How companies in Umeå interpret, implement and communicate CSR : A comparative case study of four firms in Umeå and their approach to CSR

During recent years, company scandals and an intensified demand from the public that companies should take social responsibility have increased the importance for companies to work with corporate social responsibility (CSR). Medias extended coverage of firms’ behavior has further underlined this significance.  The purpose of this thesis is to investigate how companies in Umeå approach CSR. We have used three research questions in order to get an understanding of how companies in Umeå interpret CSR, implement CSR and communicate CSR  Our study has been conducted in the form of a comparative case study. We have done four interviews at four different companies, all conducting business in Umeå. We have performed face-to-face semi-structured interviews as our primary data collection method.  As a theoretical framework, we have used the stakeholder theory and the shareholder value theory, and also looked at theories of how companies can use CSR as a business strategy. Furthermore, CSR from a local perspective as well as how standards and regulations impact on CSR has been discussed from a theoretical viewpoint.  Our findings indicate that the companies we have studied can be considered good at implementing CSR measures. However, they do not interpret their work in this area as CSR; instead they use the term sustainability or they use no definition at all. There is a belief among the studied companies that it is important to take social responsibility, not just from a economic view point as a business strategy but also because it is seen as the right thing to do. The ways in which they implement CSR (or sustainability as the majority of them choose to call it) differs among the studied companies, reflecting the nature of their business. The communication of CSR work also differs: three out of four companies of our study are generally reluctant to promote their CSR work, even though their CSR commitments are great. One company though sees the promoting of their CSR work as a way to attract investors.  Our studied firms have generally acted in a social responsible way for a long time without really reflecting over it as being CSR. Conducting business in a small place like Umeå means you constantly interact with different stakeholders. In turn, this makes taking social responsibility a vital part of doing business in Umeå, which is one conclusion to be drawn from our thesis.

Läs- och skrivinlärning med hjälp av Umeå-modellen. För- och nackdelar

Syftet med vår studie var att ta reda på hur arbetet går till med Umeå-modellen som läs- och skrivinlärningsmodell samt vad olika lärare anser vara modellens för- och nackdelar.  För att ta reda på olika lärares åsikter om Umeå-modellen intervjuade vi åtta yrkesverksamma lärare varav fyra som arbetar med modellen, fyra som inte arbetar med den samt en läs- och skrivmentor. Vårt resultat visade att de som använder Umeå-modellen arbetar noggrant efter den och ser många fördelar med modellen. De som däremot inte använder Umeå-modellen har svårare att se fördelar med modellen och använder sig i stället av delar av olika ljudenliga läs- och skrivinlärningsmodeller. Nackdelar som framkom var att Umeå-modellen är för strikt, det krävs gedigen utbildning samt att det saknas läromedel.

Urban planning in Sweden goes back to a prolonged tradition, and even since the beginning of the 16th century there´s been general plans for urban planning for cities in Sweden. Nowadays every municipality has a directive from the government to establish or re-new the general master plan covering the whole municipality every 4th year. The aim of this paper is to illustrate and shed light on the extent for the planning document and guidelines, and how they change from every active period and in what extent the provisional planning reaches its visions regarding the outcome of the actual city growth. This study was completed by studying the position of every apartment building that’s been constructed for the chosen area over the years of 2000 - 2014 and draw comparisons between the current master plan main visions regarding constructions – and comparing the two separate visions to pin out the differences in the same subject. The result shows that there are some deviations from the plans but not as much as one would have thought in the city growth, and some deviations from the different planning documents. Some of the deviations was greater than others but overall the visions was about the same.

