Leisure center The main task of the master thesis is to design a new leisure center in Vyškov. The building is divided into the two parts. The main part has two floors with reception, entrance hall, classrooms, offices, a utility and boiler room, a dance or theatre hall, a changing room, and a toilet. The second part includes sports hall. The load-bearing walls are designed from Porotherm ceramic blocks with external thermal insulation composite system. Floor structure are designed from reinforced concrete. The main building has a flat roof, the sports has a saw roof structure. Envelope walls are insulated with ETICS. The building will be heated by a condensing boiler. It will have mechanical ventilation, integrated photovoltaic panels on the roof of sports hall to reduce electricity consumption and LED lighting. The theoretical part is to design an operating rule of the building. The operating rules are part of the facility management, which takes care of ensuring ideal conditions for the development of the main activities of the leisure center.

The current civil engineering reality is showing disturbing fact that no profession are present in all phases the life cycle of a construction object. Is becoming increasingly evident need for interconnection of all participants of the investment process in all phases the life cycle of a construction object, and it is thanks to facility management. Facility management in the Czech Republic is still relatively new and continually develops. Facility management is introduced including the associated standards in this thesis.Thesis deals with the position of facility manager and define facility management principles. The proposed methodology for monitoring of the operational life cycle cost of buildings is also presented on the specific construction object. Defined facility management principles are then set in the context of cost management of the selected construction object. The aim of the doctoral thesis is to prove or disprove that the application of the facility management principles can optimize the costs of administrative buildings.

Studien undersöker kommunikationens betydelse för effektiva team inom fastighetsförvaltning. Teamarbete, där kommunikationen har stor betydelse, är ett verktygsom företag kan använda för att skapa effektivitet. Studien motiveras av fastighetsbranschens betydande roll för bostadsbrist och rådande effektivitetskrav. Detta undersöks genom tidigareforskning, intervju av anställda på förvaltningsföretag och analys. Teambuilding, konflikthantering och arbetstillfredsställelse belyses som komponenter kring ämnesområdet. / This paper investigates the meaning of communication in effective teams. This is done by qualitative research and interviews with the purpose of creating a theoretical framework to describe how communication can be used to improve effectiveness. The paper focuses on property- and facility management due to the meaningful role these industries have on the shortage of housing that occurs today. A demand for effectiveness is there fore a fact for these industries which also is a motivation for this study to be done. The study investigates the impact on communication due to the components of conflict management and job satisfaction.This is done because these components have not been linked to communication and/oreffective teams in previous research.

This thesis looks to investigate cultural effects on research organizations work with core facilities and how to adhere to the cultural setting in a core facility. Previous literature on core facilities have ignored culture as a concept and literature on organizational culture have little empirical material regarding core facilities. Through a qualitative study this thesis aims to fill some of the gaps. An overview of literature is presented and frameworks to categorize and conducting deeper analysis are chosen. Empirical material was collected from Karolinska Institutet in Stockholm which has an ongoing work with addressing issues of change and developing their CFs. The analysis shows that culture can be a cause for value misalignments, inefficient practices and create barriers for collaborations. Further it shows that an organization's need to have clear definitions, create structures which are sufficient for the culture, work with evaluation and more. As a final contribution the thesis suggests that venturing into areas such as knowledge management could be relevant for further studies. / Denna uppsats undersöker kulturella effekter som uppstår i forskningsorganisationers arbete med core faciliteter och hur de kan tillägna sig den rådande kulturella miljön. Tidigare litteratur på området core faciliteter utesluter kultur som koncept och litteratur inom organisationskultur har begränsat empiriskt material gällande core faciliteter. Genom en kvalitativ studie ämnar denna uppsats att fylla i några av nämnda luckor. En överblick av rådande litteratur presenteras och ett ramverk för att utföra en analys har valts. Empiriskt material has insamlats från Karolinska Institutet i Stockholm där de har pågående arbete med att tillmötesgå utmaningar inom och utveckla sina core faciliteter. Analysen visar att kultur kan vara orsaken till felriktade värderingar, ineffektiva metoder och barriärer för kommunikation. Vidare visas att en organisation behöver ha tydliga definitioner, skapa strukturer som är linje med sin kultur samt jobba med uppföljning och utvärdering. Som ett avslutande bidrag visar studien även på ett annat teoretiskt område där vidare undersökningar skulle vara relevant, nämligen knowledge management.

