BIM I TOTALENTREPRENAD: PROJEKTERINGENS INFORMATIONSLEVERANSER FÖR PRODUKTIONENS GRUNDLÄGGNING / BIM IN A DESIGN-BUILD CONTRACT: THE INFORMATION DELIVERIES OF THE DESIGN PROCESS FOR THE FOUNDATION WORK OF THE PRODUCTION

Syfte: Byggsektorn karaktäriseras av att till stor del bestå av temporära projektorganisationer med mycket samarbete mellan discipliner men utan någon vidare processkontinuitet mellan de unika projekten. Det finns ett stort fokus på tid och omedelbar handling som en del av aktörernas referensram och varje aktivitet och nytt arbetssätt bör ge omedelbara fördelar i form av tidsvinster och effektivare utförande för att villigt accepteras. Behoven av standardiserade arbetssätt blir mycket synliga när man börjar införa BIM i projekten. Att aktivt använda BIM-modellen på bygget skapar krav på innehållet och att man följer ett projekteringsschema. BuildingSMART International (2010) skriver: ”Om den nödvändiga informationen är tillgänglig när den behövs och kvalitén på informationen är tillfredställande, så blir själva byggprocessen signifikant förbättrad”. Målet med detta examensarbete är att ta fram ett förslag på hur sekvensen av informationsleveranser bör se ut för den inledande produktionen av bärande system i en totalentreprenad. Metod: För att nå målet har en litteraturstudie genomförts för att skapa arbetets teoretiska ramverk. En fallstudie på en totalentreprenad med djupgrundläggning har genomförts. I fallstudien har empiri insamlats genom intervjuer med några av projektets aktörer samt en dokumentanalys av relevanta ritningar, protokoll och övriga dokument i projektet. Resultat: Rapporten har kartlagt sekvensen av informationsleveranser (inklusive vilket informationsinnehåll och vilken detaljeringsnivå de behöver ha) för den inledande produktionen av bärande system i en totalentreprenad. Detta kunskapsbidrag med processkarta och informationsbehov kan byggas vidare på, för att kunna implementeras i BIM-verktygen och därigenom underlätta arbetet och föra BIM-användningen framåt. Konsekvenser: Rapporten har med ovan resultat bidragit med några påbörjade pusselbitar i ett stort pussel av information och leveranser i rätt sekvens och detaljeringsgrad. För att pusslet ska bli komplett måste även informationsleveranser från förfrågningsunderlaget fungera korrekt. Arbetet har belyst fördelar att arbeta med BIM i denna del av byggprocessen. Rapporten föreslår förtydligande av innebörd genom att ha både detaljeringsnivå och utvecklingsnivå som benämningar i Sverige. Begränsningar: Rapporten begränsas till att beskriva vad byggentreprenören behöver för informationsleveranser från konstruktören som rör pålning, grundsulor och fundament. Rapporten beskriver också de informationsleveranser konstruktören behöver för att uppfylla byggentreprenörens informationsbehov. / Purpose: The building industry is characterised by mainly consisting of temporary project organizations with much interdisciplinary cooperation but with little continuity of process between the unique projects. There is a big focus on time and immediate action as part of the actors’ frame of reference, and every activity and new work method should give immediate advantages in time savings and more efficient work to be readily accepted. The need for standardised work methods is very visible when BIM is introduced in the projects. To actively use the BIM-model on site creates demands on the content and that a design schedule is followed. BuildingSMART International (2010) writes: ”If the information required is available when it is needed and the quality of information is satisfactory, the construction process will itself be significantly improved”. The aim of this work is to produce a suggestion of how the sequence of information deliveries should be in the starting production of the loadbearing system in a design build project. Method: To reach the aim a literature study has been conducted to create the theoretical framework for the study. A case study has been conducted on a design build project with a deep foundation. Empirical data has been collected by means of interviewing some of the project actors and conducting a document analysis of project documents such as drawings and protocols. Findings: The report has mapped the sequence of information deliveries (including what information content and what level of development they need to have) for the initial production of the loadbearing system in a design build project. This contribution of knowledge with the process map and information demands can be built upon, to allow for implementation in the BIM tools and thus make the work easier and push the use of BIM forward. Implications: With the above results the report has contributed with a few started puzzle pieces in a big puzzle of information and deliveries in the correct sequence and level of development. To complete the puzzle the information deliveries from the specifications also needs to work correctly. The report has shown advantages by working with BIM in this part of the building process. The report suggests clarification of meaning by using both names, level of detail and level of development, in Sweden. Limitations: The report is limited to describe what information deliveries the contractor needs from the structural designer when it comes to piling and foundations. It also describes the information deliveries needed by the structural designer to be able to meet the information need of the contractor.

