Abstract Purpose: This work presents Internet of Things or IoT in facility management; operation and maintenance. One of the many functions of IoT is making “smart” building components, which can communicate when they break and can be controlled from a distance. Today there are many articles on how you can use IoT in buildings but not as many on how you can use it in operation and maintenance of real estates. Therefore, the aim of this thesis is to investigate the possibilities of IoT in facility management; operation and maintenance work. This is investigated by the questions: (1) How can IoT be used in the facility management; operation andmaintenance work? (2) What are the savings in terms of workhours that can be made by using IoT in facility management; operation and maintenance work? (3) What is the attitude to IoT in the facility management industry? Method: The main strategy for this thesis is a case study in the facility section of the municipality in Jönköping. Approaches include interviews with IoT-consultants and employers at the facility section, document analysis of the workhours for different tasks of a operation technician and a literature study. Findings: The first question is answered by that IoT can be used for almost everything because of the huge amount of sensor types and that new ones are constantly in the making. You can also make unique IoT systems which contributes to the flexibility.The limits today are costs and finding value in the collected data. The second question is answered by that saving possibilities exists. Calculations are made based on attitudes from respondents and what they think are possible savings.This results in savings of about 13 000 workhours/year out of 30 000 workhours/year which equals 40 %. The third question is answered by that both employers at the facility section and IoT-consultants find IoT in facility management interesting. Of the different work-categories, it is interesting to mention that the most positive are the real estate managers and the maintenance engineers and the least positive are the operation technicians. Implications: Conclusions made are that the possibilities of IoT in facility management; operation and maintenance are many. In the future, a lot of savings of workhours can be made by using IoT. Since interest in IoT exists at the facility-section future studies should explore the costs of different IoT-systems. If the municipality of Jönköping chooses to implement IoT in their facilities they can become a role model for other facility managers. Limitations: The limitations in this work are the different costs of IoT-products and how the IoT-systems are built. The work tasks investigated include only supervision-tasks. / Sammanfattning Syfte: Detta arbete behandlar Internet of Things eller IoT inom drift och underhåll i förvaltningsskedet. IoT handlar bl.a. om “smarta” byggnadskomponenter som kan meddela när de går sönder samt att man kan styra dessa på avstånd. Det finns många tidigare undersökningar kring hur man kan använda IoT i byggnader men inte särskilt många undersökningar på hur detta kan användas inom just drift och underhållsarbetet med fastigheter. Därför är målet med detta arbete att utreda möjligheterna till användning av Internet of Things inom drift och underhåll i förvaltningsskedet. Som i sin tur bryts ner i frågeställningarna: (1) Vilka användningsområden finns det för Internet of Things inom fastighetsförvaltning, avseende drift och underhåll? (2) Vilka besparingar i form av arbetstid skulle man kunna åstadkomma genom att tillämpa Internet of Things inom fastighetsförvaltning, avseende drift och underhåll? (3) Hur ser inställningen ut för tillämpning av Internet of Things i förvaltningsbranschen? Metod: Huvudstrategin för detta arbete är en Fallstudie på Fastighetsavdelningen, Jönköpings kommun. Tillvägagångssättet består av intervjuer med IoT-konsulter och med anställda på fastighetsavdelningen, dokumentanalys av enhetstider för olika arbetsuppgifter för drifttekniker i Jönköpings kommun samt litteraturstudie. Resultat: Den första frågeställningen besvaras att det mesta är möjligt med IoT då det finns en enorm mängd olika sensorer och det produceras ständigt nya sensortyper. Man kan även skräddarsy IoT-lösningar vilket bidrar till flexibiliteten i systemen. Det som sätter gränser för IoT i dagsläget är ekonomin samt att hitta värde i insamlade data. Frågeställning två visar att besparingsmöjligheter finns. Beräkningar är baserade på attityder hos respondenterna och vad de anser är rimliga besparingspotential. Detta resulterar i en besparing på ca 13 000 arbetstimmar/år av 30 000 arbetstimmar/år vilket är lika med 40 %. Den tredje frågeställningen ger resultatet att inställningen för att implementera IoT till arbetsuppgifter är överlag positiv hos både anställda på fastighetsavdelningen och IoT-konsulter. Av de olika yrkeskategorierna är det intressant att nämna att störst intresse ligger hos förvaltare och underhållsingenjörer och minst hos drifttekniker. Konsekvenser: Slutsatser dras att IoT kan effektivisera arbetet med drift och underhåll i förvaltningsskedet. Man kan komma att spara in mycket arbetstid genom att använda IoT. Eftersom intresse finns hos avdelningen borde man undersöka vidare vilka kostnader systemet kan komma att kosta om man skulle börja utrusta fastigheterna med sensorer etc. Vid en eventuell implementering kan Jönköpings kommun bli en förebild för andra förvaltare och hamna i framkant i teknikutvecklingen. Begränsningar: Avgränsningarna i detta arbete är kostnader för IoT-produkter och hur systemen i detalj är uppbyggda. De arbetsuppgifter som undersöks i detta arbete är tillsynsuppgifter.

