Optimalizace postupu stanovení obvyklé ceny bytů v developerských projektech / Optimization procedure for the determination of usual prices of flats in development projects

Vlčková, Iva January 2013 (has links)
The pricing of developer projects and housing is a broad area. Setting the right common price is important especially in case of court actions, execution proceedings, the privatising of housing, company mergers, capital investments in companies, estate settlements, liquidations etc. In all these cases substantial financial values are at stake and that is why it is necessary to have quality, correct factual grounds. The sole and at the same time most important basis is an expert opinion, which should guarantee an objective assessment of all circumstances that may influence the common pricing of property, in order to prevent any prejudice to the parties involved, or ensure there is no doubt in respect of possible graft. At present there is no methodology for common pricing of units (apartments and commercial premises) within a larger complex, which would take locality, placement, size, fittings, general state and other parameters that influence the price, into consideration. Yet it is common knowledge that the same unit will have a different price on the first floor, higher floors or top floor, window orientation and view, better surrounding area etc. It is also common that a larger unit with the same fittings and appurtenances will have a lower unit price than a smaller unit. The pricing in these cases is more intuitive, rather than based on analyses and reasoning. The dissertations´ aim was a methodology of pricing individual units in houses or larger complexes, which would simultaneously objectify subjective pricing, providing a rationale that would be unambiguous. This is important especially in case of court actions, execution proceedings or the privatising of housing, to preclude any bias or suspicion of corruption. The methodology also includes a software application that automatically computes input data and allows reviewing of results.

Anisotropic Muscle Phantoms for Shear Wave Elastography Assessment of the Levator Ani Muscle Properties / Anisotropiska muskelfantomer för utvärdering av levator ani-muskeln med skjuvvågselastografi

Koxha, Bleona, Jova Martinez, Melissa January 2023 (has links)
Pelvic floor disorder is an emerging research area and is highlighted in many pelvic floor studies. Assessment methods for this type of injury are lacking and new methods for prevention and diagnosis are needed. Pelvic floor disorders are common among women and can lead to suffering for the patient. Levator ani muscle injuries are the main cause for pelvic floor disorders. This muscle group is an anisotropic skeletal muscle that helps support the pelvic viscera. Assessment of this muscle is difficult due to its complex geometry and location. Therefore, two muscle phantoms were constructed to mimic different properties of the levator ani muscle. The muscle phantoms provided more availability and a more controlled setting. The muscle phantoms were examined using ultrasound-based shear wave elastography which is an elastography method that can help determine the elasticity of tissue. A PVA-graphite phantom and a water-based gelatine-graphite phantom, both with fishing lines network as fibers for anisotropy, were constructed in this project. Shear wave elastography results of the PVA phantom indicated no anisotropy but visually resembled a muscle. Although not achieving anisotropy, the shear modulus of the PVA did match the shear modulus of skeletal muscle tissue. Shear wave elastography results of the gelatine phantom indicated anisotropy but visually did not resemble a muscle due to the low shear modulus of the gelatine. A 3D model of the female bony pelvis, that was provided for this project, was measured, and compared with reference value of previous study for future construction and 3D printing of the model. Results of measurements showed similarities between the 3D model and the female pelvis except for the sagittal outlet which had a deviant value. For future work, the muscle phantom can be developed by applying the complex geometry of the levator ani muscle, assembly of the muscle phantom, and the 3D rendering of the pelvis. The combination of these two parts provides a more complete phantom where shear wave elastography can be applied in the same way as in female patients. / Ja

Vibrations in cross-laminated timber floors : Examining standards / Vibrationer i KL-träbjälklag : En granskning av normer och standarder

