This research will focus on the influence of legislation (as indicated in this research) on the investment decision in residential income-producing property. Assumptions, as recorded in the hypothesis of this study, indicate that the legislation had a changing influence on the investment decision in residential income-producing property in comparison to the time period prior to the promulgation of the legislation. The research methodology will be based on a comparative analysis of the current legislation and the proposed Draft Amendment Bill. This analysis will be tested by means of a case study analysis incorporating a phenomenological study based on written data. The problems, sub-problems and hypothesis will be addressed and tested in this research in conjunction with the prescribed research methodology. This research is concluded by means of a synopsis and recommendations.

The main part focuses on the development of realistic scenario with optimalized values.

Habitat models to predict wetland bird occupancy influenced by scale, anthropogenic disturbance, and imperfect detection

Understanding species-habitat relationships for endangered species is critical for their conservation. However, many studies have limited value for conservation because they fail to account for habitat associations at multiple spatial scales, anthropogenic variables, and imperfect detection. We addressed these three limitations by developing models for an endangered wetland bird, Yuma Ridgway's rail (Rallus obsoletus yumanensis), that examined how the spatial scale of environmental variables, inclusion of anthropogenic disturbance variables, and accounting for imperfect detection in validation data influenced model performance. These models identified associations between environmental variables and occupancy. We used bird survey and spatial environmental data at 2473 locations throughout the species' U.S. range to create and validate occupancy models and produce predictive maps of occupancy. We compared habitat-based models at three spatial scales (100, 224, and 500 m radii buffers) with and without anthropogenic disturbance variables using validation data adjusted for imperfect detection and an unadjusted validation dataset that ignored imperfect detection. The inclusion of anthropogenic disturbance variables improved the performance of habitat models at all three spatial scales, and the 224-m-scale model performed best. All models exhibited greater predictive ability when imperfect detection was incorporated into validation data. Yuma Ridgway's rail occupancy was negatively associated with ephemeral and slow-moving riverine features and high-intensity anthropogenic development, and positively associated with emergent vegetation, agriculture, and low-intensity development. Our modeling approach accounts for common limitations in modeling species-habitat relationships and creating predictive maps of occupancy probability and, therefore, provides a useful framework for other species.

Habitat Use of the Key Largo Woodrat (Neotoma floridana smalli)

Key Largo woodrats are an endangered subspecies with an extremely limited habitat. This study sought to understand woodrat habitat preferences in order to guide management. Woodrats build stick nests from natural and artificial materials, so nest distribution and nest occupancy were used as indicators of preference. Distribution was determined by nest surveys, and remote cameras were used to assess occupancy. Forest structure, human disturbance, nest, and animal presence metrics were also collected. More nests were found along abandoned roads than along forest transects and more artificial nests were occupied than natural nests. These findings indicate that woodrats prefer areas with human disturbance, rather than forest age and structure as previously believed. This may have consequences on woodrat management, as it suggests that man-made materials are currently needed by woodrats even in a protected natural area.

Fabric hybrid building : a renovation hypothesis for Vancouver’s downtown eastside

