Un análisis de caso: El cambio de las estrategias empresariales del Barra Shopping ocasionadas por los efectos que el ascenso de la clase C, y los cambios en su comportamiento de compra, tuvieron en el mercado consumidor de Río de Janeiro

En la ciudad de Río de Janeiro siempre hubo centros comerciales (malls o shopping centers) con mezclas y posicionamientos extremadamente variados, sin enfocarse en clases específicas, salvo muy raras excepciones. Este escenario se mantuvo estable hasta recientemente, cuando Multiplan, uno de los mayores desarrolladores de malls en el mercado nacional, propietario del poderoso mall para todas las clases, Barra Shopping, decidió agitar el segmento y la ciudad con el lanzamiento de un emprendimiento multimillonario, el Village Mall, junto a su tradicional modelo de éxito –el Barra Shopping- en un acto considerado por muchos analistas como siendo al menos muy audaz. Ahora, ¿por qué lanzar un nuevo competidor para un producto propio, ya altamente exitoso? ¿Por qué poner en riesgo el resultado operacional del Barra Shopping? ¿No habría riesgo de canibalizar los ingresos de capital? ¿Hay suficiente mercado consumidor para apoyar las operaciones de ambos? Uno de los objetivos centrales de este análisis es entender las razones que llevaron al crecimiento de la participación de la clase C en el mercado, comprender cómo estos cambios influyeron en las estrategias corporativas, en particular del Barra Shopping, con el lanzamiento del Village Mall. Para realizar el análisis propuesto, era necesario entender un poco más acerca de la clase C y su comportamiento de consumo, los cambios en los factores de macro ambiente y las repercusiones que tuvieron en ese comportamiento, la evolución y el desempeño de la industria de malls y la forma con que el Barra Shopping se adaptó a la nueva clase C. Así, el marco teórico de análisis de este caso se divide en 03 (tres) temas centrales: clase C, los cambios de los factores del macro ambiente y el Barra Shopping.

The phenomenon of suburbanization has contributed significantly to the decline of many larger urban centers in many countries. As a result, many cities have experienced deterioration of infrastructure, a climate of disinvestment, and other consequences such as population losses, high rates of unemployment, increased poverty rates, fiscal distress, housing and neighborhood deterioration, and a negative image. In response to the impact of suburban expansion, public and private sector entities have implemented downtown revitalization programs intended to attract more people and restore diverse socio-economic, historic, and cultural functions to the core. The city of Indianapolis, like many others, has been involved in revitalizing its downtown city core to reverse the decline that took place following the World War II. Using a partnership of a proactive city government, strong neighborhoods, good public services and concerned private corporations they came together with one goal in mind: to restore a critical element of the city that being a regional shopping center in downtown core.This creative project researches the history of the mall and evaluates its present attributes and liabilities. It also offers possible strategies of using the Circle Centre Mall as a part of a balanced downtown urban system specific to its core. Lastly, this study will present some of the possible strategies and solutions, which can be used to stimulate downtown, street-level businesses integrating Circle Centre Mall's positive impacts in the process. It also contains an analysis and discussion of other components of the downtown revitalization programs, including: economic benefits; downtown urban spaces; skyways systems; facilities connectors; and the decision-making process.From this analysis, conclusions will be drawn that present facts and solutions about keeping the positive impacts of the Circle Centre Mall co-existing with growth of other downtown businesses, specially at sidewalk level, thus supporting the overall activities of the downtown core. / Department of Urban Planning

Planning for greyfield redevelopment in Edmonton, AB: impeding and facilitating factors

Spurred by changing retail and development patterns, as well as continuous suburban growth, greyfield sites can be found at the heart of most postwar suburbs in North American municipalities. Ranging in definition, greyfields are best described as an “underused, economically obsolete, retail tract located in an inner ring suburb that requires significant public and private involvement to curtail decline” (Feronti, 2003, p.11). However, tied to demographic trends and increased municipal urbanization, these vacated retail sites are positioned well for redevelopment. Yet, the redevelopment process of these sites is fraught with impeding and facilitating factors that can have significant implications for redevelopment options and viability. As such, research questions considered were: Do municipalities address greyfield challenges and opportunities? What factors impede and facilitate greyfield redevelopment? This thesis also asks these questions within the context of the City of Edmonton’s current policy and existing built form, and asked: How should greyfields be planned in the City of Edmonton? This thesis attempts to answer these questions through a review and analysis of existing literature, case studies (Belmar in Lakewood, Colorado and Century Park in Edmonton, Alberta) and through primary research conducted with key stakeholders. The research found that municipalities were largely unacquainted with the challenges and opportunities of greyfield redevelopment. Where support guidelines did exist, they were largely aspirational and lacked consideration for the unique impeding and facilitating factors of greyfield redevelopment. It was found that impeding factors to greyfield redevelopment ranged from administrative hurdles fraught with inexperience in greyfield redevelopment, to financial and land economic constraints. Facilitating factors were found in collaborative stakeholder consultation, municipal and administrative leadership, and a range of supportive fiscal mechanisms. Lastly, ten recommendations to facilitate greyfield redevelop within the City of Edmonton were discussed.

