Depuis vingt-cinq ans, les centres hospitaliers universitaires français connaissent un mouvement sans précédent de regroupement de leurs activités médicales qui les conduit à désaffecter puis à vendre de nombreux sites hospitaliers.La reconversion de ces anciens hôpitaux est un enjeu majeur pour les établissements publics de santé comme pour les collectivités. Les premiers doivent valoriser au mieux leur patrimoine pour financer la modernisation ou la construction des hôpitaux en activité. Les secondes doivent réussir la transformation des grands enclos ainsi libérés et garantir leur bon usage au bénéfice des populations des métropoles concernées.Après avoir mis en lumière les mécanismes de décision et de gestion propres à chacun des acteurs et souligné la diversité des attentes, le travail s’appuyant sur l’analyse comparée de neuf opérations situées à Lyon, Marseille, Montpellier, Paris, Poitiers et Saint-Etienne, s’attache à identifier les potentiels de développement urbain des anciens hôpitaux, leurs valeurs parfois paradoxales, enfin le rôle de l’établissement de santé, de la ville ou de l’agglomération, ainsi que de la société civile dans la production des opérations.Cette approche croisée et quantifiée conduit à esquisser des axes de travail d’intérêt général. Ceux-ci concernent aussi bien les centres hospitaliers dans la préparation et la conduite du processus de désaffectation et de cession que les collectivités dans la définition des besoins et la mise en œuvre des opérations. Est mis en avant pour finir le rôle de l’Etat pour réduire les contradictions, aider à la juste évaluation des biens et accélérer les processus de transformation urbaine. / In the past 25 years, French teaching hospitals have had to concentrate their activities as never before, leading to many hospital sites being closed down and sold off. The redevelopment of these former hospitals is a major issue for public healthcare establishments and local authorities alike. The former need to enhance their property to raise funds to modernise and build hospitals in use. The latter need to oversee the transformation of the huge complexes newly available and ensure they benefit the inhabitants of the cities involved. After examining the decision-making process and management implemented by all players and highlighting the sheer diversity of expectations, a comparative analysis of nine operations located in Lyon, Marseille, Montpellier, Paris, Poitiers and Saint-Etienne pinpoints potential urban development of former hospitals, their sometimes contradictory values and the role of the healthcare establishment, city council and civil society in the production of the operations. This comparative approach, backed with figures, leads to some general-interest suggestions. These involve not only the hospitals which prepare and lead the closing process and transfer, but also the local authorities which define requirements and implement operations. Finally, the government’s role of reducing contradictions, helping to properly assess the property and speeding up the processes of urban transformation is also covered.

This diploma thesis focuses on conversion of run-down industrial compound in the village of Brněnec. Among the buildings in the compound, the most significant is Schindler's factory, which is famous for sheltering and saving hundreds of Jews during the holocaust. This remarkable and intriguing history makes it possible for the compound to be used in countless ways, that would bring this place back to life. It is nevertheless important to place the new structures into the original structure with care, as to preserve the genius loci. That's why the new buildings appear gradually more and more the further away we get from the Schindler's factory. They remain hidden behind the peripheral wall of the newly designed building, which is part of the industrial compound and preserves the distinct shape of the saw roof of the original building. The main goal of this thesis is the design of new holocaust museum, which follows up on the history while taking in consideration its surroundings.

The third platform and the center of sustainable development in Lausanne Sustainable city is in my opinion city, that offers to it's inhabitants good-quality city spaces – attractive streets and squares - interesting for spend free time. Main reason of this I see in insufficient regulation of car traffic. Big amount of cars takes big part of cities and burden it by dust and noise. Also the scale of cities is adapted for cars. That is way I designed city quarter without possibility of private car access. It's alternative to common ways and under arrest to the center of sustainable development it demonstrates it's preferences and becomes alive exhibit. In hart of third platform is situated former cargo railway-station Gare de Sébeillon. It designed for reconversion to the center of sustainable development. Architectural proposition is answered by urban concept.