Svensson, Lisette, Berghem, Emma January 2020 (has links)
The report aims to investigate norms, standards, guidelines and experience within the industry for how to design CLT (cross-laminated timber) regarding vibrations induced from humans. The following is being researched, ISO137, KL-trähandboken, Eurocode 5 and a new unpublished working draft of Eurocode 5 final working draft, Canadian CLT handbook and Cross-laminated timber structural design according to Eurocode from Austria. The conclusion is that the literature for CLT is non-existent in the current Eurocode 5 which only addresses timber floors with joists, however the new Eurocode draft suggests an update to include CLT which is similar to the norm CLT from Austria. The report contains a calculation part in which an analysis is conducted for a real project with calculations based on Eurocode 5 and the Eurocode 5 final working draft, the design tool Calculatis and FEM program RFEM. The calculations are compiled and evaluated. The calculation results show differences between the different standards. The natural frequencies are typically the same. The biggest difference is between the accelerations which is in direct relation to the modal mass, and the modal mass differs a lot between the calculations. It is understandable how Eurocode 5 final draft and RFEM calculate the modal mass, but not so for Calculatis as it doesn’t show any calculations in the technical documentation. There is a difference of the modal mass between Eurocode 5 final draft and RFEM, likely because EK5 calculate the modal mass for a rectangular floor simply supported at two or four sides. Whereas the RFEM model is not strictly rectangular nor is it simply supported everywhere, instead there are beams in some places. This suggests that caution should be regarded in calculations where floor structures have been simplified.

Research on eye gaze activities in conversations under influence of communicative insufficiency /

Koki Ijuin 22 March 2019 (has links)
博士(工学) / Doctor of Philosophy in Engineering / 同志社大学 / Doshisha University

[pt] CONTRATAÇÃO POR PREGÃO: FORMAS ATÍPICAS DE TRABALHO DE ASSISTENTES SOCIAIS NO BRASIL RECENTE / [en] HIRING BY TRADING FLOOR: ATYPICAL FORMS OF HIRING SOCIAL WORKERS IN RECENT BRAZIL

TATIANE VALERIA CARDOSO DOS SANTOS 29 December 2020 (has links)
[en] This thesis seeks to reveal and analyze the process of deregulation of the work of social workers through the phenomenon of contracting by auction, a bidding modality practiced by the State. This is research that retrieves and deepens the initial findings of my master s thesis, entitled Societal Transformations of the work of the social worker in the order of capital: an analysis of the field of action of the CFESS/CRESS 7th Region. To this end, we present the fundamentals and objectives of the use of the legal instrument that instructs the bidding and bidding procedure and its direction for the hiring of these workers, taking for analysis the period from 2010 to 2020. We start from the understanding that the current stage of capitalist development and the consequent societal transformations have significant repercussions for the scope of work as human praxis. In this socio- historical process there is an intensification of the forms of expropriation of the workforce that are expressed, notably, through the practices of flexibility, precariousness and intensification of the forms of use and exploitation of the workforce. In this way, contracting by auction is an expression of this process. Guided by these assumptions, this thesis seeks answers to the following problem: what are the repercussions of hiring by public auction for the work of social workers in the context of counter-reforms of labor law in Brazil? What are the political responses of the CFESS/CRESS Group to tackle the situation of increasing the precariousness of the work of social workers? To understand this phenomenon and its innovation in the job market of social workers, we conducted interviews with members of the Federal Council for Social Work (CFESS) and with a retired judge from the Superior Labor Court (TST) and researcher at Cesit / Unicamp. In addition, we resumed interviews with the Regional Council of Social Service of Rio de Janeiro (CRESS 7th Region) during the research for the master s degree. In order to examine the total number of contracts per auction in Brazil, we explored a bidding search platform in the national territory (Licita Já), using the terms auction and social worker. In a complementary way, we look at official documentary sources, as well as newspapers and magazines, in addition to accessing secondary data from research institutes and having carried out a theoretical and bibliographic review on the topic. We recovered the centrality of work as the guiding thread for the analysis of this thesis, which sought, in its development, to deepen the concepts of accumulation by plunder, social insecurity and flexibility, relating them to the work of the social worker. We found that as a salaried worker, social workers are also subject to these processes, which affect their conditions and contractual working relationships and the possibilities for carrying out the current Professional Ethical-Political Project. The mode of contracting by auction and the form of labor relationship are contrary to what was pursued, in terms of working conditions, throughout the development and maturity of the Brazilian Social Service, which is the defense of contractual strength through public tender, and, notably, the statutory bond. We observed that this reframing attempt, which we call atypical work, significantly undermines the work of the social worker, has a greater incidence in Brazilian municipalities and affects public policies on social assistance and health. The centrality of this study understands that such strict injunctions are a distortion of the right to regulated and protected work and, therefore, a constraint to the labor standards and the professional project of the Brazilian Social Work.