L’optimisation de la maintenance industrielle revêt différents aspects suivant les objectifs fixés par l’exploitant industriel. L’objectif le plus courant est la réduction des arrêts et des pannes. Le but est d’assurer une disponibilité élevée de l’équipement. Nous allons plus loin en nous posant la question de l’efficience des coûts de maintenance et de la rentabilité. La réponse donnée ici à cette question provient des résultats d’une fonction de coût associée à une plateforme de simulation basée sur les systèmes multiagents. Le choix du paradigme Agent est motivé par l’utilisation des SMA à d’autres fins de simulation et qu’ils garantissent une forme de souplesse quant à l’évolution du contexte métier. La thèse porte sur un modèle de systèmes multiagents destiné à améliorer la gestion des parcs éoliens à travers la définition d'un ensemble de critères financiers propres à l’exploitant éolien. / Optimization & maintenance in the Industrial sector covers different aspects according to the objectives set by the industrial operator. Their common goal is to reduce downtime and failures. For the windfarm operators the goal is to ensure the wind farms high availibility. We went one step further by asking the question of the efficiency of maintenance costs and the profitability. The answer to this question comes from the results of a cost function associated to a simulation model based on multiagents systems. The choice of the multiagent paradigm is motivated by the use of MAS for other simulation purposes and the fact that they guarantee a kind of flexibility regarding the evolution in a moving business context. This Phd thesis focuses on a multi-agent systems model designed to improve the management of wind farms through the definition of a set of financial criteria specific to the wind farm operators.

Syfte: En fasad måste vara robust för att fylla sin funktion och materialet måste kunna stå emot angrepp utifrån, biologiska, kemiska och fysikaliska faktorer. Trä och tegel är eftertraktade som fasadmaterial för dagens nybyggda bostadshus. Eftersom olika material reagerar olika på angrepp är det viktigt att det finns skillnader i underhållsstrategier beroende på vilket fasadmaterial som används. Underhållsarbetet är en faktor som påverkar beslutet på fasadmaterial. Undersökningen ger ett underlag inför valet mellan materialen genom att utveckla underhållsstrategier för respektive material. Metod: För att uppnå målet med arbetet har tre metoder använts för att samla in empiri Dessa är litteraturstudie, intervjuer och dokumentanalys. I litteraturstudien samlades information från olika källor på internet in. Dessa källor hjälpte till att bygga ett teoretiskt ramverk om fastighetsförvaltning och underhållsstrategier. Dokumenten och intervjuerna gav praktisk kunskap om förhållningssätt till underhåll. Metoderna var lämpliga eftersom de tillsammans gav teoretisk såväl som praktisk kunskap kring material och underhåll. Den insamlade empirin analyserades och jämfördes för att kunna besvara frågeställningarna och uppnå målet. Resultat: Idag finns olika underhållsstrategier på trä- och tegelfasader. Den generella åsikten är att trä kräver fler underhållsåtgärder än tegel. Det har dock visat sig att det även förekommer problem med till exempel frostsprängning i större omfattning än vad som tidigare antagits. Underhållsplaner upprättas ofta efter grundlig undersökning av en byggnads egenskaper och kartläggning av dess underhållsbehov. Dessa planer används inte regelbundet hos förvaltningsföretag men det finns en önskan bland vissa förvaltare att ha en mer strukturell underhållsplanering i framtiden. Kategorisering av skador och tillkommande underhållsåtgärder kan användas vid upprättande av underhållsplaner. Ett sådant system är Monument Damage Diagnosis System, förkortat MDDS. Underhållsplaner kan också utformas som stegvisa processer som kan användas tillsammans med databaser över fasadens egenskaper och nödvändiga underhållsåtgärder. Konsekvenser: Denna rapport kommer att ge aktörer inom byggbranschen kunskap och olika strategier vid fasadunderhåll. Konsekvenserna blir att: Företag inom byggbranschen upprättar underhållsplaner mer i framtiden. Det upprättas strukturerade bedömningar om risker kopplade till material, byggnadsdel och yttre påverkan. För- och nackdelarna med trä- och tegelfasader uppmärksammas i högre grad än idag. Många riskfaktorer för tegel såsom frostsprängning har tidigare inte beaktats tillräckligt. Det rekommenderas att byggföretag tar till sig den forskning som finns av underhåll av trä- respektive tegelfasader. Eftersom trä är billigare än tegel i byggskedet men dyrare vid underhåll behöver dessa företag göra fler undersökningar om båda materials för- och nackdelar ur ekonomisk synpunkt. Byggföretag behöver om förutsättningarna finns även upprätta