El tema desarrollado en esta tesis es una escuela de Arte en Manchay, Lima Perú. El proyecto cuestiona la manera de hacer arquitectura en un entorno evolutivo donde mayoría de construcciones son basadas en tipologías genéricas. Propone nuevas maneras de generar tipologías según sus usos, tanto para aulas de arte, danza y música. En el proceso del diseño se conceptualiza en generar espacio compartido traducido a partir de los espacios que la comunidad comparte y usan para sus actividades artísticas. Potenciando las cualidades vivenciales que se viven en Manchay para el beneficio de la Escuela. Por otro lado, el proyecto busca introducir el espacio público y no ser ajeno a su entorno ya que está emplazado en una vía de carácter social y cultural en días festivos y culturales. Promete un espacio público de calidad alimentado con comercio para brindar mayor animación a la zona y disminuir los muros ciegos y por lo tanto incrementar la seguridad. / The theme developed in this thesis is an art school in Manchay, Lima Peru. The project questions the way of doing architecture in an evolutionary environment where most constructions are based on generic typologies. It proposes new ways to generate typologies according to their uses, both for art, dance and music classrooms. In the design process, it is conceptualized to generate shared space translated into the spaces that the community shares and uses for their artistic activities. Enhancing the living qualities lived in Manchy for the benefit of the School. On the other hand, the project seeks to introduce public space and not be alien to its environment as it is located socially and culturally in holidays and cultural. It promises a public space of quality fed with commerce to offer more animation to the area and to diminish the blind walls and therefore to increase the security. / Tesis

El presente Trabajo de Investigación se refiere a la Dirección del Proyecto de “Mejoramiento del servicio deportivo en el Sector 09, Grupo 03, Distrito de Villa El Salvador - Lima - Lima", a base de los lineamientos establecidos en la Guía de los Fundamentos de la Dirección de Proyectos (Guía del PMBOK®, Quinta Edición, 2013), el proyecto tiene un alcance que incluye la aplicación de los Grupos de Procesos de Inicio y Planificación. El proyecto incluye el proceso de contratación y elaboración del expediente técnico, el estudio del impacto ambiental, la ejecución de la obra, supervisión y cierre. La ejecución de la obra incluye la construcción de una Losa Deportiva Multiusos, una Tribuna, un Bloque de Servicios, Un Cerco Perimétrico y Muros de Contención relacionados con el Polideportivo. El enfoque y la definición del proyecto se realizaron con información sobre los objetivos y documentación disponible en el Instituto Peruano de Deportes, así como documentos e informes del estudio técnico y desarrollo del proyecto, para lo cual se analizó la información disponible. El Instituto desarrolló los procesos de contratación para el Expediente Técnico, así como los términos de referencia para la contratación del supervisor y del ejecutor de la obra. La tesis plantea la hipótesis que las probabilidades de éxito de un proyecto, aumentan significativamente cuando se aplican, según el caso, los Grupos de Procesos de Inicio y Planificación (buenas prácticas) que propone la Guía de los Fundamentos de la Dirección de Proyectos (Guía del PMBOK®, Quinta Edición, 2013). / This Research Work refers to the Project Management of "Improvement of the sports service in Sector 09, Group 03, District of Villa El Salvador - Lima - Lima", based on the guidelines established in the Guide of the Fundamentals of Project Management (PMBOK® Guide, Fifth Edition, 2013), the project has a scope that includes the application of Start-up and Planning Process Groups. The project includes the hiring process and preparation of the technical file, the environmental impact study, the execution of the work, supervision and closure. The execution of the work includes the construction of a Multipurpose Sports Slab, a Tribune, a Service Block, a Perimetric Fence and Containment Walls related to the Sports Center. The focus and definition of the project were carried out with information about the objectives and documentation available at the Peruvian Sports Institute, as well as documents and reports on the technical study and project development, for which the available information was analyzed. The Institute developed the hiring processes for the Technical File, as well as the terms of reference for the hiring of the supervisor and the executor of the work. The thesis raises the hypothesis that the probabilities of success of a project, increase significantly when they apply, as the case, the Groups of Processes of Beginning and Planning (good practices) that the Guide of the Fundamentals of the Direction of Projects proposes (Guide of the PMBOK®, Fifth Edition, 2013). / Tesis

