Threshold of Refuge

From every carving and dislodged mass, there is memory left in void. As refugees, the Rohingya resettling in the United States have been displaced out of time and place. This project proposal aims to reconnect persons to place and community. Surrounded on all sides by remnant chestnut oak forest, the "rock oak" of the Appalachian, this establishment of subsidized multi-family resettlement housing, a mosque, and a Rohingya cultural center serves as the rock foundation from which to stabilize the chaos of the unknown. While memory embraces cultural identity, growth embraces new connections - defining a platform of past and future. Roof farms and open circulation plans visualize the seasons. The cropped grass field opens between the three buildings on the complex. They face each other across a green field - conversing in rows of tall oaks and stone brick colonnades in a gradient of public to private space. Children race the setting sunlight down steps and a communal dinner is served. For these wanderers, this is the threshold of refuge. / Master of Architecture / Exported by violence, thousands of Rohingya refugees are adrift in temporality. In camps or on the run, there is detachment from place and corrosion of community and opportunity. Resettling in a new country, refugees face many challenges hand in hand with their new freedoms. In Alexandria, there is a site embedded into the slope of a remnant forest. It extends from the hill of the Northern Virginia Community College, a beacon of affordable education and equal opportunity. On this site, the newly resettled will find their footing and work towards new goals through rest in residence, spiritual healing in a prayer hall, and active learning in a Rohingyan cultural center. By carving a community, this designed establishment, a stronghold of Rohingya culture and identity can embed new stories and re-establish roots.

Não-lugares : condomínios horizontais fechados em Goiânia (1990-2006)

Este trabalho dedica-se ao estudo crítico dos condomínios horizontais fechados como manifestações de não-lugares na cidade de Goiânia, no período de 1990-2006. A abordagem é tributária do pensamento de autores que se dedicaram a compreender a cidade contemporânea, destacando-se as reflexões do antropólogo Marc Augé (1994). Essa nova forma de morar, em regiões metropolitanas, imprime no tecido urbano uma configuração morfológica, cujos sinais expressam-se em elementos arquitetônicos tais como: as portarias, os sistemas de segurança, os muros e os elementos paisagísticos, como os lagos e os bosques. Os condomínios horizontais fechados, paraísos de classe média e alta, são constituídos por paisagens bucólicas e pitorescas, que os associa aos resorts e parques temáticos. Orientam-se pelos princípios do New Urbanism, movimento de origem norte-americana, cujas influências localizam-se no século XIX, na concepção da cidade-jardim e do movimento city beautiful. / The dissertation describes a critical study of enclosed residential housing estates based on the idea of condominiums as non-places. The focus of this study was condominiums in the city of Goiânia, Brazil built during the period of 1990-2006. It discusses the hypotheses of authors who dedicated their work to understand the contemporary city. Particular attention is paid to the reflections of the distinguished anthropologist Marc Augé. This new form of living in metropolitan areas presents a new morphologic configuration in the urban space characterized by architectural elements such as: manned main gate, security systems, perimeter walls, areas of leisure and gardens/lakes. The closed condominium is a paradise for the middle and high classes which are widely regarded for their high standard of living but are also typified by the artificial existence such as that founded in holiday resorts and thematic parks. They follow the principles of the New Urbanism, a movement of North American origin and inspired on the 19th century, in the conception of the garden-city and the city beautiful movement.