The supervising teacher of the Thesis chose two bulidings to be the subject of solution, which were used as warehouses of cocoons. These are the biggest buildings of the premises as for the volume, which stand out for their impressing construction and their area (1493,1 & 1486,6 m2). The distance between them is aprox. 125 m. The systém of construction is the same in both the buildings, it is a wooden timber reinforced brick masonry frame in modular size of 3,6 x 6,15 m. The constructive height of street floor of building A is 4,4 m, building B 3,85 m. The clearence of bulinding A is 3,85 m and for building B 3,27m. The clearance of second floor in both objects is 4,84m. The existing inner staircase has one arm and is of 54 cm in width. There is a cargo lift on its … covered by … for the connecting the floor areas. … … of both the building forms together with wooden pillars elements also … . The windows of 160 cm width are set rytmicaly in three consecutive rows, they ensure max lighting of the interior of the buildings. The roofing of the buildings is made from wooden frame structure and covered by tiles. The roof construction is not covered from bottom and therefor they make an impression of one of the most striking elements in the interior. The clean dispositions, the lenght of the halls of 104 m to the adequate width, the clean construction both the brick and the wooden ones, together with impressive lighting, the all form an enormous value resulting in a unique character as a whole.

Low-Temperature Geothermal Potential of the Gaspé Mines, MurdochvilleRaymond, Jasmin 12 April 2018 (has links)
Évaluer le potentiel géothermique d’une mine inondée est une tâche complexe qui nécessite la réalisation d’un test hydraulique et la modélisation de l’écoulement de l’eau souterraine à travers un réservoir non conventionnel. Cette tâche peut être efficacement complétée en réutilisant les anciennes infrastructures minières. Lors de cette étude, un puits de ventilation débouchant dans les galeries souterraines a été converti en ouvrage de captage d’eau profond. L’ancien puits de ventilation 1100 des Mines Gaspé à Murdochville au Canada a été utilisé pour effectuer un essai de pompage durant 3 semaines à un débit moyen de 0.062 m3/s. L’objectif principal des travaux encourus était d’évaluer le potentiel géothermique du site minier. Lors de l’essai, moins de 3,65 m de rabattement ont été observés et la température moyenne de l’eau pompée a été de 6,7 °C. Le comportement de la nappe souterraine durant l’essai a été reproduit à l’aide d’un modèle d’éléments finis tridimensionnel simulant l’écoulement de l’eau à travers les galeries. Les prédictions du modèle ainsi qu’un bilan énergétique simplifié suggèrent que le taux d’extraction d’énergie durable est atteint à un débit de pompage de 0.049 m3/s, ce qui indique un potentiel géothermique de 765 kW. Cette énergie pourrait être extraite à l’aide de pompes à chaleur géothermiques afin de chauffer les bâtiments du parc industriel de Murdochville. / Assessing the low-temperature geothermal potential of a flooded mine site is a complex task involving hydraulic testing and modelling of an unusual man-made reservoir. It can be achieved efficiently taking advantages of the former mine infrastructures such as mining shaft that provided here a deep well directly connected to the mine workings. The former mining shaft P1100 of the flooded Gaspé Mines near Murdochville, Canada, was used to perform a pumping test during a study with the objective of assessing the geothermal potential of the mine site. Water was pumped during 3 weeks at a rate averaging 0.062 m3/s with a mean recovery temperature equal to 6.7 °C and less than 3.65 m drawdown was observed. The hydraulic response of the pumping test was reproduced with a threedimensional finite element model that simulates groundwater flow through the mine workings. Model predictions and a simplified energy balance calculation suggested that the sustainable energy extraction rate is attained at a pumping rate of 0.049 m3/s which yield a geothermal potential of 765 kW. This energy could be extracted with geothermal heat pumps used for space heating at Murdochville industrial park.

