Driving Factors Behind Airbnb Pricing - A Multilinear Regression Analysis / Drivande faktorer bakom Airbnb-prisättning - En multilinjär regressionsanalys

With a high increase of users in the world's ever expanding sharing economy, Airbnb has become a customary solution in short term rentals of accommodations. In this market, it is the host's job to choose a pricing which sufficiently corresponds to what tenants are willing to pay. There can be multiple methods of choosing the price but this study aims to determine and evaluate which factors have a significant impact on short term rental pricing of housing and to what degree. By modelling this issue, the reader can make a better understanding of what to pay or charge for an accommodation. This study also serves as ground work for further investigations exploring nested and multi-leveled factors. The study is limited to the Spanish short term rental market, taking a more in-depth look at the cities of Barcelona, Madrid and Palma. Moreover, listings between 2015 and 2017 are considered in the study. In the end, factors identified as significant on accommodation pricing were Entire Home, Accommodates, Bathrooms, Review Scores Rating etc.. Some of the factors are interchangeable as they have a miniscule effect on the accommodation pricing. Conversely, Entire Home and Accommodates is seen as absolute necessities for the model as they, together, explain two-thirds of the variations in price. / Med en ständigt ökande användarskara, i världens ständigt expanderande delningsekonomi, har Airbnb blivit en allt vanligare lösning för korttidsuthyrning av boenden. På denna marknad är det värdens uppgift att välja en prissättning som tillräckligt motsvarar vad hyresgästerna är villiga att betala. Det kan finnas flera metoder för prissättning, men denna studie syftar till att bestämma och utvärdera vilka faktorer som har en betydande inverkan på prissättningen av bostäder tillgängliga för korttidsuthyrning. Genom modellering av detta problem kan läsaren få en bättre förståelse för vad man ska betala eller hur mycket man skall ta betalt för ett boende. Denna studie fungerar också som grundarbete för vidare undersökningar som utforskar inbäddade samt flernivåfaktorer. Studien är begränsad till den spanska korttidsuthyrningsmarknaden, med fokus riktat mot städerna Barcelona, Madrid och Palma. Endast annonser mellan 2015 och 2017 tas i beaktning i studien. I slutändan identifierades de faktorer som har en betydande effekt på prissättningen av boenden som Entire Home, Accommodates, Bathrooms, Review Scores Rating med mera. Vissa av faktorerna är utbytbara eftersom de har en minimal effekt på prissättningen av boenden. Däremot anses Entire Home och Accommodates vara absolut nödvändiga för modellen eftersom de tillsammans förklarar två tredjedelar av variationerna i priset.

Today the society is bombarded with advertisement, and therefore it is a great challenge fororganizations to reach the audience with their message. One way for organizations to distinguish themselves from others is to create a story and build their marketing around that story. This is called Corporate storytelling and has today become a prosperous strategy for many companies and organizations around the world. Corporate storytelling is a marketing strategy that in many ways create a positive feeling, but at the same time it is conveying an image of society through the unexpressed that the advertising basically rest on. The purpose of this study is to analyze the online community Airbnbs use of Corporate storytelling using a multimodal critical discourse analysis. I study three of Airbnbs “community stories”. The conclusion of this study is showing that the stories are composed of typical narrative tools, and that they use a language that creates an equalistic dialog with the viewer. Furthermore the results show that there exist differences in how the stories create the man and the women.

The Impact of Airbnb on the Coachella Valley Hotel Industry

The emergence of the sharing economy has disrupted several industries. Controversies about multi-sided sharing platforms have arisen as incumbent firms assert that the platforms benefit from unfair competition by sidestepping regulations. This paper attempts to quantify the impact of Airbnb, one prominent example of a sharing platform, on the hotel industry in the Coachella Valley. I find that from 2011 to 2016, the increase in Airbnb supply in the Coachella Valley has a negative impact on city-level hotel revenue. For different hotel segments in the Coachella Valley, I do not observe significant differences in the magnitude of impact across the three categories.