underhållsplaner eftersom dessa planer leder till att fel upptäcks tidigare och därmed minskar kostnaderna på lång sikt. Begränsningar: Resultatet är enbart tillämpbart på fasader av trä och fasader av tegel. Vidare kan resultatet bara tillämpas på bostadshus eftersom inga andra byggnadstyper har undersökts. Underhållsstrategin som utvecklats i rapporten kan i grunden användas i alla typer av klimat dock måste alltid lokala klimatförhållanden beaktas när strategin appliceras i praktiken. Att upprätta en underhållsplan kräver även en god ekonomi därför är det inte säkert att rapportens underhållsstrategi alltid kan upprättas i verkligheten om det finns ekonomiska hinder. Litteraturstudien har studerat underhållsstrategier på global nivå medan dokumentanalysen och intervjuerna har fokuserat på de lokala förhållandena i Sverige. / Purpose: A façade must be robust to be able to fulfil its role and the material must be able to withstand exterior threats. These threats could be biological, chemical, or physical. Wood and brick are popular as façade materials when it comes to the newly constructed residential buildings of today. Since different materials react different on threats it is vital that there are separate maintenance strategies depending on the choice of façade material. The examination gives the choice between the materials a basis by developing maintenance strategies for respective material Method: To achieve the goal of the project, three methods have been used to collect empirical data. These methods are literature study, interviews, and document analysis. In the literature study, information from different sources on the internet were collected. The sources helped building a theoretical about property management and maintenance management. The document and interviews provided practical knowledge about maintenance approaches. The methods were suitable since together they provided both theoretical and practical knowledge about materials and maintenance. The collected data was analysed and compared to answer the questions and achieve the projects goal. Findings: Today there are different maintenance strategies for wood and brick facades. The general opinion is that wooden facades require more maintenance than brick facades. Although brick facades have had more problems with for example frost shattering than what was assumed before. Maintenance plans are often established after thorough investigation of a building’s properties and mapping of its maintenance needs. These plans aren’t used regularly among property managers but there’s a wish among some of them to have more structural maintenance planning in the future. Categorization of damages and additional maintenance activities can be used when establishing maintenance plans. One such system is Monument Damage Diagnosis System, abbreviated MDDS. Maintenance plans could also be formulated as step-by-step processes that could be used together with databases of a façade's properties and necessary maintenance actions. Implications: This study will give actors in the construction industry better knowledge about different strategies for façade maintenance. The consequences will be: That companies in the construction industry establish maintenance plans more in the future. That structural evaluations of risks depending on material, building component and external influence are established That strengths and weaknesses with wooden facades and brick facades are paid attention to more in the future. Many risk factors affecting brick facades has not been sufficiently acknowledged before. It is recommended that construction companies take note of current research on maintenance of wooden and brick facades. Since wood is cheaper to build with but more expensive to maintain than brick companies need to do more studies about these materials strengths and weaknesses. Construction companies also need to establish and follow maintenance plans if the conditions are right since that would lead to damages being discovered earlier and therefore decreases costs in a long term. Limitations: The result is only applicable on wooden and brick facades. Furthermore, the result can only be applied on residential houses since no other type of building has been examined. The maintenance strategy that has been developed in the report is in can be used in all climates, but local climate circumstances must always be considered then the strategy is applied in practice. Establishing a maintenance plan requires a good economy therefore it is not certain that the report’s maintenance strategy will always be possible to establish in reality if there are economical limits. The literature study has examined maintenance strategies on a global scale while the document analysis and the interviews has focused on the local circumstances in Sweden.

