This diploma thesis deals with possibilities of designing contemporary buildings in the historical context of the city center. Emphasis is placed on the urban integration of new volumes into the current structure of the city and the place with its genius loci. The result of the design should be houses with a character and clear layout, using high-quality materials, especially with different forms and modifications of the plaster that is typical for the construction industry in Central Europe. The suggestion is the author's answer to the question of a "normal house" in the city center.

The SVIT tannery complex in Velké Meziříčí was demolished in 2008. Since then the area that is next to the Balinka river and close to the historic city center has no use. The thesis analyses the characteristics of the place, solves the connection to the surroundings, defines possible functional use and describes the vision for the complex. The aim of the thesis is to propose one of the buildings (library) in the complex in detail. The work could be used as a topic for a public discussion about the development of the territory for the inhabitants and municipal council of Velké Meziříčí.

Syftet med denna uppsats är att beskriva och undersöka på vilka sätt Karlstads centrum har en betydande roll för användare av centrum, hur människor har upplevt att Karlstads centrum som mötesplats har påverkats under Covid-19 samt vilka möjliga sociala konsekvenser detta inneburit för dessa användare. Genom en kvantitativ enkätundersökning och teorianknytning åsyftas följande tre frågeställningar att undersökas och analyseras:  Vilka möjliga sociala konsekvenser har Covid-19 haft på Karlstads centrum? På vilket sätt har Karlstads centrum en betydande roll för användare av centrum? Hur har nyttjandet av Karlstads centrum som mötesplats förändrats under Covid-19? Resultaten från studiens empiriska undersökning tillsammans med förankrade teorier visade att Covid-19 pandemin både påverkat det sociala klimatet i Karlstads centrum samt centrum som mötesplats. Minskad vistelse i centrum bland studiens respondenter under Covid-19 påverkar Karlstads centrum som mötesplats negativt, vilket även leder till att den sociala interaktionen parallellt får en negativ utveckling i relation till detta. Enkätens respondenter lyfte Covid-19 restriktioner som exempel på anledning till en minskad vistelse i Karlstads centrum. Studiens andra frågeställning med fokus på vilken roll Karlstads centrum har för användare av centrum visade både att centrum upplevs som en mötesplats av stor betydelse, men även att centrum utgör ett viktigt nav som ger en attraktiv bild av staden ur ett externt perspektiv. Slutsatsen av studien är att Karlstads centrum har förändrats under Covid-19 pandemin, både ur ett socialt hållbarhetsperspektiv men även som mötesplats. / The aim of this study is to describe and examine how Karlstad city center has an important role for users of the city center, how people have experienced the change of Karlstad city center as a meeting place during the Covid-19 pandemic and what possible social consequences this has resulted in for these users. Through a quantitative survey research and by the use of theories are the following three research questions meant to be examined and analyzed:  Which possible social consequences has Covid-19 had on Karlstad city center?  In what way has Karlstad city center a meaningful role for users of the city center? How has the use of Karlstad city center as a meeting place changed during Covid-19?  The result from the study’s empirical research together with presented theories, has shown that the Covid-19 pandemic has had an impact on the social climate in Karlstad city center and the city center as a meeting place. Reduced visits in the city center among the respondents during Covid-19 affects Karlstad city center as a meeting place negatively, which also leads to a negative development regarding social interaction. The respondents of the survey stated Covid-19 restrictions as an example of reason for reduced visits in Karlstad city center. The second research question regarding the role of Karlstad city center in relation to the users of the city showed both that the city center is regarded as a crucial meeting place, but also that the city center is an important hub that provides an attractive external image of the city. The conclusion of the study shows that Karlstad city center has changed during the Covid-19 pandemic, both regarding social sustainability and as a meeting place.

