TESIS PARA OPTAR AL GRADO DE MAGÍSTER EN ADMINISTRACIÓN / PTY Garden supone la creación de una empresa dedicada a ofrecer el servicio de jardinería en el distrito de La Chorrera, provincia de Panamá Oeste, distante a 39.1 Kms del centro de la ciudad de Panamá. Su actividad principal será el mantenimiento, diseño y ejecución de zonas verdes y jardines en áreas residenciales. El proyecto cuenta con varios elementos diferenciadores, como lo son la apuesta por las nuevas tecnologías e innovación a la hora de diseñar paisajes vinculados a la jardinería Feng-shui y al uso de técnicas para la conservación y mantenimiento de jardines. El servicio está orientado a hombres y mujeres mayores de 25 años, que estén interesados en el mantenimiento de los jardines de sus residencias, por lo que se estima un tamaño de mercado de USD$15,114,390.00 dólares al año. La elección de la provincia de Panamá Oeste responde a 3 motivos principales: por un lado, en los últimos años la provincia ha presentado un crecimiento demográfico significativo, siendo el punto de mayor producción residencial del país. Fenómeno que se ha dado debido a que el 70% de los proyectos residenciales son de interés preferencial, ya que la Ciudad de Panamá no es capaz de cubrir la gran demanda de viviendas que exige la población, por lo que recurren a áreas aledañas a la ciudad donde residir. Otro motivo es que Panamá Oeste es considerada la “Ciudad Dormitorio”, ya que la mayoría de los ciudadanos que residen en esta zona, trabajan en la ciudad en jornadas extendidas, por lo que no disponen de tiempo para realizar actividades como la jardinería. El último y uno de los más relevantes motivos es que en La Chorrera no existe una empresa que brinde el servicio de jardinería, más bien empresas de jardinera en la ciudad deben viajar hasta la provincia para prestar sus servicios. Su equipo gestor está representado por Milagros Macias, Lic. En Ingeniera Marítima, con conocimiento y experiencia en servicio al cliente y manejo de personal. Además cuenta con habilidades en el diseño de jardines utilizando los módulos de AutoCAD. El análisis financiero realizado muestra que el proyecto es factible y que requiere de una inversión inicial de USD$45,000 dólares. El VAN que arroja es de USD$106,227.36 dólares, la TIR de 76% garantiza la capacidad adquisitiva si la tasa de descuento subiera y el análisis de sensibilidad muestra que existe un 69% de probabilidades de éxito en su ejecución, convirtiéndolo en un proyecto que espera una buena rentabilidad.

Recovering the Sense and Essence of Place: The Eastern Practice of Feng Shui and its Role in Western Architecture

The aim of this thesis is to understand, identify and test the fundamental qualities of feng shui so as to examine its applicability and relevance in western architectural design practice. While the word “feng shui” has gained popularity and even acceptance in North America during the last number of decades, its principles are not well understood or integrated in contemporary western architectural practice. This stands in strong contrast to eastern cities such as Hong Kong where very few structures are built without consulting a feng shui expert. Indeed, feng shui has a long history of contributing to the shaping of Chinese culture, where it is a practice that has influenced the form and planning of Chinese cities, palaces, villages and cemeteries alike. Critical to the practice of feng shui is the understanding of its roots, which reach deep into traditional Chinese observations about nature that are at once profoundly spiritual and practical. These observations led to a belief in the existence of a silent dialogue between man and nature that lies beneath the surface of all things. This dialogue is believed to be carried along by the flow of qi, the Chinese name for energy that animates all forms of life. The optimizing of this energy in order to benefit humankind became a key factor in the widespread popularity of feng shui. Based on these underpinnings it is easy to understand both the allure and mystification surrounding feng shui in western culture. This thesis rests upon the belief that the eastern practice of feng shui offers a long standing alternative approach to the western worldview of architecture, as well as a vastly different way of looking at the relationship between people and the environments they inhabit.

Due to the culture revolution, inflation of economy and globalization, China has been suffering from mass unqualified products of architecture, loss of culture and traditions, also unaffordable real estate; causing the instability of the society, in which emptiness, anxiety, uncertainty of people are occupied. Burdons must be released. And culture need to be revitalized. By studying I-Ching and Taoism, the origins of Chinese civilization, finding the philosophy of Tao which can be carried into architecture, the equilibrium between culture and globalization is established. The nation-wide uniformed apartments built under the welfare oriented housing distribution system in the 1980’s, are now either torn down or hidden behind the high rises and forgotten. The ones which are survived from the development of real estate, could be reconstructed to be a nice and affordable community where social interaction is encouraged, virtue of individual is cultivated and culture is renovated. In the philosophy of Tao, when one side is compelling and overwhelming, the counterpart could be perked up by yielding and returning. Therefore, in the design of the reconstruction, deduction is the motion of Tao. Introducing light scoops into the building to created horizontal and vertical courtyard, sunlight, rainwater and wind is able to come into the building. people is able to perceive the nature inside where balance of artificial and the nature is built. Also the light scoop divides the spaces into layers so that people have a private space to think as well as a semi-public space where social interactions are forced to happen. The space of light scoop is functionally blank, though. It is spiritually abondant.