Since the beginning of the 21st century, the future of religious heritage has provoked consideration within the fields of law, history, architecture and heritage. The origin of this problem is explained both by the decline in traditional worship practices, essentially Catholic in France, from the 1960s onwards, and by the Church’s lack of human and financial resources, which has resulted in the appearance of veritable "religious desert". This process, related to society’s secularisation, is expected to increase because of the likelihood of these two factors intensifying. If convents, monasteries, seminaries and other Catholic religious buildings have already been affected by this phenomenon, parish church buildings are now in turn losing their original function. Quebec has also experienced this phenomenon, but its historical and legal contexts have accelerated the transformation of churches which in turn resulted in the establishment of a "churches Plan" aiming at preserving church buildings by converting them.In this thesis, that pioneering programme is used in relation to the Lyons Saint-Etienne urban area, as a lens through which to read the French situation and as a tool for generating methods adapted to its specific context.The first part summarises the specific heritage and legal knowledge bases from Quebec and France concerning their parish churches, which is necessary for understanding the two contexts. The second part is an observational study, which defines the territory and creates an inventory of the corpus of research. We first provide an inventory of 429 parish churches within the territory studied here. From an analysis of their transformations, we propose three major typologies ("historical", "19th-century" and "20 h-century " churches), Using the cases of church conversions in ou corpus, we analyse the degree of compatibility between their previous worship use and their new uses, and then formulate hypotheses relating architectural interventions for adaptative reuse to restoration theories. The third part is an action-research interventional study. Three representative case studies from each church typology have been selected, in the town of Montarcher, Givors and Villeurbanne. For each case, a participatory approach has been set up with the municipality, inhabitants and associations, in order to propose reconversion scenarios adapted to local needs.This work shows that the demolition of parish churches, widely perceived as a common good, threatens the transmission of local identities. It therefore seems essential to start a global reflection on the evolution of this heritage, one which takes into account territorial issues, citizens' demands and the architectural diversity of these buildings. Reconversion des héritages olympiques et rénovation de l'espace urbain : le stade olympique comme vecteur de développementRoult, Romain 10 1900 (has links) (PDF)
Les Jeux Olympiques d'été (J.O.) sont devenus depuis leur professionnalisation (années 70) le second événement sportif le plus médiatisé après la Coupe du Monde de soccer et le plus coûteux au monde conduisant ainsi une augmentation considérable de ses impacts sur les milieux urbains les accueillant. Ces répercussions urbaines se traduisent notamment par la nécessité de planifier la gestion des équipements olympiques nécessaires pour l'organisation de cette manifestation. En effet, cet événement sportif majeur est désormais un projet urbain extrêmement complexe et dispendieux pour les villes hôtes, utilisé entre autres à des fins de réaménagement, de régénération voire de repositionnement urbains, où les acteurs présents, qu'ils soient publics ou privés, se doivent de répondre aux attentes organisationnelles des Jeux tout en envisageant la reconversion de ces équipements. La gestion des héritages olympiques devient donc un domaine de planification primordial pour ces métropoles olympiques et ce dès la mise en candidature de ces projets. De ces logiques structurelles, on observe que la problématique de reconversion du Stade olympique est récurrente puisque cette infrastructure, la plus importante du Parc Olympique, nécessite non seulement des financements colossaux pour sa construction, mais également des investissements majeurs pour sa gestion. Malgré certaines mesures de planification stratégique, mises en place et justifiées par les responsables de ces projets pour encadrer et légitimer ces mégaprojets, il est intéressant de remarquer qu'un très faible pourcentage de ces stades sont véritablement utilisés après les J.O. et ne deviennent pas des « éléphants blancs » pour ces villes hôtes. Cette réflexion doctorale, appuyée par des cas olympiques d'étude précis (Montréal 1976, Barcelone 1992 et Sydney 2000), nous permet de poser l'hypothèse que l'élaboration dans la phase pré-olympique, pour la planification de l'aménagement du Stade olympique, de stratégies urbanistiques, financières et gestionnaires flexibles, adaptées à la trame urbaine métropolitaine et renouvelées dans le contexte post-olympique facilite la reconversion de cet équipement. Ce travail d'analyse a été conçu d'un point de vue théorique sous l'angle des concepts de projet urbain, de grand projet urbain et de régénération urbaine et a été mené au niveau méthodologique via une démarche qualitative en vertu d'un design de recherche flexible et d'une approche inductive et interprétative pour laquelle les techniques de collecte de données de l'analyse de contenu, de l'analyse de données secondaires, d'entrevues semi-dirigées et l'observation non-participante ont été utilisées. Ces stratégies conceptuelles et méthodologiques nous ont permis de présenter, au terme de ce travail doctoral, un modèle analytique global recensant les stratégies urbanistiques, récréotouristiques, financières et gestionnaires pré et post olympiques, et ce dans le but de mieux comprendre pourquoi et comment certains Stades olympiques réussissent mieux leurs reconversions que d'autres. À la lumière des analyses effectuées, nous concluons que le processus de planification et d'aménagement du Stade olympique doit être intégré dans le plan d'urbanisme maître de la ville hôte et du territoire d'insertion. Parallèlement, nous estimons que sa structure architecturale et sa capacité d'accueil sont tenues d'être aménagées en fonction des stades déjà existants au niveau métropolitain. Enfin, les nouveaux principes de gouvernance d'un équipement sportif majeur sont susceptibles d'être appliqués de manière à faciliter la reconversion de cet édifice.

