This study examines the spatial impact various socio-demographic and housing factors might have in the foreclosure lis pendens rate within various Hillsborough County, Florida tracts as well as comparing those results with past research. Hopefully the techniques used in this study can be implemented elsewhere in order to better study the foreclosure crisis. The methods used within this research were chosen carefully in order to best understand what is being observed. One method is OLS regression which helps see the impact of each variable and if that impact has a negative or positive effect on the rate of foreclosure. Bivariate Maps were created to spatially examine each variable when compared to the foreclosure rate as well as Effect plots from regression in order to see how the true relationship of a variable affects the foreclosure rate.

This dissertation consists of three independent essays. Chapter 1, "The Effect of Mortgage Securitization on Foreclosure and Modification," assesses the impact of mortgage securitization on foreclosure and modification. My primary innovation is using the freeze of private mortgage securitization in the third quarter of 2007 to instrument for the probability that a loan is securitized. I find that privately securitized mortgages are substantially more likely to be foreclosed and less likely to be modified. Chapter 2, "Disagreement and Liquidity," analyzes how disagreement between investors affects the relationship between trading, liquidity, and asymmetric information. Traditional models predict that asymmetric information should destroy trade and liquidity. In contrast, I document empirical evidence that asymmetric information increases trading volumes in stock, corporate bond, and option markets. To resolve this puzzle, I propose a model of overconfident disagreement trading in which private information enhances trading and liquidity. Chapter 3, "Is Real Interest Rate Risk Priced? Theory and Empirical Evidence," asks whether investors demand compensation for holding assets whose returns covary with real interest rate shocks. Empirically, there is little evidence that real interest rate risk is priced in the cross section of stocks or across asset classes. Theoretically, interest rate risk can be positively or negatively priced depending on whether interest rate changes are due to time preference shocks or consumption growth shocks.

Mobility in the Neoliberal City: Atlanta's Left Behind NeighborhoodsPuckett, Mechelle 10 May 2014 (has links)
Neoliberal reforms alter cities all the way down to their very urban form. This research expands our knowledge of residential mobility brought on by neoliberalizing forces by examining two particular approaches to housing reform that resulted in intense periods of residential mobility- the closure and demolition of public housing projects and relaxed regulations on mortgage lending practices which contributed to bursting the housing bubble and a steep rise in foreclosures. These events brought significant change to Atlanta's neighborhoods, leaving some with high rates of vacancy. Through GIS and qualitative research involving the analysis of semi-structured interviews with forty residents of four affected neighborhoods on the southwest side of Atlanta- Pittsburgh/Mechanicsville, English Avenue, Beecher Hills, and Greenbriar, this research will tell the story of how residents of these neighborhoods experienced being left behind by both outward residential mobility and the government agencies that no longer have the resources available to support neighborhood stability.