A Framework for Site Analysis with Emphasis on Feng Shui and Contemporary Environmental Design Principles

This research proposes a new site analysis methodology in the form of an integrated framework. The framework separates the site analysis process into different models, incorporates each model, and considers the interaction between them. The most important models are the environmental models (climate, geology, hydrology, topography, and vegetation models), social-cultural models, economic models, and infrastructure models. Each model also contains several important factors. The study identifies and organizes environmental factors within the framework that influence site analysis and design. Based on the applicability of feng shui principles and their interpretations into measurable factors, this research compares and incorporates feng shui and contemporary environmental design theories, and summarizes essential environmental factors. The emphasis on environmental factors from these models may lead to a better understanding of the relationships between humankind and the natural environment. The proposed framework is implemented into a computer simulation program, titled SiteOne, to demonstrate the concepts and ideas, with an emphasis on environmental factors. This research uses the town of Reston in Fairfax County, Virginia, as the study area because of the availability of information. SiteOne analyzes a range of alternatives and then derives solutions from the suggested site conditions in the form of GIS maps. There are various modules that make up the prototype system: namely an analysis module, a database module, and a result generation module. SiteOne helps professionals collect a wide range of information and select corresponding criteria in the early stages of design. It also provides visual analysis based on selected criteria and models. Therefore, it can act as an educational knowledge component for professionals as well as the general public. / Ph. D.

風水為中國民俗之一大特色,近年來更逐漸受到國人所重視,亦成為對不動產價格造成影響的因素之一。而方位更是風水因子中相當重要的一環,因此本研究以臺北市松山區之住宅大樓為研究對象,探討方位風水因子對於不動產價個的影響程度、不動產業者對於方位風水因子的減價加價態度及購屋者對於方位的選擇及喜好程度。以提供不動產相關業者及政府部門進行推案或估價時的調整,並作為一般民眾購屋時的參考。研究結果如下: 一、一般民眾認為好的方位為坐北朝南,方位的判定方式為房屋的座落窗或大片窗戶。 二、民眾於購買房屋或不動產專業人員於估計房屋價格時,面對好或不好方位的房屋時,認為其價格調整空間為一成以內 三、一般購屋者認為方位會影響其購屋意願及房屋的價格。而雖然購屋者認為好的方位可以提高房屋價格,且願意多花費一成以內的金額去購買方位好的房屋,但對於方位不好的房屋是否應有所降價卻感到遲疑,當面對方位不好的房屋價格下降時,大多數的購屋者仍表示不願意購買。 / Feng-Shui is the most special feature of China's culture. Recently, it’s become more and more important in our mind and it has become one of the effects to the real estate price level. Meaenwhile, direction-position is also the relative important factors to Feng-Shui. The real estate in Taipei Songshan distinct as my research target, we are trying to find out whether direction-position is the factor to effect real estate value. The house-solder attitude was raised or lowered the price toward the direction-Feng-Shui factor. The house-buyer has prefer to choose better direction-position. The house direction-position could be the market pricing information for transaction market and govement. Our research results are as follows: 1. People choice of good direction-Feng-Shui position is facing south/backing north, and the direction-housing is located in windows or large windows. 2. The direction-Feng-Shui position for house-buyer or real estate professionals has cut up its housing price range within ten percent. 3. People think the direction-Feng-Shui position will effect their willing to buy the house and housing prices. Although homebuyers think that a good position to increase housing prices, and willing to spend an amount of money to buy into a position within a good housing, However its not good for the position should be lower prices for housing. They are very hesitant when faced with bad directions and down the housing prices, meaenwhile, the most homeowners are still not willing to buy.

The main goal of this thesis is to explore how interior spaces in hotel designs can provide a less stressful environment and promote health and harmony by using Feng Shui Principles. It will first discuss the principles of Feng Shui and general hotel design, and then move on to demonstrate how the application of Feng Shui principles can be used to create a hotel environment that encourages health and harmony in its occupants. This project will demonstrate principles that not only can be applied to hotel space, but also can be practiced in any other interior space. This thesis, therefore, demonstrates new possibilities for how "care of the self" is delivered and received through design.
