Entre o turismo e o imobiliário: velhos e novos usos das segundas residências sob o enfoque da multiterritorialidade - Camocim/CE / Between tourism and real estate: old and new uses of second homes with a focus on multiterritoriality - Camocim/CE

O aumento da mobilidade tem incorporado novos usos às segundas residências que tornam ultrapassadas antigas polêmicas conceituais como a indefinição entre domicílios de lazer e alojamentos turísticos. Hoje, elas tanto abrigam o veranista local que desfruta do lazer de final de semana, quanto o turista residencial que adquire nova moradia em outro país, onde se comporta como turista e imigrante. Com o incremento das viagens, múltiplos territórios (materiais e simbólicos) são acionados entre as primeiras e as segundas residências, produzindo novas dinâmicas espaciais que resultam na multiterritorialidade. Lógicas distintas de territorialização, endógena e exógena, passam a conviver e a se confrontar nos espaços apropriados por esses domicílios que têm o seu boom atrelado à crescente fusão do turismo com o setor imobiliário. Tomando como referência essas transformações em curso no Nordeste brasileiro, a pesquisa busca enfocar os velhos e novos usos das segundas residências em Camocim/CE, visando entender se suas diferentes lógicas de territorialização promovem a solidariedade ou a segregação socioespacial. A partir de uma abordagem qualitativa, o estudo analisa como as praias das Barreiras, Maceió e Tatajuba se convertem, em Camocim, em múltiplos territórios de convivência e de conflitos entre nativos e visitantes. / The mobility increase has incorporated new uses of the second homes that old conceptual controversies become surpassed how the blurring between leisure domiciles and tourist accommodations. Today they shelter to both the local vacationer who enjoys the weekend leisure, much as the residential tourist who buys new home in another country, which behaves as a tourist and immigrant. With the increase in travel, multiple domains (material and symbolic) are fired between the first and second homes, producing new spatial dynamics that result in multiterritoriality. Different logics of territorialization, endogenous and exogenous, begin to live together and confront in the spaces appropriate by these domiciles that have their boom linked to the increasing fusion of tourism with the real estate industry. With reference to these changes taking place in the Brazilian Northeast, the research seeks to focus on the old and new uses of second homes in Camocim Municipality (State of Ceará, Brazil) in order to understand their different logics of territorialization, whether promote the solidarity or the socio-spatial segregation. From a qualitative approach, the study examines how the beaches of the Barreiras, Maceió and Tatajuba, in Camocim, transform themselves in multiple territories of coexistence and of conflict between natives and visitors.

This diploma thesis analyses second homes in a specific region of the Lužnice river middle course (the cadastral town of Soběslav and the cadastral parcels of the Roudná, Klenovice and Skalice villages). The applied research part is based on a theoretical background research that defines basic terms, outlines appropriate topics with a connection to second homes (rural tourism, history of second homes, naturbanisation) as well as describes the analysed region. The aim of this thesis is to discover what motivates second home dwellers to use these dwellings for individual recreational activities and to identify the current situation of second home dwelling in this specific region. Another goal I have set for this thesis is to analyse how satisfied are second home dwellers with public services and facilities and whether they are thinking about converting their second (holiday) homes into permanent homes. The methodology of this thesis is based on a questionnaire analysing the second home settlements in the region specified above. The data have been evaluated using Microsoft Excel a PSPP software. Buscou-se compreender a partir desses sujeitos – moradores urbanos - quais as motivações da aquisição da segunda residência no campo. Dividida em três capítulos, a primeira parte da pesquisa aborda as discussões culturais, a busca pela vivência do modo de vida rural, de novas experiências possíveis dentro de um contexto espacial e cultural específico. Se estabelece uma discussão acerca dos conceitos de território, identidade e cultura, sobre o processo de territorialização por meio da apropriação/construção simbólica do espaço e da vivência da multiterritorialidade pelos moradores de segunda residência. A segunda parte busca compreender os motivos da “fuga” da cidade e apresenta uma discussão sobre a relação histórica, no aspecto cultural-simbólico, da relação do ser humano com as cidades, com o campo e a ruptura da relação homem-natureza. Na terceira parte é abordada a influência das atividades de lazer e o turismo na aquisição da residência secundária, pois apesar de semelhantes, às ações de se ter uma segunda residência e praticar turismo no campo diferenciam-se, sobretudo nos aspectos sentimentais que envolvem a casa. Discutiu-se conceitos como cultura, identidade, relação campo e cidade, rural e urbano, memória e patrimônio para compreender e, com isso, colaborar com a ampliação conceitual e discussão a respeito das casas de segunda residência no campo. / The thesis has as research object the houses of second home of the rural zone. The study is carried out from city residents in Ponta Grossa (PR), owners of country houses in the rural area of the districts of the municipality. It was sought to understand from these subjects - urban dwellers - what motivates the acquisition of the second home in the countryside. Divided into three chapters, the first part of the research deals with cultural discussions, the search to experiment the rural way of life and new experiences possible within a specific spatial and cultural context. A discussion is show about the concepts of territory, identity and culture, about the process of territorialization through the appropriation / symbolic construction of the space and the experience of the multiterritoriality by the residents of second home is established. The second part seeks to understand the motives of the "escape" of the city and presents a discussion about the historical relation, in the cultural-symbolic aspect, of the relation of the human being with the cities, with the field and the rupture of the relation human being-nature. In the third part, the influence of leisure activities and tourism on the acquisition of secondary home is approached, since, although similar, the actions of having a second residence and practicing tourism in the countryside differ, especially in the sentimental aspects that surround the house. Concepts such as culture, identity, countryside and city, rural and urban relations, memory and patrimony to understand and, with this, to collaborate with the conceptual enlargement and discussion about second homes in the countryside.

