近年來台灣連鎖咖啡店消費人口的穩定成長,提升了連鎖咖啡店的市場規模與消費產值,傳統利潤導向的市場經營方式,使得連鎖咖啡店的競爭更趨激烈,如何訂定正確的選址與經營策略,成為在高度競爭市場中存活的重要關鍵。
傳統的選址問題需要投入大量的人力與時間進行相關資訊的蒐集、訪查與評估,故而在新設營業點時,較少運用複雜的因素進行區位選址的分析與評估。因此能透過較多的因素,從區位選址與營利效應等觀點進行分析,協助投資者獲得更好的利潤,提高決策成功的機率,是極為重要的問題。
本論文的目的,在於為連鎖咖啡店之選址決策,提出能增加成功機率之設點建議。我們依據連鎖咖啡市場雙雄在訂定選址決策的成功經驗,透過相關係數進行人口與經濟活動因素之統計分析,以找出其成功選址之關鍵因素。同時運用資料探勘的分類技術,建構成功選址之分類模型,並經由地理資訊系統提供的圖層資料,對連鎖咖啡市場雙雄之競爭關係進行分析與評估,以提供正確選址及設點之建議。
實作中我們採用台北市出租店面之空間資料,以探討並評估本研究建議模型之實際效益。實驗結果顯示,透過本研究之選址分類模型進行設點類型之預測,有七成以上之達成率,顯示本研究提出之模型能有效增加選址的成功機率,同時經由競爭對手設點空間關係之分析,亦能提供有利選址決策之建議。 / The number of customers of coffee shop chains has grown steadily in recent years that cause the market size as well as the total consumption value increase rapidly and continuously. The competition among the chain coffee stores get even worse under the traditional profit oriented management style. In such case, it is crucial to make the correct decisions when selecting the coffee shop locations as well as making operation strategies in opening new coffee shops.
Traditionally, it takes a great amount of time and human resources in collecting relevant information, conducting field visits as well as site evaluations when making coffee shop site selections. One seldom considers complex factors of site evaluation or field analyzing in selecting the location of new coffee shop. Hence, it will be one of the major contributions if one can find a mechanism in analyzing the site selection as well as profit evaluation to help the investors to produce better profit and to improve the chance of success.
The goal of this thesis is to provide recommendations to improve the success rate of chain coffee shop site selection strategy. Based on the coffee market leaders’ success experiences in formulating the site selection strategies, we analyzed the correlation coefficients of the population as well as economy activities in order to identify the key factors in successful site selection strategies. We also used data mining techniques to construct the classification models of successful site selection. In addition, we analyzed and evaluated competition relations between the two leading chain coffee brands using the geographic information systems to obtain appropriate recommendations in new site selections.
The shop rental information of Taipei City was used to explore and to evaluate the models recommended in our mechanism. The experimental results showed that the prediction through the classification models for site selections can achieve 70% of success rate. This indicates our mechanism effectively improve the successful rate of site selections. Moreover, the experimental results also show that the spatial analysis of site selections between the competitors is helpful in providing appropriate site selection strategies.

