på olika faktorer som tas upp i denna rapport. Anläggningssektorn behöver en rekrytering på ca 30 % av de nyexaminerade byggingenjörerna för att täcka marknadens behov. I dag är det ca 10 % av de nyexaminerade byggingenjörerna som startar en karriär inom anläggningssektorn. Arbetet med att utveckla studenter som läser till byggingenjörer bör styras mer mot anläggningssektorn. För att detta skall genomföras måste Peab Anläggning som en stor aktör i branschen ha ett större inflytande på skolan samt effektivisera sin marknadsföring av anläggningssektorn. Den största anledningen till att studenter inte söker sig till anläggningssektorn är deras brist på kunskap om branschen. En stor del av de som deltagit och samarbetat med författarna i arbetet med denna rapport påstår att de lärt sig för lite om anläggningssektorn under utbildningen och därmed inriktat sig mot byggsektorn. För att utveckla studenterna krävs det i första hand att utbildningen förändras. En ökad verklighetsförankring med en större variation av arbetsmiljöer för att klargöra alla aspekter av branschen. Genom att upplysa studenterna med fakta kring kommande projekt inom anläggningssektorn skapas ett intresse. Intresse vilket i sin tur skapar engagemang och en vilja att arbeta i ett anläggningsföretag. Trots bristen på byggingenjörer i anläggningssektorn anses byggingenjörsprogrammet bidra med de grundläggande egenskaper som krävs av en byggingenjör. Platschefer, arbetschefer och personalchefer ser på individen vid anställning. Utbildning är ett behörighetskrav som anses som en självklarhet då en tjänst söks på Peab. Individen som anställs ska i första hand ha en grundläggande kunskapsbas. Detta skall sedan följas av ett helhetstänkande som skapar förutsättningar för problemlösningar och ett ökat ansvarstagande. / the functioning and development of the society. This thesis will show Peab Construction an insight in the civil engineering program and give them the opportunity to influence the program setup after their own needs and demands. The objective with this thesis is to examine the inadequacies and possibilities of the program in relation to the needs that the construction sector requires and in some cases demand. In a systematic way prove to the education and Peab that they are dependent on each other regarding the development of the students. With that said, both parties need to know the importance of showing the proper interest in the development of the students by giving them the required tools that are required in the future employment. Methods used in the making of this report are interviews, surveys and different types of information literacy. The targeted group of people on which the interviews and the surveys were based on was students in the civil engineering program (first and third year), recent graduates (whom have been working for 0-2 years) and more experienced local managers. It is proven in this rapport that civil engineers are not as prepared to work in the construction sector as in the building sector. This is caused by various factors that are brought up in this rapport. The work which is put in to the development of the students reading civil engineering should be steered to the construction sector. If this is going to happen, Peab Construction as a big representative of the marked must increase their influence over the schools. They also need to optimize their promotion of the construction sector. The largest reason why the students aren’t applying to the construction sector is their lack of knowledge regarding the sector. Most of which whom participated and cooperated with the authors during the work of these studies claim that because they’d learn so little about the construction sector and therefor chosen to focus on the building sector. VI To develop the students properly, the first thing needed is to develop the education. What needs to be integrated into the education of civil engineers is an increased reality attachment that shows all the different aspects of the market. By enlightening the students with facts about future projects within the constructions sector, we create an interest. That interest will thereon lead to a deeper involvement and the will to learn more. Even though there is a lack of civil engineers in the construction sector the education seems to contribute with the basic knowledge that working in the construction sector demands. The chief staff of Peab Construction looks much more on the person of interest instead of the required degree. They want to know if this person has the basic knowledge of the market. This is then followed by whether the person is capable of unity thinking, which therefore leads to an easier understanding of problem solving and an increased responsibility.