No Brasil, a partir da década de 1990, essas mudanças são retratadas na reestruturação espacial do litoral nordestino com o advento do turismo como atividade central, definindo novos padrões de relações com o setor imobiliário. Tais mudanças têm suas bases na política nacional implementada a partir do ano de 1990 por investimentos públicos no âmbito do Programa de Desenvolvimento Turístico do Nordeste – PRODETUR-NE. No litoral de IpojucaPE, esse processo teve início no ano 2000, quando empreendimentos imobiliário-turísticos foram implantados de modo concentrado na praia de Muro Alto, estabelecendo um novo padrão de uso das faixas de praia, que apesar de se constituírem de domínio público, passam a ter um uso e apropriação predominantemente privados.Iniciando com a análise do processo de ocupação – transformação dos moldes de segunda residência tradicional para a segunda residência vinculada ao imobiliário-turístico no município de Ipojuca, na década de 2000-10, este trabalho tem como objetivo central analisar as mudanças no uso das faixas de praia, procurando explicitar como esta nova forma de ocupação espacial voltada para um público específico (classe média alta e alta) gera ambientes excludentes, segmentados. Orientado por bases conceituais desenvolvidas por Michel de Certeau, o estudo focaliza as ações espontâneas da população, suas práticas cotidianas, frente às atitudes de dominação impostas aos espaços de praia por parte dos administradores e proprietários dos Resorts e empreendimentos imobiliário-turísticos. A partir dos diferentes comportamentos dos usuários desse espaço de domínio público, este estudo procura contribuir para o debate sobre o espaço da faixa de praia enquanto bem público de uso comum, porém submetido a diversas estratégias de poder para privatização de seu uso. / The theme of this Mastery Degree's dissertation has as central objective the sociospatial changes observed in Ipojuca's coast, in the last decade, consolidating this area as privileged interesting by the real estate and tourism sectors in Pernambuco. This is noticed by the implantation of large businesses linked to the tourism which has been changing the use and appropriation of the public spaces on the beach. The process to be analyzed is inserted into the sphere of changes that occur, since the second half of the 20th Century, in the world's economic scene, where the tourism, mobilizing service's flow, capitals and production, stands as one of the most dynamic activities of the economy in the globalization process' context. In Brazil, from the 90's, these changes are portrayed in the northeastern coast's spatial restructuring with the tourism becoming the central activity, defining new standards in the relationship with the real estate sector. These changes have their bases in a national policy, implemented in 1990, for public investment under the “Northeast Tourism Development's Program” - PRODETUR-NE. In Ipojuca-PE's coast, this process began in 2000, when estate-tourism ventures were implanted in a concentrated way in Muro Alto, establishing a new standard of usage in the coastal strip, which although being public, became to be used and appropriated as private. Starting with the analysis of the occupation process – change of the traditional second home's molds to the second home linked with the estate-tourism in Ipojuca's county, in the 2000-10's decade, this work has as central objective the analysis of the usage changes in the beach strip, seeking to explain how this new spatial occupation form directed to a specific population (upper and upper middle class) generates exclusionary ambients, targeted. Oriented by Michel de Certeau's concept bases, focuses the population's spontaneous actions, its day-life practices, against the domination attitudes imposed to the beach strip by the administrators and owners of the Resorts and estatetourism ventures. From the different behaviors presented by the users of this public space, this study seeks to contribute to the debate about the beach strip area as public property, however subjected to several privatization strategies to its use.