Utredning av påbyggnad för befintligt sjukhus tillhörande NUS / An investigation of an extension on the height to an existing hospital

VLL (Västerbottens läns landsting) genomför just nu en process där de ser över sina fastigheter på NUS (Norrlands Universitets Sjukhus) med fokus på dess framtida utveckling och behov. Ett steg i den processen är att undersöka sitt nuvarande fastighetsbestånd och se om det redan där finns utvecklingsmöjligheter innan det kan bli behov av att expandera området. Detta projekt ingår som en del i denna undersökning och innefattar en utredning av en eventuell påbyggnad av en byggnad med två parallella huskroppar 10A och 10B, som idag består av tre verksamma plan med en gemensam källare. Studien förutsätter att det är statiskt möjligt att bygga på de aktuella byggnadsdelarna. Därför är syftet med detta projekt främst att se om det är praktiskt möjligt att genomföra en påbyggnad med avseende på en intilliggande helikopterplatta, den pågående verksamheten och en fungerande APD-plan där fokus ligger på kranplacering. Samt att utforma en etappindelning med tillhörande produktionsmetod. Allt detta i syfte till att utveckla det nuvarande fastighetsbeståndet på NUS utan att i första hand behöva expandera till obebyggt markområde. Den metod som i huvudsak använts för att nå fram till projektmålet var att gå igenom en upprättad aktivitetslista och formulera specifika frågeställningar kring varje aktivitet. Därefter letades en anställd på VLL upp för att under enkla mötesformer ge svar på frågor alternativt hänvisa vidare till en annan person eller till material som var av betydelse. I andra situationer har information hämtats direkt från hemsidor. Efter varje del har en konklusion och en rekommendation gjorts för att välja en lösning så att nästa del i projektet kan baseras på tidigare val. Projektet har resulterat i att en påbyggnad av byggnaderna 10A/B visats varit möjlig att utföra mot de undersökta områdena. En påbyggnad med stomme av trä medför att 10A bör kunna utökas med fyra våningar och 10B med två våningar. Detta med en tillkommande extra bruttoarea på totalt 9 140 m2. / VLL (Västerbotten County Council) is currently going through a process where they review their real estate on NUS (Norrland University Hospital) with a focus on its future development and requirements. One step in this process is to examine existing real estate and analyze if development is possible before there can be necessary to expand the area. One part of this project is consequently to investigate a possible extension of a building with two parallel buildings 10A and 10B, which today consists of three operative levels with a common basement. This study assumes that it is statically possible to build on the current building components. Therefore, the aim of this project is mainly to see if it is practical to implement an extension with respect to an adjacent helipad, ongoing operatives and a functioning APD-plan where the focus lies on crane placement. And also to construct a stage classification and associated production method. All this in order to develop existing real estate on NUS without the primarily need to expand into undeveloped real estate. The method which is used to reach the project goal was to establish a task list and formulate specific questions about each activity. Then an employee of VLL answered questions in simple forms of meetings or referred to another person or to a material that was relevant. In other situations, information gathered directly from websites. After each part of the project a conclusion and recommendation has been made to choose a solution, so that the next part of the project can proceed based on previous elections. The project has resulted in an extension of the buildings 10A / B that have been possible to perform regarding the investigated areas. A framed structure of wood result that 10A should be expanded with four floors and 10B with two floors. This, with an additional extra gross floor area totaling 9,140 m2

Befolkningstillväxtens mosaik i Umeå kommun

The purpose of this thesis is to present and analyze population developments within Umeå municipality during the period 1992 to 2012. The study also aims to discuss growth trends presented in previous papers to seek common factors and get a deeper understanding. Data for 1992, 2002 and 2012 on a sub area level supplied by Umeå municipality was used. The study shows a continued positive development across almost all sub areas, but a differing growth rate from centre to periphery, and also a diversified medium age among the inhabitants. While the city center continues to have the highest growth of population during the studied years, a recent trend seems to point to a growing popularity to settle in the outskirts of the municipality, primarily near the coast. / Syftet med denna uppsats är att presentera och analysera befolkningsutvecklingen inom Umeå kommun för tidsperioden 1992 till 2012. Studien syftar även på att diskutera befolkningstrender presenterade i tidigare studier för att hitta gemensamma faktorer och få en djupare uppfattning. Undersökningen bygger på kvantitativ data för nyckelkodsområden under åren 1992, 2002 och 2012 som erhölls från Umeå kommun. Undersökningen visar en fortsatt positiv utveckling över nästan alla nyckelkodsområden i kommunen, men en skiftande trend i tillväxttakt mellan kommunens center och periferi, samt en diversifierad medelålder bland befolkningen. Medan Umeå stad har den fortsatt högsta tillväxten under de studerade åren verkar en ny trend peka mot en ökad efterfrågan att bosätta sig vid utkanten av kommunen, primärt i närheten av kusten.