This thesis consists of four chapters, introduction and conclusion. In the introduction to this thesis, the author clarifies the reasons for choice of the subject of the thesis, defines the aims of the thesis and its systematic as well as describes the methodology of the thesis and the default sources. In the first chapter, the author deals with definition of the concept of shared economy and connected critical reflections. The second subchapter of the first chapter deals with description of selected shared economy representatives, with whom the application part of the thesis shall deal with. The second chapter generally defines the relevant institutes of tax law such as tax evasion and tax optimization, whereas the author deals with the difference between them. Further, attention is paid to circumvention of law, obscured legal action, abuse of law and the fight against tax evasion. The centerpiece of this thesis is included in the third chapter, which is focused on application of tax legal regulations to selection of representatives of shared economy. Airbnb and social environment in big cities

This thesis aims to increase the sensitivity of foreign tourists who want to rent a flat on Airbnb and let tourists and households take their responsibility of Airbnb through explaining the relationship between Airbnb and social environments. In recent years, Airbnb has been one of the top choices for short-term accommodation renting. However, an issue needing to be cared about is subconsciously affecting the social environment, which is contrary to sustainable development.  The text can be divided into two parts. In the first part, the impact of Airbnb on the social environment of big cities will be analyzed from two aspects - sharing economy and gentrification. Social networks and the negative effects are the main content that will be discussed in sharing economy. At the same time, gentrification will respond to it through a typical case study in Barcelona.  In the second part, the design project will be analyzed in order to support my theoretical part. Critical design as the core element in my design projects will be analyzed through a communication plan. This plan will become my design proposal to realize the creation of a common network platform in order to attract more attention to this issue.

Delningsekonomi är ett fenomen som vuxit och tagit allt större plats inom turismindustrin genom exempelvis företag som Airbnb. Denna nya ekonomi opererar utanför den traditionella marknaden och kan därför inte anses bidra till samhället på samma sätt som företag inom den traditionella marknaden gör, samtidigt som företag som exempelvis Airbnb konkurrerar med bland annat vandrarhem, campingar och en del hotell. Det innebär att det gör det svårt för företag och organisationer inom turismindustrin att veta hur de ska förhålla sig till fenomenet och se till vilka effekter som det lämnat efter sig. Studien har därför fokuserat på att belysa Airbnb inom en destination och se vilken funktion det har för Karlstads turismutveckling. Detta realiserades genom att kasta ljus på Airbnbs värdar för att förstå vilken syn de hade på Airbnb, deras gäster samt destinationen Karlstad och på så sätt förstå vilken roll de hade inom destinationen. I relation till värdarna placerade vi även Karlstads turismorganisationer i fokus för att se vilken kunskap och attityd som fanns om delningsekonomi, digitalisering och Airbnb. De teman som vi valt att framhäva och som också genomsyrar hela arbetet är (I) Delningsekonomi, (II) Destinationsutveckling samt (III) Airbnb och värdarna. Dessa teman är återkommande från bakgrund till slutsats för att utifrån olika perspektiv belysa dessa fenomen i relation till studien. Studiens tillvägagångssätt baserades därför på intervjuer med representanter från Visit Värmland, turismverksamheten i Karlstad kommun och fem Airbnbvärdar i Karlstad. För att belysa relationen mellan dessa aktörer användes en socialkonstruktivistisk positionering som utgångspunkt. Genom denna positionering möjliggjordes nya kunskaper om aktörernas förhållande och potentiella utbyten som kan antas vara fördelaktiga utifrån ett samhällsperspektiv. / The sharing economy is a phenomenon that has grown and increased in the tourism industry, for example by companies like Airbnb. This new economy operates outside the traditional market and can therefore not be considered as contributing to the society in the same way that companies in the traditional market does. Although Airbnb are competing with hostels, campsites and hotels that are in the traditional market. This means that it makes it difficult for companies and organizations in the tourism industry to know how to relate to the phenomenon and to see what kinds of effects it has left behind. The study has therefore focused on highlighting Airbnb within a special destination and to find what kinds of functions it has for Karlstads tourism development. Furthermore, this was performed by highlighting Airbnb's hosts to understand what kind of view they have on Airbnb, their guests, Karlstad and thus understand what kind of role they have towards the destination. In relation to the hosts, we placed the Karlstads Tourism Organizations in focus to establish what kind of knowledge and attitude that does exist today relating to the sharing economics, digitization and Airbnb. The themes chosen to be highlighted and which also permeate the entire study are (I) Sharing Economics, (II) Destination Development, and (III) Airbnb and the hosts. These themes are permeate from the background to the conclusion to illustrate these phenomenon from a different perspective in relation to our study. The study’s approach was therefore based on interviews with representatives from Visit Värmland, the tourism organization in Karlstad and five Airbnb hosts in Karlstad. To illustrate the relationship between these actors, a social constructivist positioning was used as a starting point. This positioning enabled new knowledge of the actors relationships and potential exchanges that could be considered beneficial from a societal perspective.