Se a falta de referência simbólica ao falo, decorrente da foraclusão do significante Nome-do-Pai, compromete o reconhecimento da diferença sexual, assim como a resposta do sujeito no nível da paternidade e da maternidade, a nossa pesquisa questiona: o que é um filho para uma mãe psicótica? Na neurose, a tese freudiana da equação simbólica falo-filho e a hipótese criada através das fórmulas da sexuação de Lacan segundo a qual a mulher enquanto mãe, localiza-se do lado homem, regido pelo falo, lugar do sujeito do desejo , nos leva a considerar uma estreita relação entre maternidade e atribuição fálica. Entretanto, quando interrogamos como uma psicótica, fora-da-norma-fálica, viveria a maternidade, observamos um dado novo. In neurosis, the freudian thesis of symbolic equation phallus-child and the hypothesis created through the lacanian recipe of sexuation the woman as mother, is located beside the man, regulated by the phallus, place of the subject of desire - leads us to consider a close relationship between motherhood and assignment phallic. However, when we questioned how a psychotic, out-of-standard-phallic, live motherhood, we observed something new. Examining the Role of Urban Spatial Structure, Housing Submarkets, and Economic Resiliency in U.S. Residential Foreclosures, 2000-2009January 2012 (has links)
abstract: After a relative period of growth (2000-06), the U.S. economy experienced a sharp decline (2007-09) from which it is yet to recover. One of the primary factors that contributed to this decline was the sub-prime mortgage crisis, which triggered a significant increase in residential foreclosures and a slump in housing values nationwide. Most studies examining this crisis have explained the high rate of foreclosures by associating it with socio-economic characteristics of the people affected and their financial decisions with respect to home mortgages. Though these studies were successful in identifying the section of the population facing foreclosures, they were mostly silent about region-wide factors that contributed to the crisis. This resulted in the absence of studies that could identify indicators of resiliency and robustness in urban areas that are affected by economic perturbations but had different outcomes. This study addresses this shortcoming by incorporating three concepts. First, it situates the foreclosure crisis in the broader regional economy by considering the concept of regional economic resiliency. Second, it includes the concept of housing submarkets, capturing the role of housing market dynamics in contributing to market performance. Third, the notion of urban growth pattern is included in an urban sprawl index to examine whether factors related to sprawl could partly explain the variation in foreclosures. These, along with other important socio-economic and housing characteristics, are used in this study to better understand the variation in impacts of the current foreclosure crisis. This study is carried out for all urban counties in the U.S. between 2000 and 2009. The associations between foreclosure rates and different variables are established using spatial regression models. Based on these models, this dissertation argues that counties with higher degree of employment diversity, encouragement for small business enterprises, and with less dependence on housing related industries, experienced fewer foreclosures. In addition, this thesis concludes that the spatial location of foreclosed properties is a function of location of origination of sub-prime mortgages and not the spatial location of the properties per se. Predictors of Perfectionistic Tendencies in Sport among Undergraduate Kinesiology StudentsBoyd, Christopher A. 08 1900 (has links)
The purpose of this study was to examine current kinesiology students' athletic identity, identity foreclosure, perceived task value in sport, and perfectionism. An online survey was distributed via email to current kinesiology students. The survey contained questions regarding demographic information and items from the Athletic Identity Measurement Scale, Extended Objective Measure of Ego Identity Status, Perceived Task Value in Sport, Sport Multidimensional Perfectionism Scale-2, and Multidimensional Inventory of Perfectionism in Sport. Results of the Pearson moment correlations indicated that the higher the athletic identity, the higher the subjective task value, identity foreclosure, perfectionistic strivings, and perfectionistic concerns. Multiple regression analyses were performed to further examine the predictive power of athletic identity, subjective task value, and identity foreclosure for perfectionistic strivings and perfectionistic concerns. Results indicated that athletic identity and subjective task value were significant predictors of perfectionistic strivings. Results also showed that athletic identity and identity foreclosure were significant predictors of perfectionistic concerns. Future research should replicate the study using participants from different geographical regions. Furthermore, future research should consider a longitudinal and qualitative study to investigate the development of subjective task value in sport.

