BIM inom offentlig fastighetsförvaltning : Hur relevant information kan tillhandahållas med BIM / BIM in public facility management : How relevant information can be provided with BIM

Syfte: Bristerna på informationsöverföringen mellan de olika faserna i en byggnads livscykel har en negativ inverkan på förvaltningen. På grund av de komplexa informationsmängderna bör förvaltningen specificera vilken information de vill få levererad från projekteringen. Den negativa inverkan kan minskas med hjälp av BIM, då BIM underlättar samverkan mellan olika discipliner. Därför är målet med denna undersökning att underlätta implementeringen av BIM inom den offentliga tekniska fastighetsförvaltningen på landstingsnivå, och följande frågeställningar ställs: (1) Hur ser processen kring tillsyn och skötsel ut inom teknisk fastighetsförvaltning på landstingsnivå? (2) Vilken information behövs i anknytning till denna process, för att en teknisk fastighetsförvaltning skall kunna genomföras effektivt? (3) Hur kan man med BIM tillhandahålla denna information? (4) Hur bör man gå tillväga för att lyckas med implementeringen av BIM inom fastighetsförvaltning?  Metod: Angreppssättet för undersökningen är en fallstudie, med en teknikavdelning inom en offentlig fastighetsförvaltning i ett landsting, som studerat fall. Samtliga frågeställningar bygger på varandra: datainsamling och analys har skett i växelverkan. Frågeställningarna besvaras till största del av litteraturstudier och semistrukturerade intervjuer, men även observationer och dokumentanalyser har genomförts.  Resultat: Den första frågeställningens resultat visar på att processen tillsyn och skötsel är komplex och innefattar många olika discipliner. Processen innehåller en administrativ del där åtgärder och intervall kopplas till installationer i fastighetsförvaltningssystemet. Vidare innefattar processen att åtgärderna utförs av driftpersonalen, och om problem uppstår skapas beslutspunkter där teknikförvaltare och driftingenjörer konsulteras för att lösa problemet.  Resultatet på frågeställning 2 visar på ett stort behov av informationsmängder. Den information som behövs av flest personer är; placering, installationens komponenter och fabrikat/leverantör. Det är viktigt att poängtera att även om viss information inte behövs av lika många personer, innebär det inte att informationen är av mindre värde.  Vidare visar resultatet på frågeställning 3 att informationsmängderna som framkommit i frågeställning 2 kan tillhandahållas med BIM genom att koppla informationen till objekt via property sets, databaser eller portaler.  Resultatet på frågeställning 4 visar tillvägagångssättet vid implementering av BIM i förvaltning; processkartläggning, informationsanalys och koppling av informationen.  Konsekvenser: Studien visar att det finns goda möjligheter att använda BIM för att tillhandahålla den information som behövs inom en offentlig fastighetsförvaltning. Vid implementering är det viktigt att kartlägga processer och informationsbehov som finns i organisationen. Implementeringen bör ske i anknytning till ny- eller ombyggnation.  Begränsningar: Studien beaktar endast tillsyn och skötsel inom teknisk fastighetsförvaltning och undersöker varken ekonomiska eller tekniska aspekter. Resultatet anses generellt giltigt, men ett än mer komplett resultat kan erhållas vid en större undersökning av förvaltningsorganisationen samt med fler intervjurespondenter. / Purpose: The shortcomings of information transfer between the different building phases has a negative impact on facility management (FM). Because of the complex information needs it is important that the FM specifies which information they want delivered from the design and construction phases. The negative impact can be reduced with BIM because of its ability to ease communication between the disciplines. Therefore, the aim of the thesis is to ease the implementation of BIM within the technical FM of the public sector, and following questions are asked: (1) What does the process of operation and maintenance in a technical department of FM in a public sector look like? (2) Which information is needed in this process, to effectively accomplish the FM activities? (3) How can you, with BIM, provide this information? (4) How should you do to succeed with the implementation of BIM in FM?  Method: The approach of the thesis is a case study, studying the technical department of a public FM. All questions are based on each other, which means that the data collection and the analysis have been done in interaction. Mostly, the questions have been answered by literature studies and interviews, but observations and document analysis has also been done.  Findings: The result of the first question shows that the process of operation and maintenance is complex and includes many different disciplines. The process includes an administrative part where actions and intervals are connected to the installations in the FM system. The process also includes that the maintenance personnel performs the actions, and if problems occur, the technical manager and the operating engineer are being consulted for a solution.  The result of question 2 shows a big need of different information. The information needed by the most people are; placement, the installation’s component and manufacturer/supplier. Although some information might not be needed by a lot of people, it is important to point out that the information does not have lower value.  The result of the third question shows that the information that emerged from question 2 could be provided with BIM by connecting the information to an object through property sets, databases or portals.  The result of the fourth question shows the way to implement BIM in FM; process mapping, information analysis and connect the information.  Implications: The study shows that there are good opportunities to use BIM to provide relevant information needed by the FM. It is important to analyse the processes and information needs within the organisation. The implementation should be done in connection to a new construction or a reconstruction.  Limitations: The study only observes operation and maintenance within the technical department of FM and does not investigate either economical nor technical aspects. The result is considered to be generally valid, however, a more complete result can be achieved with a bigger research of the FM organisation and several interview respondents.

