Housing prices have risen a lot in recent years, and many who have been outside the market may find it difficult to enter. Mortgage lending is something that can drive home prices. The credit officer grants the mortgage and makes the decision according to models that exist within the credit institution. There are many risks with lending, which the Swedish Financial Supervisory Authority, the Basel Committee and other organizations are trying to minimize by placing demands on banks and households. One risk that seems difficult to assess is the credit officer´s human factor that influences decision-making. Previous international research has pointed out that the human factor in lending exists and that it needs to be eliminated to improve the credit process. The uncertainty about the repayment ability can sometimes be difficult to assess and the creditor is forced to make decisions under uncertainty. Does the individual lender have the opportunity to give out loans if the future borrower does not fit the models and calculations that are set up in the organization or is that opportunity minimized in Swedish commercial banks today? A qualitative interview study has been done to try to map this out with the conclusion that the possibility exists, albeit in a very limited form.

La présente thèse porte sur l'analyse des impacts du crédit dans le cadre d'une problématique générale de la microfinance et en particulier sur un terrain empirique de la ville de Ouagadougou, au Burkina Faso. Notre thèse démontre d'abord les mécanismes par lesquels les crédits sont octroyés et gérés en mettant en perspective certains aspects de la théorie de l'agence. Du côté de l'offre, nous étudions trois Systèmes Financiers Décentralisés (SFD) et leurs politiques de crédit. Nous analysons comment les trois SFD s’efforcent de servir les exclus aux financements des banques classiques et d'encadrer toute recherche de profit dans cette même vision. De l'autre côté, il est question de la demande et de la gestion du crédit par les PME. Là, nous découvrons les facteurs déterminants de la demande de crédit ainsi que les modes de fonctionnement des PME. Cette thèse procède aussi à l'analyse de la performance socio-économique des SFD. Cette analyse nous révèle des signaux importants sur leurs performances et des questions pertinentes en ce qui concerne leur gestion. Nous saisissons également la dynamisation du milieu rural par le transfert de l'épargne de la ville vers la campagne comme une perspective de solidarité qui mérite un approfondissement et des appuis. La thèse expose la ramification des impacts notamment sur le revenu, l’emploi et l'exclusion sociale à l'instar du concept de la chaîne d'impacts tel que prôné par David Hulme. Par ailleurs, notre thèse révèle la nécessité d'évaluer les actions à partir des objectifs des acteurs en proposant une théorie dans ce sens. Enfin, la thèse fait une analyse critique des options possibles pour l'avenir de la microfinance. Dans tout cela, notre thèse démontre que les acteurs continuent d'afficher des positions souvent contradictoires en fonction de leurs logiques et stratégies. C'est en effet, dans ces conditions et particulièrement dans l'observation et l'analyse de ces logiques et stratégies que nous suggérons des recommandations par type d'acteurs avant de tirer des conclusions. / The present thesis relates on the analysis of the impact of the credit within the framework of general problems of microfinance and in particular to an empirical ground of the town of Ouagadougou, in Burkina Faso. This thesis shows initially the mechanisms by which the credits are given and managed by putting into perspective certain aspects of the agency theory. On the offer side, we study three Decentralized Financial Systems (DFS) and their credit policies. We analyse how the three DFS endeavour to finance people excluded from the financings of the traditional banks and to frame any search for profit in this same vision. On the demand side, it is a question of the demand and the management of the credit by SME. There, we discover the determining factors of the application for credit as well as the operating modes of SME. This thesis also carries out the analysis of the socio-economic performance of the DFS. This analysis reveals to us important signals on their performances and relevant issues with regard to their management. We also seize the dynamisation of the rural area by the transfer of the savings of the city towards the countryside as a prospect for solidarity which deserves a deepening and supports. The thesis exposes the ramification of the impact in particular in terms of income, employment and social exclusion following the concept of the chain of impacts as preached by David Hulme. In addition, this thesis reveals the need for evaluating the actions starting from the objectives of the actors by proposing a theory in this direction. Lastly, the thesis makes a critical analysis of the possible options for the future of microfinance. All in all, our thesis shows that the actors continue to post often contradictory positions according to their logics and strategies. It is indeed, under these conditions and particularly in the observation and the analysis of these logics and strategies, that we suggest recommendations by type of actors before drawing the conclusions.