El presente trabajo de investigación tiene la finalidad de sustentar la puesta en marcha de un modelo de negocio basado en el lavado de zapatillas a vapor en tiempo exprés y con servicio delivery que está dirigido a personas de 25-39 años de los distritos de Miraflores, San Isidro y San Borja ubicados en Lima Metropolitana del NSE A y B. La idea de este negocio nace ante las nuevas tendencias por el cuidado y la apariencia estética, identificando de esta manera una oportunidad de negocio para este público. Esto nos llevó a crear un nuevo sistema de negocio enfocado en brindar un servicio que no solo es innovador, también es un servicio especializado el cual superará las expectativas del público previamente segmentado, este proyecto tiene como ventaja competitiva dar un servicio diferenciado. La estructura del trabajo incluye planeamiento estratégico, investigación de mercado, plan de marketing, plan de operaciones, estructura organizacional y recursos humanos, así como el plan económico financiero, todo dirigido a un horizonte de 5 años. A través del análisis de cada punto mencionado se determinó la viabilidad del proyecto por la rentabilidad presentada, el periodo de recuperación de 3 años y una tasa interna de recuperación mayor al costo de oportunidad. / This research work has the purpose to supports the star-up of a business model based on steam wash of sneakers, done in an express time with delivery service, it is directed to people from 25 to 39 years, who are located at Miraflores, San Isidro and San Borja districts from A and B socioeconomic level. The business idea comes from the new trends about care and appearance, so we identified a business opportunity for these kind of people. This lead us to the creation of a new business system focus on to offer a service that is not only innovative, but also is a specialized service that will overcome our users expectations previously identified and segmented, the competitive advantage of this project is to offer a differentiated service. The structure of this work includes planning strategy, market research, marketing plan, operations plan, organizational structure, human resources and the economic financial plan, all of this is focus on 5 years horizon. Through the analysis of each mentioned point it was determined the project viability by the profitability found, the recovery period is 3 years and the internal recovery rate more than the opportunity cost. / Trabajo de investigación

El presente trabajo tiene por finalidad presentar y demostrar la viabilidad técnica, económica y financiera del proyecto de negocio llamado “Funny Style”, con un horizonte de evaluación de 5 años. Funny Style será la primera aplicación para teléfonos móviles que permitirá brindar el servicio de estética infantil a domicilio, facilitando a los usuarios escoger el lugar, el estilista y el horario según sus necesidades. El público objetivo estará conformado por 438 mil hogares aproximadamente de las zonas 6 y 7 de Lima Metropolitana del nivel socioeconómico B, C con niños menores de 12 años de edad. La difusión de la propuesta de negocio será a través de diversas plataformas digitales como Facebook e Instagram, página web, las cuales permitirán una mejor interacción con los clientes y exposición de los servicios a ofrecer. Para la implementación del proyecto se estima una inversión de S/ 319,867 soles, la cual será financiada en un 68.74% con aporte de los 4 accionistas. La diferencia del 31.26% se realizará mediante un crédito. Finalmente, el análisis financiero nos arroja un Valor Actual Neto Económico (VANE) de S/ 242,352 soles y una Tasa Interna de Retorno Económico TIRE de 41.45% con un periodo de recuperación de 3.55 años. Además, se obtuvo un Valor Actual Neto Financiero (VANF) de S/ 246,918 soles y una Tasa Interna de Retorno Financiero (TIRF) de 47.53% con un periodo de recuperación de 3.49 años, estos resultados respaldan la viabilidad del proyecto. / The purpose of this work is to present and demonstrate the technical, economic and financial project viability called “Funny Style” with a five years evaluation horizon. Funny Style will be the first app for mobile phones which allows the esthetic infant at home, which will facilitate users to choose the place, stylist and schedule upon their needs. The target will be formed by 438 000 homes approximately from the 6th and 7th zone of the metropolis of Lima from the “B” and “C” socioeconomical level with children below 12 years old. The propagation of this business proposal will be through different digital platforms like Facebook, Instagram, and website, which will allow a better interaction between users and the offered services promotion. For the project implementation, we will have an investment of S/ 319,867, which will be 68.74 % financed by 4 shareholders. The 31.26% will be made with a credit with solidarity guarantee. Finally, the financial analysis gives us a Current Economic Net Value (VANE) of S/ 242,352 and an Internal Economic Return Rate (TIRE) is 41.45% with a recovery time of 3.55 years. Also, we have a Current Financial Net Value (VANF) of S/ 246,918 and an Internal Financial Return Rate (TIRF) of 47.53% with a recovery time of 3.49 years, these results support the project viability. / Trabajo de investigación