El objetivo del presente trabajo ha sido diseñar un Plan de negocio para la implementación de una planta de fabricación de productos prefabricados para el sector construcción en la ciudad de Chiclayo. Covipre SAC es una empresa familiar que opera en Lima desde el año 2005 y está dedicada a la fabricación de productos prefabricados orientados a los sectores construcción, saneamiento y minería. El crecimiento anual del sector construcción en Chiclayo, equivalente al 11,38%, representa uno de los índices más altos entre las ciudades de la zona norte del país, lo cual constituye una oportunidad para la expansión de la empresa. Para el logro del objetivo previsto se han realizado el análisis y el planeamiento estratégico; se han diseñado: el plan de marketing, el plan de operaciones y la estructura organizacional de los recursos humanos y el plan económico-financiero. Se ha determinado que el negocio es viable en un horizonte de 10 años; por cuanto, se han obtenido flujos positivos a partir del cuarto año de operaciones. Es así que, en un escenario moderado, el VAN asciende a S/. 931 624,00 y la TIR de 46,10%. La inversión para el plan de negocio asciende a S/. 813 969,00. / The objective of this work has been to design a Business Plan for the implementation of a manufacturing plant of prefabricated products for the construction sector in the city of Chiclayo. Covipre SAC is a family business that operates in Lima since 2005 and is dedicated to the manufacture of prefabricated products oriented to the construction, sanitation and mining sectors. The annual growth of the construction sector in Chiclayo, equivalent to 11.38%, represents one of the highest rates among the cities in the northern part of the country, which constitutes an opportunity for the expansion of the company. To achieve the planned objective, the analysis and strategic planning have been carried out; have been designed: the marketing plan, the operations plan and the organizational structure of human resources and the economic-financial plan. It has been determined that the business is viable in a horizon of 10 years; since positive flows have been obtained from the fourth year of operations. El presente trabajo de investigación tiene como objetivo presentar una nueva propuesta de modelo de gestión para herramientas de control de costos y de producción; en una obra de construcción de edificaciones, acorde con los cambios tecnológicos que se viven en el mundo entero producto de la cuarta revolución industrial. El modelo propuesto toma en consideración el trabajo colaborativo en la nube impulsado por la unión de nuevas herramientas digitales que nos permiten conocer el estado de la obra en tiempo real o lo más inmediato posible de tal manera que se minimicen los tiempos y costos en la gestión como en la ejecución elevando la productividad en la obra, tomando para este caso como referente el Resultado Operativo de Obra. Asimismo, se investiga entre profesionales expertos que reportes son los más buscados por las líneas de mando de tal manera que llegue la información precisa siendo parte en este caso del Reporte Semanal de Obra. La investigación arroja como resultado que la implementación de herramientas digitales no es solo usar los medios tecnológicos sino también requiere de un compromiso de todos los colaboradores de la empresa a través de un cambio en la filosofía sobre el desarrollo tecnológico que requiere implementar nuevas áreas, lo que se verá reflejados en beneficios económicos en el proceso de elaboración de los informes y principalmente en la ejecución de las partidas del proyecto. Asimismo, también concluimos que el uso de herramientas de transformación digital mejora la calidad de los procesos y la reputación de las Empresas que lo implementan. / The present research work aims to present a new management model proposal for cost and production control tools; in a building construction site, in accordance with the technological changes that are experienced throughout the world as a result of the fourth industrial revolution. The proposed model takes into consideration collaborative work in the cloud driven by the union of new digital tools that allow us to know the status of the work in real time or as immediately as possible in such a way as to minimize time and costs in management as in the execution raising the productivity in the work, taking for this case as reference the Operating Result of Work. Likewise, it is investigated among expert professionals which reports are the most sought after by the command lines in such a way that the precise information arrives, being part in this case of the Weekly Work Report. The research shows that the implementation of digital tools is not only to use technological means but also requires a commitment from all the company's collaborators through a change in the philosophy on technological development that requires implementing new areas, which which will be reflected in economic benefits in the process of preparing the reports and mainly in the execution of the project items. El presente Trabajo de Investigación consta en la elaboración del Plan de Calidad y el análisis de los indicadores de Calidad en la construcción del “Edificio Barcelona” para ello nos guiaremos de los lineamientos de la Norma ISO 10005 y otras entidades internacionales como el PMBOK® sexta edición e ISO 9001:2015 en cuanto a Sistemas de Gestión de la Calidad. Mediante este documento se establecerá los objetivos, procesos, recursos, requisitos y controles a ser implementados para el cumplimiento de las Especificaciones Técnicas alcanzadas por el Cliente y los estándares de la Norma ISO 9001:2015, para ello se ha estructurado cinco capítulos. El primer capítulo detalla la realidad problemática y muestra los objetivos del presente Trabajo de Investigación. El segundo capítulo expone los conceptos básicos de Calidad, así como los estándares según la Guía del PMBOK® sexta edición, ISO 9001:2015 e ISO 10005:2018 el cual servirá de lineamiento para el Plan de Calidad final. En el tercer capítulo brindaremos datos técnicos y describiremos el proyecto. En el cuarto capítulo se muestra el Plan de Calidad en función a las características y condiciones de este proyecto. Finalmente, el quinto capítulo desarrollaremos la obtención de datos y los resultados para lograr los objetivos de Calidad. / This Thesis consists of the elaboration of the Quality Plan and the analysis of the Quality indicators in the construction of the “Barcelona Building”. El sector de la industria de la construcción en el Perú, a diferencia de otras industrias se caracteriza por tener una alta variabilidad debido a la poca industrialización con la que cuenta, asimismo el crecimiento de este sector se asocia directamente al crecimiento económico del país, ya que es una fuente generadora de empleo. Uno de los aspectos favorables que tiene este sector se muestra cuando la inversión pública o privada se incrementa, pues reacciona casi de inmediato.  