E-handelns påverkan på svenska stadskärnor / The impact of e-commerce on swedish city centers

Den elektroniska handeln (e-handeln) har under den senaste tiden haft en stadig positiv utveckling som vi idag börjar se påföljder av. E-handeln leder till förändrade konsumentbeteenden som påverkar den fysiska handeln, i media pratas det om butiksdöden och hur de svenska stadskärnorna ger vika för e-handelns inverkan. Stämmer denna bild eller bör dessa påståenden om stadskärnornas död tas med en nypa salt? Detta väcker behovet av att undersöka vilka konsekvenser en ökande e-handel ger upphov till och hur stadskärnorna bör agera för att upprätthålla ett levande stadsliv. Därför blir studiens syfte att undersöka hur en fortsatt ökning av e-handeln påverkar lokala stadskärnor i Sverige. För att uppnå syfte och besvara studiens frågeställning inhämtades data genom tre intervjuer samt en undersökning av forskning kring e-handelns utveckling. Ett teoretiskt perspektiv fördes även in i studien genom att undersöka hur handelsplatser lokaliserar sig enligt centralortsteorin och gravitationsmodellen.Utifrån de scenarier som presenteras i resultatet (framtagna av Svensk Handel) för e-handelns framtida utveckling drar studien slutsatsen att första scenariot, där e-handeln följer Storbritanniens utveckling, är troligast att inträffa. Detta på grund av de logistiska utmaningar som fortfarande finns i Sverige. Resultaten tyder även på att stadskärnors ​attraktivitet kommer vara avgörande för dess framtida levnad. Genom att analysera valda teorier och olika marknaders storlekar undersöker studien stadskärnans optimala lokalisering och storlek för att konkurrera med e-handeln. Den medelstora marknaden, med 20 000 - 50 000 invånare, konstateras vara det optimala för att hantera de utmaningar som e-handeln innebär. Enligt studien kommer en stadskärna som fokuserar på att skapa ett mervärde för konsumenten, utöver fysiska detaljhandelsbutiker, vara framgångsrik. Studien konstaterar även att det kommer ske en omdefiniering av stadskärnan från att vara en handelsplats till en mötesplats. E-handeln sätter press på fysiska butiker att ta fram nya butikskoncept där också fastighetsägarnas agerande blir avgörande för stadskärnans konkurrenskraft. / The growth rate of electronic commerce (e-commerce) has had a positive development recently and we are now starting to see the repercussions of it. E-commerce leads to a changing consumer behaviour that affects the physical trade, this is often brought up by the media as the retail death (or retail apocalypse) and that Swedish city centers give way to the impact of e-commerce. Is this a truthfully depicted picture or should these statements regarding the death of city centers be taken with a pinch of salt? This raises the need to further investigate the consequences of an increasing e-commerce and how the city centers should act to maintain a vibrant city life. Therefore, the purpose of this study will be to investigate the effects of an increased e-commerce on local city centers. To achieve the purpose and answer the questions of the study, data was gathered through three interviews as well as through a study of research on the development of e-commerce. A theoretical perspective was also brought into the study by examining how commerce locate according to the central place theory and the gravity model of trade.Based on the scenarios presented in the study (produced by Svensk Handel) regarding the future development of e-commerce the conclusion is that the first scenario, where the e-commerce follows Great Britain's development, is most likely to occur. The main reason for this is that Sweden faces logistics challenges that needs to be dealt with. The result also indicate that the attractiveness of city centers will be crucial for its future life. By analyzing selected theories and sizes of different markets, the study investigates the optimal location and size of a city center to compete with e-commerce. The medium-sized market, with 20 000 - 50 000 inhabitants, is found to be the most optimal size of market to manage the challenges that e-commerce entails. According to the study, a city center that focuses on creating added value for the consumer, in addition to physical retail stores, will be successful. The study also concludes that a redefinition of the city center will occur in which the city center will go from mainly being a trading place to a meeting place. E-commerce puts pressure on physical stores to develop new store concepts in which the actions of the property owners will have decisive impact on the competitiveness of city centers.

