The regulatory framework excised in 80 s decade established the public policy for the natural environment, which also brought new advance topics about that, triggering a numbers of actions that turned not only for bureaucratic structure and prevention, but also for solutions to the degradation and natural resources depletion. With the advent of the specific watershed source protection laws and the São Paulo State law number 13.579/09, that cares about Billings reserve area, it is notable an advance related to management issues of development and protection of the characteristics of its location. The government used practices of the law against environmental crimes as some public policy tools tactics to contain actions refers to the environment damaged. The objective of this research, is to analyze some possible discrepancies between the financial penalties applied when occurs environmental infractions and the Models of environmental evaluation assets, to affect a simulation of deploying a hotel within protected areas and recovery watershed source at São Bernardo County located in São Paulo State. The development of this research it was based on Modified Replacement Cost (MRC) to dimension the possible impacts brought from the Enterprise Lodge Inn and its respective economic values. After, the environment impacts were related to county laws to determined values with possible fines applied to the damage caused by those companies. Among the results raised, it was verify a significant discrepancy between economic valuation and the fines applicable, which means the impacts of fines applied against impermeability of soil and groundwater contamination becomes respectively with the different total amounts of R$ 804.922,78 and R$ 453.333,33. In the beginning of the methodology used in this research, it could notice that the fines applied in cases of damage to the environment sometimes doesnt achieve the objective of the protection, which is to inhibit the action of the offender, because the real economic cost doesnt measure the value of the penalty by the time is applied / O crescimento desordenado e a ausência de políticas públicas mais eficientes levaram a uma diversificação quanto ao uso dos recursos naturais, principalmente no que se refere à água para o saneamento básico. O marco regulatório estabelecido na década de 1980 registrou as políticas públicas para o meio ambiente, que trouxeram avanços sobre o tema, desencadeando uma série de ações voltadas tanto para a estrutura burocrática e da prevenção, quanto solução para os problemas de degradação e esgotamento dos recursos naturais. Com o advento das leis específicas de proteção aos mananciais e mediante a lei 13.579/09 do Estado de São Paulo que trata sobre a área da Billings, percebeu-se um avanço na questão do gerenciamento para proteção e desenvolvimento de acordo com as características da região. Instrumentos de políticas públicas para conter as ações referentes aos danos causados ao meio ambiente, como a lei contra crimes ambientais foram às ações práticas do Estado para conter tais ações. O Objetivo desta pesquisa é analisar as possíveis discrepâncias entre as penalidades financeiras aplicadas na ocorrência das infrações ambientais e os modelos de valoração dos ativos ambientais, utilizando a simulação de implantação de um hotel em áreas de proteção e recuperação de manancial no Município de São Bernardo do Campo no Estado de São Paulo. O desenvolvimento da pesquisa se baseou no método de custo de reposição (MCR) para dimensionar os possíveis impactos gerados por um empreendimento hoteleiro e seu respectivo valor econômico. Posteriormente, os impactos ambientais foram relacionados com a legislação do município para determinar os valores das possíveis penalidades aplicáveis ao dano causado. Dentre os resultados levantados, verificou-se uma significativa discrepância entre a valoração econômica e as multas aplicáveis, sendo que nos impactos referentes a impermeabilidade do solo e contaminação do lençol freático, com diferenças superiores em relação às penalidades de R$ 804.922,78 e R$ 453.333,33 respectivamente. A partir da metodologia aplicada na pesquisa, observou-se que as penalidades incidentes em casos de danos ao meio ambiente, muitas vezes não atinge o objetivo, que é inibir a ação do infrator, pois o real custo econômico não é medido na aplicação do valor da multa.

