Plan de negocio para la construcción del Condominio Residencial Mi Vivienda Verde en la zona oeste del distrito de Ate realizado por la empresa Constructora e Inmobiliaria Acrecer S.A.C. / Business plan for the construction of a multifamily housing proposed by the Peruvian goberment program Mi Vivienda Verde in the district of Ate

En el presente trabajo de investigación se realiza un Plan de Negocios para la construcción y comercialización de 35 departamentos que conforman un Edificio multifamiliar, distribuidos en (7) pisos, (1) semisótano, (1) azotea y áreas comunes. La obra se ejecutará en un terreno de 575.68 m2 ubicado en la Urbanización Recaudadores del distrito de Ate. El proyecto será construido bajo un concepto que incorpora criterios de sostenibilidad ambiental denominado Mivivienda Verde, el cual forma parte del programa Mi Vivienda y es impulsado por el Estado Peruano. Actualmente, existe en el mercado una tendencia creciente en el otorgamiento de créditos mediante los programas Mi Vivienda. Los beneficios que generan estos proyectos eco sostenibles como (i) ahorro de hasta el 30% en consumos mensuales de agua y luz, (ii) cuota mensual más baja ya que tiene una tasa preferencial que va desde un 6.99% y un bono que varía entre 3% y 4% del monto de financiamiento (iii) y promoción de la sostenibilidad de recursos en el tiempo, han generado un impulso de las viviendas eco sostenibles y gran expectativa en el sector inmobiliario. El avance ha sido notorio, la gran demanda de las personas por obtener estos beneficios ha impulsado el interés de las constructoras e inmobiliarias para desarrollar este tipo de proyectos y en respuesta a esta tendencia, la empresa constructora inmoboliaria Acrecer ha identificado esta oportunidad de mercado que le permitirá tener mayor velocidad en la venta de los departamentos que conforman el proyecto, generando mayor rentabilidad para la empresa. Para el desarrollo de esta idea de negocio y lograr la justificación del proyecto, así como la validación del mismo, se emplearon tres fuentes de recolección primaria; entrevistas a expertos (constructoras e inmobiliarias), técnica de sondeo dentro del area de influencia y sondeo en las Ferias inmobiliarias. El levantamiento de la información se aplica en un radio de acción cercano a la localización del proyecto, los alrededores de la Urbanización Recaudadores en el distrito de Ate, asimismo en la feria inmobiliaria ExpoUrbania 2019 llevada a cabo en el Centro Comercial Jockey Plaza en el distrito de Surco, los resultados obtenidos nos lleva a confirmar que nuestro proyecto no solo es deseable, es factible y rentable, dado que, obtenemos validez y se ratifica la viabilidad del proyecto mediante indicadores económicos descritos en los criterios del Valor Actual Neto y la Tasa Interna de Retorno, después de incorporar la tasa de descuento promedio ponderada de las fuentes de financiamiento, que incorpora los riesgos no sólo del proyecto sino también del sector construcción. Como conclusión, luego de determinar la viabilidad del proyecto inmobiliario, se confirma la existencia de un nicho de mercado en el sector construcción como alternativa de inversión. / In the present research work, a Business Plan is made to propose the construction and commercialization of 35 departments that make up a multifamily housing, distributed over 7 floors and social areas. The project will be built under a concept that incorporates environmental sustainability criteria named Mivivienda Verde promoted by the peruvian state in response to the deficit of housing in Lima Metropolitana and the environmental impact as a result of man's actions. The project will be executed on a 575.68 m2 plot located in the Recaudadores Urbanization of the district of Ate. Currently, there is a growing trend in the market in granting credits through the Fund Mivivienda, Techo propio and Mivivienda Verde programs. Mivivienda Verde Fund has shown an increasing demand and dynamism in the real estate sector with 45% of the bonds placed between banks and financiers only at the beginning of 2019. The benefits generated by these eco-sustainable projects such as (i) savings of up to 30% in monthly consumption of water and electricity, (ii) lower monthly payment for credit (iii) and promotion of sustainability criteria by the| proper use of resources over time is part of the dynamism of the sector since the end of 2018 and, in response to this trend, the company Acrecer SAC has identified this market opportunity and offers to its clients the construction of a project of 35 departments under this concept, with high quality finishes in its design and construction and a post-sale service to address your doubts or needs, which makes them the pioneers in the execution of a real estate project under the concept of sustainability in the Recaudadores Urbanization in the district of Ate. For the development of this business idea and achieve the justification of the project, as well as its validation, three sources of data collection were used, described in interviews with experts, surveys to the target public and construction and real estate companies through the sounding technique. The gathering of information is applied within a radius of action of the location of the project, the surroundings of the Recaudadores urbanization in the district of Ate, as well as the ExpoUrbania 2019 real estate fair held at the Jockey Plaza Shopping Center in the district of Surco. The results obtained lead us to confirm that our project is not only desirable, but also feasible and profitable, given that, We obtain validity and the viability of the project is ratified by means of economic indicators described in the Current Value criteria Net and the Internal Rate of Return, after incorporating the weighted average discount rate of the financing sources, which incorporates the risks not only of the project but also of the construction sector. Finally; as a final conclusion, after determining the viability of the real estate project, the existence of a niche market in the construction sector as an investment alternative is confirmed. / Tesis