Preferred residential neighbourhoods of the elderly population in the city of NorrköpingBreier, Susanne January 2008 (has links)
<p>The population of Sweden is ageing as in almost every European country. Improved medical progresses and treatment options lead to a decreasing mortality at older ages, increasing life expectance and an advanced health of the elderly. Due to these improvements and the so called ‘baby- boomers’, a great number of persons born in the 1940s that will reach retirement age the coming years, their total number will increase strongly in the near future all over Sweden. To enable these elderly to live a normal, active and independent life as long as possible activities, services and special housing with improved accessibility and meeting places for elderly has to be provided. Thus, for local authorities it is essential to know the actual and favoured living conditions as well as environments of elderly. This study aims therefore to investigate the characteristic of preferred residential neighbourhoods of the elderly in the city of Norrköping. The demographic, social and crime situation was examined for the districts of the city using several methods from both Statistics and GIS. Statistical methods included classifications, indexes or indicators and bivariate correlations. A model was developed to combine demographic and social data to characterise districts. GIS was to a major extent used as a visualisation tool. Choropleth mapping and Kernel density estimations were used to illustrate distribution of elderly and crime. Preliminary global statistical tests were used to verify clustering in the crime data set. An accessibility analysis was conducted with the help of the network analyst tool. Results indicate that districts experiencing the highest total numbers and proportion of elderly are very distributed throughout the city of Norrköping. They are, with some exceptions, characterised by lower social status. Four districts of the city show considerable evidences of demographic ageing, experiencing a population pyramid formed like an urn. Beside districts where elderly constitute a bigger proportion of the population, they tend to live in districts characterised by a relatively high proportion of young adults aged between 20 and 29. Crime analyses have shown crime clusters in different parts of the city. A high proportion of elderly faces a high crime level in the districts Gamla staden, Nordantill and Hageby. However, it has been proved that only some hot spots of crime within these areas contribute to the high crime level. Districts such as Skarphagen, Såpkullen, Smedby and Linö, all (except Såpkullen) situated on the outskirts of the city, hold high or middle elderly and a low crime level. Accessibility analyses have shown that elderly aged over 80 do not live significant closer to health centres and the public transport stops compared to the age groups 20 – 65 and inhabitants aged between 65 and 79.</p>

<p>The purpose of this study is to find potential areas suitable for energy production using renewable sources. For this aim, accurate assessments are necessary. The assessments include geographical suitability, closeness of infrastructure and observing local and regional framework concerning the use of renewable sources together with environmental protection. In addition, economical factor is considered in such an assessment. In this study, the Photovoltaic (PV) production potential for Germany is considered. An accurate and complete data set is necessary in order to achieve reliable results. In addition, a powerful database management and strong analysis tools are required. Geographical Information System (GIS) is a tool for finding suitable sites for the photovoltaic production.Using GIS, energy generation planners are able to visualize solar densities throughout the considered area. In addition, they can find the optimal and most economical sites by the combination of solar potential with the information about land. In this study, data sources consist of meteorological and geographical conditions. Furthermore, all analyses have been performed using Arc GIS Desktop. This study demonstrates the possible places for photovoltaic plants and indicates suitable candidates according to weights and factors in multi criteria analysis. The solar radiation data is from year 1995 to 2005. Land cover data is according to Corine 2000 and the more detailed Raumordnungskataster (Rok) for Weser-Ems. Numerical results are reliable from a comparison point of view. This study demonstrates the sensitivity of the defined criteria with respect to electricity production. Ontology as Conceptual Schema when Modelling Historical Maps for Database StorageSvedjemo, Gustaf January 2007 (has links)
<p>Sweden has an enormous treasure in its vast number of large-scale historical maps from a period of 400 years made for different purposes, that we call map series. The maps are also very time and regional dependent with respect to their concepts. A large scanning project by Lantmäteriverket will make most of these maps available as raster images. In many disciplines in the humanities and social sciences, like history, human geography and archaeology, historical maps are of great importance as a source of information. They are used frequently in different studies for a variety of problems. A full and systematic analyse of this material from a database perspective has so far not been conducted. During the last decade or two, it has been more and more common to use data from historical maps in GIS-analysis. In this thesis a novel approach to model these maps is tested. The method is based on the modelling of each map series as its own ontology, thus focusing on the unique concepts of each map series. The scope of this work is a map series covering the province of Gotland produced during the period 1693-1705. These maps have extensive text descriptions concerned with different aspects of the mapped features. Via a code marking system they are attached to the maps. In this thesis a semantic analysis and an ontology over all the concepts found in the maps and text descriptions are presented. In our project we model the maps as close to the original structure as possible with a very data oriented view. Furthermore; we demonstrate how this ontology can be used as a conceptual schema for a logical E/R database schema. The Ontology is described in terms of the Protégé meta-model and the E/R schema in UML. The mapping between the two is a set of elementary rules, which are easy for a human to comprehend, but hard to automate. The E/R schema is implemented in a demonstration system. Examples of some different applications which are feasibly to perform by the system are presented. These examples go beyond the traditional use of historical maps in GIS today</p>