Theoretical background indicates that ownership structure and the type of management can influence performance of companies. According to the typology model of Westhead and Howorth (2007), we analyzed the relationship between management control and ownership structure in the performance of the family owned hotels. The data was collected from surveys applied to managers and owners. We surveyed 92.51% of accommodation options in Costa Esmeralda, Santa Catarina / Brazil. In addition to calculate average scores, a factor analysis was also conducted. Results were classified into five types of family owned businesses. We identified a greater use of objective performance indicators in businesses hiring managers, showing positive financial indicators in this type of business. Subjective indicators related to the hotel industry, from the model of Haber and Reichel (2005), proved to be useful to explain performance. Reaching income goals and maintaining financial health had the highest average in the sample; as well as achieving visitor satisfaction and developing a good reputation, which were the most prioritized goals of the companies surveyed. This work contributes to the research on the classification and organizational analysis of family businesses, and the development of performance indicators in the hotel industry. / Los antecedentes teóricos indican que la estructura de la propiedad y el tipo de gestión pueden influir en el rendimiento de las empresas. Según el modelo tipológico de Westhead y Howorth (2007), se analizó la relación entre el control y la estructura de la propiedad en el desempeño de las empresas hoteleras familiares. Se obtuvo información de los cuestionarios aplicados a los administradores y propietarios. Se encuestó al 92.51% de alojamientos en la Costa Esmeralda, Santa Catarina / Brasil. Además del cálculo de promedios también se utilizó un análisis factorial. Los resultados se clasificaron en cinco tipos de negocios hoteleros familiares y se identificó un mayor uso de los indicadores de desempeño objetivos en las empresas que contratan administradores, demostrando una relación positiva entre los indicadores financieros en este tipo de empresas. Los indicadores subjetivos específicos al sector hostelero, según el modelo de Haber y Reichel (2005), demostraron ser útiles para entender el rendimiento. Los indicadores para alcanzar los objetivos de ingresos y mantener la salud financiera alcanzada tuvieron el promedio más alto en la muestra; del mismo modo, la satisfacción de los usuarios y la creación de una buena reputación fueron las metas más priorizados por las empresas encuestadas. Este trabajo contribuye a la investigación sobre la clasificación y el análisis organizacional de las empresas familiares, eldesarrollo de indicadores de desempeño en las organizaciones del sector hotelero y de servicio. / Antecedentes teóricos apontam que a estrutura de propriedade e tipo de gestão podem influenciar no desempenho das empresas. Baseados no modelo tipológico de Westhead e Howorth (2007), foi analisada a relação do controle de gestão eestrutura de propriedade no desempenho de empresas hoteleiras familiares. Os dados foram obtidos a partir de questionários aplicados a gestores e proprietários. Foram pesquisados 92,51% dos meios de hospedagem da Costa Esmeralda, Santa Catarina/Brasil. Além do cálculo de médias também foi utilizada a análise fatorial. Como resultados foram classificados cinco diferentes tipos de empreendimentos hoteleiros familiares e identificado maior uso de indicadores de desempenho objetivos nas empresas que contratam gestores, constatando-se uma relação positiva entre os indicadores financeiros dessestipos de empresas. Indicadores subjetivos específicos do setor hoteleiro, do modelo de Haber e Reichel (2005), mostraramse úteis para explicar a performance; atingir metas de lucro e manter a saúde financeira conquistada foram os com maior média na amostra, da mesma forma o sucesso em satisfazer o consumidor e em criar reputação positiva foram os mais priorizados pelas empresas pesquisadas. Este trabalho contribui para as pesquisas sobre classificação e análise organizacional de empresas familiares, construção de indicadores de desempenho das organizações do setor hoteleiro e serviços.