Äldres erfarenhet av Umeå kommuns anhörigstöd.

Äldre som tar hand om sina närstående kan få avlastning genom anhörigstöd. Syftet med denna studie är att undersöka äldres erfarenhet av anhörigstöd i Umeå kommun. Detta har gjorts genom en kvalitativ undersökning med sex intervjuer. Äldre tar ett stort ansvar för sina närstående och deras röst måste höras. Analysen har utgått ifrån ålderism, livsloppsperspektivet, tillbakadragningsteorin och aktivitetsteorin. Resultatet visar på att intervjupersonerna till största delen är nöjda med anhörigstöd. Individualiteten och flexibiliteteten i anhörigstöd är viktigt eftersom situationer, behov och önskemål är olika. Äldre ser bemötandet som väsentligt, personlig lämplighet, kontinuitet, uppföljning och tillmötesgående personal uppskattas. Utveckling kan behövas gällande information, samarbete, stöttning och annat boende. Dessa komponenter är avgörande för att motverka utmattning hos äldre anhöriga.

Energieffektivisering av Åhlénshuset i Umeå : Utredning av åtgärder för ventilation, värme och kyla / Åhléns house in Umeå : Investigation of measures for ventilation, heating and cooling

Sweden is a country that has made some progress in developing energy efficient solutions. The problem in Sweden is that many houses and apartment buildings are old and have inefficient ventilation- and heating systems. This energy is lost when systems are inefficient, which then results in huge economic costs. Luckily, more and more people are becoming aware of this, which means that Sweden is on track to become even better within energy efficiency.Energy use for the housing- and service sector amounts to 166 TWh of total use at 616 TWh. Without distribution and conversion losses, these figures show that the housing- and service sector accounts for almost 40 % of the country's total energy consumption. As a part of this sector, there is in downtown Umeå a building complex named Thor that is contributing significantly to the energy consumption of the area. Thor is a building complex whose first phase of construction began in 1963 and has since then been built on over the years. The complex has several inefficient parts that waste energy and thus gives rise to substantial economic costs. In the Thor-building there are numerous venues in place with a large variety of stores. On the groundfloor there are some business premises. The rest of the houses consist of either offices- or apartment spaces. This gives rise to large air handling units and heating systems that must be able to deliver suffiecient power when required.This work is an investigation of the building complex Thor and its purpose is to find parts that are inefficient energy-wise and be able to provide suggestions for various improvements that would reduce costs and create profit with a short payback time.The investigated parts are the following: • Roof insulation • Exhaust fan to the loading bay • Supply and exhaust fans, "Tower" • Supply and exhaust fans, Kungsgatan 58 • Comfort Cooling • Heating coils • Main fuses The energy consumption for the different areas have been divided into two different parts, electricity- and heat consumption. Electricity consumption is roughly 500 MWh per year and the heat consumption is around 1020 MWh per year. This is only the consumption of the areas that have been investigated. After the energy efficient actions will be made, the heat use will instead decrease to 213 MWh, which is a considerable improvement. Electricity consumption after the actions will increase, but because of the economical electricity agreement Thor possesses, it will ultimately pay off. Straight pay off for heat exchangers in the "Tower" and the supply- and exhaust fans at Kungsgatan 58 is 2,09 year and 2,11 years respectively.This proves that large amounts of energy are lost to the surroundings, and that there is a big need of change.   