Language: English Title: The Housing Bubble in China Abstract: This paper studies the housing price boom in recent decade since 2003 in China. The study focuses on four municipalities of China, Beijing, Shanghai, Tianjin and Chongqing. Despite the fact that the whole country is suffering a sky soaring housing boom, this paper reveals a regional difference between two types of big cities. Better developed cities such as Beijing and Shanghai are experiencing greater volatility in the boom and economic fundamentals have less explanatory power to the price increases. Oppositely, less developed cities such as Tianjin and Chongqing have relatively sustainable housing prices which are better supported by economic fundamentals. Finally, this paper concludes that Beijing and Shanghai are experiencing a bubble in the housing prices, if the public expectation on economic growth cannot maintain, the bubble will burst.

Online Information Search, Market Fundamentals and Apartment Real EstateDas, Prashant 20 December 2013 (has links)
Using a system of multi-step equations, I examine the association between online rental searches and fundamental apartment real estate market variables namely, vacancy rates, rental rates and real estate asset price returns. I find that consumer real estate searches are significantly associated with the market fundamentals after controlling for known determinants of these variables. In particular, I show that apartment rentals related online searches are endogenously and contemporaneously associated with reduced vacancy rate. However, the association between the searches and rental rates is not significantly detected. The searches are contemporaneously associated with positive return on the appraised values of multifamily assets. There is some evidence that the searches are fundamentally associated with REIT returns in the short run and that REIT investors watch the online search trends to inform their stock pricing decisions.

Previous issue date: 2009 / O propósito desta dissertação é formular uma proposta metodológica de preparo corporal para dançarinos com deficiência física, a partir de experimentações laboratoriais da integração somática dos Bartenieff Fundamentals. Acrescenta-se à proposta o interesse de desenvolver experiências e descobertas em relação ao corpo, para contribuir no processo criativo em dança e, também, para que a pesquisa corporal possa ter sentidos e significados para os corpos (sujeitos) que estão a desenvolvê-la. Além disso, busca-se instigar os sujeitos e proporcionar meios para que possam realizar sua própria montagem artística, possibilitar a conexão e a integração de sua história motora, psíquica, biológica, espiritual, cultural e social com o meio em que se inserem em um processo inclusivo e criativo. O estudo se propõe a investigar quatro dançarinos profissionais em laboratórios experimentais, que integram a proposta somática da técnica dos Bartenieff Fundamentals ao seu preparo-criação em dança. Durante oito meses de trabalho foram registradas as percepções, as necessidades, as possibilidades e as transformações dos dançarinos em relação à integração da técnica de Bartenieff. Nesta pesquisa se aborda o conceito de corpo enquanto experiência, pilar da pedagogia da Educação Somática - campo teórico-prático que se interessa pelas relações entre a motricidade humana, a consciência e o aprendizado. Foram utilizados os seguintes métodos de coleta de informações: observações participantes, discussões em grupo, registros de diários, captação de imagens móveis e fixas e entrevistas individuais. A partir de uma perspectiva construtivista e utilizando a análise temática, o professor/pesquisador procedeu à interpretação das experiências dos dançarinos. A discussão dos resultados considerou a relação entre as vias somáticas de conhecimento e a pedagogia construtivista em uma investigação poético-corporal da diversidade humana. / Salvador

Bakgrund: Närstående är en viktig del i vården av patienter som vårdas på intensivvårdsavdelningar. Tidigare forskning visar att närstående tenderar att drabbas av psykisk ohälsa. Närstående har visat sig ha behov av stöd från omvårdnadspersonalen och har på olika sätt uttryckt hur detta behov kan uppfyllas. Forskningen synliggör ett samband mellan närståendes mående i relation till hur deras behov av stöd blir tillgodosett när deras familjemedlem blir vårdad inom intensivvården. Det är därför av intresse att sammanställa kunskapsläget av vilka behov av stöd som finns hos närstående till patienter som intensivvårdas. Syfte: Att sammanställa vilka behov av stöd närstående till patienter som vårdas på en intensivvårdsavdelning har under vårdtiden. Metod: Litteraturstudie med systematisk ansats med en syntes. Resultat: Genom att omvårdnadspersonalen uppmuntrar närstående att vara nära patienten, tillhandahåller information och bemöter dem med respekt och kompetens, samt ges utrymme för egenvård, upplever närstående att de får stöd från omvårdnadspersonalen. Slutsats: Omvårdnadspersonalens bemötande av närstående har stor betydelse för deras välbefinnande. Att identifiera vilka behov av stöd närstående till intensivvårdspatienter har och hur dessa behov kan tillgodoses anses vara viktigt för framtida intensivvård.