GIS can enhance the planning system by providing an access to accurate, reliable and update geographical information, producing alternatives according to the scenario and ensuring participation in the evaluation of the alternatives. This is the high level contribution of GIS for the enhancement of planning. The contribution can occur / if certain conditions are
sustained such as establishment of geographical data provision system among public institutions. Obviously, these are connected with available technical and social infrastructure. Although, there is not a digital infrastructure system among the public institutions, several general directorates have started to provide some geographical
information in their works. These efforts should be increased in quality and quantity. From the planning point of view, we argue that these are not even at satisfying level
to work with the GIS in the plan-making processes. To prove our argument, the use of GIS and technology in the Bank of Provinces and private planning offices are inquired. The results of the thesis study show that the Bank of Provinces is in the transition period for the use of GIS. Private planning offices are in the initial stage and some of them seem unable to adopt themselves if the plan-making process
becomes digital, because of the extra costs for them. Therefore, geographical data provision policies among public planning institutions will determine the future
development of GIS in the planning process.

GIS Based Study of Probable Causes of Increase in Cancer Incidences in Iraq After Gulf War 1991Muhammad, Hassan January 2006 (has links)
The use of banned toxic weapons in Iraq during Gulf War 1991 started new debates. The increase in cancer cases was the main focus of these issues. The gap in literature motivated this study to find out the correlation between use of DU weapons and its effects on human health. The different probable causes of increase in cancer cases, in Iraq after Gulf War 1991, have been discussed in this study. Three causes; DU, brick kilns smoke near Basra and Kuwait oil fire smoke have been selected. The major emphasis of this study is on use of Depleted Uranium (DU). Different statistical data sets have been used and displayed in the form of maps and graphs using GIS methodologies. It’s hard to say after this GIS based study that the fired Depleted Uranium is the sole cause of increase in cancer incidences in Iraq, while some trends and risk factors at least can be observed where increase in cancer cases in different Governorates in Iraq is clearly visible after Gulf War 1991. After analyzing satellite images of different dates, the second part of this study concludes that Kuwait oil wells smoke is not responsible for increase in cancer incidences in Iraq. A small debate has been initiated regarding smoke in brick kilns near Basra. No study has been found in this regard which can provide evidences that brick kilns smoke is the cause of increase in cancer incidences in southern Iraq. It’s not easy to carry out a full fledge GIS based study to prove DU as cause of increase in cancer cases. The main limitation in this regard is unavailability of required data. Therefore a new GIS based methodology has been devised which can be used to prove relationship between exposure to DU and increase in cancer cases in Iraq. This new methodology is also dependent on specific data sets. Hence this methodology also recommends the collection of specific data sets required for this study. At the end, a detailed study, with honesty, has been suggested to fill up the gaps found in literature whether use of Depleted Uranium in weapons is harmful for human health or not.

Religious continuity through space : Four phases in the history of LabraundaFrejman, Axel January 2012 (has links)
Labraunda has a long and manifold history. The sanctuary starts out small in the Archaic period, is the most important in Karia during the Hekatomnid dynasty, reverts to a more normal position during the Hellenistic time, and is finally converted into a Christian sanctuary in the Late Roman period. This study aims to investigate the spatial pattern of what the visitor could have been perceived as religiously important at the sanctuary, in four different phases. Plans of the architecture and theory about ritual activity have formed the basis for analysing religious importance. What this study has shown is that a movement of religiously important space can be observed at Labraunda. Moving away from the origins at the Split Rock, for a long period being concentrated to the Temple Terrace, and consequently moving out to the two churches built outside the temenos.

