UNIVERSITY OF SOUTH AFRICA / The purpose of this research is to analyse the changes in housing values in
Windhoek, Namibia over the past ten years and explore links in property value
variation to macroeconomic changes during that period. The objectives of this
research are twofold. Firstly this research compiles and assesses the movement of
housing values over the past ten years. Secondly this research assesses if there is a
causal relationship between changes in macroeconomic factors and housing values,
and to define the nature of this relationship. The timing and magnitude of response
by housing values to changes in macroeconomic factors are investigated.
The primary data requirements for this study are a monthly relative value index of
housing prices for the Windhoek area and macroeconomic factors. Macroeconomic
data collected relates to macroeconomic conditions within Namibia that could have
an effect on housing prices. This includes information on housing supply, GDP,
population levels, inflation and interest rates. The results of this study explore the
relationship between these factors and changes in housing prices as reflected by
changes in the housing index.
The most significant result of this study is the effect of housing availability on housing
values. Changes in the total supply of housing as estimated by the number of
houses built in a month affect changes in housing values after 5 and 6 months. A
total of 20.5% of the change in housing values can be explained by the change in
total housing supply. The effect of interest rates found by this study was lower than
the theory and literature reviews would have led us to expect. The results of the
Pearson correlation test for the relationship between percentage changes in interest
rates and percentage changes in future housing values found that a relationship
exists 8 months after the change in interest rates occurred. Interest rates were found
to explain 5.5% of the change in housing values 8 months later.
No significant effects were noted for changes in inflation. For population and income
changes there was insufficient data to perform more than a high level look at

Thesis (MPhil)--Stellenbosch University, 2006. / ENGLISH ABSTRACT: Urbanisation is a complex phenomenon and is a trend witnessed across the globe. Africa particularly has been experiencing the world’s most rapid rate of urbanization and cities are faced with the resulting pressure on natural resources. Water is one of the resources under pressure and the provision thereof is complicated by the deteriorating quality and quantity thereof.
This study takes a brief look at the water situation in a water scarce region in Africa and concentrates on the urban water supply sector. It takes an in depth look at the measures used to secure water supply to a city in this very dry part of the world.
The area under study is Windhoek, the capital of Namibia, situated in the southwestern corner of Africa. Namibia is the driest country in Sub-Saharan Africa and is characterised by a semi-arid nature, which results in a very hot and dry climate with erratic rainfall patterns. Windhoek has a low average rainfall associated with very high evaporation rates. No permanent water bodies exist near the city and the bulk of Windhoek’s water supply comes from storage dams quite a distance from the capital. Most of these sources of supply have been developed and are nearing the limit of their potential. A desperate need therefore exists to develop reliable additional water resources to secure the water supply especially during periods of prolonged drought.
The case study gives examples of the initiatives taken by water authorities to improve the security of supply and keep up with the growing demand in the city. These initiatives include a dual pipe system for the distribution of semi-purified sewage for irrigation, reclamation of domestic sewerage, aquifer recharge and the implementation of Water Demand Management principles. An analysis of the most efficient and cost-effective means of supply augmentation namely aquifer recharge, have been balanced against the potential water savings of Water Demand Management in the city. The study also takes a brief look at the principles of Integrated Water Resource Management and how it is incorporated in the strategies used to augment supply to the city.
The research found aquifer recharge as the most efficient and cost-effective means to augment supply to the city and together with Water Demand Management creates an approach complying with the goals of Integrated Water Resource management. The study concludes by identifying gaps in demand management in the city. It also suggests relevant recommendations on how to increase the effectiveness of Water Demand management. / AFRIKAANSE OPSOMMING: Verstedeliking is ‘n komplekse verskynsel en ‘n tendens wat regoor die wêreld voorkom. Die hoogste voorkoms van verstedeliking vind in Afrika plaas wat groot druk plaas op die natuurlike hulpbronne van stede.
Water is een van die hulpbronne onder druk en die voorsiening daarvan word bemoeilik deur die verswakking van die kwaliteit en die beskikbaarheid daarvan.
Hierdie studie konsentreer op die watersituasie in ‘n waterskaars streek in Afrika en die stedelike watervoorsieningssektor. Dit behels ‘n in diepte ondersoek na metodes wat gebruik word om die watervoorraad van die stad te verseker in hierdie droogte gesteisterd deel van die wêreld.
Die gebied onder bespreking is Windhoek, die hoofstad van Namibië, wat geleë is in die Suidwestelike deel van Afrika. Namibië is die droogste land in die Sub-Saharastreek en word gekenmerk deur gereelde droogtes met ‘n gepaardgaande warm droë klimaat en onreëlmatige reënvalpatrone. Windhoek word gekenmerk deur ‘n lae gemiddelde reënval met ‘n baie hoë verdampingstempo. Geen permanente waterbronne kom in die nabyheid van die stad voor nie en die watervoorraad word gestoor in opgaardamme wat redelik ver van die hoofstad geleë is.
Hierdie voorsieningsbronne is voortdurend in gebruik en die voorraad is beperk. Daar onstaan dus ‘n dringende behoefte aan betroubare bykomende waterbronne om voortdurende voorsiening aan die stad te verseker veral gedurende aanhoudende droogtes. Die gevallestudie konsentreer op voorbeelde en inisiatiewe wat deur die Water Owerhede geneem word om die voorsiening van water, aan die immergroeiende behoeftes van die stad te verbeter en te verseker.
Hierdie pogings sluit in,‘n dubbele pyplynsisteem vir die verspreiding van halfgesuiwerde rioolwater vir besproeiingsdoeleindes, herwinning van huishoudelike rioolwater, herlaai van ondergrondse watervoorraad en die implimentering van wateraanvraag bestuursmaatreëls.
Die geskiktste en mees koste-effektiewe metode van verhoogde watervoorsiening naamlik die herlaai van ondergrondse waterbronne, is ontleed, en die voordele opgeweeg teen die potensiële waterbesparing deur die Bestuur van Wateraanvraag in die stad.
Daar is ook kortliks gekyk na die beginsels van Geintigreerde Water Bronne Bestuur en hoe dit by bestaande strategieë ingelyf is om uitbreiding van voorsiening aan die stad te verseker.
Die navorsing het bevind dat die herlaai van ondergrondse waterbronne as die geskikste en mees koste-effektiewe metode beskou kan word om die verhoogde aanvraag van die stad die hoof te bied.
Die studie word afgesluit deur die tekortkominge in die Water Aanvraagbestuur van die stad te identifiseer. Relevante aanbevelings word gemaak van hoe om die effektiwiteit van hierdie betrokke strategie te verbeter.

