The background of our thesis is the fact that properties and their related industry have a big negative impact on our environment. Since the real estate business is an important part of how the society is constructed, environmental solutions and sustainable real estate development can contribute to positive climate changes globally. The last decades have shown an increasing number of green properties, however the proliferation on the Swedish market is still slow. Existing research describes different benefits and motivators that should encourage investments in environmentally certified properties among real estate companies. Benefits that are established are for example lower energy- and maintenance costs, lower vacancy rate, an improved company image and increasing market value. We believe there is a gap of information considering how the real estate companies experience that these benefits are generated from a green building, as well as how motivators have impacted on the companies’ investment decisions. The purpose of this thesis is therefore to explain how different motivators affect real estate companies to invest in environmentally certified properties. To answer the purpose of our thesis, we have created four different hypotheses based on existing research which includes an improved result, increased economic profitability, improved company image and the opportunity of incentive programs and economic contributions. The hypotheses of our study have been tested with a quantitative method, through a survey. Collected data from our study has been analysed through a multiple regression analysis, where the four motivators have been analysed against the real estate companies share of investment decisions in environmentally certified properties. The conclusion of this thesis is that none of the hypotheses reached statistical significance and therefore the collected data cannot prove any relations between the motivators and companies’ investment decisions. Although, through our study, we have been able to identify both differences and similarities between theoretical claims and the result from our study. Even though statistical relations cannot be confirmed, the survey has collected descriptive data which contributes to a general view of how Swedish real estate companies today evaluate environmentally certified properties and how they are motivated to invest in these properties.

År 2010 verkställdes det politiska beslutet om att låta värnplikten vila och satsa på ett anställt försvar och istället infördes frivillig militär utbildning i form av Grundläggande militär utbildning. Regeringen anser att ungdomsverksamheterna, vilka bedrivs av frivilligorganisationer som exempelvis Sjövärnskåren, är en viktig del i rekryteringen till Försvarsmakten. Syftet med uppsatsen är att ta reda på om Sjövärnskåren skapar attraktionskraft för Försvarsmakten och i vilken utsträckning det motiverar ungdomar till att söka vidare till GMU och den nu vilande värnplikten. Denna uppsats baseras på en kvantitativ metod i form av ett frågeformulär, baserat på Herzbergs tvåfaktorsteori samt Hackman och Oldhams modell. Enkäten gick ut till 47 personer med bakgrund i Sjövärnskåren och som påbörjat Grundläggande militär utbildning, Specialistofficersutbildningen eller Officersprogrammet mellan åren 2010 och 2013. Enligt denna undersökning har Sjövärnskåren gjort Försvarsmakten attraktiv för ungdomarna som gått på sommarskolorna. Framförallt har detta skett genom att befälen på sommarskolorna föregått med bra exempel som ledare och representanter för Försvarsmakten. En slutsats som har dragits är att Sjövärnskåren nog kan anses som en bra rekryteringsgrund där det militära livet får testas på och utvärderas, samt leder till motiverade och engagerade rekryter. / In 2010, the political decision was implemented to abolish conscription and build the Swedish Armed Forces on employed soldiers and sailors. Instead of conscription, voluntary military training was introduced in the way of basic military training. The government believes that youth activities, conducted by NGOs such as the Swedish Sea Cadet Corps, are a vital part of recruitment to the Swedish Armed Forces. The purpose of this paper is to find out if the Swedish Sea Cadet Corps can make the Swedish Armed Forces attractive and to what extent it motivates young people to apply for basic military training and the now resting conscription. This paper is founded on a quantitative method in the form of a questionnaire, based on Herzberg’s Motivation-Hygiene theory and Hackman and Oldham’s model. The survey was sent to 47 people with a background in the Swedish Sea Cadet Corps and who began the basic military training, NCO training or Officer training, between 2010 and 2013. According to this survey, the Swedish Sea Cadet Corps made the Swedish Armed Forces attractive to young people who attended the Swedish Sea Cadet Corps’ summer camps. This was, in particular, thanks to the officers at the summer camps, who acted by being good examples of leaders and representatives of the Swedish Armed Forces. One conclusion made is that the Swedish Sea Cadet Corps could be considered as a good recruitment base, where youngsters can try and evaluate military life, which thereafter can lead to motivated and committed recruits.

