Historically-Informed Development in the Civic Center South Area of Downtown Los Angeles

The site of today’s Civic Center in Downtown Los Angeles evolved gradually over the course of over 150 years before being dramatically transformed in the early to mid 20th century. Understanding how this area evolved and was redeveloped can help guide efforts to restore physical and historical continuity throughout the area. Specifically, this historical understanding can assist in identifying key opportunity sites within the area, such as Civic Center South, and in setting urban design goals for new development. Research for this thesis included an analysis of the area’s historic development and a review of its current conditions. The historical analysis examined how the study area initially developed and how it was subsequently transformed through redevelopment. The review of current conditions examined recent and proposed development in and around the Civic Center South site and recent policies and regulations that are guiding new development within Downtown Los Angeles. This study ultimately provides an overview of the historic development context of the north end of Downtown Los Angeles as well as a review of the developments and regulations influencing development within that area today.

В третей главе разработан практический алгоритм управления развитием объекта нежилой недвижимости на примере административно-бытового комплекса в г. Среднеуральск. В заключении сформированы основные выводы. Магистерская диссертация содержит 120 страниц печатного текста, в диссертации представлены 43 рисунка, 43 таблицы и 1 приложение, список использованных источников включает 61 наименование. / Structure of master's thesis includes introduction, three chapters, conclusion, list of used sources and applications. In the first Chapter the theoretical foundations of foreign and domestic experience of management of development of object of real estate. In the second Chapter investigated the methodological framework and control algorithm development of the object real estate. In the third Chapter, developed a practical control algorithm development of object of real estate on the example of the administrative-household complex in the city of Sredneuralsk. In the conclusion the basic conclusions. Master thesis contains 120 pages of printed text, in the thesis presented 43 figures, 43 tables and 1 Appendix, list of sources used includes 61 name.

The master thesis consists of introduction, three chapters, conclusion, list of references and applications. The first chapter discusses examples of redevelopment in the world and in Yekaterinburg, examines federal and regional programs for financing sports and sports facilities in Russia. In the second chapter, a marketing analysis of the redevelopment project is carried out. We consider the sports and hotel components of the project, how they interact and complement each other. The third chapter calculates the financial performance of the project. They are counting on investments in the redevelopment of the Yuzhny stadium, it is planned to use the stadium and potential revenue. The proposal on the ratio of investments of private investors and the state is given. A model of public-private partnership is being formed for the implementation of the project described. / Магистерская диссертация состоит из введения, трех глав, заключения, списка литературы и приложения. В первой главе рассматриваются примеры редевелопмента в мире и в Екатеринбурге, изучаются федеральные и региональные программы финансирования спорта и спортивных объектов в России. Во второй главе проводится маркетинговый анализ проекта редевелопмента. Рассматривается спортивная и гостиничная составляющие проекта, как они взаимодействуют и дополняют друг друга. В третьей главе производится расчет финансовых показателей проекта. Рассчитывают вложения в проведение редевелопмента стадиона «Южный», планируется использование стадиона и потенциальная выручка. Дается предложение по соотношению вложений частного инвестора и государства. Формируется модель государственно-частного партнерства для реализации описываемого проекта.
