I början av 2014 infördes ett nytt regelverk för hur företag och ekonomiska föreningar ska avsluta sina räkenskapsår. Inte förrän media började rapportera om problemet tidigare i år har diskussionen satts igång och flera organisationer har gjort uttalande och förenklingar. De har visat sig vara svåra att tolka och implementera och för en del bostadsrättsföreningar kan tillämpningen vara ödesdiger. Valet står mellan två regelverk i det så kallade K-projektet. Syftet med studien är att utifrån bostadsrättsföreningarnas perspektiv utforska vilka faktorer som påverkar och hur de påverkas beroende av redovisningsvalet styrelsen gör. Detta kommer utföras genom att studera ekonomiska förvaltare som förser föreningarna med rekommendationer och information. Studiens problemformulering är därför vilka faktorer påverkar föreningarnas val av regelverk. Studien kommer utgå från ett abduktivt resonemang vilket är väsentligt för en explorativ studie. Tillsammans med teorier om rationella beslut, principal-agent förhållande, intressenter och risk, kommer vi att skapa en förståelse för hur föreningar fattar beslut. För att uppnå detta mål och få en bra helhetsbild kommer vi att utgå från kvalitativa undersökningar med semi-strukturerade intervjuer. För att styrka studiens tillförlitlighet utgick vi ifrån tillförlitliga metoder som är en central del för en god forskning. Vi har varit konsekventa och opartiska där vi utgick från samma material vid samtliga intervjuer för att forskningsfrågan ska anses korrekt framförd. Genom att analysera empirin har vi kunnat skapa exempel på möjliga scenario i resultaträkningar för att enklare kunna göra kopplingar till teorin. Resultatet av studien konstaterade att det är flera faktorer som påverkar valet som styrelsen gör. Det visade sig att styrelsen är beroende av information utifrån och att det finns flera intressenter som har ett egenintresse i valet. / In early 2014 introduced a new framework for how companies and economic associations must end their fiscal year. Not until the media began to report on the issue earlier this year, the debate has been launched and several organizations have made statements and simplifications. They have proven to be difficult to interpret and implement, and for some housing associations, the application may be fatal. The choice is between two sets of rules in the K-project. Depending on the choice that the Board make, the consequences of the different choices differ markedly. The purpose of the study is that the basis of condominium associations' perspective, exploring the factors that influence and how they are affected, depends on the accounting elections board does. This will be carried out by studying financial managers that provide boards with information and recommendations. The problem of the study is therefore what factors affect board election of the regulations. The study will be based on an abductive reasoning which is essential for an exploratory study. Along with theories of rational decisions, the principal- agent relationship, stakeholders and risk, we will create an understanding of how associations make decisions. To achieve this goal and get a good overall picture, we will start from qualitative research with semi-structured interviews. In order to prove the reliability of the study, we started from reliable methods that are a central part of good research. We have been consistent and impartial where we started from the same material at all interviews, to research the matter shall be correctly performed. By analyzing empirical data, we have been able to create examples of possible scenarios in the financial statements for easier linkage to theory. Results of the study found that there are several factors affecting the choice that the board does. It turned out that the Board is dependent on information from outside and that there are multiple stakeholders who have a vested interest in the election.