INTERNET OF THINGS INOM DRIFT OCH UNDERHÅLL I FÖRVALTNINGSSKEDET / INTERNET OF THINGS IN FACILITY MANAGEMENT; OPERATION AND MAINTENANCE

Abstract Purpose: This work presents Internet of Things or IoT in facility management; operation and maintenance. One of the many functions of IoT is making “smart” building components, which can communicate when they break and can be controlled from a distance. Today there are many articles on how you can use IoT in buildings but not as many on how you can use it in operation and maintenance of real estates. Therefore, the aim of this thesis is to investigate the possibilities of IoT in facility management; operation and maintenance work. This is investigated by the questions: (1) How can IoT be used in the facility management; operation andmaintenance work? (2) What are the savings in terms of workhours that can be made by using IoT in facility management; operation and maintenance work? (3) What is the attitude to IoT in the facility management industry? Method: The main strategy for this thesis is a case study in the facility section of the municipality in Jönköping. Approaches include interviews with IoT-consultants and employers at the facility section, document analysis of the workhours for different tasks of a operation technician and a literature study. Findings: The first question is answered by that IoT can be used for almost everything because of the huge amount of sensor types and that new ones are constantly in the making. You can also make unique IoT systems which contributes to the flexibility.The limits today are costs and finding value in the collected data. The second question is answered by that saving possibilities exists. Calculations are made based on attitudes from respondents and what they think are possible savings.This results in savings of about 13 000 workhours/year out of 30 000 workhours/year which equals 40 %. The third question is answered by that both employers at the facility section and IoT-consultants find IoT in facility management interesting. Of the different work-categories, it is interesting to mention that the most positive are the real estate managers and the maintenance engineers and the least positive are the operation technicians. Implications: Conclusions made are that the possibilities of IoT in facility management; operation and maintenance are many. In the future, a lot of savings of workhours can be made by using IoT. Since interest in IoT exists at the facility-section future studies should explore the costs of different IoT-systems. If the municipality of Jönköping chooses to implement IoT in their facilities they can become a role model for other facility managers. Limitations: The limitations in this work are the different costs of IoT-products and how the IoT-systems are built. The work tasks investigated include only supervision-tasks. / Sammanfattning Syfte: Detta arbete behandlar Internet of Things eller IoT inom drift och underhåll i förvaltningsskedet. IoT handlar bl.a. om “smarta” byggnadskomponenter som kan meddela när de går sönder samt att man kan styra dessa på avstånd. Det finns många tidigare undersökningar kring hur man kan använda IoT i byggnader men inte särskilt många undersökningar på hur detta kan användas inom just drift och underhållsarbetet med fastigheter. Därför är målet med detta arbete att utreda möjligheterna till användning av Internet of Things inom drift och underhåll i förvaltningsskedet. Som i sin tur bryts ner i frågeställningarna: (1) Vilka användningsområden finns det för Internet of Things inom fastighetsförvaltning, avseende drift och underhåll? (2) Vilka besparingar i form av arbetstid skulle man kunna åstadkomma genom att tillämpa Internet of Things inom fastighetsförvaltning, avseende drift och underhåll? (3) Hur ser inställningen ut för tillämpning av Internet of Things i förvaltningsbranschen? Metod: Huvudstrategin för detta arbete är en Fallstudie på Fastighetsavdelningen, Jönköpings kommun. Tillvägagångssättet består av intervjuer med IoT-konsulter och med anställda på fastighetsavdelningen, dokumentanalys av enhetstider för olika arbetsuppgifter för drifttekniker i Jönköpings kommun samt litteraturstudie. Resultat: Den första frågeställningen besvaras att det mesta är möjligt med IoT då det finns en enorm mängd olika sensorer och det produceras ständigt nya sensortyper. Man kan även skräddarsy IoT-lösningar vilket bidrar till flexibiliteten i systemen. Det som sätter gränser för IoT i dagsläget är ekonomin samt att hitta värde i insamlade data. Frågeställning två visar att besparingsmöjligheter finns. Beräkningar är baserade på attityder hos respondenterna och vad de anser är rimliga besparingspotential. Detta resulterar i en besparing på ca 13 000 arbetstimmar/år av 30 000 arbetstimmar/år vilket är lika med 40 %. Den tredje frågeställningen ger resultatet att inställningen för att implementera IoT till arbetsuppgifter är överlag positiv hos både anställda på fastighetsavdelningen och IoT-konsulter. Av de olika yrkeskategorierna är det intressant att nämna att störst intresse ligger hos förvaltare och underhållsingenjörer och minst hos drifttekniker. Konsekvenser: Slutsatser dras att IoT kan effektivisera arbetet med drift och underhåll i förvaltningsskedet. Man kan komma att spara in mycket arbetstid genom att använda IoT. Eftersom intresse finns hos avdelningen borde man undersöka vidare vilka kostnader systemet kan komma att kosta om man skulle börja utrusta fastigheterna med sensorer etc. Vid en eventuell implementering kan Jönköpings kommun bli en förebild för andra förvaltare och hamna i framkant i teknikutvecklingen. Begränsningar: Avgränsningarna i detta arbete är kostnader för IoT-produkter och hur systemen i detalj är uppbyggda. De arbetsuppgifter som undersöks i detta arbete är tillsynsuppgifter.