L'intérêt de cette recherche est d'aider à la compréhension du processus de projet, par l'entremise de ses temporalités. Nous déterminons les structures temporelles de plusieurs projets d'urbanisme, c'est-à-dire des représentations des temps des projets sous forme de découpages d'inspiration archéologique, généalogique et épistémologique. Cette analyse, issue de notre méthode d'appréhension du temps du projet, qui correspond à un projet défini comme processus, dans sa fonction de saisie d'une réalité donnée, mobilise deux notions. L'épaisseur temporelle est une image qui nuance la vision lissée du temps du projet : ce sont les temporalités du projet, actives ou inactives, qui s'ajoutent, apparaissent ou qui s'imbriquent. La transversalité temporelle est dépendante du contexte, et donc d'une analyse du parcours temporel du projet suivant les interactions entre projet et contexte. Plusieurs indicateurs de maturité du projet existent et marquent l'avancement du projet au fil du temps.

Reconexão de espaços degradados à cidade por meio da reconversão de uso de vazios industriais : o caso do IV distrito de Porto AlegreCosta, Gustavo Sbardelotto da January 2015 (has links)
As cidades possuem grande dificuldade em lidar com espaços que perderam significado devido às mudanças decorrentes do seu próprio desenvolvimento, sejam elas sociais, políticas, econômicas ou culturais. A maior incidência destes locais na cidade contemporânea é em zonas outrora industriais, que sofreram o processo de desindustrialização. Muitas cidades no mundo têm se organizado a planejarem‐se de uma forma ampliada, colocando seus projetos em ação por meio de novas formas de governar. Estas incluem novas formas de articulações que são criadas em combinação entre os setores público e privado, e organizadas por meio de um planejamento estratégico. Entretanto, mesmo estas articulações público‐privadas e grandes planejamentos são, por muitas vezes, complexos de serem colocados em prática em países em desenvolvimento, como é o caso do Brasil. Vemos alguns casos que diferem destes planejamentos e ocorrem por meio de atitudes menos ortodoxas. São experiências que não esperam por um planejamento formal do governo ou de suas articulações e começam a se organizar para a ocupação de zonas em subutilização. O primeiro modelo destas experiências demonstrado neste trabalho ocorre pelo pioneirismo de empreendedores da iniciativa privada que se antecipam às tendências mercadológicas e apostam na ocupação de imóveis em zonas industriais degradadas. Estes pioneiros reconhecem o potencial destas zonas ricas em infraestrutura urbana, próximas a locais nos quais existe vitalidade e investem grandes montantes de capital onde a grande maioria dos empreendedores ainda não cogita investir. Usualmente, há uma tendência de outros empreendedores ocuparem estas áreas ao verificarem o sucesso dos primeiros empreendimentos. Cada novo empreendimento acaba gerando um núcleo de revitalização que vai se diluindo pelo entorno até a zona estar completamente revitalizada. O exemplo da revitalização do MEATPACKING DISTRIC em Nova York ilustrará o caso, com o reforço de um projeto de rearquitetura de uma antiga infraestrutura ferroviária, transformada um parque que funciona como catalisador deste processo de revitalização. Na antiga zona industrial de Porto Alegre, denominada 4º distrito, o estudo de caso da antiga Fábrica FIATECI, transformada em um complexo de uso misto, indica uma tendência à revitalização da zona nos moldes acima descritos. O segundo modelo ocorre com a verificação das necessidades da comunidade ou de um despertar criativo de alguns grupos, assim, surgem práticas que podem ser caracterizadas como “bottom‐up”, ou de baixo para cima. Os exemplos da ocupação de uma antiga indústria em Portugal, e outra no Rio de Janeiro, transformada em dois parques criativos, nos quais se mantêm totalmente as características industriais do contexto e inserem-se atividades ligadas à economia criativa, comprovam as potencialidades destas ações. Igualmente, no 4º distrito de Porto Alegre, surge, por meio de um grupo de atores da área criativa, a iniciativa de reutilização fora dos padrões imobiliários de um antigo e deteriorado conjunto edificado que serviu de moradia de aluguel para os funcionários das fábricas da região. A proposta do grupo é a reciclagem de uso do conjunto de forma a agrupar comércio local, moradia temporária