This master’s thesis deals with issues of faults and defects of building structures in residential real estate in terms of thermal technique. This thesis deals with their possible impact on the value of a residential real estate. In the theoretical part of this thesis, properties and quantities, which are used for an assessment of the building structures according to legislature, are described. Assessments of the steady state temperature are described closely. The thesis mentions usual sources and causes of faults and defects, which frequently occur. The possibilities of the non-destructive assessment of structures are also described. The reparability of faults or defects is related to the influence on the price of real estate. The practical part of the thesis deals with the value of a dwelling in an apartment house, which is affected by a fault manifesting surface condensation. An analyzed technical cause of this fault is described. Possible ways of remedying are shown, including the quantification of costs. The apartment is appraised in a faultless condition and afterwards the probable impact of this fault on the price of apartment is determined.

5 ABSTRACT Suburbanization is the process of moving residents from the core city to the outskirts. Newly-migrants from the city often carry different views and lifestyles than the original inhabitants of the village, which may be the cause of social polarisation. The general aim of the thesis is to evaluate the development of the social environment, to describe and explain the consequences of suburbanization on social polarisation in the Prague city region on the example of Jesenice u Prahy. Within the general objective, the thesis sets two partial objectives: Describe the demographic development of the population, the development of housing construction and the age structure in Jesenice. Compare the results of the social climate from Petra Puldová's thesis (2006), describe how the social climate has changed over the past 13 years. The questionnaire survey is used to fulfill both the general and the second partial objective. The questionnaire is used to find out if the respondents have mutual relations with the original and new inhabitants, how satisfied they are with the life in the municipality, social cohesion, how they participate in social and political life. This diplomawork "The consequences of the institutionalization of the senior in residential facility" is based on a comarationof a researchamong two senior groups - living in his or her own homeenvironmentor in residentialinstitutional facility. The theoretic part consists of fore chapters: Ageing, Health as a Value, A Work with Seniors in Different Environment, The Impact of institutionalization on Seniors. A literary analysis of studied scholarly literature is based on the diploma work task, taking the practical needs into its account. The main general goal of a research part is to evaluate a perception of ageing. The main general goal of the research part is to survey the perception of ageing, risks and limitations related to overcome from home to institution percieved by seniors coupled with possible pros and cons. I used a questionnaire for my research. During the data acqusition I was influenced by my long practise with seniors in residential facility and my personal interest in the issue of fundamental change in senior's life.

This monitoring and evaluation was based on the method of semi-structured interviews. For the research there were chosen localities Jesenice as a representative of new housing in the suburban area and Nova Harfa as a representative of new residential areas in the inner city.

Since the second half of the 1990s a residential suburbanization process has occurred in the Czechia. Within the process residents move from cities to municipalities that are located in their outskirts. The general aim of the thesis is to evaluate the social environment in Kladno district which is change just as a consequence of the residential suburbanization process. Within the general aim, the thesis sets out three partial objectives: To characterize the process of residential suburbanization in Kladno district, to evaluate changes in the socio- spatial structure of Kladno district with the main focus on the suburban municipalities, and to evaluate the social environment in the selected suburban municipality in Kladno district. There are quantitative methods used in the work. To accomplish the first and second partial objectives is used the analysis of statistical data from Czech Statistical Office. To accomplish the third partial objective is used a questionnaire survey, which investigate how respondents interact with native and new residents and how they engage in social and political life in Buštěhrad. The thesis aims to introduce the problem of panel housing estates in the Czech Republic, to evaluate the development policy of these areas and to suggest the possibilities of transformation of Prague panel housing estates in order to enhance quality of residential environment. In the Czech Republic lives a substantial part of the population in the panel housing estates and their degradation is a real threat that could lead to the decline of entire cities. About 40% of Prague's residents live in housing estates, which are an indispensable part of urban structure of the capital city, and therefore the thesis focuses on Prague's housing estates. Through a literature research the theoretical part deals in major with the circumstances of creation and specifics of Czech panel housing with focus on the Prague housing estates. The theoretical part concludes that the future of housing estates will depend on the attitude of public authorities and its residents as we cannot rely on the fact that leaving housing estates their own development will not lead to their degradation. The practical part aims to introduce national and local key documents and programs, which involve housing estates transformation issues and assesses their importance and contribution to the transformation process itself. Further, there are introduced examples of foreign and Czech transformations and using SWOT analysis there is assessed the potential usability of these measures in the transformation of Prague housing estates. The end of practical part performs a synthesis of previous findings and suggests the possibilities of transformation of Prague panel housing estates, which should increase the quality of the residential environment. The draft of conception can serve as a basis for planning the estates transformation process at the Prague city districts.

This master thesis deals with the availability of civic infrastructure in Prague agglomeration areas which were affected by residential suburbanization. Suburbanization process but also the demography of the population affected dynamically growing population which caused many municipalities lack the capacity of civic amenities. The aim of this master thesis is to describe and assess the impact of suburbanization on the scope and availability of civic amenities in the villages located near the capital city of Prague. This paper summarizes the situation in the suburbanized areas of the Czech Republic. However, important parts of the paper are also the theories that address the issue of suburbanization and their influence in other countries. Moreover, case studies that were conducted in two selected villages of the district of Prague-West, in Libčice nad Vltavou and in Horoměřice are included. The analysis show that the inadequate infrastructural facilities are being experienced in large part suburbanized municipalities. Data from available statistical databases and from personal interviews that were conducted with representatives from selected communities were used to compose this paper.

The goal is to analyse a contemporary status of trends and evaluate effects on historical prorperties in the Prague historical centre. The contemporary trends consist of different housing ideas, different work organisation and at least so called green buildings. There are significant consequences in to existing historical buildgs as new developments adapt such trends. For a harmonicous suistainable development it would be needed a compromise between economical, social and environmental interests. If it is not accomplished, the city will not be funcional.

This diploma thesis is focused on the history of the construction development of the residential real estates in the locality of Brno - Komin. The locality is described in this thesis in the basic information form, range of the cadastral area and demography. In addition, the historical events which had influence on the development of this locality are outlined. Further, also the economy structure, public facility and amenities throughout the history are mentioned. Another part of this thesis outlines this locality development, changes and growth during each time period. Further, the characteristic building elements and types of the real estate are described for each time period. The final part of this work is focused on the analysis of development possibilities of construction in this locality.

In my diploma thesis I analyze development of residential construction in Bystrc, which gradually became part of the city agglomeration of Brno. This diploma thesis maps types of construction in different segments of history-from oldest settlement to modern times. I also deal with outline of future construction projects and future residential development in this territory. I also added my opinion to this new planned developments. I have paid special attention to construction period where panel hoses were build which had fundamental influence to this area.