Self-Organizing Architecture: Design Through Form Finding Methods

Form-finding in Architecture looks at processes in nature to discover a more correct way in which to organize building. It is a study into the capability of discovering optimum form, dynamic adaptability, and exposes a set of unique relationships not relevant to Architecture previously. The beauty of these objects does not have to be designed. It is an emergent property of natural form. However, the wonder lies not in aesthetics, but in the manner in which natural forms come into being seemingly without a plan, at a multitude of scales, and in a vast array of materials. Alone, pattern in nature opens a vast array of potentialities for the study into new methods of architectural design. It is important to note that this inquiry will not be into the aesthetics of self-organized pattern, but the mathematical and procedural processes of formation itself. This study forms a set of principles, methodologies and tools for structuring a full-scale form-finding inquiry through the self-organization of pattern in nature. Following this inquiry one should be able to apply the organizational principles of patterning in nature, specifically breakdown patterns, to inform the programmatic design and layout of shopping malls. The rules set forth outline the formation of breakdown patterns, and the ordering of shopping malls. Through the use of parametric modeling software and computer programming language, sets of digital models efficiently explore of the vast number of potential pattern organizations by mimicking their formation in digital space. Through computational scripting, digital models also reveal formation changes due to the adaptation to site, circulatory loads, and spatial distribution, while still maintaining the laws of pattern formation.

Syftet med uppsatsen är att jämföra olika tillvägagångsätt för att strukturera ostrukturerade data, samt förklara valet av tillvägagångssätt för att strukturera Myndigheten för Samhällsskydd och Beredskaps data gällande IT-ärenden på deras kundtjänstavdelning. En enkätstudie och ett användartest har genomförts på MSB för att undersöka hur struktureringen av deras data kan förbättras. Resultatet från studierna har använts som grund för att skapa en taggningsmall och två olika dokumentmallar, vars uppgift är att sätta regler på hur data ska struktureras. Efter utförd studie rekommenderas MSB använda den framtagna taggningsmetoden Rydbergs taggningsmetod, samt de två dokumentmallar som framtagits och modifierats efter ett användartest. MSB rekommenderas även att ha regelbundna avdelningsmöten där de granskar veckans nyskrivna dokument, samt att följa ett antal riktlinjer som överlämnats vid avslutat exjobb.