La elección del tema de tesis se dio ya que en Taller V se desarrolló el proyecto en las Lomas de Lúcumo, Pachacamac, por lo cual fuimos al terreno en varias ocasiones. En una de estas visitas ayudamos con un proyecto de reforestación en la Loma con el árbol de Tara, tuvimos que subir hasta cierto punto, llevando agua y utensilios para poder sembrarla. Esta actividad me hizo sentir parte de este lugar, es por esto que desarrolle un apego al terreno. El proyecto que se desarrolló con el Taller fue el de Centro de Interpretación, lo cual me permitió entender la importancia de esta Loma y la riqueza que posee en paisajes, deportes, flora, fauna, entre otras. Y lo que significaría su reconocimiento en el desarrollo y cuidado de las Lomas de Lúcumo. Teniendo en cuenta el gran potencial turístico que posee esta Loma y la falta de equipamiento para que éste se pueda desarrollar potencialmente, es que se decidí desarrollar un Centro de Interpretación. Este proyecto busca integrase con la población local y el paisaje natural sin romper con el mismo. Por este motivo énfasis con el que se diseñará será la relación con el entorno natural, la cual consiste en entender la importancia del lugar en el que se encuentra y trabajar una arquitectura con el menor impacto posible.Con esto se planea solucionar el problema de falta de equipamiento turístico en la zona en general (distrito de Pachacamac) y desarrollar una especie de hito que identifique al distrito de Pachacamac como localidad turística especializado en el turismo alternativo. Haciendo que la población se sienta identificada con esta Loma y así puedan protegerla mejor. / The choice of the thesis topic occurred during my Workshop V at the University, the activity took place in the Lomas de Lúcumo, in Pachacamac district, near Lima. I had the opportunity to visit this place in several occasions, one of them consisted in a reforestation project in highest part of the hill, and we seed trees of Tara. It was not an easy job, we had to go up to a certain point, carrying water in recycled and some gardening tools. This activity made me feel a special connection with this beautiful place; I developed an attachment. The case study in the mentioned Workshop was “Interpretation Centers”, this allowed me to understand the importance of this projects in order to appreciate the hills and how valuable are them for local tourism, sports, flora, and fauna. Also its importance for the local development and care of Lomas de Lúcumo. Considering the great tourist potential of the Lomas de Lucumo, and the growing tourist activity, I decided to develop an Interpretation Center. This project seeks to integrate with the local culture and the natural landscape without breaking with it. For this reason, emphasis will be placed on the relationship of the project with the natural environment, understanding its importance and working on an architecture proposal with less impact. The goal is propose an alternative solution to the necessity tourist and scientific information in the area in general and develop a kind of milestone that identifies the District of Pachacamac as a tourist resort specializing in alternative tourism. Making the population feel identified with this natural resource and committed them to its protection. / Tesis

El proyecto consiste en el diseño, por un lado, de una Clínica Veterinaria de Animales Menores de jerarquía interdistrital que se complementa con un Albergue de Animales (perros y gatos). El objetivo de este último es poder brindar a los animales rescatados un espacio adecuado a sus necesidades durante el tiempo que pasen en este refugio. Asimismo, la Clínica atiende tanto a usuarios externos como a los usuarios del Albergue. Por otro lado, se tiene una zona de capacitación y difusión dirigida a veterinarios, estudiantes de veterinaria y personas interesadas en temas relacionados al cuidado y tenencia responsable de mascotas. El terreno del proyecto se ubica en el distrito de Santiago de Surco. Para esta elección se tuvo en consideración los siguientes requerimientos: Zona céntrica para los demás albergues existentes; lugar en el que las personas del entorno