Digital förvaltning : En studie av kravställningar för BIM inom fastighetsförvaltning / Digital Facility management

Ett stort steg in den digitala världen är att arbeta med BIM – byggnadsinformationsmodell. Tekniken har under senaste decenniet använts i stor utsträckning under både projekterings- och produktionsskeden, men under förvaltningsskedet är användningen begränsat. Denna studie undersöker därför hur förvaltningsorganisationer arbetar med BIM. De flesta BIM-modeller utarbetas under projekterings- och produktionsskeden och kan innehålla väldigt mycket användbar information för den framtida förvaltande organisationen. Förvaltningsorganisationer behöver således veta vilken information från projekterings- och produktionsskeden är användbara för just deras organisation. Detta hjälper organisationerna att ställa lämpliga krav på leverans av information. Studien undersöker därför förvaltningsorganisationers informationsbehov och kravställningar gällande BIM. Rapporten är baserat på en intervjustudie tillsammans med en dokumentanalys där BIM-manualer från fyra förvaltningsorganisationer undersöks. En BIM-manual är ett styrande dokument som föreskriver en organisations krav och anvisningar gällande BIM. Även en litteraturstudie är genomförd för att kunna samla relevant data till intervjufrågor och dokumentanalysen. Vid intervjustudien har personer som arbetar aktivt med både BIM-frågor och digitalisering inom bygg- och förvaltningsbransch valts. Resultatet visar att användning av BIM är lågt i förvaltningsbranschen. Den främsta skälen till att BIM inte används i stor utsträckning är att en stor del av dagens fastighetsbestånd saknar BIM-modeller vilket gör att det anses som en extra kostnad av de flesta fastighetsägare. De existerande BIM-modeller inom förvaltningen varken används eller uppdateras. I studien framgår att förvaltningsbolag kravställer endast namngivning, numrering, litterering och redovisning av utrymmen i sina manualer. Rapportens resultat visar att det saknas branschmässiga standarder för informationsleverans och informationsnivå. För att kunna möjliggöra ett oavbrutet informationsflöde måste branschmässiga standarder upprättas. / A big step into a digital world is to work with BIM- buildinginformation model. The technology has been used extensively duringthe last decade in both the design and production phases, but thetechnology is not used actively during the facility managementphase. This study looks therefore through how facility managementorganizations work with BIM. The most BIM models are developed during the design and productionphases and can contain a lot of useful information for the futurefacility management organization. Facility managementorganizations need therefore to know what information from thedesign and production phases is useful for their organization. Itwill help the organization to set appropriate requirements for theprovision of information. The study will therefore examinefacility management organizations' information needs and theirrequirements regarding BIM. The report is based on an interview study together with a documentanalysis where BIM manuals from four different facility managementorganizations are examined. A BIM manual is a governing documentthat prescribes an organization's requirements and instructionsregarding BIM. A literature study has also been carried out inorder to gather relevant information and data for interviewquestions and the document analysis. In the interview study,people who work actively with both BIM and digitization in bothconstruction- and facility management industry have been chosen. The result shows that the use of BIM is low in the facilitymanagement industry. The main reason to why BIM is not widely usedis that a large part of today's buildings does not have any BIMmodels which makes it as an extra cost for most property owners.The organizations have many BIM models in their archives, butthese models are neither used in practical activities nor updatedif a change is made. The study shows that facility management companies haverequirements regarding naming, numbering, code marking andaccounting of spaces. The report's results show that there are noprofessional standards for information delivery and informationlevel. The facility management organizations must establishprofessional standards in order to enable an continuously flow ofinformation.