城市化意味着城市的經濟結構、社會結構和空間結構變遷。隨着中國大陸城市化的推進,城市人口遷移、建成區面積增長,城市發展質量逐步提高,而同期內城市商品住宅價格亦呈現普遍而明顯的上漲趨勢。 過去雖有許多國內外文獻對全國城市商品住宅價格的影響因素進行了探討,但少有文獻從城市化的層面着眼進行研究;在部分集中討論城市化效應的文獻中,亦存在以省域代替城市作爲研究對象,以及採用橫截面數據進行實證研究,未能體現不同城市化和社會經濟發展階段之變動趨勢的缺憾。 有鑑於此,本文使用中國大陸2003年至2011年不同規模城市的相關追蹤資料,以“人口城市化”“土地城市化”和城市發展質量優化作爲城市化的主要體現,用從業人口、建設用地面積、房地產開發投資額等一系列指標作爲自變數構建追蹤資料固定效應模型,分析城市化對不同規模城市商品住宅價格的影響,探究中國大陸社會經濟重要發展來源的城市化能否繼續維持城市商品住宅市場的穩定。實證結果顯示,城市化發展對城市商品住宅價格上漲的貢獻明顯,而人口城市化的作用較之土地城市化更爲顯著;大城市和中小城市在城市化發展過程中商品住宅價格影響因素亦有所不同,城市發展中由政府主導的城市土地開發利用與基礎設施建設應集約化發展,土地城市化必須與人口城市化以及城市發展質量提升相互協調。 / Urbanization means changes of cities ‘economic structure, social structure and spatial structure. With the development of Chinese urbanization, the urban population and construction land area is growing, the urban development quality is improving gradually, in the same period city residential housing prices also presents common and obvious rising trend. In the past, although there were many domestic and external literature focusing on the influence factors of the national urban residential housing prices, but there were few literature based the study on the impact of urbanization; many of literatures in which the urbanization effect discussed, also taken provincial data as the research object instead of city , using cross-sectional data for empirical research, so failed to reflect changes in different stages of urbanization and social and economic development trend. In light of this, this article refer to mainland China from 2003 to 2011, 213 level panel data, related to "land urbanization" and "population urbanization" quality optimization as the main embodiment of urbanization, taking urban working population, construction land area, real estate investment and a series of indicators as independent variables to construct panel fixed effects model, in order to analyze the effect of urbanization on the urban residential property prices. We expect to explore whether if mainland China's urbanization, which is a source of important social and economic development of the nation, will continue to maintain the stability of the urban residential market. Empirical results indicates that the influence of urbanization on city residential housing price is evident, besides population urbanization plays a more important role than land urbanization. In the process of urbanization, the influential factors of residential housing price varying in metropolis and small cities, therefore development of urban land dominated by local government ought to realize intensification, and land urbanization should be coordinated with population urbanization and city development quality.

Multifunkční dům / Multifunctional building object

The master’s thesis solves the design and creation of project documentation for the construction of new multifunctional building on parcel 399/30 in the cadastral area Uherské Hradiště - Mařatice. This building plot is intended for construction and is owned by the town of Uherské Hradiště. The location is located in close proximity to the block of flats Pod Svahy. The enclosed building documentation is made in accordance with applicable laws, decrees and standards. Designed multifunctional house is a multipurpose building with one underground and five above ground floors. Basement areas serve as collective garages and backroom areas for residential units. The first floor has a commercial use with cafes, design offices, copy center and a hairdresser. Other above ground floors serve as permanent accommodation in the form of thirteen residential units. A reinforced concrete monolithic skeleton is designed as a support system. The roof is made in the form of a flat roof. The object is based on a base plate.

Srovnávací analýza nové zástavby v okolí města Brna / Comparative Analysis of New Developments Around the City of Brno

This master’s thesis deals with analysis of documents for the realization of the new buildings the wider area of Brno. It is divided into the theoretical part and the empirical part. The theoretical part describes defines and characterize different stages of implementation of building plots in the framework of utility lines and roads on agricultural land (greenfields), designated for residential housing. In the empirical part goals and methodology of the research project are mentioned and it is divided into two parts. The first part is devoted to case studies comparing and analyzing the costs and revenues of the developer selected localities of satellite towns. The second part is focused on the actual development of land prices. It points to items affecting profit or loss of the developer. In the last chapter the author of this thesis describes creating a preliminary calculation, which the developer can determine whether a satellite town of the selected project will be successful or not. In conclusion, the thesis points out important factors affecting the project success of the satellite town.