Introduction – The building industry is evolving, this urges for innovative methodologies to facilitate the construction processes including the information exchanges between these to accomplish a sustainable future. In addition, new requirements are being set by the Swedish government and other national authorities with the objective of reducing the climate impact caused by the construction industry, which is responsible for a large amount of carbon dioxide emissions. A helpful tool to estimate the total carbon dioxide emission value is the Life Cycle Analysis (LCA) which depends on the Information Exchanges (IE) and the Level of Development (LOD) in BIM (Building Information Modelling) based projects to achieve a reliable result. Therefore, this research aims to find a better understanding of the relation between LOD, IE and LCA in BIM-based projects. Method – This research is based on an authentic ongoing construction project (casestudy), an assembled theoretical framework based on knowledge of the different subjects: LOD, BIM, LCA and IEs. And how previous researchers have faced similar issues. Also, on various thorough document analysis (BIM model and EIs) obtained from the case study. The mentioned above forms a support basis for this paper. Results – Two different BIM models were used to perform two LCA-simulations. One formed with LOD 200 provided a generic presentation of the studied element, which in this case was the model’s exterior walls. While the other model with LOD 300 generated a complex presentation of the model’s exterior walls. The simulation generated a comparative data showing that the Low LOD model had a climate impact value of 248 000 kg CO2. On the other hand, the High LOD model generated a climate impact value of 137 850 kg CO2, resulting in a 45% difference. The results presents that a lower carbon dioxide emission was caused when utilizing a higher LOD which contains more complex and specific information. The results argue for that a BIM model with the adequate amount of LOD is crucial for obtaining more reliable results when performing an LCA. Analysis – The results obtained from the LCA-simulations enhance the theories about the importance of LOD when performing an LCA. Higher LOD in a model generates more reliable results. Moreover, using a BIM software and an LCA plugin as tools facilitate the various IEs in a project. Discussion – The approach was limited to explore the environmental impact of one construction element, exterior walls, and its different LOD. Also, only the stage A1-A3 was analysed. However, trustworthy results were obtained due to the use of reliable data and research methods.

Интерес к внутриорганизационному маркетингу обусловлен признанием важности вовлеченности сотрудников компании в процесс создания ценности для потребителей. За счет использования инстру¬ментов внутриорганизационного маркетинга и достижения удовлетво¬ренности сотрудников, высшие учебные заведения, в конечном итоге, могут добиться более высокого уровня обслуживания не только внутренних, но и внешних клиентов. Именно персонал организации и его отношения с потребителями (внешними и внутренними) делают выпускаемый продукт уникальным и конкурентоспособным. Поэтому важной задачей для организации становится работа с персоналом. Полученные данные в ходе нашего исследования и разработанная методика позволяют оценить уровень сформированности внутриорганизационного маркетинга и инновационной среды вуза, определить степень сформированности потребности в инновационной деятельности у персонала вуза, выявить существующие проблемы, принять, в случае необходимости, корректирующие управленческие решения и выработать приоритетные направления для повышения конкурентоспособности вуза. Предложено организационное оформление внутриорганизационного маркетинга на основе создания проектной группы, состоящей из маркетологов по партнерским отношениям и менеджеров по управлению персоналом, переход к модели управления на основе ценностей как наиболее перспективной для реализации актуальных стратегий развития высшего образования в России. / The interest in intra-organizational marketing stems from the recognition of the importance of employee involvement in the process of creating value for consumers. Through the use of internal marketing tools and the achievement of employee satisfaction, higher education institutions can ultimately achieve a higher level of service not only to internal but also to external customers. It is the staff of the organization and their relationship with consumers (external and internal) that make the manufactured product unique and competitive. Therefore, an important task for the organization is to work with personnel. The data obtained in the course of our research and the developed methodology allow us to assess the level of formation of intra-organizational marketing and the innovative environment of the university, determine the degree of formation of the need for innovative activities among university personnel, identify existing problems, take, if necessary, corrective management decisions and develop priority areas for increasing competitiveness of the university. The organizational design of intra-organizational marketing based on the creation of a project group consisting of marketing specialists for partnerships and human resource managers is proposed, the transition to a management model based on values as the most promising for the implementation of current strategies for the development of higher education in Russia.

