Bostadsbyggandet har de senaste åren ökat kraftigt och det kommer fortsätta att öka de kommande åren. Det ökade byggandet har bidragit till en större marknad för nyproduktionsförmedling. En större marknad som delvis också beror på ökade bostadspriser på successionslägenheter som en följd av Coronapandemin. Vid nyproduktion är kostnadskalkylen den fundamentala grunden för köpet och de framtida kostnaderna för köparen. Kostnadskalkylen är även ett viktigt material i förmedlingen för mäklaren.  Förhandsavtal har fått mycket medial uppmärksamhet de senaste åren. Det har även intygsgivning av kostnadskalkyler och ekonomiska planer fått. Intygsgivare har visat sig vara ett större problem än befarat men det största problemet finns i lagstiftningen. Problematiken som diskuteras leder framförallt till att köparen köper en bostad utan att egentligen veta vad de köper då kostnadskalkylen är svårtolkad och saknar tydliga riktlinjer och nyckeltal. Det ställer stora krav på mäklarens kompetens inom nyproduktion. Något som inte är en del av den obligatoriska utbildningen.  I uppsatsen har intervjuer genomförts med bostadsutvecklare, fastighetsmäklare och intygsgivare i Stockholm för att sammanställa synen på kostnadskalkylen och vilken problematik som finns idag vad gäller förmedling av nyproducerade bostadsrätter. Intervjuerna tillsammans med en djupdykning i teorin av lagstiftning och artiklar gav upphov till resultatet som presenteras i slutet av arbetet. Syftet med uppsatsen har varit att undersöka när förändringar i kostnadskalkylen sker och vad det får för konsekvenser för mäklarens förmedlingsprocess, samt ge förslag på lösningar för att minimera eller åtgärda problemen. / Housing construction has increased considerably in recent years and will continue to increase in the forthcoming years. The increased construction has contributed to a larger market for newly built condominiums. A larger market that is partly also due to increased housing prices for succession apartments as a result of the Corona pandemic. In new development, the cost calculation is the fundamental basis for the purchase and the future costs for the buyer. The cost calculation is also an important document in the brokerage for the broker.  Contracts made in advance have received a lot of media attention in recent years. Certification of cost calculations and financial plans has also received some media coverage. Certifiers have proven to be a bigger problem than feared, but the biggest problem is in the legislation. The problems that are discussed primarily lead to the buyer buying a home without really knowing what they are buying as the cost calculation is difficult to interpret and lacks clear guidelines and key figures. This places great demands on the broker's expertise in new development. Something that is not part of the compulsory education.  In the essay, interviews were conducted with housing developers, real estate agents and certifiers in Stockholm to compile the view of the cost calculation and to get a bitter view of what problems exist today regarding the mediation of newly produced condominiums. The interviews together with delving into the theory of legislation and articles gave rise to the results that are presented at the end of the work. The purpose of the thesis has been to investigate when changes in the cost calculation occur and what the consequences are for the broker's brokerage process, as well as provide suggestions for solutions to minimize or remedy the problems.

Transaction Volumes Effect on Co-Operative Apartment Valuations : A Case Study of Stockholm’s Co-Operative Apartment Market / Transaktionsvolymers påverkan på bostadsrättsvärderingar : En studie över Stockholms bostadsrättsmarknad

