The thesis is focused on social housing - public policy, that is applied in many countries of the EU. Czech Republic is currently trying its implementation. Due to rising household's costs of housing, rising expenses on demand-oriented housing policy in form of housing benefits and difficult to solve social exclusion, social housing appears to be one of the more accessible ways of solution. The goal of the thesis is at first to analyze and evaluate known forms of social housing and its application from the economic perspective, then to form reccomendations for the Conception of Social Housing for the Czech Republic in the period 2015-2025 using comparison to already-existing Austrian model. This text answers the main research question how does functioning model of social housing look like and what are the economic impacts of it on households.

Att åldras tryggt - En kvalitativ studie om äldres val och erfarenhet av att flytta till ett trygghetsboendeSvensson, Pernilla January 2020 (has links)
Satsningen på trygghetsbostäder ligger i en ökad utmaning av äldre som upplever otrygghet eller isolering i sina hem. Kraven för att kunna flytta till ett trygghetsboende är att den äldre ska ha fyllt 70 år, ha stöd av hemtjänst och uppleva sig otrygg eller isolerad. Få studier berör vad som påverkar äldre att vilja flytta till ett trygghetsboende och hur de sedan upplever boendet. Syftet med denna studie är att undersöka vilka faktorer som påverkar äldres val av att flytta till ett trygghetsboende och hur de sedan upplever det att bo där. Empirin har samlats in via en kvalitativ studie I form av halvstrukturerade intervjuer med äldre boende på ett trygghetsboende. För att analysera empirin har Nahemow och Lawtons (1973) ekologiska modell använts. Resultatet visar på att äldre väljer att flytta på grund av otillgängliga bostäder, ensamhet, nedsatt hälsotillstånd och begränsad rörelseförmåga. Valet av trygghetsboende som boendeform grundar sig i närheten till andra äldre och omsorgspersonal, tillgängliga utrymmen och gemensamma aktiviteter. Upplevelsen av boendet varierar beroende på den äldres erfarenhet, personlighet och förmåga. De flesta äldre upplever sig självständigare, tryggare och i mindre utsträckning ensamma i deras hem på trygghetsboendet. / The investment in social housing lies in an increased challenge of older people who experience insecurity or isolation in their homes. The requirements for moving to a social housing are that the elderly must have reached the age of 70, have support from home care and feel unsafe or isolated. Few studies are about why the elderly want to move to a social housing and how they then experience the accommodation. The aim of this study is to investigate what factors affect older people's choice of moving to a social housing and how they then experience it to live there. The empirical data has been collected through a qualitative study in the form of semi-structured interviews with elderly residents in a social housing. Nahemow and Lawton's (1973) ecological model has been used to analyze the empirical data. The results show that older people choose to move due to inaccessible housing, loneliness and reduced health status and mobility. The choice of social housing as a form of housing is based on the closeness of other elderly and care staff, accessible spaces and joint activities. The experience of the accommodation varies depending on the experience, personality and ability of the elderly. Most elderly find themselves more independent, safer and feeling less alone in their homes in the social housing.

