Digitalisering av fastighetsförvaltning : Vad krävs av fastighetsägare, systemleverantörer och byggentreprenörer / Digitalization of property management

Digitalisering har förändrat vår vardag, många branscher har anpassat sig och digitaliserat.Fastighetsbranschen har nu nått den mognad som krävs för digitalisering och fastighetsförvaltning harstor potential för digitalisering. Fastighetsägare, byggentreprenörer och systemleverantörer behöverhitta ett samspel för att digitaliseringen av fastighetsförvaltning ska gå framåt. Fastighetsägare ärosäkra på vilka digitaliseringsåtgärder de vill ha och om nya lösningar går att integrera med befintligtbestånd. Problemet idag är att fastighetsägare har svår att se vinsten digitalisering medför och vilkalösningar som är kompatibla med varandra. Idag använder olika system olika sätt att kommunicera, det leder till att fastighetsägare ofta är låstavad gäller leverantörer. Det hämmar utvecklingen och gör det krångligare för fastighetsägare attdigitalisera. Det behövs därför en branschstandard för att göra det möjligt att välja lösningar från olikaleverantörer och på så sätt påskynda digitaliseringen. Byggentreprenörer måste bli bättre på att hjälpafastighetsägarna välja lösningar och ta en mer konsulterande roll. Eftersom en byggnad har enförväntad livslängd på 50 till 100 år behöver fastighetsägaren tänka framåt och inte bygga in tekniksom inte är lätt att byta ut i framtiden. Byggentreprenörer behöver med hjälp av systemleverantörernaupplysa om de framtida vinster fastighetsägare kan få med hjälp av digitalisering och inte bara devinster som uppstår imorgon. / Digitalization has changed our everyday life, but also companies and their way of working. The realestate sector has been digitizing at a slow pace but are now picking up. Property management has abig potential for a successful digitalization. Property owners, developers and system providers need towork together for everyone's longtime profit. Property owners are unsure about what kind of solutionsthey need and if the solutions can be integrated with their existing solutions and systems. Propertyowners also need to know what benefits and profits digitalization can bring them. Today different systems use different ways to communicate, which means products from differentsystem providers aren’t compatible. This impedes the development of systems and the pace at whichproperty owners digitalize. Therefore a standard within these systems is needed to ensure thatproperty owners are flexible and can switch between system providers. Developers need to be morehelpful towards property owners and help guide them through the different options regardingdigitalization. Because of a buildings long life, approximately 50 to 100 years, property owners needto think ahead when choosing systems so they easily can be replaced when better technology isavailable. Developers, with the help of system providers, need to educate property owner and showthe profits that come over time with digitalization and not just profits available tomorrow.

Creating the Contemporary Property Management System of Tomorrow

The report details the process of creating a property marketing system, Spaces, for commercial real estate property owners and leasing agents. The system has been developed alongside a startup company, Objektia, in conjunction with their efforts to strengthen their product offerings by providing property marketing as a service. Spaces delivers an easy to use tool for everyday work tasks of the leaser, including creation of unique advertising, supply management, customer relationship management tools and lastly marketing analysis tools. The goal of Spaces is to enable leasers to attract more and better tenants, through high conversion advertising and subsequently improve the sales process through enhanced customer relations. The report describes theory regarding the commercial real estate market and web applications, the agile development process of Spaces, and how the end result will be used by leasers and marketed as a real world application to customers through Objektia. It is concluded that using these methods, a conceptual system and a promising product is created with capabilities for future real world implementation with Objektia.

Kommunikation med hjälp av mock-uper

In several cases, systems that have been developed have been very time consuming and cost a lot of money, but they still do not fulfil the users requirements and requests. To make new systems better, you have to find a way to communicate that allows the developers to understand the needs of the user. The aim for our thesis is to highlight the importance of communication in system development. To investigate this we have choosen to do a study of the real-estate system. The work methods that have been used include mock-ups and informal conversations with the user, who is employed by the Church of Sweden in Ronneby. The purpose of this thesis is, among other things, to provide the Church of Sweden in Ronneby with a report, which can be of help for further development of the system. The system was developed by a work group at Blekinge Institute of Technology. Our question of issue is: Would the Church of Sweden in Ronneby obtain a more useful system if the developers applied the guidelines and experience that exists within the area of HCI? Further more we have looked in to if the communication has improved with the use of mock-ups to increase the interaction? Human-computer interaction as a term was adopted in the mid-1980s as a means of describing this new field of study. The focus of interest described the new way of looking at the interaction between computers and people. In this field it is important to involve the user in the developing process from the beginning to the end. Together with the user, we have made some propositions based on previous documentation from the project. Mock-ups are a prototype of paper that shows the user what the system will look like. This method was applied together with the user, to find a more logical structure for the system. After gathering the result of the case study, we can honestly say that communication do increase because of mock-ups. Good communication is not something that you can learn from books; you have to adjust to the situation. It is important when you develop a system to work with a model that allows you to go back and change things in previous phases that are incorrect, and also to include the user in the whole process.