e salas comerciais ligadas à área criativa com zonas de convivência comuns. De modo geral, servirá como núcleo revitalizador desta antiga zona industrial. A fim de angariar fundos para a viabilização do projeto, que não vem alavancado por alguma incorporadora, por tratar‐se de um tipo de empreendimento que, aos olhos empresariais, não é altamente rentável, os idealizadores do projeto já iniciaram a utilização do espaço, mesmo em precárias condições, a fim de envolver a comunidade de modo cativo ao projeto. As atividades ocorrem de maneiras variadas a fim de apropriarem‐se do espaço de maneira semipública, abrindo os jardins para quem circula e, logo, criarem urbanidade para o entorno. Este modelo serve como laboratório social para experimentação de usos e soluções que porventura poderão ser incorporados ao projeto quando finalizado. Esta é uma nova forma de intervenção que parte do pressuposto de que a utilização do espaço possa moldá‐lo. A intenção deste trabalho é demonstrar alternativas criativas e novas possibilidades para, de uma forma sustentável, reconstruir a cidade dentro da cidade. / Cities have great difficulty in dealing with spaces that have lost meaning due to changes resulting from its own development, whether social, political, economic or cultural. The highest incidence of these sites in the contemporary city is in formerly industrial areas, which suffered deindustrialization process. Many cities in the world has been organized in a way to plan it in a broad way, putting their projects into action through new ways of governing. These include new forms of joints that are created in combination of public and private sector and organized through a strategic planning. However, even these public-private joint and big plans are often complex by being put into practice in developing countries, such as Brazil. We see some of these cases differ from planning and occur through less orthodox attitudes. These are experiences that do not wait for a formal planning of the government or its joints and begin to organize to occupy zones in underutilization. The first model of these experiments demonstrated in this work takes place through the pioneering entrepreneurs of the private sector that anticipate market trends and betting on real estate occupancy in brownfield areas. These pioneers recognize the potential of these areas of high urban infrastructure, close to the places where there is vitality and invest large amounts of capital where the vast majority of entrepreneurs still do not consider investments. Usually there is a tendency of other entrepreneurs occupy these areas when considering the success of the first projects. Each new venture ends up generating a revitalization core that will dilute the surrounding area to be completely revitalized. The example of the revitalization of MEATPACKING DISTRIC in New York illustrate the case, with the strengthening of a re-architecture design of an old railway infrastructure, transformed a park that acts as a catalyst of this revitalization process. In the old industrial area of Porto Alegre, called 4th district the case study old FIATECI Factory, transformed into a complex of mixed use, indicates a tendency to revitalize the area in the above described manner. The second model is a verification of community needs or a creative awakening of some groups, there are practices that can be characterized as "bottom-up", or from the bottom up. Examples of the occupation of an old industry in Portugal, and another in Rio de Janeiro, Brazil, transformed into two creative parks where fully maintain the industrial characteristics of the context and forms part of activities related to the creative economy proves the potential of these actions. Also, in the 4th District of Porto Alegre district, comes across a group of actors in the creative area, a reuse initiative out real state patterns of an old and deteriorated group of buildings that served as rental housing for employees of factories in the region. The group's proposal is recycling use of the set so as to local shops, temporary housing and commercial space connected to the creative area with common use areas. This project, generally, will serve as revitalizing core of this former industrial site. In order to raise funds for the viability of the project, which is not leveraged by any developer because it is a type of business that is not highly profitable for big