Factors influencing the burden of caregivers of children with cerebral palsy in NamibiaMakura, Helena 05 1900 (has links)
The aim of this study was to investigate factors that influence the burden of caregiving on the caregivers of children with cerebral palsy (CP) in Windhoek, Namibia. Ethical approval was obtained from researcher’s university and Namibia Ministry of Health and Social Services ethics committee. A quantitative, non-experimental, descriptive and cross-sectional design in the form of a survey was used. Total population sampling technique was used to draw 91 respondents drawn from the patient register at the two
public hospitals in Windhoek. A questionnaire adapted from the Zarit Burden Interview (ZBI) was used to collect data. Data which was obtained was complete and the researcher paid consistent attention to the data collection process. The results showed the following characteristics to be significantly related to increased burden among
caregivers; living in the same household as a child with cerebral palsy, marital status, knowledge and understanding of cerebral palsy, ethnic group and caregiver having previously been treated for a physical ailment. It was recommended that the social grant and housing policies be reviewed, and support groups for caregivers and community

Illicit drug use by secondary school learners in Windhoek, NamibiaChibaya, Gwarega 02 1900 (has links)
Text in English / The purpose of this qualitative, explorative, descriptive and contextual study is to explore and describe the perception of secondary school learners regarding the use of illicit drugs and to propose recommendations to caregivers and school teachers that could help curb illicit drugs use. Purposive sampling was used to identify twelve secondary school learners who participated in this study. Data were collected through in-depth individual face-to-face interviews, drawings and field notes. Data analysis was done using Tesch’s descriptive method of open coding. The findings revealed that a combination of factors such as vulnerability, physical changes, psychological challenges and social challenges experienced by secondary school learners in Windhoek, Namibia, lead to illicit drugs use. The participants identified the different strategies they employed to recapture their lives from using illicit drugs and recommendations were made to caregivers and teachers on how to address these factors. / Health Studies / M.A. (Public Health)

Asperger Syndrome is a developmental disorder and is characterized by problems in
social interaction. These problems make it difficult for the child with Asperger
Syndrome to have normal relationships. This particular syndrome has an enormous
impact on the development of the child in middle childhood. This study is directed by
the premise that the relationship of the child with Asperger Syndrome in middle
childhood with members of the peer group can be improved with the help of parents
and teachers. Due to this fact, guidelines are provided. The lack of a good
relationship with the peer group experienced by the child with Asperger Syndrome
was formulated as the research problem.
The aim of the study was to advance the relationship between the child with Asperger
Syndrome in middle childhood and members of his peer group. In order to achieve
this goal, qualitative research was used and semi-structured interviews were
conducted with participants. The data obtained was analyzed, verified against
existing literature, and used to compile the guidelines. / Asperger Sindroom is 'n ontwikkeiingsteuring en word gekenmerk deur probleme in
sosiale interaksie wat normale verhoudings vir die kind met Asperger Sindroom bemoeilik. Hierdie sindroom het 'n enorme impak op die ontwikkeling van die kind in die middelkinderjare. Hierdie studie is gerig deur die uitgangspunt dat die verhouding
van die kind met Asperger Sindroom in die middelkinderjare met lede van die portuurgroep verbeter kan word met hulp van ouers en onderwysers. Daarom word riglyne in hierdie studie beskryf. Die gebrek aan gesonde verhoudinge met die portuurgroep wat deur die kind met Asperger Sindroom ervaar word is as navorsingsprobleem geformuleer. Improving health delivery in rural communities through the use of mobile phones : a case study in WindhoekIyawa, Gloria Ejehiohen 11 1900 (has links)
Poor health care delivery in rural communities is a major problem facing the health sector in Namibia.
Patients who visit rural communities often wait on queues for several hours every day before they can
be examined by a medical practitioner. This is detrimental to the health care process and impacts
negatively on the efficiency and effectiveness of the sector. Mobile phones can however be employed
as tools to improve work processes in such hospitals and as a result improve health care delivery in
rural communities.
The purpose of this study was to investigate the health care services provided to patients at Outpatient
Departments (OPDs) in rural hospitals through the use of data collection instruments such as
interviews, questionnaires, document analysis, expert validation and photographs in order to compile a
Mobile Health Service Framework (MHSF) to improve healthcare delivery processes in OPDs. From
an interpretive paradigm perspective, the qualitative design was used together with a case study
approach. Three hospitals in rural communities were used as case studies. These were Okuryangava
Hospital, Katutura Hospital and Khomasdal Hospital. Interviews were conducted and questionnaires
distributed to the participants. The findings revealed that there is a high concentration of mobile phone