The purpose of the study was to explore how property management companies view of Building Information Modeling (BIM) as a working method in property management process, and to explore the companies efforts at BIM in terms of the level of detail on BIM object implementation in property management. The study includes both companies that have and do not have contributions in BIM. The exploration was aimed at two companies and their varying ways of working to inform the needs of BIM in property management. The purpose of the study was also to give a clear picture of how BIM tools should be defined in the management process. The work was used of qualitative methods to answer the questions first consisted of a literature review, interviews and case study. The case study was about BIM implementation in New Karolinska Solna. The result showed that the definition of BIM in property management companies is not clear yet. The companies have intended to use BIM, but they are not there yet, there should be a type of requirements list that works with planning and production and benefit from using BIM in the property management. According to respondents, most of the common reasons why BIM was not used were because the approach of the tool. There is no proper structure or common working method of how the tool would be applied. Many literature sources including respondents claimed that BIM seemed good and have a good potential to be the future work process. BIM leads to improved work environment, improved sustainability development, good marketing, increased quality in work, time savings, and improved project management. As a suggestion as to how BIM could be implemented, it can be described in a few steps, which is status analysis, identify the benefits of BIM, start implementing on a smaller scale, follow up continuously, improve and expand the work and last but not least Integrate information. The conclusions that can be drawn from the results and literature study were that BIM can improve the quality management of the properties, but it is important to find a reasonable level of BIM implementation as well as a suitable detail level of BIM-model.

Настоящая диссертация посвящена совершенствованию методического обеспечения выбора наиболее эффективной стратегии развития для малого предприятия. Были исследованы понятие «стратегии развития», классификации стратегий, в том числе развития, также были показаны особенности стратегий для малых предприятий, которые учитывают их преимущества. Был проведен анализ применявшихся стратегий развития на конкретном предприятии. Также в рамках работы был разработан алгоритм выбора стратегии развития малого промышленного предприятия, основанный на использовании предложенной последовательности шагов и инструментария реализации каждого из них, обеспечивающий согласованный выбор корпоративной, конкурентной и функциональных стратегий предприятия. Также была разработана методика оценки уровня развития промышленного предприятия, базирующаяся на предложенной классификации направлений и показателей развития предприятия и обеспечивающая реализацию одного из этапов алгоритма выбора стратегии развития, позволяющая не только объективно оценить достигнутый уровень развития, но и определить наиболее перспективные направления дальнейшего развития. Разработанные алгоритм и методика были апробированы на примере рассмотренного ранее предприятия. / This dissertation is devoted to improving the methodological support for selecting the most effective development strategy for a small enterprise. The notion of "development strategy", classification of strategies, including development, was explored, and features of strategies for small enterprises that took into account their advantages were also shown. An analysis was carried out of the development strategies employed at the particular enterprise. Also, within the framework of the work, an algorithm for choosing a strategy for the development of a small industrial enterprise was developed, based on the proposed sequence of steps and tools for implementing each of them, ensuring an agreed choice of corporate, competitive and functional strategies of the enterprise. Also, a methodology was developed for assessing the level of development of an industrial enterprise based on the proposed classification of directions and indicators of enterprise development and ensuring the implementation of one of the stages of the development strategy selection algorithm, which allows not only to objectively assess the level of development achieved, but also to determine the most promising areas for further development. The developed algorithm and methodology were tested using the example of an earlier enterprise.