investors, the creators of the project have already started the use of space, even in poor conditions in order to involve the community to the project. Activities take place in various ways in order to people to appropriate the space: opening the gardens for pedestrians and hence create urbanity for the surroundings. This model serves as a social laboratory for experimentation of uses and solutions that perhaps could be incorporated into the project when it is completed. This is a new form of intervention assumes that the use of space can mold it. The intention of this work is to demonstrate creative alternatives and new possibilities for sustainably rebuild the city within the city.

A maior incidência destes locais na cidade contemporânea é em zonas outrora industriais, que sofreram o processo de desindustrialização. Muitas cidades no mundo têm se organizado a planejarem‐se de uma forma ampliada, colocando seus projetos em ação por meio de novas formas de governar. Estas incluem novas formas de articulações que são criadas em combinação entre os setores público e privado, e organizadas por meio de um planejamento estratégico. Entretanto, mesmo estas articulações público‐privadas e grandes planejamentos são, por muitas vezes, complexos de serem colocados em prática em países em desenvolvimento, como é o caso do Brasil. Vemos alguns casos que diferem destes planejamentos e ocorrem por meio de atitudes menos ortodoxas. São experiências que não esperam por um planejamento formal do governo ou de suas articulações e começam a se organizar para a ocupação de zonas em subutilização. O primeiro modelo destas experiências demonstrado neste trabalho ocorre pelo pioneirismo de empreendedores da iniciativa privada que se antecipam às tendências mercadológicas e apostam na ocupação de imóveis em zonas industriais degradadas. Estes pioneiros reconhecem o potencial destas zonas ricas em infraestrutura urbana, próximas a locais nos quais existe vitalidade e investem grandes montantes de capital onde a grande maioria dos empreendedores ainda não cogita investir. Usualmente, há uma tendência de outros empreendedores ocuparem estas áreas ao verificarem o sucesso dos primeiros empreendimentos. Cada novo empreendimento acaba gerando um núcleo de revitalização que vai se diluindo pelo entorno até a zona estar completamente revitalizada. O exemplo da revitalização do MEATPACKING DISTRIC em Nova York ilustrará o caso, com o reforço de um projeto de rearquitetura de uma antiga infraestrutura ferroviária, transformada um parque que funciona como catalisador deste processo de revitalização. Na antiga zona industrial de Porto Alegre, denominada 4º distrito, o estudo de caso da antiga Fábrica FIATECI, transformada em um complexo de uso misto, indica uma tendência à revitalização da zona nos moldes acima descritos. O segundo modelo ocorre com a verificação das necessidades da comunidade ou de um despertar criativo de alguns grupos, assim, surgem práticas que podem ser caracterizadas como “bottom‐up”, ou de baixo para cima. Os exemplos da ocupação de uma antiga indústria em Portugal, e outra no Rio de Janeiro, transformada em dois parques criativos, nos quais se mantêm totalmente as características industriais do contexto e inserem-se atividades ligadas à economia criativa, comprovam as potencialidades destas ações. Igualmente, no 4º distrito de Porto Alegre, surge, por meio de um grupo de atores da área criativa, a iniciativa de reutilização fora dos padrões imobiliários de um antigo e deteriorado conjunto edificado que serviu de moradia de aluguel para os funcionários das fábricas da região. A proposta do grupo é a reciclagem de uso do conjunto de forma a agrupar comércio local, moradia temporária e salas comerciais ligadas à área criativa com zonas de convivência comuns. De modo geral, servirá como núcleo revitalizador desta antiga zona industrial. A fim de angariar fundos para a viabilização do projeto, que não vem alavancado por alguma incorporadora, por tratar‐se de um tipo de empreendimento que, aos olhos empresariais, não é altamente rentável, os idealizadores do projeto já iniciaram a utilização do espaço, mesmo em precárias condições, a fim de envolver a comunidade de modo cativo ao projeto. As atividades ocorrem de maneiras variadas a fim de apropriarem‐se do espaço de maneira semipública, abrindo os jardins para quem circula e, logo, criarem urbanidade para o entorno. Este