Are second-home owners a hidden recruitment resource for rural and peripheral areas?

Skilled and educated workers are somewhat of a rarity for many rural and peripheral communities. The global migration trend where younger residents of these communities tend to leave for more populated areas leaves the communities with an older population that struggles to find new employees to replace those who retire. However, this does not mean that rural and peripheral communities are unattractive areas. Second-home owners verifies how these areas are attractive for certain individuals for various periods. More importantly, previous research show how second-home owners are often highly educated within their fields, they invest time in their host community, and they can potentially become permanent members of the society. Thus, this study aims to explore second-home owners potential of acting as a recruitment resource for the local labour market of the host community. This is done by using Vilhelmina municipality in Västerbotten county, Sweden, as an example. By using quantitative methods, the findings of this study suggest that the occupational background of second-home owners causes them to be a potential recruitment resource for the local labour market. However, the findings for the study suggest that the willingness to contribute to the local labour market is a mixed bag. Nevertheless, this study contributes to the current understandings of labour recruitment in rural and peripheral areas by confirming the possibility for extension of second-home owners as a resource. / Part of a research project at the Department of Geography at Umeå University called: Is the temporary population a resource?

Sustainable Tourism Mobility on Gotland with the Main Focus on Electric Vehicles

This paper explores Gotland’s sustainable tourism mobility from a qualitative perspective in order to better understand how tourists choose their mode of transport in a sustainable way. Tourism transport accounts for the majority of tourism-related CO2 emissions compared to other tourism-related activities. There three types of tourists, real tourist, second-home owner, and residents of Gotland s are chosen to be the target groups investigated in this paper. Both private and public transport were included in order to get a more holistic view within sustainable tourism mobility in Gotland. Sustainable private transport mainly refers to driving in an electric vehicle (EV) or a biogas vehicle (BGV). Public transport refers to bus transport in Gotland. Behavioral change and effective policies are the two possible ways to make positive contribution to reduce those emissions. However, both positive and negative signs have shown that instigating behavioral change and formulating an effective policy within tourism industry can be taken longer time than expected to achieve the goal made by the municipality of Gotland, known as Region Gotland. For this paper, 4 interviews were conducted by interviewing 5 local experts all of whom are working in the field of sustainable tourism mobility. Their insightful thoughts could make this study more reliable and discerning. When it comes to process of data collection and data analysis, data were coded and analyzed using thematic approach. The study result reveals the need of forming the personal identity of tourist leaning toward sustainability and that identity plays a crucial role in travel planning and tourist-government communication. Therefore, the suggestions are made based on tourist behaviors and communications between various stakeholders. The result shows three most-likely happened events which are social campaigns, resource allocation with the support of tourism industry, and smart public charging networks planning

The expansion and the incorporation of territory for capital reveal, in part, strategies of the capitalism production way, which shows the search for accumulation conditions, expanding the alternatives of territory use that is, nowadays, selective and uneven. The present work verified the mechanisms where the capital imposes its practices through the agrarian structure and the valuation of land market, meaning, in our knowledge, that the reproduction of inequalities is showed, many times, by the wide land speculation and the fast land valuation. For this, the snip space will be the Siba?ma community, belonging to Tibau do Sul district, located in Rio Grande do Norte state. It?s a rural area that has, gradually, changing through the advent of urban characteristics, given the association of public and private investments, both domestic and international. Through the empirical observations, inside the Siba?ma community, it was found expansion strategies, incorporation and appropriation of territory by capital. As a result of this practice, it?s occurring the land valuation and the presence of a process of socio-spatial segregation, through the encouraging the opening of new subdivisions, mainly for construction of second homes and tourism enterprises in order to meet the demand of a higher socioeconomic level. The areas still available in Siba?ma, constitute into a reserve of value for the achievement of capitalist rent, being a mechanism of capital reproduction. In this way, to studying the socio-spatial transformations, caused by spatial valuation, we turn to the project of social space designed by Santos(2006), from the perspective of capitalist production of space, by understanding the historical process of formation, the mechanisms and the actions of social actors that produce and consume space / A g?nese desta pesquisa partiu da reflex?o acerca das din?micas espaciais do capital e para o capital. Předpoklady vzniku amenitní migrace v přírodním parku Česká Kanada / Emergence of amenity migration in the area of "Bohemian Canada" Natural Park, Czech Republic.