Alla företag har – från tid till annan – någon form av investeringar i sin verksamhet. För att utvärdera olika investeringsalternativ används investeringskalkyleringar, men de bakomlig-gande antaganden som görs vid dessa kalkyler är präglade av osäkerhet då ingen kan sia om framtidens utfall. Ett verktyg som kan användas för att hantera denna osäkerhet är känslighets-analys. Det finns många studier gjorda om känslighetsanalyser, men nästan alla följer en rationell an-sats och tar sällan hänsyn till den begränsade rationella människan som står bakom analyserna. Syftet med denna studie är att analysera hur företag använder sig av känslighetsanalys i sam-band med investeringsbeslut, oavsett om de förhåller sig till den rationella ansatsen eller inte. Studien har därför genomförts med intervjuer för att kunna uppnå detta syfte. Studien visar på att det finns viktiga faktorer som gör att känslighetsanalysens roll och använ-dande inför investeringsbeslut skiljer sig åt i de intervjuer vi gjort. Faktorerna som denna studie har tagit hänsyn till är hur ägarstrukturen ser ut, vilka typer av investeringar som görs och organisationens tolkningsprocess av omgivningen. Genom vår analysmodell hoppas vi kunna visa på varför behovet och utförandet av känslighetsanalysen ser ut som det gör, men även ge en förståelse för varför den skiljer sig åt mellan olika företag. / All companies have some form of investment in their business. To evaluate different invest-ment options, they will use some form of capital budgeting techniques. However, the underly-ing assumptions made in these calculations are characterized by uncertainty, as no one can predict the outcome of the future. One tool that can be used to deal with this uncertainty is sensitivity analysis. There have been many studies done on the subject of sensitivity analysis. But almost all of them follow a rational approach and rarely consider the limited rational person behind these analyses. The purpose of this study is to analyse how companies use sensitivity analysis for investment decisions, regardless of whether they relate to the rational approach or not. This study was therefore conducted with interviews to be able to achieve this purpose. This study shows that there are important factors that change the sensitivity analysis purpose and how it is used for investments decisions in the interviews that we have done. The factors this study will take into account are company structures, types of investments and how organ-izations manage their interpretation process of their environment. Through our analysis model we hope to show why the need and implementation of sensitivity analysis looks the way it does and provide an understanding of why it differs between companies.

I nästan 20 år har mega projektet med Nya Karolinska Solna pågått. Upphandlingen har blivit en av de största i Sveriges historia och fått stor medial uppmärksamhet, inte bara nationellt men även internationellt. Rapporten syftar på att analysera samtliga planerings- och beslutsprocesser för byggnationen av Nya Karolinska Solna för att sedan undersöka om det finns några kopplingar baserat på beslutsteorier och hur dessa kan ha påverkat det slutliga resultatet. En litteraturstudie och intervjustudie har genomförts under arbetets gång. Rapporten behandlar olika beslutsteorier som rationella beslutsteorin och narrativa beslutsteorin. Vidare presenteras hur komplexa beslutsprocesser har kopplingar till olika teorier. Under byggprojektets gång har en rad olika aktörer varit involverade och dessa presenteras under avsnittet aktörer. Byggherren för projektet har varit Stockholms Läns Landsting, entreprenören har varit projektbolaget Swedish Hospital Partners (SHP) med dess två underleverantörer, Skanska Healthcare AB (SHC) och Coor Service Management AB (Coor). NKS förvaltningen var en organisation som inrättades för att ha ett organ som arbetade med hela organisationen. Gällande beslut om all byggnation, upphandlingen och organiseringen av vården hade förvaltningen exekutiv makt. Vidare tar rapporten upp de lagrum som varit aktuella i beslutsprocesserna under avsnittet gällande rätt. De mest centrala lagarna har varit Plan- och bygglagen (2010:900), Miljöbalken (1998:808), Myndighetsförordning (2007:515) och Förvaltningslagen (2017:900). Därefter redovisas alla utredningar och planprocesser som skett i ett tidigt skede och vilka beslut som tagits. Rapporten beskriver den slutgiltiga byggnationen som fått stor kritik för brister i utformningen. Efter intervjuer med aktörer från Skanska, Solna stad och NKS ger rapporten läsaren en bättre inblick i de olika beslutsprocesserna. Avslutningsvis analyseras intervjuerna utifrån de narrativa-, rationella och komplexa beslutsteorierna av Kerstin-Sahlin Andersson. Av analyserna framgår hur konsulter utgetts för experter och visat sig vara ett praktexempel på hur förvaltningar kan användas för att formulera berättelsen och därmed kontrollera premisserna för en beslutsprocess. När förvaltningen senare avsattes, för att ersättas med ett team från KS, förändrades hela strukturen och därmed utgången. Att involvera kompetenta medarbetare i arbetet kring och utformningen av sjukhuset kom att leda till positiva utfall. Det styrker även belägget om att inhämtning bruksinformation är en av de viktigaste delarna inom beslutsteorin