The Development and Evaluation of a Comprehensive First Semester College Jazz Improvisation CurriculumSegress, Terry 12 1900 (has links)
The purpose of the study was to develop and evaluate a comprehensive first semester college jazz improvisation curriculum. Specific problems concerning the evaluation of the curriculum were, (a) to assess achievement in music theory fundamentals, (b) to assess achievement in jazz listening, (c) to assess improvement in jazz improvisation performance, (d) to assess student attitudes toward jazz improvisation and the curriculum. Based on the findings, the conclusions were as follows students benefited from the study of jazz improvisation, utilizing the developed curriculum, in the areas of, (1) knowledge of music fundamentals, namely, chord spelling, scale spelling and harmonic analysis; (2) identification of jazz tunes, composers, musical forms and prominent jazz performers; (3) improvisation performance in a jazz style, and (4) positive attitude toward improvement in jazz improvisation.

Patienters erfarenheter av smärtbehandling på en akutmottagning med fokus på patientens grundläggande vårdbehov : En deskriptiv litteraturstudie med induktiv ansatsAbou-Soultan, Nariman, Sandström, Robert January 2022 (has links)
Bakgrund: Den mest förekommande orsaken till att patienter besöker akutmottagningen ärsmärta och i Sverige besöker cirka 1,6 miljoner människor akutmottagningar varje år. Underbehandling av smärta har varit och är fortfarande ett stort problem på akutmottagningenoch patienter är inte tillfredsställda med smärtbehandlingen de får. Fel eller fördröjdbehandling av akuta smärttillstånd ökar risken för långvarig smärta. Syfte: Att beskriva patienters erfarenheter av smärtbehandling på en akutmottagning med fokus på deras grundläggande vårdbehov. Metod: En deskriptiv litteraturstudie med induktiv design tillämpades. Sökningarnagenomfördes i PubMed, CINAHL och Google Scholar vilket resulterade i 23 vetenskapligastudier med kvantitativ och kvalitativ ansats samt en med mixad-metod. Insamlade dataanalyserades med hjälp av integrerad innehållsanalys. Resultat: De faktorer som sågs påverka patienter erfarenheter av smärtbehandling och derastillfredsställelse var fysiska behov, vårdrelationen och psykosociala behov. De fysiskabehoven gällde smärtbedömning, tiden till smärtlindring samt adekvat smärtlindring ochvårdrelationen gällde interaktionen mellan patient och vårdpersonal samt visad empati hospersonalen. Psykosociala behov i form av information och kommunikation samt emotionelltvälbefinnande hade också betydelse. Slutsats: Huvudresultatet i denna litteraturstudie visar på att patienters vårdrelation med vårdpersonal och patienters fysiska samt psykosociala behov var av stor vikt för patienters erfarenheter av smärtbehandling, dock var behoven inte alltid tillgodosedda. En nationell behandlingsriktlinje kring smärtbehandling och betydelsen av personcentrerad vård på akutmottagningen kan vara patienter till gagn. Med ramverket Fundamentals of Care går det att identifiera patientens grundläggande vårdbehov som kan vägleda sjuksköterskor att ge enholistisk och personcentrerad vård samt en god omvårdnad vid smärtbehandling.