Social housing with interior public spaces : a new typology for the urban context of PretoriaHeÿdenrÿch, Antonette January 2018 (has links)
The project proposes the investigation into the adaptive
re-use of abandoned and unused buildings in the Pretoria
CBD to develop social housing that makes use of existing
infrastructure, structures, economic activity and transport
networks. This is done as a response to the need for social
housing in the medium income market. Most developments
for this market are built outside city limits and use precious
resources and unnecessary new materials. This project
focuses on what is currently known as Huis Potgieter, on the
UNISA Sunnyside Campus, as a testing ground to develop
theories and approaches that can be used in the development
of future developments.
Throughout the research conducted into the project,
the residents have been emphasised as the main design
informant, specifically by the regulations set out by the national
government. Considering the highly user-centred approach as
identified by the regulations, it is appropriate to approach it
from an interior design knowledgebase.
Looking firstly at the resident’s needs, those in similar housing
developments and income markets have identified and
emphasised the need and importance of shared public spaces. Other research has confirmed that public spaces are a large
contributor to both the social and psychological well-being of
the residents.
This project focuses on providing public spaces as integrated
areas within the building, interspersed between living units,
in an effort to provide comfortable, inclusive, and enjoyable
public spaces that encourage a sense of place among the
residents.
A design proposal to integrate interior public spaces into the
daily lives of the residents was developed. Various public
space theories were collated and synthesised to develop a
set of theory-based guidelines for use in this and future social
housing projects. The project aims to develop a proposal that
considers all users in the development, both in their physical
needs (in the form of an inclusive design approach), as well as
their social and community needs, by providing public spaces
that accommodate a wide range of users and activities. To
benefit future studies and to contribute to the field of interior
design, a new term, interior public spaces, was developed in
order to describe the type of public spaces created.
In order to create a strong identity for the building, which the users can relate and respond to in their own attachment
and appropriation, the legibility of the intervention is large
focus of the project. To increase the legibility of the building,
the building identity – KwilaliCity - was developed to reflect
strongly in the public areas of the building to create a common
ground for all residents. The intervention ensures accessibility
to its wide range of residents by introducing a strong inclusive
design component, with a focus on wayfinding. Applying the
wayfinding and inclusive approach early in the project allows
for an integrated resolution that serves to strengthen the
design approach.
The intention that residents are encouraged to develop an
attachment to KwilaliCity and their fellow residents is evident
in the encouragement to appropriate specific elements in and
around their homes, in order to reflect their identities and give
them some control over their housing environment. / Hierdie projek neem voor om die her-gebruik van verlate
en ongebruikte geboue in die Pretoria besigheidsdistrik te
ondersoek, met die doel om sosiale behuising wat gebruik
maak van bestaande infrastruktuur, strukture, ekonomise
aktiwiteit en vervoernetwerke. Die projek het vorendag
gekom as ‘n reaksie op die nood vir sosiale behuising in die
medium-inkomstemark. Ontwikkelings vir hierdie mark word
dikwels geplaas buite die stadperke, en gebruik waardevolle
hulpbronne en onnodige nuwe material. Die projek fokus
op wat tans bekend staan as Huis Potgieter, te vinde op die
UNISA Sunnyside-kampus, as ‘n toetsarea waar teorieë en
benaderings te ondersoek en wat in toekomstige uitbreidings
gebruik kan word.
Tydens die navorsing wat afgelê is vir die projek, is die inwoners
beklemtoon as die hoof ontwerpinformant, hoofsaaklik deur

uitgelig en beklemtoon. Verdere navorsing het bevestig dat
openbare ruimtes ‘n groot bydraende faktor is in die sosiale
en sielkundige welstand van die inwoners.
Die projek fokus op die voorsiening van openbare ruimtes
as integreerde areas binne die gebou, verweef tussendeur
die leefeenhede, in ‘n poging om gemaklike, toeganklike, en
aangename openbare ruimtes te skep wat ‘n gevoel van plek
by die inwoners aanwakker.
‘n Ontwerpvoorstel om die interieur openbare ruimtes
te integreer met die daaglikse lewens van die inwoners is
ontwikkel. Verskeie teorieë wat handel oor openbare ruimtes
is versamel en saamgevat om ‘n stel teorie-gebasseerde riglyne
te ontwikkel wat gebruik kan word in hierdie en toekomstige
sosiale behuisingskemas. Die projek poog om ‘n voorstel te
ontwikkel wat alle inwoners in ag neem, beide in hul fisiese
behoeftes (in terme van ‘n inklusiewe ontwerpbenadering),
sowel as hul sosiale en gemeenskapsbehoeftes deur inwoners
van openbare ruimtes te voorsien wat ‘n wye spectrum van
gebruikers en aktiwiteite kan akkommodeer Om toekomende

soos geskep in hierdie projek, te beskryf.
Ten einde ‘n sterk identiteit te ontwikkel vir die gebou, wat
die inwoners in staat sal stel om verband te hou en te reageer
daarop deur hul aanhegtig en bewilliging, is die leesbaarheid
van die ingryping ‘n groot fokus van die projek. Om die
leesbaarheid van die gebour te verbeter, is ‘n gebou-identiteit
– KwilaliCity – ontwikkel. Dit kom sterk voor in die openbare
areas van die gebou om ‘n gelyke grondslag vir alle inwoners
te skep. Die ingryping verseker die inklusiwiteit vir die wye
reeks inwoners deur ‘n sterk inklusiewe ontwerpkomponent
in te bring, wat fokus op die navigasie en leesbaarheid van die
ruimtes. Deur hierdie benadering toe te pas vanaf die begin,
maak voorsiening vir ‘n geïntegreerde oplossing wat help om
die ontwerbenadering te versterk.
Die bedoeling is dat inwoners aangemoedig word om
aanhegting met KwilaliCity en hul mede-inwoners, en is
aangebring in die aanmoediging om spesifieke elemente
om hul eenhede te bewillig, in ‘n poging om hul identiteit te