A future project is to improve energy efficiency throughout the majority in large parts of Thor, so that one saves money rather than "blowing" it away. Riksbyggen was unsure if there were ventilation aggregates large enough to clear off the necessary volume flows at Kungsgatan 58. This report proved that they did in fact exist. The result of this report bodes well for future efforts to improve energy efficiency at Thor. This report can serve as a basis for future work. / Sverige är ett land som har kommit en bit i utvecklingen gällande energieffektiva lösningar. Problemet i Sverige är att många villor och flerbostadshus är gamla och har ineffektiva ventilation- och värmesystem. Denna energi går förlorad när systemen är ineffektiva vilket sedan resulterar i stora ekonomiska kostnader. Som tur är har fler och fler fått upp ögonen för detta vilket gör att Sverige är på god väg att bli ännu mer energieffektiva.   Energianvändningen för bostads- och servicedelen uppgår till 166 TWh av landets totala användning på 616 TWh. Dessa siffror visar att bostads- och servicedelen står för nästan 40 % av landets totala energianvändning. Inom denna faktor har ett område i Umeå stad ”dragit sitt strå i stacken” av användingen och detta område heter Thor. Thor är en bostadsrättsförening och började byggas 1963 och sedan byggts på under årens lopp. Området har flera ineffektiva delar som slösar energi och detta ger upphov till stora ekonomiska kostnader. De hus som finns på plats idag har olika typer av lokaler. På bottenvåningarna finns affärslokaler och resten av husen består av antingen kontorslokaler eller lägenheter. Detta ger upphov till stora ventilationsaggregat och värmesystem som ska klara att leverera rätt effekt när det behövs.   Detta arbete är en utredning av området för att hitta delar som är ineffektiva och för att sedan kunna ge förslag på olika förbättringar som skulle minska framförallt energi, kostnader och skapa vinst inom kort. De delar som har undersökts är: Takisolering Frånluftsfläkt till lastbrygga Till- och frånluftsfläktar, ”Tornet” Till- och frånluftsfläktar, Kungsgatan 58 Komfortkyla Värmeslingor Huvudsäkringar     Energiförbrukningen för de olika områdena har delats in i två olika delar, Elförbrukning och Värmeförbrukning. Elförbrukning hamnar på 529 MWh per år och värmeförbrukningen hamnar på 1020 MWh per år. Detta är då enbart för de områden som har utretts. Efter energieffektivisering av dessa så hamnar värmeanvändningen istället på 213 MWh vilket är betydligt mindre. Elförbrukningen kommer att höjas efter installation av aggregaten, men på grund av elpriserna som bostadsrättsföreningen har så kommer det löna sig relativt fort. Rak payofftid för värmeväxlare på ”Tornet” och till- och frånluftsfläktarna på Kungsgatan 58 ligger på vardera område på cirka 2 år. Detta är då ett bevis på att stora mängder energi går förlorad på detta område och därmed är det i stort behov av förändring   Ett framtida arbete är att energieffektivisera på stora delar av Thor så man sparar pengar och energi istället för att ”blåsa” bort dem. Riksbyggen var osäkra om det fanns aggregat som klarade flödena på Kungsgatan 58, vilket denna rapport bevisade. Resultaten från denna rapport bådar gott för framtida arbete för att energieffektivisera Thor. Denna rapport kan då ligga som grund till arbetet.

