MCDM problem-structuring framework and a real estate decision support model

The real estate selection process might be regarded as a typical Multi-Criteria Decision Making (MCDM) problem. With current literature concentrating predominantly on institutional investment decision making, additional effort should be directed towards studying inexperienced homebuyers who want to buy a property in which to live. In this context, authors have described the decision environment as a complex decision process with restricted access to property data, high financial burdens partially due to the illiquid nature of the investment, the unfamiliarity with the decision task and low transparency in information aggregation. Consequently, this situation could benefit from a more structured approach that assists homebuyers in their actions. In order to guide the decision making process and provide a suitable support mechanism, it is necessary to first structure the problem and extract the required information. A thorough literature review shows that little guidance is available for MCDM problem structuring. Consequently, this research first proposes an MCDM problem-structuring framework to decompose complex problems into smaller parts. Foremost, the application is intended for high-involvement consumer products and services. This framework is derived from MCDM and methodology literature, where the former provides the elements that need to be defined in any MCDM problem situation, and the latter suggests suitable data collection and analysis methods to obtain the information. As a result, the first contribution to existing literature is the introduction of an MCDM problem-structuring framework, which consists of a carefully designed sequential exploratory mixed method procedure. Next, following the proposed structure, the real estate selection problem in Majorca (Spain) is defined. Whilst providing the inherent problem elements and establishing a comprehensive list of evaluation criteria to assess luxury properties, the fieldwork also offers behavioural insights, contributing and supplementing existing real estate research. In particular, major misunderstandings and false assumptions during real estate agent and client interactions are observed, stressing the need to optimise communication and targeting strategies. On the basis of the relevant real estate evaluation criteria, a dataset of alternative houses is created and subsequently rated by prospective luxury-homebuyers. This provides the basis for the third research focus, the construction of a decision support model for real estate selection. In accordance to the problem features and model requirements, the Evidential Reasoning (ER) rule is identified to offer a powerful and transparent evidence aggregation process, with the potential to have a superior performance than other methods in addressing the selection decision. Due to the ER rule’s short history (2013), application studies in general are practically non-existing and unprecedented in the real estate domain. Therefore, the use of a modified ER model can provide the real estate literature with a prescriptive multi-criteria decision support mechanism, whilst simultaneously offering an application study for the MCDM community and other relevant decision analysis domains. In closing, modelling a real problem using the ER rule highlights the method’s advantages and might in turn increase awareness, leading to more applications.

The Synergies Between Data Envelopment Analysis and Multi-Criteria Decision Aid: Case of the PROMETHEE Method

For a little less than twenty years, researchers have worked on integrating Data Envelopment Analysis (DEA) and Multi-Criteria Decision Aid (MCDA). Several contributions have been done by integrating DEA with different MCDA methods to bring this field to what it is today. After studying the course of Multi-Criteria Data Envelopment Analysis (MCDEA) integration through numerous works, the future of such an attempt can be questionable. For this aim, the PROMETHEE method in MCDA has been integrated with DEA. To the best of our knowledge, this synergy has been done for the first time in this thesis.Two synergies have been conducted: Using PROMETHEE in DEA and vice versa. The first contribution applies PROMETHEE in DEA to develop a new weight restricted DEA model. This new model has two main characteristics: more discrimination power between efficient units and engaging a priori information of decision makers in DEA. The second contribution uses both DEA and PROMETHEE to propose a new ranking technique. DEA is employed to generate a pairwise comparison matrix to be used in PROMETHEE for the purpose of ranking alternatives. The last contribution uses DEA in PROMETHEE. It presents a new algorithm to propose weights in the context of the PROMETHEE II method based on DEA. Furthermore, these two methods can be used in parallel. Comparing the results obtained from DEA and PROMETHEE in evaluating the performance of units enriches the analysis of decision-making problem by confirming the robustness of answers. Model-driven aviation training family of systems architecture