Simulering och dimensionering av ett solcellssystem på en skola i Mellansverige : En fallstudie med fokus på kostnadsoptimal anläggningsstorlek

Utbyggnationen av solceller ökar exponentiellt både i Sverige och internationellt. En anledning till detta är sjunkande priser, mer effektiv teknik, skattereduktioner och andra ekonomiska incitament samt ett ökande intresse från bland annat elbolag. I många fall behövs fortfarande ekonomiska hjälpmedel som just skattereduktioner eller investeringsstöd för att PV-system (solcellsanläggningar) ska bli förmånliga. I den här fallstudien undersöks möjligheten att installera solceller på Västerberg folkhögskola i Storvik. Fastigheterna ägs av Region Gävleborg. Bionär Närvärme AB som är ett dotterbolag till Gävle Energi AB tillhandahåller värme till fastigheterna via en pelletspanna. På sommaren används el till pannan då värmebehovet är lågt och det finns ett intresse att producera sin egen el med hjälp av solceller. El för uppvärmning tas från skolans elabonnemang och därför dimensioneras PV-systemet mot hela elbehovet. Syftet var att först identifiera lämpliga tak, för att sedan finna den mest kostnadsoptimala storleken på ett PV-system för skolan. Därefter utfördes en simulering för att ta reda på årlig elproduktion och med hjälp av dessa resultat kunde ekonomiska förutsättningar beräknas. Lämpliga takytor valdes ut med avseende på orientering, lutning, storlek och placering av elcentraler. Kvantitativa data gällande fastigheterna och elanvändning samlades in. Därefter testades olika dimensioner på anläggningen i Winsun för att finna den storlek som gav kortast rak återbetalningstid. Sedan utfördes simulering av vald systemstorlek i PVsyst där årligt elutbyte presenterades som resultat. Med hjälp av givna och beräknade värden för elanvändning, solcellsproducerad el, egenanvänd el och överproducerad el (som säljs ut på elnätet) kunde en ekonomisk analys utföras. Resultatet visar att den anläggningsstorlek som ger kortast återbetalningstid är strax under 100 kWp. Efter simulering av valda takytor i PVsyst uppnåddes en toppeffekt på 94,6 kWp. Detta gav en återbetalningstid på 7,8 år. / The advancement of photovoltaic systems is growing exponentially both in Sweden and internationally. Reasons for this include decreasing prices, more efficient techniques, reduction in taxes as well as the increasing interest. In many cases, financial incentives like tax reductions or investment incentives are still necessary for photovoltaic systems to become profitable. In this case study, the possibility of installing a photovoltaic system at Västerberg folkhögskola in Storvik is examined. The properties are owned by Region Gävleborg. Bionär Närvärme AB, which is a subsidiary of Gävle Energi AB, provides the properties with heat through a pellet boiler system. In the summer however, electricity is used for the boiler when the heating requirement is less demanding, and there is an interest in producing electricity using solar cells. Since there is only one electricity subscription the PV-system is dimensioned with regards to the whole of the school’s electricity use including heating. The main purpose was to first identify suitable rooftops and then find the most costeffective size of a photovoltaic system for the school. Then, a simulation was performed to find out the annual electricity production and with the help of these results, an economic calculation could be determined. Suitable rooftops were selected with respect to orientation, angle, size and placement of distribution boxes. Quantitative data regarding the properties and electricity use were collected from Region Gävleborg. Subsequently, different photovoltaic system sizes were tested in Winsun to find the system size that yielded the shortest straight repayment time. Next, simulation of the selected system size was performed in PVsyst, where annual electricity exchange was presented as a result. An economic analysis could be carried out with the help of the values of electricity usage, solar-produced electricity, self-used electricity, over-produced electricity (which is sold to the power grid). The result shows that the system size that gives the shortest repayment time is just under 100 kWp. After simulation of selected rooftops in PVsyst, a peak power of 94.6 kWp was achieved. This gave a payback period of 7,8 years.