Att kommunicera miljöarbete : En fallstudie i miljökommunikation på två Svanenmärkta hotell / To Communicate Environmental Work : A Case Study of Two Eco-Labeled Hotels

Svanen är en av världens ledande miljömärkningar och firade nyligen 20 års jubileum. Det har under ett antal år varit möjligt att förutom produkter även svanenmärka tjänster och verksamheter, så som exempelvis restauranger och hotell. För att miljöarbetet inom en verksamhet ska fungera så bra som möjligt är kommunikationen i denna av yttersta vikt. Det har inte utförts några kända studier kring hur kommunikationen på Svanenmärkta hotell fungerar vilket är motivet bakom denna studie. Det finns en misstänksamhet i samhället mot miljömärkta varor och greenwashing har blivit ett allt vanligare begrepp, vilket innebär att företag utnyttjar miljömärkningar för att få ett bättre anseende på marknaden och inte för att egentligen gynna miljön. Syftet med denna studie har varit att titta på hur miljökommunikationen fungerar inom Svanenmärkta hotell. Ett delsyfte har även varit att ta reda på huruvida medarbetarna på hotellen uppfattar att verksamheten genomsyras av en miljömedvetenhet, något som Svanen strävar efter med sin miljömärkning. En fallstudie av två Svanencertifierade hotell har utförts genom intervjuer av personal från olika avdelningar på dessa hotell. Intervjumaterialet har sedan transkriberats och analyserats för att kunna dra slutsatser utifrån den fakta som framkommit. Även en litteraturstudie har genomförts i syfte att studera tidigare forskning i ämnet. Dessutom har material gällande hotellens miljörutiner granskats och analyserats. Resultaten från fallstudien visar att medarbetarna på hotellen är nöjda med kommunikationen över lag, detta trots att det i princip inte finns någon kommunikation mellan avdelningarna på hotellen. Visst utrymme för förbättring finns dock och både koncernen samt inom hotellen skulle det förmodligen tjänas på att decentralisera miljöfrågorna. På båda hotellen anses även att en miljömedvetenhet genomsyrar verksamheterna. Detta skulle kunna vara en följd av Svanencertifieringen, det kan även bero på andra orsaker.

El turismo mundial ha ido creciendo en los últimos años y las exigencias de los turistas, sobre todo los que realizan viajes por vacaciones, también. Precisamente por ello, el sector hotelero ha tenido que buscar maneras de diferenciarse frente a un público cada vez más exigente. De esta manera, el presente estudio está encaminado en factores tales como la imagen de marca, la confianza y el precio, ya que son éstas, variables tomadas en cuenta por los vacacionistas al momento de elegir un hotel en plataformas web de terceros. El estudio se sustenta en un método de investigación cuantitativo con característica descriptiva correlacional multivariada y de diseño no experimental. La investigación muestra que es imprescindible conocer qué factores son los tomados en cuenta por el consumidor al momento de elegir un hotel. / World tourism has been growing in recent years and the demands of tourists, especially those on holiday trips, have also increased. Precisely because of this, the hotel sector has had to look for ways to differentiate itself from an increasingly demanding public. Thus, this study focuses on factors such as brand image, trust and price, as these are variables taken into account by vacationers when choosing a hotel on third-party web platforms. The study is based on a quantitative research method with multivariate correlational descriptive characteristics and non-experimental design. El presente estudio tiene como fin analizar los cambios en el comportamiento del turista cultural chileno que busca alojarse en un hotel de cadena internacional en la ciudad de Lima, considerando los efectos en el sector turístico y hotelero generados por la pandemia por el SARS-CoV-2. Se ha investigado acerca de las recientes epidemias que afectaron el Perú y el mundo, y cómo estas pudieron alterar el comportamiento del consumidor de servicios hoteleros. Se escogió la teoría del Comportamiento Planeado, puesto que se busca explicar los principales cambios del comportamiento del turista cultural que visita Lima a raíz de la pandemia por el SARS-CoV-2. La investigación cuenta con un enfoque cualitativo y de tipo descriptivo, puesto que, se realizarán entrevistas a profundidad a turistas chilenos que hayan visitado Lima y alojado en un hotel de cadena internacional. Además, se realizaron entrevistas a expertos en el sector hotelero, como gerentes de hoteles de cadena internacional; así como psicólogos. La investigación se realizó en Lima, Perú desde noviembre de 2020 hasta julio de 2021. Se afirma que el comportamiento del turista cultural chileno ha cambiado desde la aparición del SARS-CoV-2, lo cual se detallará en los resultados del presente trabajo. Se halló que hoy se trata de un turista mucho más organizado y que planifica sus viajes, y se espera que los hoteles de cadena internacional puedan innovar en sus servicios para satisfacer las nuevas necesidades de estos turistas, ya que ellos esperan sentir que el hotel vela por su salud y seguridad. / The following study has the purpose of analyzing the change in the behavior of the Chilean cultural tourist who seeks to stay in an international chain hotel in Lima, considering the effects on the tourism and hotel sector generated by the SARS-CoV-2. It has been investigated about the recent epidemics that affected