Storleken har betydelse : En kvantitativ studie av faktorer som styr bostadsrätters slutpris

Storleken har betydelse är en kvantitativ studie av bostadsrättsmarknaden i Umeå. Även om media uppmärksammar bostadsrättsmarknaden är forskning när det geografiska området är norra Sverige ytterst begränsat. Därför finns ett intresse av att utreda vilka faktorer som är prispåverkande för bostadsrätter även i andra städer än de som tidigare studerats. Faktorerna som uppsatsens inriktar sig på är bostadsrätters inre och fastighetsanknutna egenskaper. För att undersöka vilka faktorer som styr slutpriset på bostadsrätter består forskningsmetoden av två separata tvärsnittsdesigner.   Den första tvärsnittsdesignen har med hjälp av hedonisk prissättning, tidigare studier, multipel regressionsanalys och bostadsrättsannonser från hemsidan Hemnet utarbetat en modell som skattar slutpriset för bostadsrätter i Umeå. Data från 97 stycken bostadsrättsannonser mellan perioden 28 mars till 2 maj 2014 har använts. Modellen inkluderar sju stycken signifikanta variabler och uppnår en förklaringsgrad på 81,8 %.   Den andra tvärsnittsdesignen är en enkätundersökning av fastighetsmäklares uppfattning om de prispåverkande faktorernas relevans på slutpriset. Enkätstudien visar att alla 14 undersökta faktorer har relevans för slutpriset. Utifrån enkäten har vi konstaterat att fastighetsmäklarna anser spekulanter och budgivare har bristande förståelse för bostadsrättsföreningens ekonomi, men att fastighetsmäklarna anser sig agera aktivt för att förbättra spekulanternas förståelse.   Uppsatsens syften uppnås genom att en slutprismodell utarbetas för att identifiera faktorer som styr bostadsrätters slutpris. Modellen har verifierats mot bostadsrättsförsäljningar som skett efter undersökningsperioden genom en uppföljningsstudie, vilken visade goda resultat. För att kunna bidra med en mer helhetsmässig bild av bostadsrättsmarknaden i Umeå, jämförs de båda tvärsnittsdesignernas resultat för att djupare analysera vilka faktorer som styr bostadsrätters slutpris. Något enkätstudien signalerar är att det vore önskvärt att fler av de undersökta faktorerna inkluderades i slutprismodellen.   Slutprismodellen är lättanvänd och kan användas av säljare, köpare, mäklare eller andra intressenter för att skatta ett slutpris givet bostadsrättens inre och fastighetsanknutna egenskaper. Slutsatsen är att förutom geografiskt läge har storleken betydelse. Med storleken syftar vi till bostadsrättens bostadsyta och avgiften till bostadsrättsföreningen. Denna slutsats stämmer väl överens med tidigare studiers resultat och därmed kan vi konstatera att Umeå inte visar på några tydligt särskiljande drag gällande vilka faktorer som styr slutpriset på bostadsrätter. Studien kan bidra till att minska individuella kunskapsluckor som råder kring prisbildningen på bostadsrättsmarknaden. Därmed är den läsvärd både ur ett företagsperspektiv och ett konsumentperspektiv.

Renovering av miljonprogrammet till Umeå kommuns nybyggnadskrav för energianvändning / Renovating million homes program to Umeå municipality construction requirements for energy consumption

A lot of houses built during the Million Homes Programme are in need of major renovation. Today’s technology and materials are better than in the 60’s and 70’s. Both Swedish government and the European Union have set climate goals regarding energy consumption by 2020 and 2050. Achieving these goals would require better standards in buildings than the Building regulations demands, such as Umeå municipality’s construction requirements for new buildings. The report aims to investigate if a renovation of apartment buildings from the Million Homes Programme can reach Umeå municipality’s construction requirements. The goal is to create detail solutions which meet the energy demands. Three important components to reach the demands are U-values, thermal bridges and air tightness. Different constructions have been tested in these three areas by calculations with Isolerguiden Bygg 06, Isover Energi 3 and literature studies. The results of the calculations show that a lot of energy would be saved with a renovation of the building envelope, from 139 kWh/m2 to 42 kWh/m2. It’s possible to achieve sufficient U-values and reduce thermal bridges in all areas except the foundation. It should be possible to refurbish the foundation but it’s difficult to measure with the methods and tools available. With a major renovation it should be possible to make an old building as energy efficient and air tight as new constructions according to studies and experiments.