Specifically, a diagnosis was made in these IFES and a Sustainable Purchasing Guide was developed. Regarding the methodology, this research was characterized by being qualitative, applied nature, exploratory, bibliographic, documentary, and based on multicaso study. The research's diagnosis was developed based on data obtained from the Purchasing Panel of the Federal Government and Management Reports on sustainable public procurement developed between the years 2012 to 2017 in the IFES of the Center West of Brazil. After that, it was proposed to use the sustainable public procurement guide, which includes environmental, social, economic and political criteria. Among the results obtained, the diagnosis showed that the degree of maturity in all the IFES is initial, since the sustainable purchases still cover few products, little budget, and thus the proposed Sustainable Procurement Guide proved to be appropriate for UFG. Sustainable public procurement should be used as a public policy instrument to promote sustainable development, as well as foster innovation and reduce costs. / Este estudo refere-se a uma pesquisa desenvolvida sobre o tema Compras Públicas Sustentáveis e sua aplicação nas Instituições Federais de Ensino Superior do Centro Oeste. Especificamente foi realizado um diagnóstico nestas IFES e desenvolvido um Guia de Compras Sustentáveis. Quanto à metodologia, esta pesquisa caracterizou-se por ser qualiquantitativa, natureza aplicada, caráter exploratório, bibliográfica, documental, e baseada em estudo multicaso. O diagnóstico da pesquisa desenvolveu-se a partir de dados obtidos do Painel de Compras do Governo Federal e de Relatórios de Gestão sobre as compras públicas sustentáveis desenvolvidas entre os anos de 2012 a 2017 nas IFES do Centro Oeste brasileiro. Após isso, propôs-se a utilização do guia de compras públicas sustentáveis, que inclui critérios ambientais, sociais, econômicos e políticos. Entre os resultados obtidos, o diagnóstico demonstrou que o grau de maturidade nas IFES é inicial, vez que as compras sustentáveis ainda abrangem poucos produtos e pouco orçamento e, assim, o Guia de compras sustentáveis proposto mostrou-se apropriado para UFG. As compras públicas sustentáveis podem ser utilizadas como um instrumento de política pública para promover o desenvolvimento sustentável, além de fomentar inovações, e diminuir custos.

The missing pillar: exploring social sustainability in product development

Companies are increasingly pressed to consider sustainability aspects when making decisions during product development. However, the methodological support for doing so is immature. The immaturity is particularly pronounced regarding the social dimension (or pillar) of sustainability and regarding strategic sustainability considerations. The overall aim of this thesis was to explore how the social dimension of sustainability and a strategic sustainability perspective could be better included in methodological support for product development. This was pursued in two ways.   Firstly, a two-staged review of the literature was conducted. Stage one focused on summarizing the state of the art of integration of social sustainability aspects in product development and stage two focused on critically analyzing and evaluating these efforts. The Framework for Strategic Sustainable Development was used to guide the analysis of the current integration efforts and the evaluation of their potential for supporting sustainable product development and strategic sustainable development in general. Secondly, a recently published principled definition of social sustainability was used to enhance two approaches for including sustainability considerations in product development. One of these approaches is focused on decision-making support at concept selection, based on assessment and comparison of sustainability implications of the considered product concepts. The other approach is focused on developing sustainability criteria and a related sustainability compliance index in support of concept development.   In the literature review, social life cycle assessment methods (Social LCA) were found to represent a large part of the current efforts, and several challenges with those methods were identified. From a decision support perspective, they were found to have weaknesses regarding applicability and robustness: results from the assessment, usually performed by scientists to evaluate a scientific question, may be too complex to interpret from a business standpoint; the impact perspective may be too narrow, missing important aspects of social sustainability; and generally they lack a strategic perspective. The use of a strategic sustainable development perspective in the approaches prototyped in this thesis is a way of tackling these challenges. The use of backcasting from visions framed by sustainability principles can: help organize and make sense of the general field of sustainability, highlighting where overlaps between objectives exist; provide the long term perspective needed for sustainability; allow for product developers to gain awareness of potential impacts of a product’s life cycle phases within existing knowledge, time and resource constraints; help build a roadmap in order to reduce a product’s contribution to unsustainability (including social unsustainability).   Future research will focus on further testing and development of the suggested approaches and specifically on further development of tactical design guidelines that provide support for the fulfilment of long-term sustainability criteria and clarify the connection between decisions taken during product development and a product’s sustainability profile.

