This diploma thesis deal with a new mixed-use building in the Pilsen, district the Černice. The object is situated in cadastre unit Černice, on the plot number 1457/22 and 1456/10. Plot is undeveloped on this time and there is only grass vegetation there. Developer wants to build the mixed-use object on his plot. The object has eight flats, the office space, two shops and ample premisses for parking space The buildings is designed like a three-storey building with warm flat roof, without cellar, the structural system is wall system.

Annotation The aim of the thesis is new-building design of mixed-use building in cadastral of community Nové Mesto nad Váhom. Building is situated at free estate in the marginal of community. Building estate must have new feeder road built. In front of building will be the parking area. The mixed-use building is detached and four-storied building. At basement is situated underground garage for ten cars and store houses for flats. At first floor is situated cafe and commercial space. Cafe has kitchen, stock rooms and WC. Commercial space has staff facilities and sales area. One of the shops has back door to stock room. Parking space for staff is next to building. At second and third floor is situated eight flats. Four flats has 3 rooms and four left has 2 rooms. Each flat has got stock room, WC and bathroom. In each flat is situated entrance to the terrace. Terrace is on extensive green roof orientated to southwest. In the flats is kitchen together with living room because of bigger space. Floor in the flats is combination of ceramic tiles and laminated floor. Area with flats has a lift. Concrete foundations are on micropiles. Project is set up with system LIVETHERM building has heat cladding. At the building are plastic windows and colour is matching with facade. Foothpath around building are from interlocking pavement. Whole documentation is prepared to realization of building. Drawing documentation is prepared by software AUTOCAD.

Dagens samhällsutveckling riktar stort fokus på att skapa en blandstad. En blandstad är en stad eller en stadsdel som har en funktionell blandning av bostäder, handel, arbetsplatser och nöjesliv. För att begreppet ska uppfyllas så eftersöker idealet att dessa funktioner samsas inom samma byggnad eller kvarter. Att uppföra nya stadsdelar är inte alltid förenligt med en hållbar utveckling eftersom det kräver stora resurser. Därför kan det vara lämpligt att utveckla underutnyttjade industriområden som ofta har ett centrumnära läge i städerna. En omvandling av sådana områden ger goda förutsättningar för en hållbar utveckling.  Växjö kommun vill skapa en hållbar, trivsam och hälsosam stad och verkar för att stadsstrukturen ska bli mer sammanhängande. Dagens renodlade verksamhetsområden i staden ska på sikt kunna bli en blandstad. Sydöstra delen av Västra Mark är stadens första stora industriområde där Växjö kommun föreslår en omvandling. Visionen är att området ska få behålla sin industriella karaktär samtidigt som en variation av funktioner blandas för att skapa en blandstad.  Syftet med arbetet är att undersöka de viktigaste faktorerna för vad som gör en blandstad attraktiv för boende, besökande och arbetande. Målet är att ta fram ett förslag för hur betraktat område i Västra Mark kan omvandlas till blandstad över tid genom en illustrationsplan på kvartersutveckling. Illustrationsplanen visar vilka byggnader som anses lämpliga att bevara samt var nybyggnation kan utföras. Vidare redovisar den lämpliga funktioner för området. Visionen är att området ska få utvecklas till blandstad över tid och delas därför in i etapper för att uppmuntra till initiativ hos fastighetsägarna.  För att utföra arbetet har olika metoder använts. Arbetets tillvägagångssätt bygger på tre steg som är intervjuer, fallstudier och förslag. Intervjuer har genomförts med sakkunniga stadsutvecklare för att få deras uppfattning om hur en omvandling till blandstad kan genomföras. Fallstudierna omfattade en granskning av två andra industri- och verksamhetsområden som har pekats ut för omvandling till blandstad. Fallstudier av de två områdena gjordes för att undersöka vilka riktlinjer och faktorer som har påverkat en omvandling. Förslaget har sedan tagits fram utifrån en områdesanalys och resultatet från intervjuerna och fallstudierna.  Resultatet bygger på den empiri som erhållits med hjälp av metoderna i studien. Resultatet från intervjuerna visar att viljan från fastighetsägarna är den viktigaste faktorn för att en omvandling ska vara möjlig. För att ett område ska bli attraktivt krävs det att det finns en stor variation av funktioner som korsbefruktar varandra. Offentliga och privata platser, torg, stråk, grönytor och rekreationsytor är några viktiga parametrar för att blandstaden ska få en karaktär som gör att människor vill vistas och ta sig till området. Resultatet från fallstudierna visar att områdena ska utvecklas etappvis och på sikt få en kvartersstruktur likt den traditionella staden. Det läggs även stor vikt på funktionsvariation där människor kan bo, verka och leva. Vikten av att området får behålla sin identitet genom att förhöja och bevara arkitektur är också grundläggande för att området ska locka olika typer av människor. Slutligen visar både intervjuer och fallstudier att aktiva bottenvåningar med blandad bebyggelse är väsentligt för att det ska bli blandstad med innerstadskaraktär. / Several industrial areas are facing transformation to mixed-use city, where a variety of functions such as housing, workplaces and commerce are integrated with each other. The purpose of this study is to investigate what factors make a mixed-use city attractive for the people that resides there. This study presents a proposal of how such an area in Växjö can be redevelop to a mixed-use city over time. The proposal is based on interviews with experts within the subject and on case studies of similar areas undergoing redevelopment.  The result shows that the key factors are the willingness of the property owners and that a variety of functions is created that cross-pollinate each other. Active ground floors and a mix of public and private zones, green structure and squares are also essential for the mixed-use city to become an attractive urban area.