The role of structural factors underlying incidences of extreme opportunism in financial marketsBruce, Johannes Conradie 30 September 2007 (has links)
A sociological approach is used to analyze incidences of extreme opportunism in financial markets. Through an analysis of arguably the most widely publicized "rogue" trader events in recent history, a determination is made of the validity of explaining these events as aberrations, attributable to the actions of "rogues". The primary focus is the role of structural factors underlying these incidences of extreme opportunism in financial markets. A diverse range of documentary and other sources is used to avoid any form of bias as far as possible. It was found that structural factors act as countervailing forces to inhibit such behavior or as motivators and facilitators acting as catalysts for extreme opportunism. The balance between these factors largely determines the level of opportunistic behavior in a particular environment. Extreme opportunism is therefore not an aberration or "rogue" occurrence but a manageable phenomenon intrinsic to the social structural context within which it occurs.
By conceptualizing these factors as countervailing forces one is forced to view structural factors, like compensation structures and formal and informal restraints, relative to one another and no longer in isolation. This realization translates into the conclusion that restraints and oversight systems for example, should be designed relative to the relevant motivators and facilitators in its area of application. In an environment where traders of highly geared financial products are motivated with multimillion USD incentive packages, a low budget oversight system and inexperienced regulatory staff, is clearly not the appropriate tools to control and manage extreme opportunism. / Criminology and Security Science / D.Phil. Barriers and motivators to online grocery shopping in South Africa : a supply chain perspectiveSnyman, Alicia Neva 11 1900 (has links)
Online grocery retailing holds potentially fruitful outcomes for retailers in South Africa. However, South African retailers and consumers have been slow to adopt and participate in this form of grocery retailing. This study explores the barriers and motivators to online grocery shopping in South Africa from a supply chain perspective. Therefore, the study was done from both the customer and the retailer’s perspective. Three qualitative data collection methods were employed to collect the data. Firstly, a website analysis of four e-grocers was conducted and compared. Secondly, two focus group discussions were conducted – among consumers who use online grocery shopping, and those who do not. Thirdly, an in-depth interview was conducted with one of the online operations managers of an e-grocer in South Africa. The results revealed four different ‘sets’ of motivators or barriers to online grocery shopping in South Africa: consumer-specific, retailer-specific, website-specific and supply chain-specific. Results from this study could be used to shed some light on how to overcome the hurdles of becoming a multi-channel grocery retailer in South Africa. / Business Management / M. Com. Bakgrund: En ökad konkurrens på arbetsmarknaden och ett ökat behov av personal har gjort det viktigare för kommuner att fokusera på att skapa en unik organisationsidentitet på arbetsmarknaden. Detta koncept, känt som employer branding, kan bidra till en rad fördelar såsom ökad konkurrenskraft och ökad motivation bland medarbetarna, där framför allt det sistnämnda kan underlätta för organisationer gällande att rekrytera och behålla medarbetare. Med employer branding följer även utmaningar, vilket understryker vikten av att förstå hur det bör hanteras för att dra nytta av dess potentiella fördelar. Syfte: Att undersöka medarbetares uppfattningar av kommuners employer branding och dess påverkan på motivation. Metod: Studien har utgått från en kvalitativ forskningsansats där tio semistrukturerade intervjuer genomfördes på ekonomiavdelningarna inom fyra av Skaraborgs kommuner. Resultat och slutsats: Studiens resultat visade att employer branding-strategierna inte diskuterades öppet inom kommunerna och uppfattades främst undermedvetet av medarbetarna. Inom kommunerna låg också ett fokus på att främja den inre motivationen genom faktorer som organisationskulturen. Det var även den inre motivationen som ansågs vara mest attraktiv hos medarbetarna och motiverade dem mest, så länge de hade en grundläggande nivå av yttre motivation där deras löner låg på en acceptabel nivå, då lönen betraktades som en hygienfaktor för medarbetarna. / Background: Increased competition in the labour market and a growing need for personnel have made it more important for municipalities to focus on creating a unique organisational identity in the labour market. This concept, known as employer branding, can contribute to a range of benefits such as increased competitiveness and enhanced motivation among employees, where especially the latter can facilitate organisations in recruiting and retaining employees. However, employer branding also comes with challenges, highlighting the importance of understanding how to manage it to capitalize on its potential advantages. Purpose: To examine employees’ perceptions of municipalities’ employer branding and its impact on motivation. Method: The study has used a qualitative research approach, where ten semi-structured interviews were conducted within the finance departments of four municipalities in Skaraborg. Findings and conclusion: The study’s findings revealed that employer branding strategies were not openly discussed within the municipalities and were primarily perceived subconsciously by the employees. There was also a focus within the municipalities on promoting intrinsic motivation through factors such as organisational culture. Intrinsic motivation was also considered most attractive to the employees and motivated them the most, as long as they had a basic level of extrinsic motivation where their salaries were at an acceptable level, as salary was viewed as a hygiene factor for the employees.

records were also reviewed together with their pharmacy refill records to identify
any correlation between .CD4 cell counts, viral load, VL and adherence to
antiretroviral drugs at extension 15 ARV clinic in Gaborone, Botswana. The
study investigated whether the combination of pharmacy refills and pill counts
adherence measurement methodologies could predict immunological recovery
and virologic response through increased CD4 cell counts and suppressed VL. .
There was a positive relationship between adherence, CD4 cell counts and VL.
Pharmacy refills and pill counts adherence measurement methodologies scored
high on sensitivity, specificity, and positive predictive values but low on negative

This study will focus on adult learners returning to institutions of higher education on a full-time basis. The study will determine factors that motivate adults to enter the learning environment, and it will identify inhibitors and contributors during their studies. A qualitative research design has been employed. Analysis of data collected by open-ended questionnaires and in-depth interviews indicated that the motivation to return to higher education was mainly personal and career driven. Students reported on situational, dispositional, and institutional inhibitors they experienced and had to overcome. Contributors identified included various support systems.