Therefore, recently Brazilian legal instruments try to incorporate the environmental issue, since the obligation of the Public Power to defend and preserve the environment for present and future generations. One of these instruments was the amendment of art. 3º of Federal Law 8.666/93, which deals with public procurement, whose purpose was to promote "national promotion of sustainable development" via "sustainable" contracting. Given the premise that the existing legislation is known to public operators, this study aimed to evaluate the extent to which the sustainable criteria are being used in bidding notices of the Federal University of São Carlos (UFSCar) and the Federal University of ABC (UFABC), both located in the State of São Paulo. The notices were obtained through the Comprasnet system. As a result of the research, it was detected that the Normative Instruction n° 01/2010 directly influenced the biddings in both IFES, however, serving only as mention without, however, effective means of evaluating its compliance. This was probably because the criteria expressed in this standard are not measurable most of the time. It was also verified that, when present, the sustainability clause does not express criteria to verify the sustainability of the product or service. The study allowed to conclude that, in general, it is not effective application of the principle of sustainability in the contracting of both IFES, which shows the difficulty of the public manager in using, in practice, substantial normative mandates on sustainability in bidding documents. / Como o setor privado, o público é também fonte de degradação ambiental, não só por sua atuação direta como pelo incentivo via compras públicas. Por isso, recentemente os instrumentos jurídicos brasileiros tentam incorporar a questão ambiental, visto que a obrigatoriedade do Poder Público em defender e preservar o meio ambiente para as presentes e futuras gerações. Um desses instrumentos foi a alteração do art. 3º da Lei Federal 8.666/93, que trata de compras públicas, cujo intuito foi o de fomentar a “promoção nacional do desenvolvimento sustentável” via contratações "sustentáveis". Diante da premissa que a legislação existente é de conhecimento dos operadores públicos, objetivou-se com este estudo avaliar em que medida os critérios sustentáveis estão sendo utilizados nos editais de licitações da Universidade Federal de São Carlos (UFSCar) e da Universidade Federal do ABC (UFABC), ambas localizadas no Estado de São Paulo. Os editais foram obtidos pelo sistema Comprasnet. Como resultado da pesquisa detectou-se que a IN n°01/2010 influenciou diretamente as licitações em ambas as IFES, todavia, servindo apenas como menção sem, entretanto, meios efetivos de avaliação de seu cumprimento. Isso provavelmente se deu porque os critérios expressos nessa norma não são mensuráveis na maioria das vezes. Verificou-se ainda que, quando presente, a clausula de sustentabilidade não são expressos critérios para se verificar a sustentabilidade do produto ou serviço. O estudo permitiu concluir que, de forma geral, não é efetiva aplicação do princípio da sustentabilidade nas contratações de ambas as IFES, o que evidencia a dificuldade do gestor público em utilizar, na prática, mandamentos normativos substanciais sobre sustentabilidade nos editais de licitações.