puedan permitirse pagar tratamientos a sus mascotas y cercanía al “Colegio Médico Veterinario del Perú”. En cuanto al diseño arquitectónico, se optó por separarlo en dos volumetrías, esto debido a que se quiere evitar que los usuarios de las dos grandes áreas de este proyecto se mezclen. Adicionalmente, se busca controlar el ruido hecho por los animales, sin que afecte a las personas que se encuentran en la zona de capacitación. Por último, estos volúmenes están ubicados y diseñados de modo que se genera una relación visual entre ambos. / The project consists of the design, on the one hand, of a Veterinary Clinic of Minor Animals of interdistrict hierarchy that is complemented by an Animal Shelter (dogs and cats). The objective of the latter is to be able to provide the rescued animals with an adequate space for their needs during the time they spend in this refuge. Also, the Clinic serves both external users and users of the Shelter. On the other hand, there is a training and dissemination area for veterinarians, veterinary students and people interested in issues related to the care and responsible tenure of pets. The project land is located in the district of Santiago de Surco. For this election, the following requirements were taken into consideration: Central area for other existing hostels, place where the people of the environment can afford to pay treatments to their pets and Closeness to the "Colegio Médico Veterinario del Perú". For the architectural design, we chose to separate it into two volumes, this is because we want to avoid that the users of the two large areas of this project mix. Additionally, it seeks to control the noise made by the animals, without affecting the people who are in the training area. Finally, these volumes are located and designed so that a visual relationship between them is generated. / Tesis

La industrialización de la construcción mediante la prefabricación de elementos de concreto surgió en los países desarrollados en la posguerra, debido a la necesidad de reducir costos y plazos de construcción y, ante el incremento del costo de materia prima, en particular del acero de construcción. La aplicación de tecnología en la construcción permitió el empleo del pretensado en concreto para reducir los volúmenes de materia a emplearse, ganando terreno con el paso de los años y expandiéndose hacia Latinoamérica, con características de sismicidad similares a las del Perú. La presente investigación se enmarca en demostrar la aplicabilidad del sistema industrializado de concreto como alternativa de estructuración en un edificio comercial de cuatro niveles. Los primeros capítulos presentan la problemática a resolver en función a objetivos específicos desarrollados, y el estado del arte referente a los sistemas utilizados. Posteriormente, en el tercer capítulo se analiza un caso de estudio desarrollado bajo los lineamientos de la NTP E.060, criterios estructurales y sísmicos presentados en la NTP E.030 vigente. La modelación numérica nos permitirá evidenciar que es posible aplicar la industrialización de concreto para las características y solicitaciones de un edificio comercial con las ventajas del prefabricado. El cuarto capítulo describe el diseño estructural de los elementos principales que conforman el sistema tradicional e industrializado; el quinto capítulo desarrolla el análisis comparativo referencial entre el sistema tradicional vs el sistema industrializado destacando las ventajas del sistema industrializado como son mayores luces, menores tiempos de ejecución y reducción de costos a mediano plazo. / The industrialization of construction through the prefabrication of concrete elements arose in developed countries in the postwar period, due to the need to reduce construction costs and deadlines and, given the increase in the cost of raw materials, particularly construction steel. The application of technology in construction allowed the use of concrete prestressing to reduce the volumes of material to be used, gaining ground over the years and expanding into Latin America, with seismic characteristics similar to those of Peru. The present investigation is framed in demonstrating the applicability of the industrialized system of concrete as an alternative of structuring in a commercial building of four levels. The first chapters present the problem to be solved according to specific developed objectives, and the state of the art regarding the systems used. Later, in the third chapter, a case study developed under the guidelines of NTP E.060, structural and seismic criteria presented in current N.0 E.030 is analyzed. The numerical modeling will allow us to show that it is possible to apply the industrialization of concrete for the characteristics and demands of a commercial building with the advantages of prefabrication. The fourth chapter describes the structural design of the main elements that make up the traditional and industrialized system; The fifth chapter develops the benchmark comparative analysis between the traditional system and the industrialized system, highlighting the advantages of the industrialized system, such as greater lighting, shorter execution times and a reduction in medium-term costs. / Tesis

