ABSTRACT (DESIGN HYPOTHESIS AND COLLABORATION OBJECTIVES) This research proposes the renovation of a case study project - a cluster of residential buildings in Södermalm, Stockholm - based on the integration of energy simulation and climate engineering to introduce the idea of adaptive resuse[MJ1] . The focus has been on solar analysis and daylight utilization with the goal to improve both the living quality of the interior and solar harvesting on the exterior for an optimal generation utilization of energy. The research, therefore, has been conducted in collaboration between students of architecture and energy engineering, and Teknikmarknad, a practice-oriented entity at KTH, for support regarding technical issues. Stockholmshem, the property owner, has also been directly involved for specific information on the future plans and proposals. Another informative collaborator has been the Critical Design Studio at the school, who has conducted a thorough research on the social aspects of the neighborhood and conducted many interviews with the residents on the new proposal plans of the change and how they see it. This investigation has also enabled the possibility of further investment and research on a smart envelope; envisioning a kinetic design, solar tracking system, for a higher efficiency in solar gains and a sustainable approach to indoor climatic conditions.  The envelope design has been tested through analyzing tools and energy calculations, prototyping and scaled-models. A key aspect in the project has been the evaluation of an interdisciplinary approach from the early stages of the design to envision and formulate a design strategy that clarifies the technical aspects and design opportunities on both ends which could be transferable to similar developments and future practice. / Den här undersökningen ger ett förslag till en renovering i en fallstudie, ett bostadskomplex på Södermalm i Stockholm, baserad på integrering av energisimulering och klimatteknik för att introducera idén om ett anpassat återbruk. Fokus har legat på solanalyser och återanvändandet av dagsljus för att förbättra inomhusmiljön och soltillgången utomhus för en optimal alstring och utnyttjande av energi. Undersökningen har därför utförts i samarbete med arkitektstudenter och energiingenjörsstudenter samt Teknikmarknad, en praktikerorienterad avdelning på KTH, för stöd gällande tekniska frågor. Stockholmshem, ägaren av bostadskomplexet, har också varit direkt inblandad med specifik information om framtida planer och förslag. En annan informativ samarbetspartner har varit Critical Design Studio på arkitekturskolan som har genomfört en gedigen undersökning av de sociala aspekterna i området, samt gjort många intervjuer med de boende om de nya planerna och hur de ser på detta. Denna undersökning har också skapat möjligheter för vidare investering och forskning av en smart fasadlösning av ett variabelt solspårsystem för en bättre effektivitet av solförtjänster och ett hållbart tillvägagångssätt för inomhusmiljön. Fasadösningen har testats genom analysverktyg och energiuträkningar, prototyper och skalmodeller. En nyckelaspekt i projektet har varit utvärderingen av ett tvärvetenskapligt förhållningssätt från ett tidigt stadie av designen till förslag och formulering av en designstrategi som klargör de tekniska aspekterna och designmöjligheterna, vilket kan överföras till liknande bebyggelse och framtida användning.

Master´s thesis proposes the design of low-rise residential complex in the city Brno - Tuřany, the cadastral territory Holásky. The location is defined from the west by the stream Černovický potok with natural monument - lakes Holásecká jezera, from the east by railway line Brno - Uherské Hradiště and from south by street U Potoka. The proposed area is west of the street V Aleji. The main objective was to use the framework conditions of the specified territory, propose urbanistic quality residential complex without losing the connection with the original structure of the township and to ensure full-fledged facilities for living, walking ,resting and recreation of the population.

Byggbranschen har ett ansvar för att skapa hållbara bostäder på individnivå med även ur ett helhetsperspektiv. Vi påverkas alla indirekt av den arkitektur vi möter i bostaden vilket inverkar på vår upplevda boendekvalitet. Målet med denna rapport är att undersöka boendekvalitet med hjälp av en fallstudie av det nybyggda bostadskomplexet Kv. Rosteriet 7. Genom enkät-undersökning, intervjuer med förbipasserande och djupintervjuer med boende i huset har denna studie undersökt om kvarteret uppfyller Ola Nylanders åtta egenskapsfält; material och detaljer, axialitet, omslutenhet, rörelse, generalitet och flexibilitet, dagsljus, rumsorganisation samt hus och stadsrum. Boende-enkäten och djupintervjuerna har även fungerat som ett underlag för att finna ytterligare faktorer som är betydelsefulla för boendekvaliteten. Studien har resulterat i att delar av egenskapsfälten har uppfyllts, däribland lägenheternas rika dagsljusinsläpp och tydliga omslutenhet. De boende anser att kvaliteter som trygghet, gemenskap, gemensamma utrymmen och kvaliteter i lägenheten som teknisk utrustning och fast inredning är av stort värde. Dessa kvaliteter tillsammans med Nylanders åtta egenskapsfält bidrar till en god boendekvalitet och uppmuntras att användas vid projektering av bostadskomplex. / The construction industry is responsible for creating sustainable housing at an individual level, even from an overall perspective. We are all affected indirectly by the architecture we meet in our homes, which affects our perceived quality of accommodation. The aim of this report is to investigate quality of housing by means of a case study of the newly built residential complex Kv. Rosteriet 7. Through surveys, interviews with people in the surroundings and deep interviews with inhabitants, this study has investigated whether the block meets Ola Nylanders eight property fields; Material and details, axiality, enclosure, motion, generality and flexibility, daylight, space organization and also house and city space. The accommodation surveys and deep interviews have also served as a basis for finding additional factors that are important for the quality of accommodation. The study has resulted in the completion of parts of the properties fields, including the rich daylight emissivity of the apartments and clear enclosure. The residents consider that qualities such as safety, community, common spaces and qualities in the apartment as technical equipment and permanent furnishings are of great value. These qualities together with Nylanders eight property fields contribute to a good quality of living and are encouraged to be used in the design of residential complex.