Lietuvoje fizinio asmens nemokumo problemos pradėtos spręsti 2012 metais priėmus Fizinių asmenų bankroto įstatymą, kuris įtvirtino tik vieną fizinio asmens mokumo atkūrimo būdą – bankrotą. Šiame magistro baigiamajame darbe yra analizuojamas ir lyginamas fizinio asmens nemokumo institutas Lietuvoje, Didžiojoje Britanijoje, Vokietijoje ir Latvijoje. Kiekviena valstybė šį institutą reglamentuoja skirtingai, todėl darbe yra siekiama išanalizuoti šios reglamentacijos skirtumus ir taip nustatyti Lietuvos Respublikos fizinių asmenų bankroto įstatymo galimas pataisas. Tyrime yra remiamasi visų keturių minėtų valstybių fizinio asmens nemokumą reglamentuojančiais teisės aktais, specialiąja literatūra bei įvairių valstybinių institucijų statistiniais duomenimis. Darbe taip pat yra nagrinėjamos fizinio asmens nemokumo ir bankroto sąvokos, nustatomi fizinio asmens nemokumo instituto modeliai ir reglamentavimo kryptys, taip pat fizinio asmens nemokumo problemos ir jų sprendimo būdai. [toliau žr. visą tekstą] / If natural persons begin borrowing more than they afford to repay, this causes sensitive problems particularly relevant to the entire society, i.e. problems of insolvency of a natural person. In Lithuania, solutions of insolvency problems of a natural person began after adopting the Law on Bankruptcy of Natural Persons in 2012 which established only one solvency restoration method of natural persons – the bankruptcy. This Master's thesis analyses and compares the insolvency institute of a natural person in Lithuania, Great Britain, Germany and Latvia. Every state has different regulation of this institute, therefore the aim of work is to analyse the differences of this regulation and determine potential amendments of the Law on Bankruptcy of Natural Persons of the Republic of Lithuania. The research is based on the legislation governing the insolvency of natural persons in all four of the aforementioned countries, specialist literature and statistics of various state institutions. The paper also analyses the concepts of natural person’s insolvency and bankruptcy, identifies the models of natural person’s insolvency institute and regulatory areas, as well as insolvency problems of natural persons and ways of addressing them. Impact analysis of the loan interest rate on the poor: the case of Tigray, Northern Ethiopia

The main purpose of this study is not only to prove the impact of loan interest rates on the poor in the case of Tigray, Northern Ethiopia but also to recommend improvements to address the negative effects of interest rates that could benefit both the borrowers and the lenders. Combinations of quantitative and qualitative analytical tools were used; the data were collected through administration of a questionnaire to a sample of 471 respondents from three regulated MCIs, one cooperative enterprise, and one unregulated NGO. Results were analysed by using SPSS software. A multi-dimensional approach with respect to demand for credit, return on loan, loan repayment, savings, indebtedness, multiple loans, graduation process, and wellbeing was used and results were triangulated to obtain a full picture. The study has concluded that the interest rate in general, primarily charged by DECSI, eroded the envisaged profits that poor borrowers expected to gain. This caused diversified negative impacts on the poor, those who were entrusted to MCIs. It thus brings into question the efficacy of the social responsibility of MCIs. From a simple analysis, it is found that there is a trade-off between servicing the poor with a low loan cost and securing MCIs operational self-sufficiency. Furthermore, the poor are not only sensitive to the loan interest rate but also to the saving interest rate. Therefore, not only access but also the cost of credit and savings matters to the poor. Moreover, the study identified a positive relationship between the financial capacity of MCIs and lending interest rates. Institutions with higher profitability tend to offer lower interest rates on micro loans but not when commercialization is an issue. The study grasped that socially oriented and responsible MCIs can reach the poorest without compromising financial performances, a “win-win proposition”. Finally, the study offers comprehensive recommendations on policy and practice that address potential changes to how MCIs redesign their loan and savings interest rate. The recommendations also address how MCIs develop graduation processes and self-revolving credit scheme frameworks that strengthen pro-poor microcredit modality. Additionally, the study provides a way forward in the design of future microcredit that could help MCIs deliver on their core social mandate. / Development Studies / D. Sponsoring Entrepreneurship : A qualitative study on the effectiveness of government financing programs in sponsoring SME entrepreneurship in Botswana

The value of entrepreneurship in catalysing economic and social development in developing economies is well-documented. Government SME financing programs in Botswana have helped increase access to capital for entrepreneurs, but high default rates on loans have held down overall performance. By interviewing decision-makers at government agencies providing SME financing programs, a qualitative assessment of the mechanisms used to regulate the screening and monitoring of loan-takers is rendered from an agency theory perspective. It is found that there are methods of raising effectiveness in government financing programs by introducing mechanisms to mitigate the adverse effects of agency costs found in the relationship between lender and borrower. These results provide new areas of research in the study of SME financing programs and help decision-makers recognize some of the available policy options to contribute economic and social improvement.

This thesis shows results of an investigation into security instruments recognized by private law of Czech republic and of Slovak republic, specifically focusing on substantive civil law as a representation of general private law. The hypothesis under investigation is that a number of existing security instruments could be fully replaced by a single security instrument, namely the lien. In order to confirm or reject the hypothesis, common characteristics - principle of subsidiarity, principle of accessority, purpose to provide security, purpose to ensure repayment - as well as specific characteristics of individual instruments are compared.