Dulce & Saludable es una idea de negocio que nace a raíz de la creciente tendencia de comer sano en el país y la poca oferta de empresas que se dediquen exclusivamente a desarrollar postres saludables. Los productos a ofertar serán tortas, pyes, Cheesecake, kekes alfajores, galletas y otros, que tendrán como insumo principal a la quinua, tumbo, kiwicha, cocona, camu camu o aguaymanto, además de harina integral y estevia. El negocio estará ubicado en Miraflores y tendrá como público objetivo las personas que cuidan lo que comen, personas con diabetes, turistas que frecuentan el distrito y que buscan comer productos con sabores peruanos. Nuestra fuerza de trabajo y responsabilidad social; ser Mype no nos exime de ser una empresa que contribuya con la sociedad, es por ello que en nuestro equipo de trabajo contaremos con personas con habilidades diferentes incentivando así la inclusión laboral. Se espera tener un ingreso inicial de S/. 264,408, una TIR de 64%, WACC 21.29% y un crecimiento para el 2020 de 10% en el mercado. Finalmente, puedo decir que es un proyecto viable ya que no se requiere un alto nivel de inversión, pero si genera un alto nivel de utilidad y oportunidades de expansión en el mercado por las tendencias existentes. / Sweet and Healthy is a business idea born of the growing trend of healthy eating in the country and the limited supply of companies that are dedicated exclusively to developing healthy desserts. The products to be offered will be cakes, pyes, Cheesecake, alfajores kekes, cookies and others, which will have as main input to quinoa, tumbo, kiwicha, cocona, camu camu or aguaymanto, as well as wholemeal and stevia. The business will be located in Miraflores and will have as a target audience the people that take care of what they eat, people with diabetes, tourists who frequent the district and who seek to eat products with Peruvian flavors. Our work force and social responsibility; being Mype does not exempt us from being a company that contributes to society, that is why in our work team we will have people with different skills, thus encouraging employment inclusion. It is expected to have an initial income of S/. 264,408, an IRR of 64%, WACC 21.29% and a growth for 2020 of 10% in the market. Finally, I can say that it is a viable project since it does not require a high level of investment, but it does generate a high level of utility and opportunities for expansion in the market due to existing trends. / Trabajo de investigación

La presente investigación propone, con su planteamiento crítico, una tipología arquitectónica con énfasis en la luz natural para un centro de terapia no convencional en el distrito de Pachacámac, Lima-Perú. En esa línea, se procura mostrar cómo por medio del diseño arquitectónico y el trabajo con la luz natural se podría llegar a complementar, enriquecer y potenciar, con un enfoque preventivo, las experiencias de los pacientes que llevan a cabo tratamientos médicos orientados desde las terapias tradicionales, de enfoque reactivo. La tesis consta de seis capítulos. El primero introduce los presupuestos básicos para comprender la problemática que sirve de base a nuestros objetivos, así como los alcances y las limitaciones de la presente investigación. El segundo capítulo desarrolla el marco teórico-referencial y abunda sobre las diferencias entre la medicina tradicional, centrada en la enfermedad, y la medicina integral, centrada en la persona, aproximándose críticamente a sus ventajas y desventajas mediante el empleo de términos no arquitectónicos. El capítulo tercero describe el marco conceptual arquitectónico teniendo a la vista algunos proyectos referenciales. En los capítulos cuarto y quinto se trata sobre las características del lugar y el perfil del usuario: ambos capítulos aportan elementos críticos para elaborar, en el capítulo sexto, el programa arquitectónico. En suma, se plantea un Centro Médico de Terapia Integral ubicado en Pachacámac, que cuente con todos los beneficios de diseño tipológico analizado y descrito y que, por consiguiente, incorpore como elemento fundamental, ineludible, el aspecto emocional-sensitivo de la persona humana en la implementación del tratamiento clínico. / This research proposes, with its critical approach, an architectural typology with an emphasis on natural light for an unconventional therapy center in