The aim of this master's thesis is to find out the possibility of building a passive house in the Ural region. To achieve this goal it was necessary to solve the following problems, the results are presented in the thesis: 1) to define the concept of "passive house"; 2) to identify the technologies used under the construction of energy efficient buildings; 3) to consider the alternative mounting options of low-rise buildings; 4) to establish the geographic and climatic conditions of the selected area; 5) to describe the socio-economic situation in the region; 6) to reveal the specifics of the Passive House in the Ural Federal District. It was found out that construction of a Passive House in compliance with all the relevant technologies and global standards of Passive Houses in the climatic conditions of the Ural region at this stage is difficult. The main reasons of that are the following: 1) The climatic conditions of the region require for increasing the insulation layer, development and application of new types of insulating materials with higher resistance to heat transfer. 2) The economic conditions of the region determine the choice in favor of budget accommodation rather than innovation. 3) The complexity of the design, the lack of professionals and practical experience in the construction of passive houses. Для реализации поставленной цели необходимо было решить следующие задачи, результаты изложены в диссертации: 1) определить понятие "Пассивный дом"; 2) обозначить технологии, применяемые при строительстве энергоэффективных зданий; 3) рассмотреть альтернативные возможности монтажа малоэтажных строений; 4) установить географо-климатических условия выбранной территории; 5) описать социально-экономическую ситуацию заданного региона; 6) выявить специфику пассивного дома для Уральского федерального округа. Установлено, что постройка пассивного дома с соблюдением всех технологий и соответствующего общемировым стандартам пассивного дома на данном этапе в климатических условиях Уральского региона затруднительна. Основными причинами этого являются: 1) Климатические условия региона, требующие увеличения слоя изоляции, разработки и применения новых видов изолирующих материалов с большим сопротивлением теплопередаче. 2) Экономические условия региона, определяющие выбор в пользу бюджетного жилья, нежели инновационного. 3) Сложность конструкции, отсутствие специалистов и практического опыта строительства пассивных домов. The theme of the master's thesis: automation of processes of management of residential complexes and business centers based on digital technologies. The relevance of this thesis is due to the increasing role of automation of information systems in all sectors, including in the field of management of residential buildings. The ability to implement developments on this subject can not only improve the efficient use of resources, but also qualitatively affect the lives of citizens. The purpose of the master's thesis is to develop a model of automation of projects of management of residential complexes and business centers based on digital technologies. To achieve this goal, the following tasks were performed: - studied the theoretical issues of automation in the management of real estate; - product requirements are formed from the point of view of the management company; - the analysis of the feasibility of product implementation for the management company; - estimated economic efficiency. The object of research is an automated control system of residential complexes and business centers. The subject of research is the management of residential buildings and business centers. / Актуальность данной диссертации обусловлена возрастающей ролью автоматизации информационных систем во всех отраслях, в том числе и в области управления жилыми зданиями. Возможность реализации наработок по данной тематике может способствовать не только повышению эффективного использования ресурсов, но и качественно повлиять на жизнь граждан. Целью магистерской диссертации является разработка модели автоматизации проектов управления жилыми комплексами и бизнес-центрами на основе цифровых технологий. Для выполнения этой цели были выполнены следующие задачи: - изучены теоретические вопросы автоматизации при управлении объектами недвижимости; - сформированы требования к продукту с точки зрения управляющей компании; - проведен анализ целесообразности внедрения продукта для управляющей компании; - оценена экономическая эффективность. В данной работе представлено описание плана по разработке информационной системы «Умный офис» на основе технологий Интернета вещей. Данная система представляет возможности для проактивного управления интеллектуальным зданием. Первая глава работы содержит литературный обзор и анализ источников по предметной области Интернета вещей. Описаны технологии, которые необходимы для работы с Интернет вещами. Во второй главе описан бизнес-проект по реализации системы «Умный офис», который включает в себя описание предметной области, устав проекта, описание жененного цикла развития системы, календарное планирование работ, риски проекта и экономическое обоснование реализации проекта. В третьей главе представлен практический результат работы: требования к системе, архитектура системы и техническое задание. / This paper presents a description of the plan for the development of the "Smart Office" information system based on IoT technologies. This system presents the possibilities for proactive management of an intelligent building. The first chapter of the work contains a literature review and analysis of sources on the subject area of the Internet of Things. The technologies that are necessary for working with the Internet of things are described. The second chapter describes a business project for the implementation of the Smart Office system, which includes a description of the subject area, project charter, description of the system development cycle, work scheduling, project risks and economic justification for project implementation. The third chapter presents the practical result of the work: system requirements, system architecture and terms of reference.