Peru and the world, and how these could change the behavior of the consumer of hotel services. The Theory of Planned Behavior was chosen, since it seeks to explain the main changes in the behavior of cultural tourists who visit Lima as a result of the SARS-CoV-2. The research has a qualitative and descriptive approach, because interviews will be conducted with Chilean tourists who have visited Lima and stayed in an international hotel chain. Also, interviews were conducted with experts in the hotel sector, such as managers of international chain hotels located in Lima; as well as psychologists. The research has been conducted in Lima, Peru from November 2020 to June 2021. It is stated that the behavior of the Chilean cultural tourist has changed since the arrival of SARS-CoV-2, which will be detailed in the results of this study. La presente investigación tuvo como principal objetivo analizar la percepción de los pasajeros de 25 y 64 años con respecto a la calidad del servicio en el segmento descrito con el propósito de conocer la industria hotelera y turística cusqueña. El alcance de la investigación es un estudio descriptivo y correlacional y el tipo de diseño es no experimental. El principal enfoque de estudio es cuantitativo y de forma complementaria se empleó el enfoque cualitativo. Se realizó 343 encuestas enviadas por conveniencia a pasajeros de Lima Metropolitana que se hospedaron en hoteles de una y dos estrellas de Cusco. Para realizar la evaluación de la percepción de la calidad de servicio se utilizó una metodología de valoración de desempeño llamada Service Performance (SERVPERF por sus siglas en inglés). Este modelo, emplea cinco dimensiones para medir la calidad de servicio: Elementos Tangibles, Fiabilidad, Capacidad de Respuesta, Seguridad y Empatía, las que fueron utilizadas para responder a las hipótesis planteadas. El análisis de datos y resultados validó una alta confiabilidad del cuestionario de 0.970. Asimismo, se aplicó el análisis de confiabilidad a las cinco dimensiones. Como resultado de la investigación, se concluyó que la percepción de los pasajeros de Lima Metropolitana con relación a la calidad de servicio en el segmento de estudio es alta. Además, existe correlación entre las dimensiones Seguridad y Elementos Tangibles, así como para Seguridad y Empatía. / The main objective of this research was to analyze the perception of passengers ages 25 to 64, with respect to the quality of service in the segment described to know the Cusco hotel and tourism industry. The scope of the research is a descriptive and correlational study, and the type of design is non-experimental. The main study approach is quantitative and in a complementary way the qualitative approach was used. 343 surveys sent for convenience to passengers from Lima Metropolitana who stayed in one and two-star hotels in Cusco were carried out. To evaluate the perception of service quality, a performance assessment methodology called Service Performance (SERVPERF) was used. This model uses five dimensions to measure service quality: Tangible Elements, Reliability, Responsiveness, Security and Empathy, which were used to respond to the hypothesis raised. The data and results analysis validated a high reliability of the questionnaire of 0.970. Likewise, the reliability analysis was applied to the five dimensions. As a result of the investigation, it was concluded that the perception of the passengers of Lima Metropolitana in relation to the quality of service in the study segment is high. Water management practices in selected Cape Town hotels

Thesis (MTech (Tourism and Hospitality Management))--Cape Peninsula University of Technology, 2009 / The City of Cape Town implemented water restrictions from November 2004 and all residents in Cape Town had to rethink their water management practices. In the context of global environmental initiatives, this was a positive move as South Africans need to change the way water is used in line with global environmental practices. The increasing emphasis for the hospitality industry to “green the business” and implement environmental management practices forms the basis of this research project. The study focused on what water management practices are currently being utilised in selected Cape Town hotels. Initiatives available to assist the hospitality industry in South Africa were also researched to determine what assistance there is for local hoteliers who are implementing water management practices. An objective of the study was the inclusion of recommendations that hoteliers can use as a starting point when implementing water management practices. The study focused on a study amongst selected three, four and five star graded hotels in the central business district of Cape Town and Waterfront. Quantitative methods were used to generate data relating to the research objectives. A questionnaire was administered to representatives of the sampled 44 hotels to determine current water management practices. Guests within the sample group received a separate questionnaire to determine their perceptions with regard to water management practices in South African hotels. The data was analysed using the Statistical Package for the Social Science (SPSS). The findings of the study showed that South African hoteliers are starting to “green the business” and guests to South Africa do view environmental issues as a factor when choosing accommodation.