Hydropower Potential for Energy Recovery in Wastewater Systems. Assessment Methodology and Practical Application

Tesis por compendio / [ES] Los Objetivos de Desarrollo Sostenible (ODS) plantean un llamamiento global para conseguir la sostenibilidad en aspectos esenciales de la vida humana. El actual consumo de energía para el tratamiento de aguas residuales es muy elevado, y las previsiones apuntan a un incremento de la demanda en la próxima década. En este contexto, resulta necesario aplicar la perspectiva de sostenibilidad, para conseguir de forma simultánea todos los ODS. Un desempeño energético más sostenible de las Estaciones Depuradoras de Aguas Residuales (EDAR) implica acciones en dos líneas, reducir el consumo, y generar energías renovables in situ. Para implantar medidas a corto plazo, es necesario explorar las posibilidades que pueden ofrecer las tecnologías ya maduras, y evaluar su potencial contribución a la descarbonización del sector. La generación de electricidad mediante maquinaria hidráulica aprovechando la energía potencial de los efluentes podría ser una de ellas. El principal objetivo de esta tesis doctoral consiste en desarrollar una metodología, dirigida a los agentes de gobernanza, para evaluar el potencial de generación de energía hidráulica en EDAR, considerando las tres dimensiones de sostenibilidad. De este modo, poder ilustrar las posibilidades de aplicación de esta tecnología, actualmente poco conocida para el sector, que podría contribuir a una gestión más sostenible de las aguas residuales. Las fases desarrolladas incluyeron: 1) Contextualización: Se revisó el estado del arte sobre las necesidades energéticas y las tecnologías para la generación de energía renovable en EDAR. Paralelamente sobre el estado de la tecnología para la recuperación de energía en redes de agua existentes mediante maquinaria hidráulica. Para completar este marco, la revisión se amplió con una búsqueda exhaustiva de casos de estudio reales de aplicación en EDAR. En esta fase se identificaron 49 casos de estudio y se analizó su desempeño energético. Los resultados de esta fase en general demostraron que existe una experiencia real en la aplicación práctica de esta tecnología que no se está utilizando para el desarrollo de todo su potencial en este sector. 2) Desarrollo de la metodología: Se analizaron las metodologías existentes para evaluación del potencial de esta tecnología, y el resultado se comparó con la información obtenida en la contextualización. Como resultado, durante esta tesis se ha desarrollado una metodología con una nueva perspectiva. En primer lugar, se introduce la necesidad de considerar el nivel al que se produce la toma de decisiones, para adaptar el alcance del estudio (un grupo de EDAR). A continuación, la metodología se desarrolla en dos etapas. En la etapa 1 (evaluación técnica) el potencial de generación de energía hidráulica se estima de forma individual para cada EDAR. En la etapa 2 (evaluación global) se propone un método de decisión multicriterio (MCDA) introduciendo criterios de sostenibilidad. La alineación de la metodología con su contexto de aplicación se considera una cuestión clave, de modo que el método propuesto se basa en las directrices del instrumento de gobernanza para aguas residuales en España (Plan DSEAR). 3) Aplicación práctica: Esta fase completa el estudio con la aplicación a un grupo de 186 EDAR de la Comunidad Valenciana (España), con la misma modalidad de financiación. Se estimó una generación de electricidad de 340,472 kWh/año, aunque como hallazgo se observó la posibilidad de que dicho potencial sea mayor. En la etapa 2 se mostró que, cuando los resultados de la etapa 1 se ponen en el contexto de sostenibilidad, se obtiene una nueva perspectiva. Esta investigación demuestra que, en el marco de los ODS, la recuperación de energía hidráulica del agua residual podría ser una opción más en la descarbonización de este sector. Tomando como base esta propuesta, agentes de gobernanza para la gestión de aguas residuales en otro contexto podrían desarrollar metodologías similares adaptadas a su propio entorno. / [CA] Els Objectius de Desenvolupament Sostenible (ODS) plantegen una crida global per a aconseguir la sostenibilitat en aspectes essencials de la vida humana. L'actual consum d'energia per al tractament d'aigües residuals és molt elevat, i les previsions apunten a un increment de la demanda en la dècada vinent. En este context, resulta necessari aplicar la perspectiva de sostenibilitat, per a aconseguir de manera simultània tots els ODS. Un acompliment energètic més sostenible de les Estacions Depuradores d'Aigües Residuals (EDAR) implica accions en dues línies, reduir el consum, i generar energies renovables in situ. Per a implantar mesures a curt termini, és necessari explorar les possibilitats que poden oferir les tecnologies ja madures, i avaluar la seua potencial contribució a la descarbonització del sector. La generació d'electricitat mitjançant maquinària hidràulica aprofitant l'energia potencial dels efluents podria ser una d'elles. El principal objectiu d'esta tesi doctoral consisteix a desenvolupar una metodologia, dirigida als agents de governança, per a avaluar el potencial de generació d'energia hidràulica en EDAR, considerant les tres dimensions de sostenibilitat. D'aquesta manera, poder il·lustrar les possibilitats d'aplicació d'esta tecnologia, actualment poc coneguda per al sector, que podria contribuir a una gestió més sostenible de les aigües residuals. Les fases desenvolupades van incloure: 1) Contextualització: Es va revisar l'estat de l'art sobre les necessitats energètiques i les tecnologies per a la generació d'energia renovable en EDAR. Paral·lelament sobre l'estat de la tecnologia per a la recuperació d'energia en xarxes d'aigua existents mitjançant maquinària hidràulica. Per a completar este marc, la revisió es va ampliar amb una cerca exhaustiva de casos d'estudi reals d'aplicació en EDAR. En esta fase es van identificar 49 casos d'estudi i es va analitzar el seu acompliment energètic. Els resultats d'esta fase en general van demostrar que existeix una experiència real en l'aplicació pràctica d'esta tecnologia que no s'està utilitzant per al desenvolupament de tot el seu potencial en este sector. 