This project attempts to break down categorization and systems of thought based on opposing qualities. Instead, disparate elements are considered to work together to increase their individual properties by creating a new property - a condition comprised of the individual elments yet also surpassing them. The word "hybrid" is appropriated to describe the nature of this investigation - the renovation of a turn-of-the-century warehouse building into a multi-use building. The project attempts to describe how a building that contains a range of disparate programmatic elements can go beyond each element's exclusivity to produce a condition in which the resultant is greater than the sum of the individual parts. The project looks at breaking down specific delimitors of adjacent programmatic elements and promotes cross-fertilization between them with the intended result of blurring the seams that separate one from the other. The intent is to investigate, through a series of minimal moves dictated by the conditions of the site and program, whether a condition of richer and more varied experience can be achieved and, as a result, provide a start for defining a condition of architectural hybridity. Due to the size of the building that is investigated, this project focuses on two areas of the building, the insertion of a courtyard and the insertion of a fissure, or crack. Assim, se tratando de escolas de Educação em Tempo Integral (ETI), os aspectos arquitetônicos do edifício escolar devem ser observados detalhadamente, pois envolvem o ambiente de uma escola de jornada dupla, com tarefas e metodologias de ensino diversificadas. Este trabalho, portanto, propõe uma reflexão acerca da qualidade do ambiente escolar de ETI, com vistas ao conforto. O foco da pesquisa está na avaliação do conforto acústico e de sua interferência na qualidade do ambiente construído da escola pública de ETI, bem como no desempenho e bem-estar de seus usuários. Este estudo caracteriza-se como uma pesquisa exploratória, com abordagem interdisciplinar, quantitativa e qualitativa. Encontra-se fundamentado em literatura interdisciplinar do tema e em estudo de caso, tendo como referência as técnicas e instrumentos da Avaliação Pós-Ocupação (APO), em que se realiza a análise da arquitetura enquanto componente influenciador e colaborador para o conforto e para o desempenho e formação integral dos alunos. A pesquisa ocorreu em uma escola da rede municipal de Juiz de Fora – MG, e investigou as condições de conforto, sobretudo o conforto acústico da instituição escolar destinada à ETI. Os resultados obtidos neste trabalho demonstram a falta de conforto acústico nas salas de aula e evidenciam a necessidade de intervenções. Tal renovação diz respeito apenas à escola avaliada na pesquisa, que atua no segmento da ETI. Vale ressaltar que, provavelmente, os erros ou deficiências acústicas presentes nesta edificação podem se propagar em outras, caso seja utilizada tipologia construtiva semelhante para uma escola que atenda a ETI, o que pode prejudicar o processo de ensino-aprendizagem e afetar a qualidade de vida dos usuários destas instituições. / As an institution, the school has an important role in transforming society and, among its assignments; it should provide the necessary instruments to the individual for building its own sense of citizenship, collaborating in promoting a better life quality. Through the National Education Plan, established in January 2001, takes place the resumption and enhancement of full-time education as a possibility of a comprehensive formation for children and teenagers, fixing as a goal a progressively increase of study hours at school for a minimum of seven a day. Thus, taking into account Full-time Schools, the architectural aspects of school buildings should be observed in detail, since they involve an environment of double shift with tasks and diverse teaching methods. Therefore, this research proposes a reflection on educational environment of full-time schools, focusing in comfort conditions. The focus of this research is in evaluating acoustic comfort and its interference in the built environment quality in a public full-time school, as well as in the performance and welfare of its users. This study is characterized as an exploratory research with an interdisciplinary approach, both quantitative and qualitative. It is also grounded in interdisciplinary literature about the theme and field survey. The last one has as reference the techniques and instrument of Post-Occupancy Evaluation (POE), in which takes place the analysis of architecture, understanding it as an influential and contributor component for both comfort and performance in the comprehensive formation of students. The research was settled in a public school of the municipal educational system of Juiz de Fora –MG, and also investigated comfort conditions, especially the acoustic comfort of the mentioned institution, which is intended for full-time formation. The results of this study demonstrate the lack of acoustic comfort in classrooms and highlight the need for interventions. Such renewal is only applied for the school evaluated in this study, which operates on full-time segment. It is noteworthy that probably errors or acoustic deficiencies inferred in this building could be also identified in others, in cases where the same typology is used for meeting the requirements of full-time school. This practice could affect the process of teaching and learning and also the life quality of users of these institutions.

Will be discussed questions about the region of the São Pedro in Juiz de Fora, and urban transformation, its origin, history, geography and how it developed urban expansion in this field, also known as Cidade Alta, how was the occupancy, use soil and segregation, standing out the evolution the real estate and the implementation of housing estates directed to low income families, and their socioeconomic disparities with the segments of high income who live in the same urban space.

The diploma thesis deals with traffic analyzes in the town of Letovice in the South Moravian Region. The traffic analysis was performed with respect to traffic at rest in the city. Part of the work is to map the current traffic situation, determine the traffic load of roads passing through the city and analyze the accidents according to the type and cause of traffic accidents. Thanks to the analysis of the current traffic situation, critical points concerning traffic at rest were determined, at which further measurements took place. After evaluating all performed analyzes and measurements, the necessary measures were proposed that can contribute to the improvement of the traffic situation in the city of Letovice.

Cognitive radio performance optimisation through spectrum availability prediction

The federal communications commission (FCC) has predicted that, under the current regulatory environment, a spectrum shortage may be faced in the near future. This impending spectrum shortage is in part due to a rapidly increasing demand for wireless services and in part due to inefficient usage of currently licensed bands. A new paradigm pertaining to wireless spectrum allocation, known as cognitive radio (CR), has been proposed as a potential solution to this problem. This dissertation seeks to contribute to research in the field of CR through an investigation into the effect that a primary user (PU) channel occupancy model will have on the performance of a secondary user (SU) in a CR network. The model assumes that PU channel occupancy can be described as a binary process and a two state Hidden Markov Model (HMM) was thus chosen for this investigation. Traditional algorithms for training the model were compared with certain evolutionary-based training algorithms in terms of their resulting prediction accuracy and computational complexity. The performance of this model is important since it provides SUs with a basis for channel switching and future channel allocations. A CR simulation platform was developed and the results gained illustrated the effect that the model had on channel switching and the subsequently achievable performance of a SU operating within a CR network. Performance with regard to achievable SU data throughput, PU disruption rate and SU power consumption, were examined for both theoretical test data as well as data obtained from real world spectrum measurements (taken in Pretoria, South Africa). The results show that a trade-off exists between the achievable SU throughput and the average PU disruption rate. Significant SU performance improvements were observed when prediction modelling was employed and it was found that the performance and complexity of the model were influenced by the algorithm employed to train it. SU performance was also affected by the length of the quick sensing interval employed. Results obtained from measured occupancy data were comparable with those obtained from theoretical occupancy data with an average percentage similarity score of 96% for prediction accuracy (using the Viterbi training algorithm), 90% for SU throughput, 83% for SU power consumption and 71% for PU disruption rate. / Dissertation (MEng)--University of Pretoria, 2012. / Electrical, Electronic and Computer Engineering / unrestricted