Census operations are very important events in the history of a nation. These operations cover every bit of land and property of the country and its citizens. Census data is also known as demographic data providing valuable information to various users, particularly planners to know the trends in the key areas. Since 2006, Turkey aims to produce this census data not as &ldquo / de-facto&rdquo / (static) but as &ldquo / de-jure&rdquo / (real-time) by the new Address Based Register Information System (ABPRS). Besides, by this new register based census, personal information is matched with their address information and censuses gained a spatial dimension. Data obtained from this kind of a system can be a great input for the creation of &ldquo / small statistical areas (SSAs)&rdquo / which can compose of street blocks or any other small geographical unit to which social data can be referenced and to establish a complete census geography for Turkey. Because, statistics on large administrative units are only necessary for policy design only at an extremely abstracted level of analysis which is far from " / real" / problems as experienced by individuals.
In this thesis, it is aimed to employ some spatial clustering and districting methodologies to automatically produce SSAs which are basically built upon the ABPRS data that is geo-referenced with the aid of geographical information systems (GIS) and thus help improving the census geography concept which is limited with only higher level administrative boundaries in Turkey. In order to have a clear idea of what strategy to choose for its realization, small area identification criteria and methodologies are searched by looking into the United Nations&rsquo / recommendations and by taking some national and international applications into consideration. In addition, spatial clustering methods are examined for obtaining SSAs which fulfills these criteria in an automated fashion. Simulated annealing on k-means clustering, only k-means clustering and simulated annealing on k-means clustering of Self-Organizing Map (SOM) unified distances are deemed as suitable methods. Then these methods are implemented on parcel and block datasets having either raw data or socio-economic status (SES) indices in nine neighborhoods of Keç / iö / ren whose graphical and non-graphical raw data are manipulated, geo-referenced and combined in common basemaps. Consequently, simulated annealing refinement on k-means clustering of SOM u-distances is selected as the optimum method for constructing SSAs for all datasets after making a comparative quality assessment study which allows us to see how much each method obeyed the basic criteria of small area identification while creating SSA layers.

Apportionment of source regions affecting a certain receptor in the regional scale is necessary information for air quality management and development of national policy for exchange of air pollutants with other countries. Source region apportionment can be studied either through numerical modeling or by using trajectory statistics that is a hybrid methodology of modeling and measurements. Each of these approaches has their advantages and disadvantages.
In this study treatment of back-trajectory segments in Potential Source Contribution Function (PSCF), which is one of the tools used in trajectory statistics will be investigated, to increase the reliability of the apportionment process. In the current method run in GIS, especially two parameters gains importance. One is that the vertical locations of trajectory segments are not taken into account at present. In this study, how the evaluation of the segments in 3-D instead of 2-D could improve the results will be assessed. The other parameter that is rainfall at each segment will be included in the PSCF calculations and its effects on the spatial distribution of PSCF values will be evaluated. A user interface in Geographical Information System (GIS) will be developed for effective use of improved methodology.

Gis-based Stochastic Modeling Of Physical Accessibility By Using Floating Car Data And Monte Carlo SimulationsErtugay, Kivanc 01 September 2011 (has links) (PDF)
The term physical accessibility has widely been used by geographers, economists and urban planners and basically reflects the relative ease of access to/from several urban/rural services by considering various travelling costs. Numerous accessibility measures, ranging from simple to sophisticated, can be found in the GIS based accessibility modeling literature. However, whether simple or sophisticated, one of the fundamental shortcomings of the current GIS-based accessibility measures is that they are generally calculated from a fixed catchment area boundary based on constant traveling costs such as Euclidian (bird-flight) distance costs or transportation network-based average speed costs (e.g. 50 km/h for main streets and 30 km/h for local streets, etc.). Although such deterministic approaches are widely used in GIS-based accessibility modeling literature, they are not realistic, especially due to highly variable speeds in road segments and uncertainty in the accuracy and reliability of the accessibility measures. Therefore, this dissertation provides a new stochastic methodology for GIS-based accessibility modeling process by using GPS-based floating car data and Monte Carlo Simulation (MCS) that could handle variations in traveling costs and consider all possible catchment area boundaries, instead of one average or maximum fixed catchment area boundary. The main contribution of the research is that / the proposed physical accessibility modeling could handle uncertainties in transportation costs, create significant improvement on accuracy and reliability of accessibility measures in terms of catchment area boundaries and support decision makers who are supposed to deal with accessibility, location/allocation and service/catchment area related issues. The proposed stochastic methodology is implemented to a case study on medical emergency service accessibility, in Eskisehir, Turkey and the results of the deterministic and stochastic accessibility models are compared. The main focus of the case study is not to evaluate a specific accessibility condition in a detailed manner but to provide a methodological discussion and comparison between the deterministic and stochastic accessibility modeling process. With the implementation to a case study, it is shown that / the results of the proposed methodology are more realistic than the conventional deterministic approaches.