Digitalisering av byggnadsinformation är ett viktigt verktyg för att uppnå effektivareinformationshantering inom förvaltning. Bristande kommunikation inom bygg- ochförvaltningsprocessen kan kosta upp till 60 miljarder kronor årligen. BIM är en förkortning förbyggnadsinformationsmodell och implementering av tekniken inom förvaltning innebärminskade informationsförluster, vilket ger besparing i tid och resurser. Tekniken används mestinom projekterings- och produktionsskedet, därefter minskas användningen av BIM-modellerinom förvaltningsskedet.Syftet med rapporten är att ta reda på hur fastighetsbolag i dagsläget använder sig av BIM ochdigitalisering inom förvaltning samt undersöka vilka områden som kan utvecklas. Rapportenär avgränsad till fem digitaliseringstekniker: Digital Tvilling, Laserskanning (Scan-to-BIM),Common Data Environment (CDE), Augmented Reality (AR) och Internet of Things (IoT).Rapporten är baserad på litteraturstudier samt kvalitativa intervjuer utförda med sex aktörerfrån olika företag. Genom intervjustudien undersöks hur dessa tekniker i kombination medBIM kan förbättra informationshanteringen inom förvaltningsskedet.Resultatet visar att användningen av BIM inom förvaltningen är låg i dagsläget. Detta då detfinns en ovilja samt brist på kunskap angående ämnet. Resultatet visar även att det finns storpotential till förbättring med implementering av BIM och digitalisering inom förvaltningen.Med BIM och digitalisering får informationen potential till högre kvalité samt bättre struktur,dessutom tillgängliggörs flera möjligheter av automatisering inom förvaltningen.Behovet av uppdaterad samt strukturerad byggnadsinformation inom förvaltningen ökarständigt. BIM är grunden för digitaliseringen inom förvaltning. Desto bättre kännedomförvaltare har om sina utrymmen och byggnadsinformation, desto mer digitala teknikerkommer kunna tillämpas inom förvaltningen. På detta vis möjliggörs potentialen tillutveckling inom förvaltning. / Digitization of building information is an important tool for achieving more efficientinformation management within facility management. Lack of communication in theconstruction- and facility management process can cost up to 60 billion (SEK) annually. BIMis an abbreviation for Building Information Modeling and implementation of the technology inthe facility management means reduced information losses, which provides savings in timeand resources. The technology is mostly used in the design- and construction phase, afterwhich the use of BIM models in the facility management phase decreases.The purpose of the report is to find out how facility management organizations currently useBIM and digitization in facility management, and also examine potential areas ofimprovement. The report is limited to five digitization techniques: Digital Twin, Laserscanning (Scan-to-BIM), Common Data Environment (CDE), Augmented Reality (AR) andInternet of Things (IoT). The report is based on literature studies and qualitative interviewsconducted with six respondents from different companies. The interview study examines howthese techniques in combination with BIM can improve information management within thefacility management phase.The result show that the usage of BIM in facility management is low as of today. This is due toreluctance and a lack of knowledge about the subject. The result also reveals that there is a lotof room for improvement in facility management with the implementation of BIM anddigitalization. With BIM and digitization, information has the potential for increased qualityand better structure, as well as various possibilities for automation options within the facilitymanagement.The need for advanced and well-structured building information within facility management isconstantly increasing. BIM is the foundation for digitization in facility management. Thebetter the managers' knowledge of their areas and building information, the more digitaltechnologies can be used in facility management. In this way, the possibility for facilitymanagement development is thus made possible.

Facilities Management: How Public Leadership is Responding to Crisis

This research presents the results of a qualitative and quantitative investigation to understand the challenges of public sector facilities management and maintenance to include the negative impact of deferred maintenance, it’s history, the current industry practices and the potential to reverse the negative impact of the current trend. History has been known to speak loudly, and with accuracy relative to the expansion of public facilities and the challenge to maintain them. The challenge to keep pace with the growing population and the ever-changing requirements for contemporary designs are felt in every sector of our public facilities. Regardless, we, the public trust that those responsible are managing these assets effectively and efficiently. Research indicates that this doesn’t appear to be the case. This study serves as a measurement against the historical performance of public facilities management practice. There have been decades of growth in public assets. During that time, innovation within operational practice and technology offer new opportunities for organizations to address issues of efficiency that translate directly in a measure of effectiveness. Given the continued outcry for additional funding, it seems that there are challenges that continue to exist despite the innovation offered. This study focuses on those challenges. Further analysis, based on successful models of public facilities management, provides insights as to what practices, if adopted, may drive the lesser achieving programs toward greater effectiveness. This paper also includes the results of a study that focuses on the current practices of public facilities management programs. The intent is to identify elements that either support or detract from efficiently operated, effective facilities departments. Given the nature of this industry, both objective and subjective elements were addressed. Objectively the organizational hierarchy and the associated communications pathways were identified. Subjectively, the lifecycle of the facilities mission was dissected and discussed throughout an interview process. Fifteen specified data points were addressed, which included questions related to accountability, effective communication, data driven program development, allocation of resources, documentation of work performed, continuous training and education and the use of technology. In order to reverse the declining momentum, we must first identify the most common areas that challenge facilities managers and understand how they currently address those challenges. This research will address the following questions: What do facilities managers perceive to be the greatest obstacles to ensuring their facilities are properly maintained? What factors do facilities mangers perceive to be the greatest challenge to ensuring sufficient resources are allocated to current maintenance? To what degree do facilities managers perceive that more effective communications would positively impact the effectiveness of facilities management and maintenance. The results of this research presents a comprehensive understanding of the challenges that face public sector facilities leadership teams, the history and creation of excessive deferred maintenance and finally, future opportunities that identifies best practices and presents an artifact that reflects a means to resolve those deficiencies identified within the current facilities management environment.

