Bidders’ reactions on valuation signals – anempirical study of commercial propertyauctions in the UK

Auctions have always been an important transaction tool for objects that requires an individual pricing, such as properties, antiquities, art, cars, jewellery and so on. However, few commercial property markets are employing this market making function with the consequence of more illiquid market segments. Previous research has focused on whether or not providing information signals about the object is beneficial to the seller or not from a theoretical point of view. Therefore, this report aims at empirically assess how provided valuation information affects the sale-outcome of commercial real estates. This study examines the quality of the sellers’ and auctioneer’s announced valuation signal to the bidders by utilizing conventional econometric hedonic models, where the dependent variables are factors determining the success of the auction and based on a dataset including guide-prices and an investment grade for each object. The result is that the sale probability increases and price settles closer to the ex-ante valuation for objects with a low signalled risk (low guide price yield) and a high grade (A). There is a strong correlation between guide price yields and initial transaction yields, i.e. bidders’ risk/reward assessment follows that of which is signalled from the sell side. Furthermore, the transaction yields are more inelastic than the guide price yields, i.e. this happens at less than a 1:1 proportional rate increase. This indicates that guide prices not optimally reflect the bidders’ valuation. Furthermore, the bidders do take external factors into account when assessing whether or not to make a bid. In general bidders tend to prefer low yielding buildings with a high investment grade.

Often, our common ground and imagination of urban landscapes doesn’t go further than a bench, a lawn and, if lucky, a bin. This project explores how public spaces can be governed and organised by the people around it by empowering them to be in the centre of the planning and being able to make decisions and shape their habitat according to their needs, wishes and imagination. As part of this project a guide was created on how to claim and shape one’s local public space together with their community.

Štefánikova hvězdárna - posledních 45 let očima jejích pracovníků / Štefánik observatory - last 45 years seen by its employees

Main issues of this work are to describe the surrounding of Štefánik observatory and to extend knowledge about its wide history, specially the recent one. Cornerstones of this knowledge have become from interviews with the employees, who worked on Štefánik observatory during the normalization, possibly earlier; and some of them are still work there. The leading of the interviews was made by method of oral history. The work is based also on available bibliography, which concerns mostly to methodology; newspaper articles which relate to observatory history or important events. The text is primarily focused on interviews experiences and feelings and besides the work presents their testimony. In the text are worked up some topics, which concern to professional activity, relationships, perceptions of ages 1968 and 1989, and finally the projection the movies about Apollo programme. The goal of this work is not come to clear conclusions but to reflect experiences of interviewees into historical context, alternatively take a look into working life of Štefánik observatory employees. Final report: using HTML to design and utilize interactive learning guides in audio production classes

This project is an HTML-based interactive learning guide for the channel strip of an analog audio console. A very important skill for students studying audio production, recording and engineering is to understand the signal flow of an audio console. Much of learning the entire console is understanding the function and signal flow of the mono channel strip. The channel strip is the first signal input of the console and handles many of the essential functions of signal processing while recording and mixing. The purpose of this project is to demonstrate how HTML, CSS and JavaScript can effectively be used to design functional interactive learning guides that can be used to supplement textbooks used in audio production classes and also act as reference material for students enrolled in those classes.

Measurement of the refractive state using streak retinoscopy and the "Sure Sight™" autorefractor in dogs

In medical ophthalmology, refractive studies have become an integral part of a complete ophthalmic examination and second only to a slit-lamp biomicroscopic examination in determining visual function and ability. This study shows that the same ideology applies to refractive studies on dogs. The refraction technique has evolved in process, with refinement of the technology and methods used; with the development of handheld autorefractors utilised in paediatric refraction. Fifty guide dogs completed this study however five of the dogs were subsequently excluded and replaced because of poor compliance. Forty six of the dogs were Labrador Retrievers; one was a Golden Retriever, one a Great Dane cross, one a Labrador cross and one a cross breed. The median sample age was 17months with an interquartile range (IQR) of13 to 34months. We validated the agreement in refractive error measurement between the Welch Allyn ™ "SureSight" (WASS) autorefractor to the traditional Welch Allyn ™ handheld streak retinoscope (SR) by two experienced investigators, due to previous studies showing variability in measurement for both instruments. The refractive state for 60°/o of the guide dogs sampled at South African Guide Dogs Association (SAGDA) were emmetropic (-0.5 to +0.5D), 34% were hypermetropic (>+0.5D) with 6% myopic (<-0.5D). For agreement between the instruments, a wide range of differences using mean spherical equivalence (MSE) was observed between the 95% limits of agreement (-1.911 D to 1.698D). On average,measurements with the WASS were slightly lower compared to the SR (mean difference = 0.013). Both instruments showed a better average agreement in determining emmetropia with a tendency to underestimate refractive errors for greater negative and positive diopters. The WASS showed better agreement with the SR for refractive error measurement with higher reliability scale values (8 and above). Clinical astigmatism (>- 0.50 cylinder) was detected more readily on the WASS (37 dogs) than on the SR (9 dogs). Between investigators the MSE measurements differed significantly (P = 0.02), with the average agreement on the SR slightly better than the WASS. Overall, the handheld manual streak retinoscope remains the more practical, cost effective and efficient instrument for objective refraction in dogs. We can also conclude, that current subjective criteriae utilised in the selection of guide dogs at SAGA can be further improved by including objective methods of refraction. An Anthology of Tenor Arias from Korean Operas

The first Western opera to be performed in Korea was Verdi's La Traviata on January 16, 1948, by the Joseon Opera Company. The first Korean opera, Chunhyangjeon by Jae Myung Hyun, premiered at the Korean National Theater in May 1950, just before the outbreak of the Korean War. Daejeon.go.kr reports that since that year approximately 200 Korean operas have been produced in Korea. Nevertheless, there have been consistent efforts to create and introduce Korean operas to the public. Most of them ended up being "one-off" performances with a single production. Most research on Korean opera has focused on its history, the challenges of producing new operas, or an analysis of selected Korean operas. This study equips singers with the following: pertinent historical background with the libretto, a synopsis, research regarding the composer and librettist, a character analysis, vocal and textual analysis of the selected opera arias, instruction regarding the Korean language, IPA, and a word-by-word translation of the text. I also make recommendations for tenor arias from Korean operas for singers with specific voice types.
