Avila Armas, Deimer Iván, Flores garcia, Sandro, Multhuaptff Navarro, Erick, Ortiz Carranza, Fanny 18 June 2021 (has links)
In order to develop a proposal for the Design and Implementation of a PMO to support Project Management in the area of Works and Projects of the company CUMBAZA INVERSIONES Y CONSTRUCCIONES SAC., this research work was developed. The organization is dedicated to providing construction and engineering services in the San Martín region, with sales of over S / 20 million in 2020. After a thorough analysis of the current situation, it was identified that the company's main problem is cost overruns. and the cancellation of projects, which has an economic impact. Using the PMO Value Ring methodology, it is proposed to create a PMO that provides the following six services, covering both the operational, technical and strategic levels: (a) managing risks, (b) manage lesson meetings learned, (c) manage resource allocation between projects, (d) monitor and control programs or projects, (e) manage project stakeholders, and (f) promote training and skills development for projects. Finally, the implementation of the PMO is recommended given its financial viability because after an investment of S / 193,042 during implementation and first quarter of operations, in just three years a Net Present Value (NPV) of S / 1´953,857 will be generated, which implies an Internal Rate of Return (IRR) of 56%. / Trabajo de investigación

Challenges facing the project manager in planning and managing housing projects implemented by emerging contractors

De Wet, Phillippus Rudolph 12 1900 (has links)
Thesis (MBA (Business Management))--Stellenbosch University, 2008. / ENGLISH ABSTRACT: The project manager is facing many challenges when planning and managing an Emerging Contractor project. Constraints experienced by Emerging Contractors are exerting risks on the project and pose a challenge to the project manager to guide the project to successful completion. The constraints and risks experienced on an Emerging Contractor project are mostly related to inexperience and unproven track record. The Emerging Contractor has not been in business long enough to build trust relationships with suppliers. Suppliers are limiting their exposure to risk and are therefore not prepared to supply material in bulk or on credit to the Emerging Contractor. The term Emerging Contractor is a well-known term in the South African construction industry, but no clear definition exists of what criteria qualifies a contractor to be an Emerging Contractor. The assumption in the industry is that an Emerging Contractor is a construction business which is 100% controlled and managed by a black person. Emerging Contractors are conducting business at the bottom end of the market where there is no barrier to entry. This makes the competition very severe and the profit margins are very slim. Even though the contract values are low, the Emerging Contractor projects require a considerable amount of effort to manage and are therefore not cost effective for the experienced project manager. The constraints experienced by the Emerging Contractor can be addressed by co-opting experience to the project team to provide guidance, training and management assistance. The proposal will require additional funding, but after a few projects the Emerging Contractor would have built up a reputation as a successful contractor and will therefore be self sustaining.

The role of civil engineering professionals within the housing environment in South Africa

Vosloo, Robert Nicolaas 03 1900 (has links)
Thesis (MScEng)--Stellenbosch University, 2012. / ENGLISH ABSTRACT: The development of mass housing is an excellent example of multi-disciplinary projects. Several housing projects have been unsuccessful due to a misunderstanding of the necessary collaboration and buy-in that are required from all parties concerned. The focus of this study is to identify the required skill sets and responsibilities of the Housing Project Manager in the Housing environment, and in turn, will support the development of the foundation of the civil engineering postgraduate curricula. Civil engineers are educated with a strong focus on technical subjects, but not much attention is paid to many of the less technical aspects as found in housing projects. Furthermore, the multi-disciplinary aspects of large projects do not receive sufficient attention in either the undergraduate or postgraduate curricula. Considering that many civil engineers become actively involved as managers of housing projects, this paper will present an investigation into the requirements of the curricula of a postgraduate qualification for civil engineers towards becoming managers in housing projects. The investigation will include aspects of multi-disciplinary coordination, the less technical aspects of housing development, but will not exclude a comprehension of technical involvement. In order to identify these skill sets and responsibilities several approaches were adopted. The approaches adopted in this dissertation include: (i) a comprehensive literature study regarding the housing environment and the position of the housing project manager, (ii) a review of several housing case studies with project management related problems, (iii) consulting with several housing management professionals from different sectors in the housing industry, and (iv) a review of existing formulations of the role and responsibilities of the housing project manager. The findings from this study provide evidence that civil engineers operating in the housing environment as project managers require additional education, due to the multi-disciplinary nature of housing projects. The main conclusion drawn from this study is that educating civil engineers towards the management of housing projects would contribute significantly to the housing environment through increasing productivity and quality, and can contribute to meet the housing targets of the government.