"Det kan ju hända vad som helst." En trygghetsmätning i Kristianstad centrum

Denna studies syfte är att studera tryggheten i Kristianstad centrum. Detta sker via en webbaserad enkät samt genom en fokusgruppsintervju. Respondenterna och deltagarna är över 18 år och alla rör sig i Kristianstad centrum. Det som undersöks är om, var, när och varför dessa individer är otrygga och om detta skiljer sig mellan grupper av individer över tid och rum. Studien undersöker också vilka konsekvenser otryggheten kan leda till för individen. Resultatet visar att den form av fysisk oordning som påverkar individernas trygghet mest i Kristianstad centrum är dålig belysning. Kvinnor och yngre är över lag de som uppger en högre nivå av otrygghet. Deltagarna i studien är eniga om att kvälls- och nattetid är den tid på dygnet som upplevs mest otrygg. Resultatet visar också att många upplever att ”Tivoliparken, ”Galleria Boulevard” och centralstationen är de mest otrygga platserna i Kristianstad centrum. / The purpose of this paper is to study the fear of crime in Kristianstad city center. This is done by using a web survey and a focus group. The participants are older than 18 years and are spending time in Kristianstad city center. The study examines if, where, when and why people feel unsafe and if differences can be found between groups of individuals over time and space. The aim of this study is also to examine what consequences fear of crime has on an individual level. The results show that the type of physical disorder that effects the fear of crime most in Kristianstad city center is bad lighting. Women and younger participants are in general most fearful. The participants state that evenings and nights are the time of day when fear of crime is the highest. They also state that the areas with the highest level of fear of crime are “Tivoliparken”, “Galleria Boulevard” and the “Central station”.

O trabalho procura identificar transformações ocorridas no Centro de São Paulo a partir do início dos anos 90 até a atualidade. O território do Centro chega à década de 90 carregado de complexidades sociais, divulgadas, ideologicamente, como degradação. Ao mesmo tempo em que se situa entre os principais polos de empregos do Município, concentra um grande número de imóveis vazios e espaços públicos em mal estado de conservação. Neste contexto, foi criado o discurso de revitalização da região, que passou a permear a esfera pública e fundamentar uma série de ações pulverizadas do poder público. Visto sob o ângulo dos pressupostos deste discurso, poucas mudanças ocorreram nos últimos vinte anos. Visto por outro ângulo, entretanto, muito mudou e vem mudando. Para identificar o que está acontecendo no Centro de São Paulo entre os anos 1990 e 2000, a pesquisa investigou o perfil da população atualmente residente e dos usos do solo; os postos de empregos concentrados na Região Central; as principais políticas públicas implantadas a partir da década de 90 e as principais mudanças ocorridas no ambiente construído durante o período estudado. Como caminhos para investigação de tais mudanças, a pesquisa adotou duas frentes: a análise da dinâmica de ocupação dos edifícios de escritórios, tendo em vista tratar-se da tipologia com maiores percentagens de vacância; e a análise de empreendimentos privados de reforma de edifícios verticais residenciais. / This work seeks to identify transformations occurred in São Paulo city center from the early 90s until today. In the 90s, the city center territory is fraught with social complexities, ideologically publicized as degradation. While on the one hand it is located between São Paulos main employment hubs, it concentrates a large number of vacant properties and public spaces in poor maintenance conditions. In this context, the speech on revitalization of the area was created, began to permeate the public sphere and support a series of random actions by the government. From the perspective of the assumptions of this speech, few changes occurred in the last twenty years. However, seen from another angle, much has changed and has been changing. In order to identify what happened in São Paulo city center between 1990 and 2000, this research investigated the profile of the current resident population and land use; employment positions concentrated in the central area; main public policies implemented from the 90s and major changes that occurred in the built environment during the period studied. As avenues for investigation of such changes, the research adopted two fronts: the analysis of office buildings occupation dynamics, considering that this is the typology with the highest vacancy rates; and the analysis of private development projects of renovation of vertical residential buildings.