Перцепција организационих очекивања, приказана кроз конструкт етичке климе, може се одразити на задовољство послом, организационо&nbsp; оверење&nbsp; и услужну оријентацију запослених, као вид пословних перформанси. Поред&nbsp; перцепције етичке климе и перцепцијадруштвено одговорних активности хотела&nbsp;<br />у којима запослени раде,&nbsp; може се одразити на пословне резултате,&nbsp; нарочито услед&nbsp; чињенице да ови хотели послују у оквиру Националног парка. Стога, ова<br />дисертација истражује перцепцију етичке&nbsp; климе, друштвено одговорних активности<br />и пословних перформанси, ради&nbsp; обезбеђивања обостране&nbsp; добити, за<br />хотеле, али и за саме запослене.</p> / <p>Hoteli koji posluju u sklopu turističke destinacije, kao što je Kopaonik, trebalo<br />bi da obezbede adekvatan tretman ljudskih resursa, jer od njih zavisi kvalitet pružene usluge. Les Grands Magasins du Louvre naissent en 1855 à l’ombre du Grand Hôtel du Louvre, dans un quartier en expansion suite aux travaux de Haussmann, deux ans seulement après la création du Bon Marché. Leur création est fortement liée au projet et au réseau des frères Pereire qui souhaitent développer le commerce et le tourisme de luxe à Paris. Les Grands Magasins du Louvre s’imposent rapidement comme l’un des principaux grands magasins, voire même le plus important par le chiffre d’affaires dans les années 1870-1880, ainsi que par l’espace occupé. En effet, d’abord enclavé par l’hôtel, le magasin conduit par ses deux gérants, Chauchard et Hériot, va engloutir toutes les boutiques environnantes, et s’emparer de l’hôtel en 1875. Ils adoptent ainsi le slogan les « plus vastes magasins du monde ». Ce premier pied dans l’hôtellerie va inciter ses dirigeants à poursuivre leur expansion dans ce domaine en exploitant trois hôtels supplémentaires, le Terminus Saint-Lazare, l’hôtel d’Orsay et le Crillon. Les Grands Magasins du Louvre sera donc le seul grand magasin à avoir investi dans un autre secteur que le commerce pour diversifier ses activités. A la fin du XIXème siècle, le magasin semble connaître son apogée étendant son influence sur le territoire national comme à l’étranger et s’approvisionnant en marchandises du monde entier. Mais la Première Guerre mondiale et surtout la crise économique des années 1930 lui porte un coup dur dont il ne se relèvera pas. En 1939 il dépose une première fois le bilan, avant que cette fermeture soit interrompue par la guerre. Their creation is strongly linked to the project and the network of the Pereire brothers who wish to develop trade and luxury tourism in Paris. Louvre shops are quickly becoming one of the leading department stores, and even the most important by turnover in the 1870s and 1880s, as well as occupied space. Indeed, at first locked by the hotel, the store led by its two managers Chauchard and Hériot will engulf all the surrounding shops, as well as the hotel in 1879. They adopt the slogan of "the largest stores in the world". This first foot in the hotel industry will encourage its leaders to continue their expansion in this area by operating three additional hotels, the Terminus Saint-Lazare, the hotel d'Orsay and Crillon. The Grands Magasins du Louvre will therefore be the only department store to have invested in a sector other than commerce to diversify its activities. At the end of the nineteenth century, the store seems to know its heyday extending its influence on the national territory and abroad and sourcing goods from around the world. But the First World War and especially the economic crisis of the 1930s brought him a hard blow which he will not recover. In 1939 it first filed the balance sheet, before the closure was interrupted by the war. It will continue to survive after the Second World War, before finally disappearing in 1974.

The Portals proposal, “the restructuring of an isolated site into an existing urban fabric.” This weaving of the site back into the urban environment is accomplished by extending the project beyond the limits or boundaries of the site to try to increase pedestrian activity through the site and allow new access to the waterfront. The project is a microcosm of the city in the sense that it provides a place to live, work, and play. Incorporating these elements into the program assures a rich variety of social relationships which is the key to the vigor and richness of life in the city. / Master of Architecture