The research reveals the changes which have occurred in Campina Grande in the last decade, due mainly (but not exclusively), to the installation of the Boulevard Mall. Thus, there is a real process in this period of urban restructuring in the city, represented by the decentralization of some commercial activities and services in the traditional center, driven by the expansion of the city in East direction along with the direction of that mall s place. In order to verify this fact, a survey of urban land use in Otacílio Nepomuceno Street and Severino Cabral Avenue was conducted, in order to count the number of shops and services, land and homes. In addition to analyzing these two access roads to the mall, observations of the streets lying across these pathways were also made. We made the documentary research through analyzing newspapers, in order to gather information for the period prior to the construction of the mall, as well as in classified real estate sales in the years after the inauguration of the project, to see the process of valuation of urban land in this area.In addition, interviews with some former residents of Catolé neighborhood and with employees who work in dealerships around the Boulevard Mall were carried out. The research reveals the formation of a new centrality in Campina Grande, in the area located in the neighborhoods of Mirante, José Pinheiro and especially Catolé neighborhood. This process has triggered several changes in space. The Catolé neighborhood, particularly, used to have exclusively residential profile, but has undergone intense restatements in the last decade and has become a major area provider of services, including becoming the unifying area of flows originated not only from other neighborhoods in the city, as well as from other municipalities in the state, and neighboring states. / O presente trabalho refere-se à pesquisa realizada na área do entorno do Boulevard Shopping Campina Grande, a fim de tratar as modificações e reestruturações presentes no espaço urbano da cidade de Campina Grande - PB, no período de 1999 a 2011. A pesquisa revela as transformações ocorridas em Campina Grande na ultima década, decorrentes, principalmente (mas não exclusivamente), da instalação do Boulevard Shopping. Sendo assim, observa-se nesse período um verdadeiro processo de reestruturação urbana na cidade, representado pela descentralização de algumas atividades comerciais e de serviços no centro tradicional, impulsionadas pela expansão da cidade na direção Leste, em consonância com a direção da localização do mencionado shopping center. Para constatar esse fato, realizou-se o levantamento do uso do solo urbano na Rua Otacílio Nepomuceno e na Avenida Severino Cabral, a fim de contabilizar o número de estabelecimentos comerciais e de serviços, terrenos e residências. Também foram feitas observações a respeito das ruas transversais, que ligam essas principais duas vias de acesso ao shopping. A pesquisa documental em arquivos de jornais e mais especificamente nos classificados de vendas de imóveis nos anos posteriores à inauguração do empreendimento foi fundamental para a obtenção de informações do período que antecede a construção do shopping, bem como para constatar o processo de valorização do solo urbano nessa área. Realizou-se ainda entrevistas com alguns moradores antigos do Bairro do Catolé e com os funcionários das concessionárias que trabalham no entorno do Boulevard Shopping. A pesquisa revela o princípio de formação de uma nova centralidade em Campina Grande, na área localizada entre os bairros do Mirante, José Pinheiro e principalmente do Catolé. Tal processo vem desencadeando várias alterações no espaço. O Bairro Catolé, particularmente, possuía outrora um perfil exclusivamente residencial, mas tem passado por reformulações intensas na última década, configurando-se em uma importante área prestadora de serviços e aglutinadora de fluxos originários não apenas de outros bairros da cidade, como também de outros municípios do interior do estado, e de estados vizinhos.

Um estudo sobre os atributos de escolha de shoppings centers pelos consumidores / A study on the choice attributes of shopping mall consumers

Embora os shoppings centers estejam em franco processo de ampliação na economia brasileira ainda são poucas as análises envolvendo shoppings centers, gestão estratégica de marcas e atributos motivadores de escolha pelos consumidores. Este trabalho tem por objetivo contribuir com estes estudos ao analisar os fatores motivacionais determinantes para a escolha de um shopping por parte dos consumidores. São analisados, portanto, a influência da gestão dos shoppings centers sobre a satisfação e o comportamento dos consumidores. A amostra deste estudo foi composta por alunos de graduação de oito cursos de Administração localizados nas cidades paulistas de Barretos, Bebedouro, Jaboticabal e Ribeirão Preto. Adicionalmente, foi realizada uma entrevista em profundidade com os gestores dos três shoppings centers da cidade de Ribeirão Preto. Para a consecução dos objetivos descritos acima, utilizou-se a metodologia de \"survey\" e de estudo de caso. O estudo revelou os atributos motivadores mais valorizados no processo de escolha feito pelos consumidores pesquisados. Os fatores limpeza, manutenção, segurança dentro do shopping e qualidade do serviço prestado receberam altas notas médias e alto grau de importância, atribuídos tanto pelos consumidores, quanto pelos gestores, identificando assim, nestes fatores, um aspecto de grande relevância para ambos os pesquisados. Este trabalho pretende contribuir com a compreensão da importância dos fatores valorados pelos consumidores de shoppings centers e assim sendo, fornecer material para a melhoria da gestão destes empreendimentos. / Although shopping malls are in an expansion process within the Brazilian economy, few are the analyses involving shopping malls, brand strategic management and choice motivating attributes by consumers. This work is aimed to contribute to these studies analyzing the determinant motivational factors for the choice of a shopping by consumers. They are examined, therefore, the influence of shopping mall management on consumers satisfaction and behavior. The study sample was composed of undergraduate students from eight different Management Courses in cities of São Paulo state: Barretos, Bebedouro, Jaboticabal and Ribeirão Preto. Additionally, an interview was conducted in depth with the managers of the three shopping malls in the city of Ribeirão Preto. To achieve the objectives described above, a \"survey\" methodology was used in the case study. The study revealed the motivating attributes which are more influential in the choice made by the consumers in the research. The factors cleanness, maintenance and security in the shopping received high grade of importance and high grades, both by consumers as well as managers, identifying thus, in these factors, a point of great importance for both research. This work aims to contribute to the understanding of the importance factor of attributed by consumers for shopping malls and therefore, provide material for management improvement of these enterprises.