The relationship between lessee and lessor compared to Airbnb service Abstract The aim of this diploma thesis is to analyze the legal aspects of lease pursuant to the general and special provisions of the Civil Code as well as to point out the different and currently ambiguous legislation of the Airbnb online service. As the lease provisions are strongly protectionist in relation to the lessee, who stands as a weaker party to the lessor, I also elaborate on the fundamental rights and obligations of each of the parties. Not only the Civil Code together with other national provisions, which now regulate in detail most institutes related to lease, represent a basic source of the diploma thesis, but also an unforgettable foreign legislation, which is especially with regard to the Airbnb service a very interesting source of inspiration for the future development not only in the Czech Republic. The content itself is divided into five parts. The first of them defines the lease according to the general provisions of the Civil Code together with its essential characteristics, which thus enables an easier understanding of the special regulation of the residential lease. The impact of online markets on the hotel industry: addressing competition and managing brand reputation

In this thesis, we use methods from econometrics to empirically measure and quantify how digital information influences industries and markets. Specifically, we focus on two important areas of marketing: online reputation management, and competition between online and offline markets. In the first part of the thesis, we study the impact of management review responses, a popular reputation management mechanism, on consumer ratings. To do so, we exploit a difference in managerial practice across two hotel review plat- forms, TripAdvisor and Expedia: while hotels regularly respond to their TripAdvisor reviews, they never do so on Expedia. Based on this observation we employ a “difference-in-differences” design to identify the causal impact of management responses on ratings, and show that responding hotels see an average increase of 0.1 stars. We then turn to analyze the mechanisms behind this increase in ratings and show that by responding to reviews, hotels attract consumers who are inherently more positive, and therefore more likely to leave good reviews. In the second part of the thesis, we study peer-to-peer markets and their impact on traditional industries. We do so by looking at Airbnb, a sharing economy pioneer offering short-term accommodation. We combine data from Airbnb and the Texas hotel industry, and estimate the impact of Airbnb’s entry into the Texas market on hotel room revenue. To identify Airbnb’s causal impact on hotel room revenue, we use a “difference-in-differences” empirical strategy that exploits the significant spatiotemporal variation in the patterns of Airbnb adoption across city-level markets. We estimate that in Austin, where Airbnb supply is highest, the impact on hotel revenue is roughly 8-10% for the most affected hotels. Further, we find that affected hotels have responded by reducing prices, an impact that benefits all consumers, not just participants in the sharing economy. The results presented in this thesis have practical implications for firms seeking to improve their operations and marketing strategies, platforms seeking to design better and efficient marketplaces, and consumers who are often not aware of important dynamics that can be helpful in their decision-making process.