för ett projekt av den karaktär Nya Karolinska Solna bär. / For almost 20 years, the mega-project with Nya Karolinska Solna has been ongoing. The procurement has become one of the largest in Sweden's history and received a lot of attention in the media, not only nationally but also internationally. The report aims to analyze all planning and decision-making processes for the construction of Nya Karolinska Solna and then investigate whether there are any connections based on decision theories and how these may have influenced the final result. A literature study and interview study have been made during the course of the report. The report deals with different decision theories such as the rational decision theory and the narrative decision theory. Furthermore, it is presented how complex decision-making processes have connections to different theories. During the course of the construction project, a number of different actors have been involved and these are presented in the actor section. The client for the project has been Stockholm County Council, the contractor has been the project company Swedish Hospital Partners (SHP) with its two subcontractors, Skanska Healthcare AB (SHC) and Coor Service Management AB (Coor). The NKS administration was an organization that was formed to have a unit that worked with the entire organization. Regarding decisions about all construction, procurement and the organization of care, the administration had executive power. Furthermore, the report covers the areas of legislation that were relevant in the decision- making processes according to the section of the law. The most central laws have been the Planning and Building Law (2010:900), the Environmental Law (1998:808), the Authority Ordinance (2007:515) and the Administration Law (2017:900). Afterwards, all investigations and planning processes that took place at an early stage and what decisions were taken are reported. The report describes the final construction, which received much criticism for building flaws. After interviews with actors from Skanska, Solna city and NKS, the report gives the reader a better insight into the various decision-making processes. Finally, the interviews are analyzed based on Kerstin-Sahlin Andersson's narrative, rational and complex decision theories. The analyzes show how consultants were passed off as experts and proved to be a prime example of how administrations can be used to formulate the story and thereby control the premises for a decision-making process. When the administration was later removed, to be replaced by a team from KS, the entire structure changed and thus the outcome. Involving competent employees in the work around and designing the hospital led to positive results. It also confirms the evidence that gathering usage information is one of the most important parts of decision theory for a project of the nature of Nya Karolinska Solna.

Escolhas são meios para que indivíduos e consumidores atinjam seus objetivos. São objeto de estudo em diversas disciplinas e eu me apoiei em três delas para desenvolver estas tese. Modelos normativos da economia que definem o homo economicus, modelos descritivos das teorias de decisão comportamental que forjam o homo aptabilis, capaz de fazer escolhas que permitam o atingimento de seus objetivos. E modelos econométricos de escolha discreta, que permitem o uso e teste de teorias comportamentais usando métodos flexíveis e realistas. O argumento central desta tese é que modelos econométricos devem considerar a heterogeneidade do comportamento individual em todo o processo de escolha, incluindo objetivos do consumidor, estratégias de decisão, formação de conjuntos de escolha subjetivos, além de preferência. O não reconhecimento desta complexidade nos processos de escolha produz modelos falsos, capturando a heterogeneidade no nível das preferências e induzindo organizações a tomarem decisões equivocadas. Para desenvolver este argumento, esta tese se organiza em três seções. Na primeira eu faço uma revisão da literatura com foco nos diversos níveis do processo de escolha onde a heterogeneidade se manifesta e relaciono os modelos de escolha com as teorias comportamentais de decisão. Na segunda seção é desenvolvido um estudo sobre os vieses provocados quando a heterogeneidade na formação de conjuntos subjetivos de escolha não é levada em consideração. Através de experimentos de Monte Carlo fica comprovado que os parâmetros de modelos econométricos de escolha são generalizadamente viesados, levando à estimadas equivocadas de probabilidades de escolhas das marcas e das elasticidades das probabilidades de escolha. Esses resultados são usados para motivar uma abordagem de teoria dos jogos que resulta em equilíbrio distante do ideal, do ponto de vista de resultados das empresas. Finalmente na terceira seção, é desenvolvido um modelo de escolha discreta baseado em múltiplos meta-objetivos e em diferentes processos de escolha individual. Mais um experimento de Monte Carlo comprova que o modelo é capaz de recuperar o parâmetros do processo gerador de dados. O modelo além de reconhecer a existência de diversos meta-objetivos que ativam diferentes regras comportamentais, também permite estudar a adaptação do processo de escolha individual em função de variáveis de contexto, de situação e individuais. O