The relevance of the topic of the thesis is due to the need to analyze and improve the efficiency of development projects in modern economic conditions. The master thesis includes an introduction, three chapters, conclusion, list of references and applications. The introduction substantiates the choice of the research topic, its relevance, formulates the goal and objectives of this work, identifies the subject and object of research, its theoretical foundations, identifies the scientific novelty. In the first chapter, the concept of a development project is considered, its features in the context of commercial and residential real estate are highlighted. The second chapter analyzes and evaluates the effectiveness of the development project of the multifunctional residential complex of the residential complex "Arbatsky". In the third chapter, a parking project was developed on the territory of the multifunctional residential complex of the residential complex “Arbatsky” to increase the efficiency of the development project as a whole. In conclusion, the main conclusions are formulated and the results of the research are summarized. / Актуальность темы диссертации обусловлена необходимостью анализа и повышения эффективности девелоперских проектов в современных экономических условиях. Магистерская диссертация включает в себя введение, три главы, заключение, список использованных источников и приложения. Во введении обоснован выбор темы исследования, ее актуальность, сформулированы цель и задачи данной работы, определены предмет и объект исследования, его теоретические основы, обозначена научная новизна. В первой главе рассмотрено понятие девелоперского проекта, выделены его особенности в разрезе коммерческой и жилой недвижимости. Во второй главе проведен анализ и дана оценка эффективности девелоперского проекта многофункционального жилого комплекса ЖК «Арбатский». В третьей главе был разработан проект парковки на территории многофункционального жилого комплекса ЖК «Арбатский» для повышения эффективности девелоперского проекта в целом. В заключении сформулированы основные выводы и обобщены результаты исследования.

Проведен анализ динамики макроэкономических показателей, характеризующих строительную отрасль в России, а также рассмотрен рынок жилой недвижимости Екатеринбурга. На основе изученных материалов разработана концепция девелоперского проекта по созданию жилого комплекса и сформированы основные положения соглашения изучены основы планирования инвестиционно-строительной деятельности партнёрства для реализации проекта с участием государства. Предложена концепция девелоперского проекта. Дано технико-экономическое обоснование и расчет эффективности реализации предложенного проекта. Сформулированы основные выводы, приведены основные результаты диссертационного исследования. / The master's thesis consists of an introduction, three chapters, a conclusion, a list of references and an Appendix. The paper considers the theoretical aspects to the definition of the concept of an apartment building, and analyzes the legal support for the implementation of the proposed project. The analysis of the dynamics of macroeconomic indicators characterizing the construction industry in Russia, as well as the market of residential real estate in Yekaterinburg. On the basis of the studied materials the concept of the development project on creation of a residential complex is developed and the basic provisions of the agreement are formed the bases of planning of investment and construction activity of partnership for realization of the project with participation of the state are studied. The concept of a development project is proposed. The feasibility study and calculation of the effectiveness of the proposed project. The main conclusions are formulated, the main results of the dissertation research are given.

The main objective of this thesis is to analyze the specified area and examine land use options, which already has a basic transport and building structure and contains a value that needs to be respected. The main idea is to bring the population of the outlying parts of the area to the city and propose a structure that will complement the existing territories and interconnects.

Kvalita urbanistické struktury dle hodnocení jejich obyvatel / Quality of Urban Structure Based on Evaluation of their Inhabitants

Residential satisfaction is a part of the social pillar sustainable development. An investigation of satisfaction can contribute to designing of such residential estates that will better satisfy their needs towards overall life satisfaction. Overall life satisfaction underpins the prosperous and generally satisfied society. This work deals with the relationship between the urban structure and the satisfaction of the residents living there. To describe this relationship, it is necessary to define the terms urban structure and residential satisfaction. The research block shall be based on theoretical grounds and overview of urban structures. The theoretical block deals with the historical overview and development of urban structures in the city of Brno and Vienna since the mid-19th century to the present. Based on this knowledge, locations for case studies of the residential estates have been selected subsequently to represent various urban structures. A local survey, questionnaire survey and interviews with residents took place in the residential estates selected in this way. The result of the research some of questions answers and asks some other ones, because the residential satisfaction is a relative consideration and not an exactly expressible value. It is also conditional on many factors that cannot be managed in this work. It is evident that the compact city may not be well-functioning if it is not in the central part of the city and the relative success of the of the open building line of the prefab estates compared to compact sets nearby city centers has been also a surprising result. However, some other assumptions have been confirmed.