Объектом исследования явилось психологическое благополучие. Предметом исследования стала связь психологического благополучия с отношением к дому. Магистерская диссертация состоит из введения, двух глав, заключения, списка литературы (147 источников) и приложения, включающего в себя бланк анкеты. Объем магистерской диссертации 86 страниц, на которых размещены 2 рисунка и 10 таблиц. Во введении раскрывается актуальность проблемы исследования, разработанность проблематики, ставятся цель и задачи исследования, определяются объект и предмет исследования, формулируется гипотеза, указываются методы и эмпирическая база, а также этапы проведения исследования, научная новизна, теоретическая и практическая значимость работы. Первая глава включает в себя обзор иностранной и отечественной литературы по теме психологического благополучия и особенностей психологического благополучия студентов. Также рассмотрен феномен домашней среды и отношение человека к дому, кроме того проведён обзор психологических исследований домашней среды и отношения к ней. Вторая глава посвящена эмпирической части исследования. В ней представлено описание организации и методов проведенного исследования и результатов, полученных по всем использованным методикам: разработанная нами анкета, опросник «Шкалы психологического благополучия» К. Рифф, опросник «Привязанность к дому», опросник «Функциональность домашней среды», опросник «Релевантность домашней среды». Также в главе представлен корреляционный анализ и проведен анализ по U-критерию Манна-Уитни. Выводы по главе 2 включают в себя основные результаты эмпирического исследования. В заключении в обобщенном виде изложены результаты теоретической и эмпирической частей работы, а также выводы по выдвинутым гипотезам. / The object of the study was psychological well-being. The subject of the study was the connection of psychological well-being with the attitude to home. The master's thesis consists of an introduction, two chapters, a conclusion, a list of references (147 sources) and an appendix including a questionnaire form. The volume of the master's thesis is 86 pages, on which 2 figures and 10 tables are placed. The introduction reveals the relevance of the research problem, the elaboration of the problem, sets the purpose and objectives of the study, defines the object and subject of the study, formulates a hypothesis, specifies methods and empirical base, as well as the stages of research, scientific novelty, theoretical and practical significance of the work. The first chapter includes a review of foreign and domestic literature on the topic of psychological well-being and features of psychological well-being of students. The phenomenon of the home environment and a person's attitude to home is also considered, in addition, a review of psychological studies of the home environment and attitudes to it is conducted. The second chapter is devoted to the empirical part of the study. It provides a description of the organization and methods of the study and the results obtained by all the methods used: the questionnaire developed by us, the questionnaire "Scales of psychological well-being" K. Riff, the questionnaire "Attachment to home", the questionnaire "Functionality of the home environment", the questionnaire "Relevance of the home environment". The chapter also presents a correlation analysis and an analysis based on the Mann-Whitney U-criterion. The conclusions of Chapter 2 include the main results of an empirical study. In conclusion, the results of the theoretical and empirical parts of the work, as well as conclusions on the hypotheses put forward, are summarized.

Структура магистерской диссертации включает в себя введение, три главы, заключение, словарь терминов, список использованных источников и шесть приложений. В первой главе проводится подробный анализ сложившейся ситуации с поселением и проживанием обучающихся в вузах России и за рубежом. Вопрос рассматривается с точки зрения трех участвующих в данном процессе сторон: высших учебных заведений, студентов и бизнеса. Обозначаются существующие проблемы. Во второй главе сформулированы новые механизмы решения жилищного вопроса обучающихся в вузах России, за счет университетских и частных студенческих общежитий, и выделения нового сегмента рынка – «студенческой» недвижимости. В третьей главе приводятся инвестиционные расчеты, которые наглядно демонстрируют целесообразность выдвинутых решений по организации управления университетскими студенческими общежитиями и созданию частных студенческих общежитий и их применимость на практике. В приложениях приведены соответствующие расчеты. / The structure of the master's thesis includes an introduction, three chapters, a conclusion, a glossary of terms, a list of references and six annexes. The first chapter provides a detailed analysis of the situation with the settlement and residence of students in universities in Russia and abroad. The issue is considered from the point of view of the three parties involved in this process: higher education institutions, students and business. Existing problems are indicated. The second chapter formulates new mechanisms for solving the housing problem of students in Russian universities, due to university and private student dormitories, and the allocation of a new market segment - “student” real estate. The third chapter provides investment calculations that clearly demonstrate the feasibility of the proposed solutions for organizing the management of university student dormitories and the creation of private student dormitories and their applicability in practice. The appendices contain the corresponding calculations.