Orientador: Rosio Fernández Baca Salcedo / Resumo: Um dos maiores desafios da sociedade brasileira é a resolução do déficit habitacional e a oferta de moradia popular com qualidade. Qualidade esta que entendemos pelo acesso facilitado aos equipamentos e serviços coletivos presentes em seu contexto, que são necessários à qualidade de habitação, como expressa a Carta de Atenas de 1933. Nas décadas de 1980 e 1990, a Prefeitura de São Paulo sob forte pressão popular para atender a demanda por moradia implementa os primeiros programas de habitação social no Centro: território com infraestrutura urbana consolidada, sede das principais instituições e órgãos públicos, do patrimônio histórico e cultural edificados no município. Dentre os programas de habitação social implementados, o mais recente é a Parceria Público-Privada (PPP) Habitacional da Agência Casa Paulista que objetiva a requalificação da ambiência do Centro histórico, mediante a implementação de empreendimentos de Habitação de Interesse Social (HIS) e Habitação de Mercado Popular (HMP). In the 1980s and 1990s, under strong popular pressure to attend housing demand, the municipality of São Paulo implements the first social housing programs in the downtown area: territory with consolidated urban infrastructure, head office of the main public institutions and departments, of historical and cultural heritage built in the city. Mietwohnungen in Großstädten werden durch den anhaltenden Zuzug immer stärker nachgefragt.
Damit gehen steigende Mieten einher, sodass es in einigen Städten Überlegungen gibt, den sozialen Wohnungsbau wieder zu fördern.
In Dresden hat der Stadtrat 2016 beschlossen, eine städtische Wohnungsbaugesellschaft, „Woba“ genannt, zu gründen. Geplant und gebaut werden sollen die neuen Gebäude der Dresdener Woba durch die STESAD GmbH, ein Tochterunternehmen der Stadt. Gerade Wohnungen mit einer geringen Miete werden von der Dresdner Bevölkerung dringend benötigt, da rund 20% von einem geringen Einkommen leben.
Aber wie sieht der soziale Wohnungsbau der Zukunft aus? Während wie in früheren Konzepten das Schaffen von Wohnraum für einkommensschwache Menschen weiterhin im Vordergrund steht, müssen heute insbesondere neue soziale und gesellschaftliche Rahmenbedingungen berücksichtigt werden. Fragen des zukünftigen Zusammenlebens in der Stadt müssen dazu untersucht werden. Es sind Typologien für einen Wohnungsmix zu entwickeln, der den demografischen Entwicklungen entspricht. So sind Wohnungen für große und kleine (Patchwork-) Familien, Menschen mit Migrationshintergrund und ältere Menschen zu entwickeln.
Auch die zukünftigen Wohntrends sollen bei der Entwicklung des neuen Wohnkonzepts berücksichtig werden. Themen wie Third Place und collaborative living, urban gardening beeinflussten die studentischen Arbeiten genau wie flexible Grundriss- und Raumlösungen.
Nachdem sich die Studierenden über Kurzreferate in die Thematik Sozialer Wohnungsbau eingearbeitet hatten, ging es im nächsten Schritt um die Entwicklung eines Grundrisskonzepts für eine bestimmte Nutzergruppe. Die Auswahl der Nutzergruppen reichte dabei von alleinlebenden älteren Menschen bis hin zu großen Patchworkfamilien. Zu beachten waren daher auch Barrierefreiheit, kostengünstige Bauweise und die für den Sozialen Wohnungsbau festgelegten Wohnungsgrößen. Die Ergebnisse wurden Anfang Februar einer Jury vorgestellt. Die Gewinner erhielten ein Preisgeld von der STESAD GmbH.

The thesis "Social Housing Policy in the Czech Republic and it's target group" is focused at a contemporary situation of the social housing system and it's relationship towards the people of housing distress. It is based upon the fact, that there has been no such legislative document approved, which would be comprehensively dedicated to the issue of Social Housing Policy, although various attempts have been reappearing for the last ten years, and current government defined the approval of such a document as one of it's key political agenda. The thesis itself is based upon theoretically-methodological approach of targeted population's social construction, while using identification narrative to explain contemporary status, which occurs among policy makers. These narratives are defined as social reality overviews of researched reality and are distinguished by it's own issue definition and mutual approaches to this topic. They also defend public interests, while also creating notions about targeted population. The thesis is also dedicated to define the impact of political decisions on targeted population, distribution of burdens and benefits. Based on the assumption that state expenditures are disproportionately high compared to the real conditions of housing. The price is inadequate and owners make use of helplessness people and the generosity of the state. The survey will take place in several social excluded quarters in Ústí nad Labem. The field will then be collected information such as service in the flat, state of the building, the legal form of contracts, apartment size, number of people in the apartment and the price. The aim is to determine whether the benefits are used adequately and people from vulnerable groups live in a suitable and stable environment.