Sin embargo, el sector de la construcción siempre ha sido asociado a un mal desempeño. Debido a la baja productividad del trabajador de construcción civil, el sector construcción tiene baja productividad y calidad; actualmente esta perspectiva del trabajador de construcción está cambiando yaqué aquellos trabajadores que quieren formar parte del sector es necesario que estén en el RETCC (Registro De Trabajadores de Construcción Civil); con el cual se busca la formalización del trabajador, capacitación, especialización y ejercer cargos sindicales dentro del sector. Es sabido que la actividad de construcción es un trabajo de alto riesgo, el mismo que se ha visto incrementado por que en muchas obras se realizan trabajos en condiciones inseguras aumentando el numero de accidentes dentro de las obras, si bien esta situación ha ido cambiando poco a poco por la toma de conciencia del factor seguridad y la supervisión permanente del ministerio de trabajo lo cual es beneficioso, pero genera presión sobre los trabajadores y el personal calificado lo cual a veces provoca que no se den soluciones apropiadas para los problemas del día a día en obra. En adición a los problemas antes mencionados la mala o poca planificación de las obras generan la baja productividad de estas, así, por ejemplo, es muy común en las obras que los materiales o equipos necesarios para la ejecución de una actividad no lleguen en forma oportuna, situación completamente predecible si es que se tuviera una adecuada planificación. Gran parte de los problemas antes mencionados son debidos a la falta de una adecuada planificación de las obras El objeto de la presente investigación es demostrar que la planificación de obras mediante una herramienta como el Lean Construction (herramienta que proviene de la metodología Lean Production de la industria automotriz de la Toyota de los anos 50 , que ha sido adaptada a la industria de la construcción), puede ayudar a un aumento de la productividad y por tanto reducir plazos de ejecución de obra , costos de producción, así como mejorar la calidad y seguridad en el proceso de ejecución de las obras. Es pues el objetivo final de este trabajo demostrar como aplicando herramientas del “Lean Construction” como es el “Last Planner” a un proyecto determinado en este caso a la parte estructural del proyecto de construcción de la ampliación de la clínica medica Cayetano Heredia puede lograrse una mejor planificación de la obra que a su vez lograra cumplimiento o reducción del plazo de obra, así como mejora en los costos de producción ( ahorro en materiales al disminuir desperdicios, ahorro en mano de obra al tener previstas las necesidades logísticas y los procesos), estas últimas (resultados económicos) demostrados mediante la medición de la mejora de los indicadores financieros ( Van y Tir ) aplicados tanto a la programación tradicional como a la programación resultante de la utilización del “Last Planner”. / The construction industry sector in Peru, unlike other industries, is characterized by high variability due to the little industrialization it has, and the growth of this sector is directly associated with the economic growth of the country, since which is a source of employment generation. However, the construction sector has always been associated with poor performance. Construction has always been seen as a poorly productive and dubious quality sector given the low specialization of workers in the sector; Currently this perspective of the construction worker is changing because those workers who want to be part of the sector need to be in the RETCC (Civil Construction Workers Registry); which seeks the formalization of the worker, training, specialization and exercise union positions within the sector. In addition, the sector has been classified as a high-risk activity due to the numerous accidents that from time to time come to public light and are caused by the unsafe conditions in which the workers work, creating uncertainty about the working conditions in which workers perform. The principal characteristic of the sector is the pressure of work that all workers must endure, including the construction team, which means that appropriate solutions to the problems that arise on the ground are not always given, mainly because they live day to day. In addition to the aforementioned problems, poor or little planning of works generates low productivity, for example, it is very common in works that the materials or equipment necessary for the execution of an activity do not arrive in a timely manner. , a completely predictable situation if there is adequate planning. El presente trabajo de investigación, busca desarrollar un marco de trabajo para el control del costo y cronograma en proyectos de construcción de pequeña y mediana envergadura. Para el desarrollo del marco propuesto se aplican e integran diferentes métodos, técnicas, herramientas y buenas prácticas para la gestión de proyectos. El marco de trabajo propuesto define cuatro procesos: Definir Situación Actual del proyecto, Analizar las Causas, Planificar las Mejoras y Monitorear. La implementación apropiada y oportuna del presente marco, en proyectos de construcción de pequeña y mediana envergadura; tiene la capacidad de generar beneficios palpables importantes en las empresas de construcción Pymes que lo apliquen. Ello dado que, en su gran mayoría, dichas empresas no cuentan con sistemas de gestión de proyectos apropiados y/o correctamente definidos; generándose un salto cualitativo al aplicar el presente marco. Los beneficios podrían incluir: económicos al encontrar la rentabilidad planeada de los proyectos de construcción gracias al control de costo de los proyectos, respetar los plazos planeados gracias al control de plazo de los proyectos y mejora de los procesos de gestión. / This research work seeks to develop a framework for cost and schedule control in small and medium-sized construction projects.