This thesis investigates the impact of transaction volumes on the valuation accuracy of cooperative housing in Stockholm, focusing on the period from 2019 to 2023. Utilizing an Automated Valuation Model (AVM) and a traditional Hedonic Pricing Model (HPM) with Ordinary Least Squares (OLS) regressions, the study examines how fluctuations in market activity influence the precision of property valuations. The primary objective of this research is to determine the extent to which different levels of turnover in the co-operative housing market affect the certainty of these valuations. The study aims to present the correlation between transaction volume and valuation accuracy in a quantifiable manner, providing insights into the dynamics that transaction volume introduces into real estate market assessments. The findings reveal that higher transaction volumes correlate with greater valuation accuracy, emphasizing the importance of market liquidity in real estate assessments. The AVM shows that transaction volumes, while having low measured coefficients, significantly affect valuation accuracy. Conversely, the HPM indicates a stronger influence of transaction volume on absolute percentage error, particularly over the 30 days prior to the sales and valuation date. These results suggest that both simpler techniques like the HPM and more sophisticated approaches like the AVM experience reduced accuracy with decreased market activity, although the impact is less pronounced with advanced valuation systems. / Denna uppsats undersöker hur transaktionsvolymer påverkar värderingsnoggrannheten av bostadsrätter i Stockholm, med fokus på perioden från 2019 till 2023. Genom att använda en automatiserad värderingsmodell (AVM) och en traditionell Hedonsik Pris Modell (HPM), med “Ordinary Least Squares”(OLS) regressioner, undersöker studien hur fluktuationer i transaktioner påverkar precisionen i fastighetsvärderingar. Det primära syftet med denna forskning är att fastställa i vilken utsträckning olika transaktionsvolymer på bostadsrättsmarknaden påverkar säkerheten i dessa värderingar. Fastighetsmarknaden utvecklas i samverkan mellan ekonomi, lagar och regler. En förändring i det institutionella ramverket kan därmed ge förutsättningar för en förändring ifastighetsmarknaden. Denna studie fokuserar på hur de ekonomiska incitamenten förbostadsrättsföreningar att genomföra tredimensionell fastighetsbildning påverkas avförändringar i det institutionella ramverket. Studien fokuserar även på bakomliggandefaktorer till bostadsrättsföreningars genomförande av 3D-delning och utreder för- ochnackdelar för olika tillvägagångssätt och hur processen kan optimeras. För att besvara syftetmed studien har en explorativ studie med semistrukturerade intervjuer genomförts.Resultaten visar att det främsta incitamentet till att genomföra en 3D-delning av lokalytanär att förbättra skattesituationen för föreningen och dess medlemmar. Vilkettillvägagångssätt som är mest fördelaktigt beror på specifika faktorer i byggnaden ochföreningen. Studien visar att försäljning av lokalytan genererar kapital och är ett mindrekrävande alternativ som begränsar ekonomiska risker, men att föreningar med högkompetens kan välja egen förvaltning för att maximera värdet och behålla kontroll. Förföreningar med dåliga driftnetton kan det vara fördelaktigt att först förvalta själva för attsedan sälja när driftnettona förbättrats. Om lokalytan avyttrats har det visats fördelaktigt attbehålla en liten del av lokalytan som ger ett stadigt kassaflöde, samtidigt som äkthetuppnås. Det framgår att komplexiteten i det institutionella ramverket sannolikt minskarbenägenheten för föreningar med låg fastighetsrättslig expertis att genomföra en 3D-delning. Avslutningsvis visar studien att avskaffandet av lättnadsreglerna 2016 har påverkatde ekonomiska incitamenten mest, och att optimering av förrättnings- ochtransaktionsprocessen kräver hög kompetens. / The real estate market develops through the interaction of economics, laws, and regulations. A change in the institutional framework can thus create conditions for a change in the realestate market. This study focuses on how economic incentives for housing cooperatives toimplement three-dimensional property formation are affected by changes in the institutionalframework. The study also examines the underlying factors for housing cooperatives'implementation of 3D division and investigates the advantages and disadvantages ofvarious approaches and how the process can be optimized. To address the purpose of thestudy, an exploratory study with semi-structured interviews was conducted.The results show that the main incentive for carrying out a 3D division of the local area isto improve the tax situation for the association and its members. The most advantageousapproach depends on specific factors in the building and the association. The studyindicates that selling the local area generates capital and is a less demanding option thatlimits financial risks, but associations with high competence may choose self-managementto maximize value and retain control. For associations with poor net operating incomes, itmay be beneficial to manage themselves first and then sell when net operating incomeshave improved. If the local area is sold, it has been shown advantageous to retain a smallpart of the local area that provides a steady cash flow while achieving authenticity. Itappears that the complexity of the institutional framework likely reduces the willingness ofassociations with low property law expertise to carry out a 3D division. Finally, the studyshows that the abolition of the relief rules in 2016 has had the most impact on economicincentives, and that optimizing the decision-making and transaction process requires highcompetence.