This diploma thesis deals with the use of geographic information systems in issue of facility management. Its purpose is to show the advantages of this connection, mostly the visualization and analytical capabilities of GIS. The general issues of facility management are described in the first part of the thesis - what it is about, what it brings, the most important definitions and standards are provided there. Then it continues with theory about connection with GIS and answers the question, why this cooperation is beneficial. It continues with description of importance of GIS during whole life circle of real estate. The chapter is concluded by definition of another powerful tool in FM - CAD/BIM. The fourth chapter discusses one of the important tasks of FM - passportization and its meaning. A Lifecycle Approach towards Building Information Management : Technical and procedural implications for the facility management and operations sector

A well-structured and coordinated information management practice is central to promoting efficiency in construction. Building information management encompasses authoring, interpretation, communication, coordination and storage of building information. The benefits envisioned by utilizing IT developments such as Building Information Modelling (BIM) in the facility management and operations (FM&amp;O) sector are estimated to be far greater than in other sectors. There is, however, a gap between the knowledge available in the field of building information management and the actual demands of the architectural, engineering, construction and operation (AECO) industry, especially the FM&amp;O sector. The overall aim of this qualitative research is to develop knowledge that conceptualizes the lifecycle supporting implementation of BIM in the AECO industry with a focus on its implications for a BIM-enabled FM&amp;O practice. This applied research comprises a number of summative and formative components: paper 1 investigates the existing and emerging information management systems for the FM&amp;O sector and their characteristics. The focus of paper 2 is narrowed down to the technical requirements on building information management systems; while its temporal scope spans the entire lifecycle of buildings. Paper 3 is a further elaboration on the findings of paper 1 and covers the technical requirements of BIM-implementation in the FM&amp;O sector. Paper 4 investigates workflows – another category of the issues identified in paper 1. Paper 1 aims to provide a general understanding of the importance and implications of implementing BIM-enabled systems in the FM&amp;O sector and also identifies the main categories of the issues associated with this approach. This literary paper reports on a basic research with a descriptive approach and builds upon the information from a non-exhaustive set of literature. In this paper, workflows, contracts and information technology have been identified as three categories of the issues associated with implementing BIM-enabled systems in the FM&amp;O sector. Paper 2 is also a literary research which draws on the notion of BIM repositories and aims to clarify the technical requirements for a more collaborative building industry as well as depicting the current status of building knowledge management technologies, recent trends and future prospects. Open format BIM repositories have been suggested as the cornerstones of an integrated information management system for AECO firms. The aim of paper 3 is twofold: firstly, to summarize the current status of the building information management technologies applied in the facility operation activities and identifying prevailing issues; secondly, to devise some technical solutions for those issues based on a case project. In the first part of this study, a summarized description of information management configurations in eleven projects were extracted from literature and the technical issues within those systems were identified. Moreover, five major categories of contemporary technical solutions for enhancing information transfer from BIM to FM&amp;O software were designated. Then, a narrative and illustrative representation and reconstruction of an IT-implementation project was developed. Paper 4 is another literary study which aims to provide the theoretical basis for more focused studies on existing and desired processes in the FM&amp;O sector and their associated information transactions. In this paper, firstly, the more common definitions of the key concepts have been revisited and discussed. Then, the generic types of the processes, activities and organizational roles common to FM&amp;O firms, the types of information required by each actor and how such information are acquired have been presented. / <p>QC 20150423</p>