the district of Pachacámac, Lima-Peru. In this line, we try to show how, through architectural design and work with natural light, we could complement, enrich and enhance, with a preventive approach, the experiences of patients who carry out medical treatments guided by traditional therapies, with a reactive approach. In this line, this thesis consists of six chapters. The first introduces the basic assumptions to understand the problem that serves as the basis for our objectives, as well as the scope and limitations of this research. The second chapter develops the theoretical-referential framework and abounds on the differences between traditional medicine, focused on the disease, and holistic medicine, focused on the person, critically approaching its advantages and disadvantages through the use of non-architectural terms. The third chapter describes the architectural conceptual framework with some referential projects in view. The fourth and fifth chapters deal with the characteristics of the place and the profile of the user: both chapters provide critical elements to elaborate, in the sixth chapter, the architectural program with seven functional modules for a total area constructed of 5,536 m2. In short, a Medical Center of Integral Therapy is located in Pachacámac, which has all the benefits of typological design analyzed and described and, therefore, incorporates as a fundamental element, inescapable, the emotional-sensitive aspect of the human person in the implementation of clinical treatment. / Tesis

La presente investigación tiene como objetivo identificar los indicadores o los factores que intervienen directa o indirectamente en la gestión de inventarios, y analizar su impacto en la toma de decisiones financieras de las empresas que realizan actividades de restaurantes–pollerías. Al respecto, en el Capítulo I se ha efectuado la recopilación de las definiciones relevantes para el presente estudio, como la gestión de inventarios, la cadena de abastecimiento, la toma de decisiones financieras y el sector materia de análisis: empresas que realizan la actividad de restaurante. Asimismo, en el Capítulo II se ha detallado la información correspondiente al problema, hipótesis y objetivo, a fin de mostrar los aspectos generales y secundarios considerados para la investigación. Por su parte, el Capítulo III contiene el diseño de la investigación, los instrumentos implementados, la población considerada para la aplicación de la entrevista en profundidad y encuestas. Adicionalmente, en el Capítulo IV se ha desarrollado el análisis de los resultados obtenidos al aplicar los instrumentos de investigación, para lo cual se entrevistó a dos (2) expertos en el tema y se realizó una encuesta a veintiún (21) trabajadores de diversas empresas que realizan actividades de restaurantes–pollerías, en el distrito de Barranco; asimismo, se presenta el desarrollo de un caso práctico respecto al tema materia de investigación. Finalmente, en el Capítulo V se muestra el análisis de la información teórico–práctica recopilada, señalando las conclusiones y recomendaciones del estudio, con lo cual se demostró que los indicadores y/o los factores identificados impactan en la gestión de inventarios. / The objective of this research is to identify the indicators or factors that directly or indirectly intervene in inventory management, and analyze their impact on the financial decision making of companies that carry out restaurant activities. In this regard, Chapter I has compiled the relevant definitions for this study, such as inventory management, the supply chain, financial decision-making and the subject matter of analysis: companies that carry out the activity of restaurant. Likewise, in Chapter II the information corresponding to the problem, hypothesis and objective has been detailed, in order to show the general and secondary aspects considered for the investigation. For its part, Chapter III contains the design of the research, the instruments implemented, the population considered for the application of the in-depth interview and surveys. Additionally, Chapter IV has developed the analysis of the results obtained by applying the research instruments, for which two (2) experts in the subject were interviewed and a survey was conducted to twenty-one (21) workers of various companies that they carry out activities of restaurants - chicken shops, in the district of Barranco, also, the development of a practical case is presented with respect to the subject matter of investigation. Finally, Chapter V shows the analysis of the theoretical-practical information collected, indicating the conclusions and recommendations of the study, which showed that the indicators and / or the factors identified impact on the management of inventories. / Tesis