The Zachman Framework applied to construction engineering risk management

03 July 2012 (has links)
M.Ing. / The research is based on the complexity of project management and risk management fields and how applying each field on its own can be problematic. This poses an everyday challenge to project managers when implemented simultaneously and such a problem predominantly exists in the engineering construction field. The challenge faced by project managers is approached throughout the research study by introducing a commonly used six order matrix framework with a high success rate in analysing and dissecting complex fields into small fragments. The framework is known as the Zachman Framework for Enterprise Architecture. However this is only done once a thorough literature review of both project and risk management as well as the limitations of the Zachman Framework have been well documented.Once the Zachman Framework for Construction adaptation is complete, it is then applied to an inner city construction case study. The results of the case study are used to determine if throughout the project lifecycle it has been possible to analyse and implement all project and risk management requirements simultaneously with little or no correction of project constraints.Using a developed integrated risk management tool which graphically tracks aggregate risk( s) in cost and time together with the Zachman Framework for Construction, the case study results reveal that it is possible to increase the ability to simultaneously manage risk and normal activities by concluding that the project constraints (i.e. cost) are accurately estimated and accomplished. In conclusion the research study, discussion and recommendations are made in order to implement all cells within the Zachman Framework for Construction therefore increasing the success of any project and risk management construction field.

No. of bitstreams: 1 arquivototal.pdf: 3707850 bytes, checksum: ac7f3ffc992b6cdd3ee53234cc8f1db5 (MD5) Previous issue date: 2013-10-29 / Coordenação de Aperfeiçoamento de Pessoal de Nível Superior / In recent years much has been said about project management and how its contributions are important to the organizations to seek excellence and effectiveness in its undertakings. According to the Project Management Institute (PMI) , it is estimated that 25 % of global GDP are allocated to the projects, featuring increasingly the recognizing and the importance of this methodology and increasing its diffusion. Organizations that adopt this management methodology seek competitive advantages, new job opportunities and even to conquer other markets. But what it is perceived is that many organizations simply cannot meet deadlines in its planning and, in the presence of this scarcity, this dissertation presents the method of time planning on projects called Critical Chain Method, which is the application of the Constraints Theory in the environmental of projects, in a simulation of its applicability in the planning of activities to build an electrical energy sub transmission line of 69,000 volts. The aim of this study was to compare two methods of project management: PERT / CPM and Critical Chain Method (CCPM) in the building of this line. The methodologies adopted were a case study, seeking to understand by documental analyze of records the shape and the behavior of the planning by PERT / CPM and a experimental research, through planning simulation using the Critical Chain Method. In conclusion, this study showed that the CCPM reduces the deadlines and absorbs the deviations, without compromising the delivery of projects, since there are a commitment of the professionals involved and a radical change in the organizational culture of the enterprise analyzed.

An analysis of the causes and impact of rework in construction projects

Simpeh, Eric Kwame January 2012 (has links)
A dissertation presented to the Higher Degrees Committee of the Cape Peninsula University of Technology in fulfilment of the requirements for the degree of Master of Technology: Construction Management, 2012 / This study investigated the underlying causes of rework in construction projects and the impact on overall project performance so that effective containment and reduction strategies can be developed. The objectives of the study were as follows: (i) to determine the influence different project types have on the causes of rework in construction projects; (ii) to determine the impact of rework on organisational and project performance; (iii) to determine the influence various project types have on rework costs (direct and indirect) in construction projects; (iv) to determine the influence various procurement methods have on total rework costs in construction projects; (v) to design and develop rework reduction and containment strategies. The research was motivated by several international and local studies demonstrating a lack of concern for the root causes of rework and the potential impact on cost, overall project performance, and the ‘value-addedness’ to the completed project. The research approach adopted included an exploratory and main study targeting purposively selected construction professionals and stakeholders in the Cape Peninsula metropolitan area of the Western Cape Province. The exploratory case study was carried out at the initial stage of the study to gain more insight into the causes and impact of rework on overall project performance. Specifically, data was collected by means of observation of physical works, semi-structured interviews with relevant parties directly involved in site operation and the analysis of site instruction record documents. The main study obtained data from 78 construction professionals and stakeholders via questionnaire survey, a survey conducted among design consultants and contractors in the general building category ranging from grade 3 to 9 who are registered with Construction Industry Development Board (CIDB). Descriptive, inferential statistics and probability distribution functions were used to analyse the data. The findings revealed that changes initiated by the client, changes initiated by the design team due to errors and omissions, poor coordination, and finally, integration among the design team were the major contributing factors to rework. Moreover, non-compliance with specifications, setting-out errors, low labour skills, and emphasis on time and cost aggravated the occurrence of rework on site. The study revealed that while there is no significant difference between the causes of rework and various project types, rework can and often does make a significant contribution to any project’s cost overrun. The total mean cost of rework as a percentage of the original contract value for new build project and refurbishment/renovation projects was 4.89% and 6.28% respectively. However, rework costs do not differ relative to project type or procurement method. Furthermore, the study revealed that cost overruns, time overruns and design team dissatisfaction all impacted on project performance. The findings indicate that designrelated rework can be minimised by implementing the following strategies: team building, involvement of subcontractors and suppliers, and design for construction. Moreover, involvement of subcontractors during construction, and the implementation of quality control and site quality management systems could also lead to reduction in rework during the construction phase. Furthermore, the probabilistic analysis of rework occurrence was determined in the projects selected; this analysis predicts the occurrence of rework so that a quantitative risk assessment could be undertaken prior to the commencement of construction. The research concludes by recommending that design and construction firms must develop organisational measurement systems for recording rework occurrence and its associated costs. It is by determining the frequency and costs of rework that effective strategies for its containment and reduction can be identified.