2) Desenvolupament de la metodologia: Es van analitzar les metodologies existents per a avaluació del potencial d'esta tecnologia, i el resultat es va comparar amb la informació obtinguda en la contextualització. En primer lloc, s'introdueix la necessitat de considerar el nivell al qual es produeix la presa de decisions, per a adaptar l'abast de l'estudi (un grup de EDAR). A continuació, la metodologia es desenvolupa en dues etapes. En l'etapa 1 (avaluació tècnica) el potencial de generació d'energia hidràulica s'estima de manera individual per a cada EDAR. En l'etapa 2 (avaluació global) es proposa un mètode de decisió multicriteri (MCDA) introduint criteris de sostenibilitat. L'alineació de la metodologia amb el seu context d'aplicació es considera una qüestió clau, de manera que el mètode proposat es basa en les directrius de l'instrument de governança per a aigües residuals a Espanya (Pla DSEAR). 3) Aplicació pràctica: Esta fase completa l'estudi amb l'aplicació a un grup de 186 EDAR de la Comunitat Valenciana, amb la mateixa modalitat de finançament. Prenent com a base esta proposta, agents de governança per a la gestió d'aigües residuals en un altre context podrien desenvolupar metodologies similars adaptades al seu propi entorn. / [EN] The Sustainable Development Goals establish a universal agenda to call for action and achieve sustainability in essential aspects of human life. Nowadays the energy demand for wastewater treatment is very high and it is expected to increase in the next decade. Therefore, the performance of this industry will have an effect on SDG 6, but also on SDG 7 and 13. In this context, it is necessary to apply the sustainability approach to wastewater systems to simultaneously achieve all these goals. More sustainable energy performance of wastewater treatment plants (WWTPs) implies two parallel steps: a reduction of energy consumption and the implementation of renewable energy technologies. To take action in the short term, existing mature technologies should be explored to evaluate their potential contribution to the decarbonization roadmaps in the wastewater industry. Hydropower might be one of these technologies. The main objective of this thesis is to develop a methodology, addressed to wastewater governance stakeholders, to assess the potential of hydropower application to WWTPs, regarding all three dimensions of sustainability. According to this, the final aim of this study is to illustrate the practical possibilities, usually unknown, that hydropower could offer to the wastewater sector in the pathway towards more sustainable systems. To achieve that aim, the steps in this research included: 1) Contextualization: The review of the state of the art was conducted in two lines. Firstly, about the energy needs for wastewater treatment and technologies for renewable energy generation. Secondly, about hydropower for energy recovery from existing networks. To complete the framework, this stage was extended with an exhaustive search and analysis of real case studies of hydropower applications to WWTPs. In this stage, 49 case studies were identified, and their energy data were extracted to obtain energy self-sufficiency indicators and analyze their renewable energy profiles. Furthermore, the technical data of their hydropower systems were examined. The overall results of this stage showed that there is an existing experience that is not being used to explore hydropower as an option for energy recovery in the wastewater sector. 2) Methodology development: In a preliminary step, existing methodologies for hydropower potential assessment were analyzed and compared with the framework obtained from the contextualization. As a result, a methodology with a broader approach was developed. First, it introduces the consideration of the decision-making level to select the scope of the study (a group of WWTPs). Then, the proposed methodology consists of two steps. In step 1 (technical assessment of hydropower potential) individual power output is estimated for each site. This step was validated with the data obtained during the contextualization. In step 2 (global assessment), after analyzing existing guidelines, a multi-criteria decision analysis (MCDA) method with sustainability criteria is defined. As the alignment with the context is a key issue introduced in this proposal, this method is based on the guidelines in the wastewater governance instrument in Spain (PDSEAR). 3) Practical application: This stage completes the research with the application of the proposed methodology to a case study, a group of 186 WWTPs in the region of Valencia (Spain), selected according to their management model. The generation was estimated at 340,472 kWh/year, but it was found that the potential could be higher. The results also showed that the perspective may be different, if the outcomes from step 1, are put into context in step 2, with the application of the MCDA method. This research demonstrates that, in a sustainability framework, hydropower might be an interesting option to consider for the decarbonization of wastewater systems.