The Ph.D. project has evolved from focusing on the technical problem of the integration and interoperability of an assemblage of complex systems and SoS within a flight training system to development of a workflow process using frameworks to aid the decision making process for the selection of optimal flight training blending mixes. The focus of the research involved developing a methodology to satisfy research project proposal requirements agreed upon with the industrial sponsor. This thesis investigates the complexity of a modern flight training systems and the need for understanding that it is supported by a complex Family of Systems (FoS) including Virtual Reality Training Environments such as flight simulators, to live training aircraft with various configurations of avionic controls. One of the key technical problems today is how best to develop and assemble a family of flight training system into an integrated Live/Synthetic mix for aircrew training to optimise organisation and training objectives. With the increased use of emulation/synthetic data on aircraft for live training, the synthetic boundary is becoming increasingly blurred. Systematic consideration of the most appropriate blend is needed. The methodology used in the research is model driven and the architecture produced is described at a level of abstraction to enable communication to all stakeholders for the means of understanding the structure involved in the system design process. Relational Oriented Systems Engineering and Technology Trade-Off Analysis (ROSETTA) frameworks are described using Model Based Systems Engineering (MBSE) techniques for supporting capability based trade-off decisions for selection of optimal flight training FoS mixes dependent on capability. The research proposes a methodology and associated methods including a high-level systematic closed loop information management structure for blended device/tool aircrew training and a modelling and analysis approach for the FoS aviation training problem to enhance the existing training programmes to provide a more efficient and agile training environment. The mathematical formalisms used provide a method of quantifying subjective opinions and judgements for trade studies to be accomplished on the suitability of technology for each student pilot in relation to training and organisational objectives. The methodology presented is by no means a final solution, but a path for further research to enable a greater understanding of the suitability of training tools/technology used to train individual pilots at various stages throughout the training pipeline lifecycle(s).

La presente investigación tiene el propósito de explicar si el liderazgo vertical y el liderazgo compartido coexisten en la empresa corporativa en la actualidad, puesto que, de acuerdo al contexto, puede predominar uno u otro liderazgo en el proceso de toma de decisiones. Para ello, se llevó a cabo un estudio cualitativo de treinta artículos científicos para analizar y diferenciar las posturas de los autores que han estudiado la evolución del liderazgo según el crecimiento de las organizaciones. El desarrollo de la investigación, principalmente comprende: la evolución y conceptualización de los liderazgos vertical y compartido; y el grado de su aplicación en las organizaciones según los enfoques mas relevantes. El tema del liderazgo compartido adquirió mayor importancia en los últimos veinte años, a raíz del cambio en las formas de conducción y gestión de las empresas. Tradicionalmente, el liderazgo vertical se define como un liderazgo jerárquico de arriba hacia abajo, donde el líder formal conduce al equipo. A diferencia de este, el liderazgo compartido surge entre los miembros del equipo, los cuales interiorizan la misión y visión de la organización y se apoyan para lograr el propósito común. Este liderazgo se consolida con la formación de organizaciones más horizontales. A partir de la investigación, se concluye que el uso del liderazgo vertical permite que el líder formal defina los objetivos de la organización y el diseño del equipo. Por su parte, el liderazgo compartido impulsa al equipo en el diseño de las estrategias, lo que le otorga una voz activa dentro de la toma de decisiones. Como una limitación a la presente investigación, no se ha explicado el desarrollo del liderazgo en las empresas de la región de Sudamérica, ya que, en la última década, están expandiéndose grupos empresariales locales hacia otros continentes. Así mismo, podría iniciarse estudios de otros tipos de liderazgo nacientes en esta región. La investigación tiene implicancias para las empresas actuales, puesto que va a contribuir en el conocimiento sobre los principales aspectos del liderazgo compartido y vertical. Asimismo, va a aportar en el análisis para la aplicación del tipo de liderazgo más conveniente de acuerdo al contexto y la futura implementación con el objeto de resultados sostenibles. / The present research aims to explain whether vertical leadership and shared leadership coexist in the corporate company today, since, according to the context, one or the other leadership may predominate in the decision-making process. To this end, a qualitative study of thirty scientific articles was carried out to analyze and differentiate the positions of the authors who have studied the evolution of leadership according to the growth of organizations. The development of the research mainly includes: the evolution and conceptualization of vertical and shared leadership; and the degree of its application in organizations according to the most relevant approaches. The issue of shared leadership has acquired greater importance in the last twenty years, as a result of the change in the ways of conducting and managing companies. Traditionally, vertical leadership is defined as top-down hierarchical leadership, where the formal leader leads the team. Unlike this, shared leadership arises among team members, who internalize the mission and vision of the organization and support each other to achieve the common purpose. This leadership is consolidated with the formation of more horizontal organizations. The research concludes that the use of vertical leadership allows the formal leader to define the goals of the organization and team design; and then shared leadership drives the team in the design of strategies by giving it an active voice in decision-making. As a limitation to this research, the development of leadership in companies in the South American region has not been explained, since in the last decade local business groups are expanding to other continents. Likewise, studies of other types of emerging leadership in this region could also be initiated. The research has implications for current companies, since it will contribute to the knowledge about the main aspects of shared and vertical leadership, as well as the analysis for the application of the most suitable type of leadership in its context and its future implementation with the object of sustainable results. / Trabajo de Suficiencia Profesional