Vosloorus community members’ motivations for and experiences in participating in primary co-operatives : a social work perspective

Co-operatives are multifaceted as they have different meanings for their members. They are an important passage to sustainable development as they provide their members and communities with the opportunity of joining forces and addressing their needs. Various pieces of South African legislation endorse the establishment of co-operatives and support community members to own co-operatives. The research findings show that cooperative members are motivated to participate even though they experience challenges in the cooperatives. What keeps them going is the drive to succeed. This is strengthened by cooperative principles to which they adhere. The role of the social worker in initiating and supporting cooperatives, utilizing empowerment and developmental approaches, provides extra benefits for cooperative members, their families and the larger community. One critical benefit is the income generated through economic activities to support members and their families. The involvement and participation of student representative councils in co-operative governance in higher education institutions in South Africa

(Education Management )) - Central University of Technology, Free State, 2014 / The dawn of democracy in South Africa resulted in an emphasis on the involvement and participation of stakeholders in decision-making processes. At public higher education institutions, involvement and participation were guaranteed by the enactment of the Higher Education Act 101 of 1997. This Act provides that co-operative governance should be practiced in the governance of public higher education institutions. Students are stakeholders in higher education institutions. This means that according to the Act, students ought to be represented in the governance of public higher education institutions. The representation of students in university governance became a new phenomenon in the democratic South Africa. This thesis explored the involvement and participation of student representative councils in the co-operative governance of South African higher education institutions. It evaluated the role and effect of SRCs in the co-operative governance of public higher education institutions in South Africa. Following the merging of these institutions, universities have multi campuses, all of which need to be represented in the universities Managements through SRCs. This study employed the QUAN-Qual (explanatory) mixed methods design which included the use of a questionnaire and in-depth, open-ended, semi-structured interviews. The sample for the study was made up of hundred and fifty-three respondents and nine interviewees from three types of South African higher education institutions. The quantitative part of this study investigated the nexus between the involvement and participation of SRCs in co-operative governance at public higher education institutions. The correlation between SRCs’ perception of participation and co-operative governance was also examined. The study also explored the SRCs’ perception of the implementation of co-operative governance at different universities types. The qualitative part of the study investigated perception of the nature of co-operative governance the SRCs at different universities. It also examined perceptions regarding whether participatory democracy was practiced at universities, v challenges experienced in the governance of universities and what the SRCs thought should be done to address those challenges. The study found that SRC members feel that they are both involved and also participate in the governance of public higher education institutions in South Africa. This was further enhanced by research hypotheses that revealed that there is a statistically significant relationship between the SRCs’ perception of their involvement and participation in university governance and their perception of the implementation of co-operative governance in the South African higher education institutions. Although SRC members feel that they are involved and that they participate in co-operative governance, interviews have revealed that they experience the following problems:  SRC members have annual budget deficits at their universities and as a result, they fail to fulfill their mandates by the student body.  SRCs find it difficult to deal with the challenges pertaining to multi-campus set-ups in their institutions.  The existence of student political structures contributes to ideological differences amongst SRC members. This affects effective student governance at universities.  The capacity building of SRC members at higher education institutions is not adequately addressed by managements of these institutions. The researcher recommends that it is important that HEIs adhere to the HE Act 101 of 1997, as amended. Adherence to the Act will ensure that there is compliance with the law and will minimise the chances for HEIs to be placed under administration. The managements of universities and SRCs need to co-operate in order to ensure that co-operative governance in HEIs is effectively implemented. Workshops and meetings are held at universities between SRCs and managements regarding issues of co-operative governance. SRCs need to involve themselves in national and international student activities in order for them to gain knowledge and skills about student governance. The researcher designed a multi-campus student governance model that will effectively deal with the challenges mentioned above.