Dentre os personagens históricos ligados à execução, o curator bonorum é talvez o mais desconhecido, ou o menos estudado. Mas esse aparente \"desinteresse\" acerca da figura é incompatível com sua importância. Diversos são os textos doutrinários que apontam o curator como o antecessor histórico do síndico da falência, no direito anterior, e, nos dias atuais, do administrador judicial. No presente trabalho, apresenta-se a trajetória do curator bonorum e a influência que a curadoria teve no desenvolvimento dos meios de execução. Abordam-se, nesse sentido, a visão peculiar do romano sobre seu patrimônio, a importância da formação dos fundos de propriedade e os antecedentes da execução patrimonial. Demonstra-se também que o procedimento da bonorum venditio, costumeiramente ligado ao período clássico do direito romano, não foi exatamente substituído pela bonorum distractio, pois esta fazia, de certa forma, parte daquela. Com isso se procura comprovar que a atuação do curator, especialmente a que tinha por fim evitar a ruína do devedor, modificou os rumos da execução e do concurso de credores, inclusive de como se os conhecem ainda hoje. Em proposição aparentemente inédita, demonstrar-se-á que a mudança de enfoque dos modelos executivos posteriores às implicações de cunho fisico contra a pessoa, pelos quais se deixou de buscar a totalidade do patrimônio e se passou a preferir a alienação apenas de quanto fosse necessário ao pagamento do débito, está intrinsecamente ligada à atuação do curador do patrimônio. o trabalho se divide em três partes: na primeira, analisa-se o momento histórico da suposta origem do curator bonorum e os primórdios da execução patrimonial; na segunda, o âmbito de atuação e as características do curador; por fim, na terceira e última parte, estuda-se a evolução da figura até o âmbito do Direito Justinianeu. Apresenta-se, também, em apêndice, singela contribuição ao direito moderno. / Among the historical figures associated with bankruptcy, the curator bonorum is perhaps the most unknown, or the least studied. But this apparent indifference about the figure is not compatible with its importance, for there are several doctrinal texts that indicate the curator as the historical predecessor of the trustee in bankruptcy. In this paper, the trajectory of the curator bonorum and the influence that its actions had on the development of means of foreclosure are presented. It addresses, in this sense, the peculiar vision of the Roman about his estate, the importance of property funds, and the background of bankruptcy proceedings. It is also demonstrated that the bonorum venditio procedure, usually connected to the classical period of Roman law, was not exactly replaced by bonorum distractio, as this was, somehow, part of that. The paper also seeks to show that the performance of the curator, especially the one that was to prevent the ruin of the debtor, changed the course of bankruptcy proceedings and concurrent creditors, including how they are known nowadays. In an apparently unprecedented proposition a change of focus from the executive models will be shown, for which the fact that they no longer get the entire assets of the debtor, and happened to prefer a sale of just what was needed so the debt could be paid, is intrinsically linked to the work of the curator bonorum. The paper is divided in three parts: in the first the historical moment of the supposed origin of the curator bonorum and the beginnings of foreclosure are analyzed; in the second, the scope of acting and features of the curator. Finally in the third and final part, the evolution of the figure to the right under Justinian is studied. In Appendix, a simple contribution to modern law is presented.

Previous issue date: 2015-12-02 / This thesis has the primary objective to characterize the difficulties of the psychotic in the social bond, depending on their particular way to confront (and deny) the castration of the Other: the foreclosure of the Name of the Father (Verwerfung). Look up the theoretical foundations established by Jacques Lacan to the understanding of psychosis, with the upper limit of the year 1958, when it was written the article "From a preliminary question at all possible treatment of psychosis" if a concept exceeds this limit, the only goal is its contextualization, which goes no further than the thesis proposes. From these fundamentals, seeks to demonstrate the thesis that it is the absence of significant Name of the Father in place of the Other that gives the specificity of his psychotic symptoms and the particularity of the conditions (and difficulties) of its relations with and the other with reality. It is intended, in addition, explore in depth the meaning of Lacanian conceptions about the conditions of a possible treatment of psychosis during the study period. This is a theoretical research in psychoanalysis, which includes a preliminary stage of literature of Freudian and Lacanian work (oral and written), including seminars and written to the aforementioned date. The Effect of Mortgage Liberalization on Housing Patterns in Tampa BayRichardson, Jason 01 January 2012 (has links)
This study seeks to determine whether the process of mortgage finance liberalization, manifested in concurrent activities of securitization, deregulation, and neo-liberal policy, have resulted in changes to the tenure of residents in neighborhoods in Tampa Bay. It makes use of existing literature on gentrification and mortgage finance and compares those findings with three sample neighborhoods in and around the city of Tampa. To do so the thesis employs data collected from lenders pursuant to the Home Mortgage Disclosure Act, court records of sales and mortgages filed with the Clerk of the Circuit Court of Hillsborough County, and interviews with stakeholders such as community leaders, activists, residents and those involved in the lending industry. It was discovered that the sample neighborhoods largely conform to expectations about the general pattern of investment of mortgage dollars in core, peripheral, and semi-peripheral neighborhoods. Close analysis indicates that the liberalization of the mortgage process clearly increased the frequency of resident turnover, thus reducing the tenure of residents in each neighborhood to varying degrees. Neighborhoods where traditional, deposit oriented, banks and thrifts dominated the lending market saw a lower tendency for the rapid churning of housing and thus can be expected to possess a lower turnover in residents, fewer examples of foreclosure, and a greater level of wealth accumulation for the homeowner.