modelo articula modelos econométricos com teorias comportamentais de decisão e oferece suporte para a compreensão do homo aptabilis / Choices are the means for individuals and consumers to attain their goals. They are the objects of study for several disciplines and I relied on three of them to develop this thesis. Normative models from economicsdefining the homo economicus, descriptive models from behavioral decision theories that forge the homo aptabilis, able to adaptively pursue multiple goals through choices. And discrete-choice econometric models that allow the use and testing of behavioral theories using flexible and realistic methods. The central argument of this thesis is that econometric models should consider the heterogeneity of individual behavior throughout the choice process, including consumer goals, decision strategies, choice set formation, and preferences. Failure to recognize this complexity in the choice process produces false models, capturing process heterogeneity at the level of preferences, and inducing organizations to make the wrong decisions. To develop this argument, this thesis is organized into three sections. In the first one, I review the literature focusing on the different levels of the choice process where the heterogeneity manifests itself and I relate the choice models to the behavioral decision theories. In the second section, a study is developed on the biases caused when heterogeneity in the choice set formation is not accounted for. Through Monte Carlo experiments it has been proven that the parameters of econometric choice models are generally biased, leading to misleading estimates of brands choice probabilities and of attribute\'schoice elasticities. These results are used to motivate a game theoretical approach that results in far-fetched equilibrium from the point of view of business results. Finally, in the third section, a discrete choice model based on multiple meta-goals and on different individual choice processes is developed. One more Monte Carlo experiment proves that the model is capable of retrieving the parameters of the data-generating process. The model, besides recognizing the existence of several meta-objectives that activate different behavioral rules, also allows studying the adaptation of the consumer choice process as a response to context, situation, and individual variables. The model articulates econometric models with behavioral decision theories and supports the understanding of the homo aptabilis.

[pt] O mercado Pet pode ser considerado grande, assim como, indica um forte crescimento. Entre 2011 a 2016, este mercado cresceu 6,9 bilhões de reais, o que gera uma grande motivação de investir em iniciativas neste setor. Este trabalho propõe a utilização de uma metodologia multicritério para a escolha de locais para a instalação de uma pet shop e expansão de sua rede, baseando-se em fatores de decisão relevantes para a zona sul da cidade do Rio de Janeiro. A utilização desta metodologia engloba, considera e pondera os critérios de maneira agregada sendo eles estratégicos e mercadológicos, tais como: potencial de demandas, concorrentes locais e seus escopos de atuação, fluxo de pessoas/clientes, assim como, os perfis dos clientes e suas necessidades, de maneira que todos os fatores possam ser considerados na tomada de decisão de localização de pontos comerciais para expansão de Pet shops e veterinárias. Foram levantados e estudados aspectos com relação à localização de unidades de serviços e varejo e facilidades de infraestrutura em ambientes competitivos, assim como, os principais modelos de decisão das duas escolas tradicionais neste campo, os da escola europeia (métodos ELECTRE e os métodos PROMÉTHÉE), e os da escola americana (métodos: MAUT, AHP e MACBETH). Além desses modelos, outros, como o SAW (Simple Additive Weighting), que não pertence às duas escolas, e
foi o método mais utilizado de 2003 a 2013 para tomadas de decisões com relação à seleção de local de instalação de pontos de varejo, também foi estudado, inclusive este, foi o modelo escolhido para a realização deste trabalho. Também foram analisados no estudo um caso de implantação do modelo para o mercado de drogarias, englobando a venda de produtos e serviços no ponto de venda. Aspects related to the location of service and retail units and infrastructure facilities in competitive environments were raised and studied, as well as the main decision models of the two traditional schools in this field, those of the European school (ELECTRE methods and PROMÉTHEE methods) , and those of the American school (methods: MAUT, AHP and MACBETH). In addition to these models, others, such as SAW (Simple Additive Weighting), which do not belong to the two schools, and was the most used method from 2003 to 2013 for decisionmaking with regard to retail location installation selection, also was studied, including this one, was the chosen model for the accomplishment of this work.
Also analyzed in the study was a case of implanting the model for the drugstore market, encompassing the sale of products and services at the point of sale. The result obtained was a ranking of possible localities for the installation of commercial points of Pet shops and Veterinary, considering the criteria, adopted weights and final marks assigned to each neighborhood.