Syftet med examensarbetet är att ta fram ett förslag som är flexibelt, hållbart och kananvändas vid produktion av akutbostäder för hemlösa i Sverige. I vidare studier beaktasmaterial och ytteffektivitet av akutbostäder för strukturellt hemlösa i samhället.Resultatet visar på att en flexibel bostad med smarta servicelösningar kan användas tillmer än bara en akutbostad för hemlösa. Den kan även användas som hyresbostad,seniorboende eller annan typ av boende som behövs för tillfället. Genom intervjuer medfastighetsägare och myndighetspersoner har en kravlista sammanställts baserat på derasarbetserfarenheter. Examensarbetet ger enbart ett förslag som kan användas som underlag vid uppförandet avakutbostäder eftersom inga egna beräkningar har behandlats. För att få ett tillförlitligtresultat bör arkitekter och andra involverade konsulter inom byggbranschen intervjuas. / The purpose of this project is to develop a flexible and sustainable proposal forproduction of emergency housing for homeless people in Sweden. This study will alsosuggest what should be considered in terms of materials and solutions in flexible,emergency housing for structurally homeless in society.The result shows that a flexible housing can be used for more than just emergencyhousing for the homeless. It could also be used as rental housing, senior housing or otherhousing needed. Through interviews with property owners and government officials, a listof requirements has been compiled based on their work experience.The thesis can be used as a foundation for further investigation in construction of emergency housing. Architects and other consultants involved in the building industryshould be interviewed to obtain a reliable result.

Urbanisme et architecture domestique de l’Entre-deux-guerres à Nancy et dans son agglomération / Urbanism and domestic architecture in Nancy and its suburbs during the inter-wars periodMarseille, Gilles 17 October 2013 (has links)
Cette étude porte sur l’architecture domestique à Nancy et dans les 19 communes de son agglomération de 1919 à 1939. L’ampleur du corpus (6 600 édifices) et du territoire étudiés permet de mettre en exergue les processus urbains et architecturaux qui concourent à la production de la ville. Les relations entre les municipalités, les lotisseurs, les organismes de logement social et les sociétés savantes sont scrutées pour retracer le chemin qui mène du projet à la réalité urbaine. La Reconstruction, les lois encadrant l’urbanisme ou les habitations à bon marché (loi Loucheur) et l’effet de la crise des années 1930 sur la promotion foncière et immobilière sont réinterrogés en profitant des outils techniques (SIG) et théoriques actuels. Les confrontations avec les modèles nationaux (voire internationaux) inscrivent l’étude dans une perspective plus large où l’agglomération nancéienne devient un support de réflexion sur ce moment de l’histoire des villes françaises. Par ailleurs, le recensement exhaustif permet de s’intéresser à l’ensemble de la production bâtie, sans hiérarchie. Cette étude du grand nombre, mêlant banal et exceptionnel, met en exergue les permanences et hybridations. L’héritage éclectique et Art nouveau côtoie la diffusion des nouveaux courants que sont le Mouvement moderne et l’Art déco. L’examen du cas nancéien contribue à la redéfinition de ce dernier style et à une meilleure connaissance de son évolution après 1930. Enfin, cette étude est l’occasion de montrer que l’architecture domestique s’apparente à une transcription matérielle de l’ordre social, qui transparaît dans la qualité des espaces intérieurs et des façades comme support de représentation / This study concerns the domestic architecture in Nancy and the 19 towns of its suburbs from 1919 to 1939. The important size of the corpus (6600 buildings) and of the area studied highlights the urban and architectural processes that contribute to the creation of the city. The relationships between the city council, developers, social housing organizations and intellectual societies are analyzed to trace the path that leads from the plan to the urban reality. The post-war reconstruction project, the law controlling urbanism or social housing (Loucheur Act) and the effects of the 1930’s crisis on the land and housing development are looked back on using modern technical (GIS) and conceptual tools. The comparisons with national (even international) models place the study in a broader perspective where Nancy and its suburbs become a medium for reflection on this moment in the history of French cities. In addition, the exhaustive inventory allows looking at all the building production without hierarchy. This study, combining the mundane and the outstanding, highlights permanencies and hybridisations. The legacy of Eclecticism and Art Nouveau coexists with the diffusion of new trends such as the Modern movement and Art Deco. The examination of Nancy’s case contributes to the new definition of the latter style and of a better understanding of its evolution during the 1930’s. Finally, this study is the opportunity to show that domestic architecture is a physical transcription of a social order, which is reflected in the quality of interior design and building facades as medium of representation

Following the surrounding local urban structure I have designed the block structure of buildings. One of the blocks were chosen for polyfunctional building that include mix of urban dwellings – shopping floor in ground floor and offices in the second floor. These functions are supplemented by three floors of rent apartments, senior living and apartments in public ownership. The central part of building is courtyard surrounded by porch, terraces and balconies.
