The determination and disclosure of the contribution of turnover rent to lessor revenue in the South African retail property sector

Notes: i) the terms "lessee" and "tenant" are used alternatively, the latter only when quoted ii) the terms "lessor" and "landlord" are used alternatively, the latter only when quoted / The research intends to assess the availability of information to determine the contribution of turnover rent to lessor revenue as the publicly available information on building performance, and in specific turnover rent, is not adequate to answer the research problem. Academic, legal and accounting sources are consulted and referenced as background on turnover rent. Limitations applicable to the study is noted. A content analysis of published financial statements analyses the application of the prevailing accounting standards in the real estate sector and assesses to what extent information is available to determine the contribution of turnover rent to lessor revenue. Disclosure was found to be inconsistent and inadequate to calculate the contribution to lessor revenue and to assess individual building performance. With relevant building performance data of a large retail centre sourced from an asset manager, the contribution of turnover rent to lessor revenue was calculated for a period of eight years as part of a retail centre case study. With information available, but not disclosed, it is recommended that the IASB considers additional disclosure for listed real estate entities to enable stakeholders to assess individual building performance. Further recommendations are made in this study. The building performance indicators were further compared to relevant economic indicators. The results of this analysis indicates an indirect correlation between the prime interest rate and three building performance indicators being lessee turnover, total rent collected and centre foot-count. This masters thesis main focus is a statement of cash flows as regulated by czech accounting legislation, International Financial Reporting Standards and US GAAP. First chapter describes the importance of Statement of cash flows and his value added for users of financial statements. The historical context of the statement is shown, it is stated which entities are obligated to report statement of cash flows and lastly the internal structure of the statement is discussed. The second chapter begins by general methods of preparing the statement, then so called specific items are dealt with. The solution of some advanced accounting transactions (government grants, leases, loans, deferred payments etc.) is described. In the end the presentation and dislocure requirements are discussed. Last chapter contains research, where 99 companies are researched, answers are made concerning stated research questions and research hypothesis are concluded.

The diploma thesis deals with the issue of sale/lease of an apartment in the Královo Pole district cadastral area of Sadová. The main objective of the work was to find out the selling/rental price of the apartment unit in the new building, available 2+kk with standard equipment in Sadová. The price calculation was performed according to statutory regulations, standards and coefficients. At the same time, the price and quality levels of the offered housing units in the surrounding Brno localities were monitored and compared. The secondary objectives of the diploma thesis were the analysis of the housing market in Brno and its description including the preferences for the selection of the housing unit. The market indices used were used for the valuation of the dwelling unit and the price of the land included in the dwelling unit was included in the resulting price. The award was made by cost and comparison method. Sales/ rental pricing calculations were verified through direct comparison and Grubbs test. The rental method used to measure sales/rentals was used to determine the usual rent. In the last chapter of the analytical section, an appropriate procedure for purchasing a new dwelling unit was proposed.

There is a significant number of differences between the Czech accounting legislation and the International Financial Reporting standards in the area of posting and presentation of non-current assets. These are eliminated by the process of harmonization within the European Union. Harmonization process shows clear advantages for the users of financial information; however, the process is still not fully completed. Continuous changes in accounting rules also bring to business a lot of complications and additional costs. The diploma thesis presents a comparison of both accounting conceptions; shows a discussion on their advantages and disadvantages and demonstrates the impact of different approaches to booking for non-current assets to the financial statements of a business entity.

The first part is devoted to the theory that describes the various taxes associated with this trade and their evolution. In the second part is simulated evolution of the tax burden and the tax burden is calculated for the year 2013 from the perspective of the seller, the buyer or tenant. This calculation is then divided according to whether the seller, buyer or lessor natural person, legal person or self-employed. At the end of the work are given further opportunities to acquire property and related taxes.

Yalta, a tripartite negotation to form the post-war world order: planning for the conference, the big three's strategies

British influence on the diplomacy of WWII, as it relates to postwar planning, is underappreciated. This work explores how the use of astute tactical maneuvering allowed Winston Churchill and Anthony Eden to impact the development of the post-war world in a greater degree than is typically portrayed in the narratives of the war. Detailing how the study of business negotiations can provide new insights into diplomatic history, Yalta exposes Britain’s impact on the creation of the post-war order through analyzing the diplomacy of WWII as a negotiation. To depict WWII post-war planning diplomacy as a negotiation means that the Yalta Conference of 1945 must be the focal point of said diplomacy with all the negotiations either flowing to or from the conference. This analysis reveals that Britain harnessed the natural momentum of the negotiation process to create bilateral understandings that protected or advanced their interests in ways that should not have been afforded the weakest party in the Grand Alliance. By pursuing solutions to the major wartime issues first and most stridently through the use of age-old British diplomatic tactics, they were able to enter into understandings with another member of the Grand Alliance prior to the tripartite conferences. Creating bilateral understandings with the Americans on the direction of military operations and the Soviets over the European settlement produced the conditions under which the tripartite negotiations transpired. Options available to the excluded party were thus limited, allowing for outcomes that aligned more favorably to British interests. A synthesis of diplomatic documents, diaries, and memoirs with historical writings as well as research on business and international negotiations brings to life the diplomatic encounters that led to the creation of the post-war order. To provide the reader a basis for analysis of wartime diplomacy, this work is broken down into two parts. Part I focuses on the strategies created for Yalta. Part II (future doctoral dissertation) will use these strategies to evaluate the performances of each party. Combined the two parts expose that British diplomatic maneuverings is an undervalued aspect of wartime diplomacy.