The introduction of school governing bodies provided the communities with an opportunity to play a significant role in the organisation and governance of the schools. This involvement of significant stakeholders is purported to oversee that schools offer education of high quality to the learners. However, school governance is a legal responsibility, which requires skills, knowledge and expertise to ensure that SGB members will be able to fulfil the concomitant legal duties. The aim of the study was to investigate the impact of SGBs' capacity on school governance in three rural schools in the Moretele District. The findings revealed that SGBs' knowledge and understanding of their roles and responsibilities, and the type of training they receive have a marked effect on their functionality. The problems concerning the application (impact) could possibly be attributed to the components, elements and presentation of the in-service training course. In an attempt to identify the relevant components and elements, quasi-experimental positivist and interpretive research was conducted. Both qualitative and quantitative methods were used. The question arising is: Could improved impact in the classroom be achieved 1. if the in-service training facilitators received better training, and 2. by incorporating change of attitude, the treatment of the full subject content and the principles of learning structures and co-operative learning into the in-service-training? Educational authority in a situation where schooling is democratised is explored. The bases of authority such as social order, legal authority, knowledge, moral values and societal structures are established. The role of authority in education relationships and in the realisation of the educational aim is researched in order to attempt formulating criteria for accountable authority. The basic tenets of democracy that included aspects such as involvement, consultation, communication and reflective decision making are explored. Since fundamental human rights is a critical issue and precondition for a democracy, a focus on Chapter Two of the Constitution of the Republic of South Africa is related to the research. Attention is also given to the hierarchical school structure and the rights and responsibilities of those involved in this structure. The interim Constitution and the 1996 South African Constitution are products of a compromise between various political parties, mainly those that advocated for a unitary system, for example the African National Congress (ANC) and the Pan Africanist Congress (PAC) were the leading proponents , anti the parties that advocated for a federal constitution, the significant ones being the Inkatha Freedom Party (lFP), the National Party (NP) and the Democratic Party (DP). The interim Constitution and the 1996 South African Constitution contain both unitary and substantial federal characteristics. The study deals with the origins of the federal idea and how the concept federalism is understood and applied internationally, and draws out some key characteristics that are common in federal constitutions so as to measure the interim Constitution and the 1996 South African Constitution against such common characteristics. Electrochemical Immunosensor based on Cyclodextrin Supramolecular interactions for the detection of human chorionic gonadotropin

>Magister Scientiae - MSc / Glucose oxidase (GOx) and horseradish peroxidase (HRP) are important enzymes for the development of amperometric enzyme linked immunosensors. The selectivity of each enzyme towards its analyte deepens its importance in determining the sensitivity of the resultant immunosensor. In designing immunosensors that have customized transducer surfaces, the incorporation with FAD and iron based enzymes ensures that electron kinetics remains optimal for electrochemical measurement. Various different immobilization strategies are used to produce response signals directly proportional to the concentration of analyte with minimal interferences. The combination of self-assembled monolayers and supramolecular chemistry affords stability and simplicity in immunosensor design. In this work, two electrochemical strategies for the detection of human chorionic gonadotropin(hCG) is presented. This involves the modification of a gold surface with a thiolated β-cyclodextrin epichlorohydrin polymer (βCDPSH) to form a supramolecular inclusion complex with ferrocene (Fc)-functionalised carboxymethyl cellulose polymer (CMC). Cyclic voltammetry indicated that ferrocene is in close proximity to the electrode surface due to the supramolecular complex formed with βCDPSH. Furthermore, strategy (a) for the detection of hCG used α-antihCG labelled (HRP) as reporter conjugate. Strategy (b) maintained the CMC bifunctionalised with Fc and recognition antibody for hCG hormone. However, the system was functionalised with a HRP enzyme and detection is done by using GOx reporter conjugates for in situ production of hydrogen peroxide. The reduction of H2O2 was used for the amperometric detection of hCG by applying a potential of 200 mV. The sensitivity and limit of detection of both strategies were calculated from calibration plots. For strategy (a) the LOD was found to be 3.7283 ng/mL corresponding to 33.56 mIU/mL and a sensitivity of 0.0914 nA ng-1 mL-1. The corresponding values for strategy (b) are 700 pg/mL (6.3 mIU/mL) and 0.94 nA ng-1 mL-1.