Utveckling av arbetssätt gällande överlämning av bostäder till förvaltning på Riksbyggen / Development of work procedures concerning project handover on Riksbyggen

Syftet med studien är att ge förslag på hur Affärsområde Bostad på Riksbyggen kan förbättra överlämning av nyproducerade bostäder till fastighetsförvaltning för att generera nöjdare kunder. De frågeställningar som användes är: (1) Hur kan Bostad förbättra överlämningen till Förvaltning? (2) Hur kan Riksbyggen säkerställa att överlämningen av nyproducerade bostäder håller en jämn kvalitet i hela landet? (3) Hur kan förbättringar implementeras i processen? Förbättringsområdet består kort av att det inte finns samverkande processer, att mötet mellan de båda parterna inte fungerar optimalt och att överlämningen har visat sig fungera olika på olika platser inom Riksbyggen, vilket inte är bra för företaget som strävar mot gemensamma arbetssätt och rutiner. Den teori som arbetet vilar på är överlämning och implementering av projekt, möten, motivation, kontrakt, information, offensiv kvalitetsutveckling samt tidigare forskning om överlämning. De metoder som använts för att samla in material och framställa förbättringsförslag är benchmarking, dokumentär forskning, intervjuer, kategorisering, släktskapsdiagram samt matrisdiagram. Resultatet beskriver hur de åtta intervjupersonerna arbetar kring överlämningen kopplat till processkeden, några kvalitetsaktiviteter från ledningssystem kopplat till överlämningen, beskrivning av ett samverkansavtal och NKI resultat. Slutsatserna av analysen som besvarar frågeställningarna är följande: (1) Bostad kan förbättra överlämningen genom att initiera och planera, informera om resultatet, överföra kompetens, kvalitetshöja resultatet samt överlämna resultat och ansvar. De kan även skriva in i kontrakt vad Riksbyggen förväntar sig av entreprenör kring garantifelshantering. (2) Riksbyggen kan säkerställa en jämn överlämning genom att alla regioner har samma gemensamma rutiner och genom att skapa förutsättningar för ett bra samarbete. (3) Förbättringar kan implementeras genom att följa förbättringscykeln Planera-Gör-Studera-Lär. Baserat på slutsatser och analys presenterades sex förbättringsförslag. / The purpose of the study is to provide suggestions on how business area Bostad on Riksbyggen can improve their estate handover to facility management. The purpose includes the questions: (1) How can Bostad improve their handover of estates to facility management? (2) How can Riksbyggen ensure that the delivery of estates maintains a consistent quality throughout the country? (3) How can improvements be implemented in the process? The improvements area consists of the fact that there are few cooperative processes, that the interaction between the two does not work optimally and that the handover has proven to work differently on different locations within Riksbyggen, which is not good for the company that strives towards common practices and procedures. The theory that the work depends on is the delivery and implementation of projects, meetings, motivation, contracts, information, quality development and previous research on project handovers. The methods used to collect material and make improvements are benchmarking, documentary research, interviews, categorization, relationship diagrams and matrix diagrams. The result describes how the co-workers work on the assignment linked to the process chain, some quality activities from management systems linked to handover, description of a collaborative agreement and NKI results. The conclusions of the analysis that answer the questions are as follows: (1) Housing can improve the transfer by initiating and planning, informing about the results, transferring skills, raising the quality of the results, submitting results and responsibilities as well as entering into contracts what Riksbyggen expects from contractor regarding warranty management. (2) Riksbyggen can ensure a smooth delivery throughout all regions by having the same common routines and by creating the conditions for good cooperation. (3) Improvements can be implemented through the improvement-cycle Plan-Do-Study-Act. Based on conclusions and analysis, six improvement proposals were presented.

Thesis "Price of construction according to future user point of view" is focused on the user's possibilities of the influence of the building value associated with the leife cycle. In the thesis explains what is facility management and what is it regarded to and life cycle of the building. On the example of building a house techniques are utilized facility management. Designed there are four deigned variants for which are calculated itemized budgets, the energy consumption of the building and other cost of life cycle of the building. At the end of thw work there are these variants compared and the result implies which one is the most suitable for a future user.