Impact of Wind Farm Control Technologies on Wind Turbine ReliabilityWalgern, Julia January 2019 (has links)
Cost efficient operation and maintenance strategies are crucial for reducing cost of wind energy. Since the regime change from feed-in tariffs to an auction-based bidding system for capacity in most European wind projects, levelized cost of energy is challenged constantly. Therefore, new technologies such as new controllers are developed to improve operation and to increase profit. Previous research studies demonstrated the advantage of increased power output of wake redirection control. However, understanding and quantifying the impact of wind farm control technologies on operation and maintenance strategies is inevitable to evaluate the economic feasibility of such new technologies. Thus, an event-based O&M simulation tool has been developed. Besides general modules, such as the wind turbine model, the weather forecasting model and a model for simulating corrective and planned maintenance, the developed tool also takes wake effects into account. This allows considering different power productions for each individual turbine and a failure rate distribution within the wind farm which is based on altering loads on the different components. Both aspects are driven by changes in operation when applying a new controller technology. Exemplarily, the economic feasibility of a closed-loop active wake steering control has been analysed. Main achievements of this study are the possibility to quantify the impact of the active wake steering control on O&M related KPIs. Results show that additional loads caused by applying yaw-misalignment and redirecting wake, lead to an increase in OPEX. However, the achieved energy production gain and thus related additional revenue exceeds additional cost in the case study. Nonetheless, the study reveals that the profitability of the controller is highly dependent on the electricity price which can be acquired during the wind farm’s lifetime.

Ao longo dos últimos 20 anos, o modelo de concessão de serviço público no Brasil, tem evoluído consideravelmente, com destaque para o setor elétrico, e especialmente o segmento de transmissão de energia elétrica. O arcabouço normativo vigente tem buscado garantir a prestação adequada do serviço mediante a avaliação de desempenho do serviço prestado, por empresas públicas ou privadas, numa visão da qualidade do produto e da continuidade ou disponibilidade do serviço para o usuário. Concomitantemente, surgiu e desenvolveu-se rápida e globalmente, o conceito de sustentabilidade, no qual o desenvolvimento sustentável deve satisfazer as necessidades da geração atual, sem que se comprometam as necessidades das gerações futuras (World Comission on Environment and Development WCED), compreendendo essencialmente as três dimensões econômica, social e ambiental (conceito de Triple Bottom Line 3BL), permitindo a captura do impacto das atividades das empresas e organizações por meio de indicadores definidos para cada uma das três dimensões. Ainda, nesse contexto, desenvolveu-se as novas técnicas de planejamento estratégico e de gestão de desempenho, baseados em indicadores, com destaque para a Teoria das Partes Interessadas (Stakeholders). Adicionalmente, os diversos métodos de avaliação econômica e de demonstração contábil das empresas também realizaram um movimento de convergência internacional, principalmente, para aplicação de análise de risco e de avaliação do valor adicionado, com uso do fluxo de caixa dos benefícios esperados, incluído o período da perpetuidade ou valor residual/terminal; e de padrões contábeis internacionais (a IFRIC 12), que altera a estrutura de composição do ativo, uma vez que a norma não permite o reconhecimento da infraestrutura relacionada à concessão no ativo imobilizado das concessionárias, prática atualmente comum no Brasil. Nesse contexto, o presente trabalho propõe a formulação de um novo indicador para a prestação do serviço público de transmissão de energia elétrica, a partir das informações sistematizadas nos Procedimentos de Rede do Operador Nacional do Sistema Elétrico (ONS) referentes aos diversos indicadores de desempenho apurados para a operação e manutenção da transmissão de energia elétrica, visando facilitar o acompanhamento da gestão dos ativos físicos, quanto aos requisitos contratuais de atualidade e conservação do serviço adequado, mediante a avaliação da perda ou ganho na expectativa de vida útil dos componentes ou das funções de transmissão, a partir de uma idade determinada, ou seja, indicador de longevidade dos ativos físicos da concessão de transmissão de energia elétrica. Além disso, este mesmo indicador de longevidade pode ser usado na avaliação do valor de perpetuidade (estimativa do valor terminal) de empresas, quer pelo método tradicional de projeção dos fluxos de caixa descontado da perpetuidade ou pela simples abordagem comparativa da expectativa de vida útil ao final do período de concessão dos prestadores do serviço público. / Over the past 20 years, the model of public service concessions in Brazil, has evolved considerably, especially in the electricity sector, and the transmission segment of electricity. Concomitantly, emerged and developed rapidly and globally, the concept of sustainability, in which \"sustainable development should meet the needs of present generation without compromising the needs of future generations\" (World Commission on Environment and Development - WCED) comprising essentially three economic, social and environmental (concept of Triple Bottom Line - 3BL), allowing you to capture the impact of corporate activities and organizations by means of indicators defined for each of the three dimensions. Still, in this context, new techniques of strategic planning and performance management were developed, based on indicators, notably the Theory of Stakeholders. Additionally, the various methods of economic evaluation and financial statement of companies have also made a movement of international convergence, especially for application of risk analysis and assessment of value added, using the cash flow of the expected benefits, including the period perpetuity or the residual value or terminal value, and international accounting standards (IFRIC 12), which alters the structure of asset composition, since the standard does not permit the recognition of infrastructure related to the granting of fixed assets in utilities, currently common practice in Brazil. In this context, this paper proposes the formulation of a new indicator for the provision of public electric power transmission, from the systematic information in the Grid Procedures of the Operador Nacional do Sistema Elétrico (ONS) for the different performance indicators established for the operation and maintenance of electric power transmission, to facilitate monitoring of the management of physical assets, the contractual requirements of current conservation and appropriate service, by assessing the loss or gain in life expectancy of the components or the functions transmission, from a certain age, ie, an indicator of longevity of the physical assets of the granting of electric power transmission. Furthermore, this same indicator of longevity can be used in assessing the value of perpetuity (estimated terminal value) of companies or by the traditional method of projection of cash flows discounted perpetuity or for the simple approach of comparative life expectancy of the end of the concession of public service providers.

Previous issue date: 2017-05-22 / Apresenta uma proposta de classificação dos documentos de operação e manutenção de aeronaves da Força Aérea Brasileira, com base nos princípios da classificação facetada. Tem como objetivo analisar as publicações técnicas da FAB, em seus elementos descritivos e temáticos, a fim de obter elementos para subsidiar uma classificação facetada e aplicar os princípios da classificação facetadas, a fim de definir as categorias classificatórias e facetas, visando melhorias na recuperação da informação frente aos usuários. A classificação das publicações técnicas da FAB necessita de tratamento especializado para organização do acervo e recuperação do conteúdo intelectual. Este estudo discorre sobre a Teoria das Classificações, em especial a Classificação Facetada, e sobre as características de Sistemas de Organização do Conhecimento e Sistemas de Recuperação da Informação. Trata-se de uma pesquisa de caráter exploratório, e de análise documental, realizado em duas fases sendo a primeira de análise das publicações técnicas e a segunda de análise dos princípios da classificação facetada. Apresenta como principais resultados a identificação das características e peculiaridades das publicações técnicas da operação e manutenção de aeronaves da FAB e a definição dos termos, a categorização das facetas e agrupamento dos termos dentro de cada faceta na composição da classificação proposta para a organização e representação dos documentos nas bibliotecas da FAB. Conclui sobre a viabilidade de uso dos princípios fundamentais da Teoria da Classificação Facetada para organização e representação dos documentos do acervo de operação e manutenção de aeronaves da Força Aérea Brasileira. / This work presents a proposal for classification of Brazilian Air Force (FAB- acronym in Portuguese) aircraft operation and maintenance documents, based on the principles of faceted classification. It aims to analyze technical publications of the FAB, in its descriptive and thematic components, in order to obtain elements to subsidize a faceted classification and to apply the principles of the faceted classification, to define the classificatory categories and facets, seeking for improvements in the Information retrieval to users. A classification of FAB technical publications requires specialized treatment for the organization of the collection and the retrieval of intellectual content. This study describes the Classification Theory, especially the Facet Classification, and about characteristics of Knowledge Organization Systems and Information Retrieval Systems. This is an exploratory research, a documentary analysis, carried out in two phases, being the first an analysis of the technical publications and the second an analysis of principles of the faceted classification. It presents as main results the identification of the characteristics and peculiarities of the technical publications of the operation and maintenance of FAB aircraft and the definition of terms, the categorization of the facets and grouping of the terms within each facet in the composition of the classification proposed for organization and representation of the documents In the FAB libraries. The conclusion on the feasibility of using the fundamental principles of the Facet Classification Theory for the organization and representation of the documents of operation and maintenance of the Brazilian Air Force aircraft.