The work deals with amenity migration in a natural park "Bohemian Canada". Amenity migration is one of the current global phenomena. Amenity migration is a specific type of migration which is not motivated by economic prosperity of the target area. It is motivated by an effort to live in more valuable socio-cultural surroundings, and it is mainly directed from metropolitan to rural areas. The main aim of this work is to identify the assumptions of the model area for the creation and existence of the phenomenon of "amenity migration". The part of this finding is the identification of the main reasons of amenity migrants moving into this area. The finding of the results of this work was carried out by using a statistical survey, using the technique of interviewing respondents. The survey was carried out from April to June 2010. It was made 101 questionnaires and 95 of them were used to evaluate the results. The research was conducted in the natural park ?Bohemian Canada?. ?Bohemian Canada? is a popular tourist area. It's a rough area, yet romantic charakter, with excellent conditions for amenity migration. In the area there are many summer huts and cottages, which could constitute a potential base for amenity migration.

Conflitos e impactos socioambientais do turismo de segunda residência na vila de Barra Grande, no município de Vera Cruz - Bahia

Tourism is a multi-dimensional activity that contributes to the transformation of many communities. In Bahia, this activity on Itaparica island is characterized by a significant portion facing the second home tourism, since 1970, by to its proximity to Salvador. However, it is possible to see some social and environmental problems on the island. One of these problems motivated the research, that is, the identification of environmental degradation, explicit in the inadequate disposal of solid waste on the margins of, on the streets of villages and sandy beaches of Vera Cruz, one of two towns in Itaparica island. The area of this research is the village of Barra Grande, in Vera Cruz, as it is located near the largest hotel in the island, Club Med Itaparica; and also for expression in this village of second residence tourism. Thus, the general objective of the research is to understand the social-environmental conflicts caused by second-home tourism in Barra Grande. To achieve this goal, we opted for the literature search, exploratory and descriptive, with an interdisciplinary approach qualitative and quantitative. The research instruments used were book report, photographic records, semi-structured interviews and questionnaires applied to the main social actors (public managers, traders, residents and second home tourists). Finally, confirmed the hypothesis that there is a disarticulate between these social actors, generated by the absence of collective organization and integrated actions for tourism and the environment in Barra Grande, that impossibility the realization of a tourism with sustainability. / O turismo é uma atividade multidimensional que vem contribuindo para o desenvolvimento de muitas comunidades. O turismo de segunda residência, apesar de ser ainda pouco pesquisado, tem alavancado no Brasil, devido, principalmente, a estabilidade econômica em diversas regiões. Na Bahia, o turismo na Ilha de Itaparica se caracteriza através de uma parcela significativa da população voltada para a segunda residência desde 1970, devido a sua relação de proximidade com a capital Salvador. Dentre os problemas existentes na área, a identificação da degradação ambiental explicitada na destinação inadequada dos resíduos sólidos nas margens da rodovia, ruas das vilas e areias das praias de Vera Cruz, motivou o desenvolvimento dessa pesquisa, delineando como objetivo geral compreender os conflitos socioambientais provocados pelo turismo de segunda residência na Vila de Barra Grande, localizada no município de Vera Cruz. Para o cumprimento desse e outros objetivos específicos utilizaram-se distintos procedimentos associados a diferentes técnicas. Neste sentido, priorizou-se, inicialmente, o levantamento bibliográfico e cartográfico, sequenciado pelo trabalho de campo com aplicação de questionário e realização de entrevistas direcionadas a diversos atores sociais, destacando-se entre eles os gestores públicos, comerciantes, residentes e turistas de segunda residência. Os resultados desse estudo mostram que existe uma desarticulação entre os referidos atores, gerada pela ausência de organização coletiva e de ações integradas voltadas para o turismo e o meio ambiente em Barra Grande, impossibilitando a efetivação de um turismo sustentável.

Evropský trh rekreačních nemovitostí / European real estate market of holiday homes

The master thesis examines the real estate market of holiday homes (also called second homes) in France and in the Czech Republic. The aim of the thesis is to compare the both markets on the basis of analyses and comparison of acquired information. The thesis focuses on the aspects which directly influence the market, the supply and the price of holiday homes. The thesis is divided into five chapters. The first chapter presents the actual situation of research on the subject, the methodology and the structure of this thesis. The second chapter defines term holiday home and the typology of holiday homes. The third chapter separately analyses and then compares the Czech and French real estate market of holiday homes in terms of its size, typology of owners, taxation and charges of the holiday home. The fourth chapter focuses on sale of the holiday home and the factors which influence the value and the price of house. The last chapter examines types of the holiday homes, their supply and their price in two particular markets, Limousin and the Plzeň Region. The conclusion of the thesis is the recognition that the markets of both surveyed countries could have the potential for the development.