modelo serve como laboratório social para experimentação de usos e soluções que porventura poderão ser incorporados ao projeto quando finalizado. Esta é uma nova forma de intervenção que parte do pressuposto de que a utilização do espaço possa moldá‐lo. A intenção deste trabalho é demonstrar alternativas criativas e novas possibilidades para, de uma forma sustentável, reconstruir a cidade dentro da cidade. / Cities have great difficulty in dealing with spaces that have lost meaning due to changes resulting from its own development, whether social, political, economic or cultural. The highest incidence of these sites in the contemporary city is in formerly industrial areas, which suffered deindustrialization process. Many cities in the world has been organized in a way to plan it in a broad way, putting their projects into action through new ways of governing. These include new forms of joints that are created in combination of public and private sector and organized through a strategic planning. However, even these public-private joint and big plans are often complex by being put into practice in developing countries, such as Brazil. We see some of these cases differ from planning and occur through less orthodox attitudes. These are experiences that do not wait for a formal planning of the government or its joints and begin to organize to occupy zones in underutilization. The first model of these experiments demonstrated in this work takes place through the pioneering entrepreneurs of the private sector that anticipate market trends and betting on real estate occupancy in brownfield areas. These pioneers recognize the potential of these areas of high urban infrastructure, close to the places where there is vitality and invest large amounts of capital where the vast majority of entrepreneurs still do not consider investments. Usually there is a tendency of other entrepreneurs occupy these areas when considering the success of the first projects. Each new venture ends up generating a revitalization core that will dilute the surrounding area to be completely revitalized. The example of the revitalization of MEATPACKING DISTRIC in New York illustrate the case, with the strengthening of a re-architecture design of an old railway infrastructure, transformed a park that acts as a catalyst of this revitalization process. In the old industrial area of Porto Alegre, called 4th district the case study old FIATECI Factory, transformed into a complex of mixed use, indicates a tendency to revitalize the area in the above described manner. The second model is a verification of community needs or a creative awakening of some groups, there are practices that can be characterized as "bottom-up", or from the bottom up. Examples of the occupation of an old industry in Portugal, and another in Rio de Janeiro, Brazil, transformed into two creative parks where fully maintain the industrial characteristics of the context and forms part of activities related to the creative economy proves the potential of these actions. Also, in the 4th District of Porto Alegre district, comes across a group of actors in the creative area, a reuse initiative out real state patterns of an old and deteriorated group of buildings that served as rental housing for employees of factories in the region. The group's proposal is recycling use of the set so as to local shops, temporary housing and commercial space connected to the creative area with common use areas. This project, generally, will serve as revitalizing core of this former industrial site. In order to raise funds for the viability of the project, which is not leveraged by any developer because it is a type of business that is not highly profitable for big investors, the creators of the project have already started the use of space, even in poor conditions in order to involve the community to the project. Activities take place in various ways in order to people to appropriate the space: opening the gardens for pedestrians and hence create urbanity for the surroundings. This model serves as a social laboratory for experimentation of uses and solutions that perhaps could be incorporated into the project when it is completed. This is a new form of intervention assumes that the use of space can mold it. The intention of this work is to demonstrate creative alternatives and new possibilities for sustainably rebuild the city within the city.