The building in a question is a new build mixed-use building. It is situated in industrial area of Slavkov u Brna and is intended for employees of this area. In the underground floor is situated collective garage for 18 personal automobiles. First floor is designed for retail sale. Specifically general store, boutique and cafe. In the second and third floor are accommodation units for area employees. Specifically 12 accommodation units. Building has a flat roof with asphalt strip coating. The load-bearing system of the building is designed as a reinforced concrete skeleton, THERM-type bricks are used for the construction while thermal comfort is achieved by a certified external thermal insulation composite system (ETICS) featuring façade polystyrene. There is parking space area in front of the building.

The assignment of the diploma thesis is the elaboration of project documentation for the construction. It is a detached multifunctional house, which is located on a slightly sloping terrain. The building consists of four floors and is partially basement. In the basement of the building there are mainly storage spaces, which are designed for housing units located on the highest floors. The space of the first two floors consists mainly of commerce and there is a sports shop, massage equipment, hairdresser and office space. The building is based on simple concrete foundation strips. The perimeter masonry of the basement is made up of concrete blocks, which create lost formwork for concrete filling. The load-bearing masonry of the building consists mainly of ceramic blocks. The ceiling structures are made of Spiroll panels, which are complemented by reinforced concrete monolithic slabs. The building is insulated with the Etics contact insulation system. The roof is designed as a single-skin vegetation roof.

The aim of the master project is to design a mixed- use building in Brno – Žebětín. The project has three parts: architectural design of the building, HVAC design and HVAC performance simulation of kindergarten. The building is in shape of letter L. It has three floors and flat green roof. The building site includes a car park and playground.The building includes a kindergarten and flats. The ground floor is separated into two parts. First part includes the kindergarten, while the second includes entrance hall and the technical facilities for the flats in second and third floor. Both parts have separate entries. The vertical load-bearing structures are designed from Porotherm ceramic blocks and the horizontal load-bearing structures from reinforced concrete slab. The HVAC includes gas condensing boilers as heat source and photovoltaics for electricity supply on the roof. The HVAC performance simulation of kindergarten is created in DesignBuilder software and includes analyses of internal environment.The project is elaborated in AutoCAD, Revit, Deksoft, BuildingDesign and DesignBuilder.

Urbanization and development of cities is necessary in contemporary society, however, these advancements are also causing urban problems, such as lack of open green space, density problems, traffic problems, and over population.Also, existing buildings are often lacking certain functions that are currently needed since they have been designed in the past. Thus, plaza and mixed used buildings, which are considered as a unit space, are needed to mention for 'publicity' that is a part of urban components as a wide spatial concept. In particular, mixed used buildings as multiply functioned facilities are needed a specific study for 'publicity' and 'urban plaza'. In general, the meaning of 'publicity' in a city seems to have started from 'agora', which is from ancient Greek. A plaza as an open space in a city was realized as a solution, which people have pursued in order to improve their psychological safety and deterioration of the physical environment. Furthermore, it was made by necessity that was able to gather people in a place and was an indicator space with culture, political, and social activity. Procuring a traffic space, which is increasing more in a city, is expressed based on declining plaza and maximizing land use, on the other hands, it indicatesthe importance of a way to vitalize social public space in urban life. In addition, urban and social modernization has caused proliferation and concentration of urban services and,as a result of it,it has caused population increase and architectural densification. In brief, open spaces and streets for pedestrians have decreased. Expansion of buildings, reduction of streets, and degeneration of urban plazas have started to diminish the space for public activity. This has connected to fall quality of its macro- environment and consciousness of sharing, and thus the quality of the city has fallen as a result. The urban plaza is an important component of urban open space and the space, which can improve social community. Thus, the objective of this study is to reconsider the concept 'publicity' in cities as a strategic space in order to vitalize the city. The study includes analyzing connectivity between urban plaza and architectural space and proposing design methods for a mixed use building which will improve interaction between urban context and the buildings., In conclusion, the study will be used to suggest a new solution for the urban design, which has had less connectivity by transportation and thoughtless development for the environment, in order to produce pleasant open space to enjoy public life for citizen focused on increasing practical use between people and their city's infrastructure with diverse function and psychological stability.