This paper describes the design and simulation of a microwave band, high resolution imaging ground penetrating radar. A conceptual explanation is given on the mechanics of wave-based imaging, followed by the governing radar equations. The performance specifications for the imaging system are given as inputs to the radar equations, which output the full system specifications. Those specifications are entered into a MATLAB simulation, and the simulation results are discussed with respect to both the mechanics and the desired performance. Bakgrund: Vårdrelationen som etableras mellan patienten och specialistsjuksköterskan inom anestesi i det tidsbegränsade preoperativa mötet är en förutsättning för att specialist-sjuksköterskan ska kunna ge personcentrerad vård. Det har tidigare inte studerats hur vårdrelationen etableras utifrån ramverket Fundamentals of Care i den preoperativa kontexten. Syfte: Att beskriva hur vårdrelationen etableras i det tidsbegränsade preoperativa mötet mellan patienten och specialistsjuksköterskan inom anestesi utifrån Fundamentals of Care. Metod: Litteraturstudie med systematisk ansats. Deduktiv innehållsanalys enligt Elo och Kyngäs. Resultat: Studiens resultat visar hur vårdrelationen kan etableras i det preoperativa mötet, beskrivet utifrån Fundamentals of Care, vilket inte gjorts tidigare. Resultatet visade på kunskap, erfarenheter, sinnen och förmågor som anestesisjuksköterskan behövde besitta för att etablera vårdrelationen. Det som kan lyftas fram var anestesisjuksköterskans speciella kommunikationsförmåga, mentala närvaro, metoder för att lugna patienten, olika sätt att visa fysisk närvaro samt hennes simultankapacitet för att etablera vårdrelationen preoperativt. Ramverket Fundamentals of Care gjorde det möjligt att överföra tidigare forskning för att beskriva etablerandet av vårdrelationen. Fortsatt fördjupning och forskning inom detta område skulle kunna ligga till grund för praktisk vägledning för specialistsjuksköterskan inom anestesi. Slutsats: Studien visar hur det är möjligt att etablera en vårdrelation i det tidsbegränsade preoperativa mötet mellan patienten och specialistsjuksköterskan inom anestesi, för att ge personcentrerad vård. Resultatet kan ses som en introduktion eller underlag för diskussion för nyexaminerade anestesisjuksköterskor om hur hon kan etablera en vårdrelation i det preoperativa mötet med patienten. / Background: The relationship established preoperatively between the patient and the nurse anesthetic specialist is a prerequisite for the nurse specialist to give person-centered care. The establishment of the caring relationship has not earlier been investigated using the Fundamentals of Care framework in the perioperative context. Aim: To describe the establishment of the relationship between the nurse anesthetic specialist and the patient within a limited period in the preoperative setting using Fundamentals of Care. Method: Literature review with a systematic approach. The collected data was analyzed with a deductive approach according to Elo and Kyngäs. Result: The result of the study shows how the establishment of the caring relationship in the preoperative setting, described from Fundamentals of Care, which have not been done before. The result brings forth knowledge, experiences, senses, and abilities that the nurse anesthetist needed to possess to establish the caring relationship. Skills worth mentioning are her specific communication skills, her mental attendance, methods of calming the patient, different ways of showing physical presence and her simultaneous capacity for establishing the perioperative relationship. The framework Fundamental of Care itself made it possible to transfer former research to describe the establishment of a caring relationship. Furthermore, in-depth research in this area could be the basis to practical guidance for the nurse anesthetist. Conclusions: The study shows how it is possible to establish a caring relationship between the patient and the nurse anesthetist within the limited period in the preoperative setting in order to deliver person-centered care. The result can be an introduction or basis for discussion for the new graduate nurse anesthetist about the establishment of a caring relationship in the preoperative meeting with the patient.

Patienters upplevelser av sin återhämtning på vårdavdelningen efter att ha genomgått avancerad tumörkirurgiLarsson, Sandra, Oscarsson, Ellen January 2020 (has links)
ABSTRACT Background: Patients that have undergone cytoreductive surgery (CRS) with or without hyperthermic intraperitoneal chemotherapy (HIPEC) are a patient group with many complex nursing care needs, the recovery process is often long and challenging. However, there is no research on the patients experiences of the recovery on the ward. Aim: The aim was to describe how patients that have undergone CRS with or without HIPEC experiences the postoperative recovery at the ward, and if the nursing care they receive matches their individual needs. Method: A qualitative study with semi-structured interviews were conducted with seven patients on one gynecological- and one surgical ward. Data was analysed with qualitative content analysis. Result: Two categories were identified: A time filled with physical challenges but gradually returning to normal and A roller coaster of thoughts and emotions. The result showed both physical and mental challenges during the recovery process on the ward. The patients described nausea, tiredness and initially difficulties with mobilisation. They also shared feelings of concern, frustration and missing their relatives. The nursing staff had an important role in creating a safe environment during the treatment period by showing support, providing information and offering conversations. Conclusion: The result of the study shows that patients who have undergone CRS with or without HIPEC experiences both physical and mental challenges during the recovery process on the ward. Through support, information and conversations the nursing staff can meet the patient’s individual needs and in that way, optimize the recovery. By ensuring a high level of competence among the nursing staff, the safety of the patients can be guaranteed and good nursing can be carried out.