Leermislukking en druiping is onrusbarend hoog in skole in die Windhoek stadsgebied. Nadat die
Ministerie van Onderwys die semi-outomatiese promoveringstelsel ingestel het, het druiping afgeneem maar leermislukking het toegeneem omdat leerders gepromoveer word sander dat hulle sukses in die vorige graad behaal het. Volgens die literatuurstudie lê die oorsake van leermislukking by die ouerhuis, die skool, die omgewing en in die leerder self. Die empiriese ondersoek toon ooreenkomste met die literatuurstudie wat betref die oorsake van leermislukking. Om die oorsake teen te werk
• moet onderwysers beter opgelei word
• moet die ouers meer bewus gemaak word van hulle rot in die leersukses van hulle kinders.
• is meer skoolgeboue en onderwysers nodig om kleiner klasse te bewerkstellig. / The purpose of this research is to establish the extrinsic and intrinsic causes of learning failure with specific reference to schools in the Windhoek municipal area and to make recommendations to counteract learning failure. Learning failure and grade failing are disconcertingly high in schools in the Windhoek municipal area. After the Ministry of Education implemented the semi-automatic promotion system, grade failing decreased, but learning failure increased because learners are promoted without achieving success in a prior grade. According to the literature study, the causes of
learning failure are to be found in the home, the school, the environment, and the learner. Similarities regarding the causes of learning failure were found in the empirical investigation
and the literature study. To counteract these causes
• teachers should be better trained
• parents should become more aware of their role in the learning success of their children

Novice teachers' perceptions of school-based induction programmes at selected primary schools in Windhoek, NamibiaDishena, Robert Nghinaakundaama 12 1900 (has links)
School-based induction programmes largely focus on informing beginner teachers about the school culture and infrastructure, yet, the core business of education is teaching and learning. A consensus is, however, growing among educators and researchers that despite the positive experiences novice teachers experience during school-based induction programmes, they also experience challenges which affect their perceptions of school-based induction. Despite those challenges in the education sector, hope for the future, as guided by Vision 2030, still remains with one essential human resource: the teachers themselves. Therefore, if novice teachers are to impact profoundly on the learners’ academic achievement, then quality induction programmes must be in place in Namibian schools in order to support their instructional growth. A comprehensive nation-wide induction effort with high emphasise on mentoring will accelerate novice teacher efficacy and consequently learner learning. The purpose of this research study was to identify beginner teachers’ perceptions of school-based induction at selected primary schools in Windhoek and suggested a framework which may inform future research efforts and improve the application of school-based induction. To do this, a qualitative research methodology was preferred to assess the perceptions of novice teachers at the selected schools. Eight beginner teachers and four Heads of Departments participated in the study. The result draws attention to the professional enculturation of beginner teachers, but notably, compels practical reconsideration on how school-based induction is practised in light of beginner teacher growth and sustainability. / Educational Management and Leadership / M. Single parent attachment styles and its relationship with teenage pregnancy in NamibiaNwagboso, Lilian Ngozi 11 1900 (has links)
Text in English / Teenage pregnancy is a growing social concern in Namibia. In 2013, 19% of teenagers fell pregnant (MoHSS, 2014). Implications are enormous including economic, social and health issues. Attachment between parents and children is important in child development and enduring through life. The study aims to examine whether attachment styles of single parents increase the risk of teenage pregnancy in their daughters. The research used a quantitative method with a sample of 100 teenage girls in Windhoek, Namibia, completing the IPPA and Questionnaire to measure attachment and biographical data. Results analysis in this study suggests that teenagers from two-parents families are more likely to be securely attached (65%) and less likely to get pregnant as teenagers. On the other hand teenagers from single parent families are more likely to be insecurely attached (44%) and are more likely to get pregnant as teenagers. Thus, the attachment style predicted teenage pregnancy, particularly in single parent families where insecure attachment was more prominent.