Este estudo antropológico analisa grupos de estratos médios que participam de algumas Ações Locais e do CONSEG-Centro, e estão envolvidos em discursos e práticas de \"requalificação urbana\" da região central de São Paulo. As Ações Locais são compostas por moradores(as) e comerciantes que representam uma rua ou microrregião do Centro, e visam envolver a comunidade no levantamento dos problemas existentes na região e encaminhá-los aos órgãos responsáveis. O Conselho Comunitário de Segurança é uma entidade estadual composta pela sociedade civil, policiais e demais representantes do poder público e tem por finalidade aproximar esses setores para a discussão de temas relativos à segurança pública. Outra frente analisada foi a Caminhada Noturna, uma atividade gratuita de passeios durante a noite pela região central desenvolvida por uma Ação Local com o intuito de apresentar o Centro sob óticas diversas. O estudo simultâneo dessas três frentes de pesquisa objetivou entender as maneiras como essas pessoas articulam redes de agentes envolvidos(as) no debate de recuperação da região central da cidade, e como agenciam seus contatos entre si e com o poder público para concretizar suas demandas. A abordagem de redes desenvolvida mapeou os valores veiculados pelos(as) agentes, os incômodos associados ao espaço, as controvérsias internas e, em que medida, por meio de suas ações, eles(as) apontam certo tipo de uso do espaço que esperam encontrar na região. / This anthropological study analyzes middle class groups that participate of Ações Locais [Local Actions] and CONSEG-Centro [Downtown Community Safety Council], which are involved in speeches and urban requalification practices downtown Sao Paulo. These Local Actions, consisting of residents and merchants who represent a city center street or micro region, aim at involving the community in surveying and referring that regions problems to government agencies. The Community Safety Council is a state organ including civil society, police officers and other public authorities, focused in making a connection between these sectors to discuss public security issues. This study also analyzed Caminhada Noturna [Night Walk], a free activity that promotes a tour through city center at night, created by a Local Action to present the place in different points of view. The simultaneous study of these three initiatives wants to understand in which ways these people articulate agents networks involved in the debate of recovering the city center, and how they build dialogues between themselves and public power to reach their goals. The studys network approach mapped values conveyed by agents, disturbs associated to public space, internal controversies, and to what extent, through their actions, they point to a kind of public space usage they hope to see in that place.

Esta dissertação aborda o processo de revitalização do Centro de Santos em curso desde fins da década de 1980 até o presente. Ela está dividida em cinco capítulos. O primeiro busca enfocar aspectos relevantes do referencial teórico sobre intervenções do Poder Público em áreas centrais nos períodos Moderno e Contemporâneo e as aproximações possíveis com o Centro de Santos. No capítulo seguinte pretende-se investigar o crescimento e o apogeu dessa área, com a expansão do porto e as riquezas advindas com o comércio do café. O terceiro capítulo trata da decadência do Centro com a evasão das camadas de alta renda e a precariedade habitacional. O quarto capítulo analisa o processo de revitalização, considerando a questão da legislação, das intervenções e dos projetos para a área, sobretudo no período compreendido pelas duas administrações do PT (1989-1992; 1993-1996). O quinto capítulo continua essa analise para as administrações seguintes, de orientação política antagônica, do antigo PPB (1997-2000; 2001-2004). Por fim, a conclusão avalia o processo de ascensão e declínio do Centro de Santos e as mudanças havidas em relação à política de planejamento urbano para essa área no contexto contemporâneo. / This dissertation evaluates the process of urban revitalization of Santos City Center in course since the late 1980s. It is divided in five chapters. The first analyses the changes in the theory of central area public intervention from Modern to Contemporary periods and defines Santos Historical Center as the case study. The following chapter investigates the growth and the apogee of this area with the port expansion and the resulting wealth with coffee commerce. The third chapter deals with the City Center decay with the evasion of high-income strata and the resulting housing precariousness. The fourth chapter analyzes the law, the interventions and the projects referring to the area, over the period of two PT offices (1989-1992; 1993-1996). The fifth chapter continues these analyses during the old PPB offices (1997-2000; 2001-2004) with an opposite political view. Finally, the conclusion evaluates the process of growth and decline of Santos City Center and the changes in relation to urban planning policies for this area in the present context.
