Varför innehas fastigheter bildade för bostadsändamål utan att bebyggas? : en undersökning i Uppsala kommun

Bakgrund I Sverige har kommunerna ansvar för att alla invånare har tillgång till bra bostäder. För att kunna erbjuda bra bostadsalternativ som gör att fler vill bosätta sig i kommunen krävs att det finns mark för bostäder. Idag finns fastigheter bildade för bostadsändamål som inte har blivit bebyggda. I kommuner där det råder bostadsbrist och det finns en tydlig efterfrågan på mark för bostadsändamål är det viktigt att ta reda på varför fastigheterna inte blir bebyggda. Tidigare studier har utförts som i stort behandlar faktorer som kan förhindra bostadsbyggandet men privata fastighetsägares motiv till att inte bebygga sina fastigheter är ett outrett område. Syfte Examensarbetets syfte var att undersöka vilka motiv fastighetsägare har för att behålla sina fastigheter obebyggda och undersöka vilka faktorer som kan hindra en fastighetsägare från att bebygga sin fastighet. Examensarbetet begränsades till att omfatta privata fastighetsägare och fastigheter bildade för småhusändamål samt geografiskt till att omfatta Uppsala kommun. Metod Examensarbetet består av en litteraturstudie med syfte att ge en juridisk bakgrund till arbetet samt att undersöka vad som förhindrar byggandet av bostäder. För att besvara frågan varför fastighetsägare inte bebygger sina fastigheter samlades information in genom en enkätundersökning. Slutsats Slutsatsen är att de flesta fastighetsägare inte har för avsikt att bebygga fastigheten. Många har även fått fastigheten i arv eller gåva och därmed inte gjort ett aktivt val att förvärva fastigheten. Även att många innehar fastigheten i syfte att förhindra någon annan att bebygga den framkom av enkätundersökningen. För den enskilde fastighetsägaren är det särskilt plan- och bygglovsprocessen och kostnaderna för att bygga som förhindrar ett byggande. / Background The municipalities in Sweden have the responsibility for the inhabitants to have access to good homes. To be able to offer good homes so that more people could settle in a community it is necessary that there is land for housing construction. Today there are properties created to be used for housing construction that has not been developed. In communities where there are housing shortage and a high demand on land for housing it is important to find the reasons why the land is not developed. Earlier studies have been done that investigates the general elements that can stop the housing construction. However the reasons why private landowners do not develop their land are an uninvestigated area. Objective The objective with this thesis was to investigate which purposes private landowners has to keep their properties undeveloped and to see which elements can prevent a landowner not build on his property. The thesis was defined to comprise only private land owners and geographical to comprise the municipality of Uppsala. Method The thesis contain of one literature review with purpose to give a juridical background of the thesis and to explore what prevent the housing construction. To answer the question why landowners do not build on their land information was collected through a questionnaire. Conclusions The conclusion is that most of the property owners do not have an intention to build on their property. Many have received the property as a gift or through inheritance and consequently have not made an active choice to purchase the property. Also that many hold the property in order to prevent someone else to build was discovered in the questionnaire. The fact that the County Administrative Board work with so many different issues makes it difficult for the general public to get an insight in what they do and what kind of archival material they create. This handbook is made to illustrate what the County Administrative Board do and how you can find your way to the archives and its documents, both as an employ and as a public visitor. The Handbook begins with a historical overview of the County Administrative Board, from the 17th century to today, with focus on the County Administrative Board of Uppsala. As the Handbook is made for both employees and for the general public several ways to enter the archives are described. Since the employees at the County Administrative Board of Uppsala have access to the archives them self the Handbook also provides detailed descriptions about how to find the way to the records. These descriptions both explains the way to archives organized in dossier and archives organized in chronological order, both provided at County Administrative Board of Uppsala. All the records that the County Administrative Board of Uppsala has generated though the years are not available in the building of the County Administrative Board but at The National Archive in Uppsala. The records are listed in charts in the end of the Handbook.

A experiência internacional de empresas de países em desenvolvimento é relativamente nova, assim como os estudos sobre o desenvolvimento dessas atividades por esses países e, em particular, pelo Brasil. Esta pesquisa visou contribuir para o conhecimento sobre como as empresas brasileiras se internacionalizam e, para tanto, foi realizado um estudo de caso em profundidade com a Marcopolo S. A., uma organização em estágio avançado de operações internacionais. Apoiando-se em vertentes comportamentais e econômicas da literatura sobre o tema, buscou-se investigar o processo de internacionalização dessa empresa – suas motivações, como ela expandiu seus negócios no exterior, quais foram os principais obstáculos enfrentados e fatores facilitadores do processo. Também se estudou a relação entre internacionalização e resultados financeiros obtidos e a influência de políticas públicas. Atuar em mercados externos foi uma forma de ampliação de mercados e de diversificação de riscos para a empresa e hoje é o foco de sua estratégia de crescimento. O processo se desenvolveu de forma incremental, evoluindo de operações de menor comprometimento e em países mais próximos do Brasil, até a instalação de unidades em mercados mais distantes. Obstáculos de natureza econômica e cultural influenciaram suas atividades e o domínio tecnológico de produtos e de processos, assim como parcerias com montadoras, foram facilitadores do seu desenvolvimento internacional. Os resultados da pesquisa confirmaram os pressupostos da abordagem comportamental, reforçando a hipótese gradualista sustentada pela Teoria de Uppsala. O Paradigma Eclético também explicou os investimentos diretos realizados pela empresa, o que levou à constatação de que as duas linhas teóricas se complementam para explicar o caso. As operações da companhia em mercados externos foram historicamente mais rentáveis do que no mercado doméstico e esses resultados tornaram-se mais expressivos com a instalação de unidades no exterior. Kommunikation i byggprojektering : En studie över användandet av agila ärendehanteringsverktyg inom byggprojektering / Communication within construction planning

Byggbranschen är en konservativ bransch som länge har setts som motsträvig och traditionell. Detta har resulterat i en långsam utveckling av kommunikationsmönster och former för ledning och samverkan i branschen. En god kommunikation är en förutsättning för lyckade byggprojekt, varför det är av stort intresse att säkerställa en sådan. Denna rapport undersöker hur projekteringsbranschens kommunikation ser ut i dag och hur denna kan förbättras med hjälp av nätverksbaserade agila projektlednings- och kommunikationssystem. Den utreder även hur de i dag tillgängliga systemen anses fungera och dessa kan utveckla kommunikationen inom byggprojektering. Detta görs genom att studera hur användare av det agila projektlednings- och kommunikationssystemet Jira upplever att det fungerar och används. För att undersöka detta användes en kvalitativ metod i form av intervjuer med projektledare, BIM-samordnare och konsulter vid projekten. Denna intervjustudie kompletterades med en kvantitativ undersökning med ett internetbaserat formulär. Båda dessa studier är baserade på en inledande litteraturstudie. Genom att jämföra och analysera de två studierna har slutsatser dragits kring dagens och framtidens kommunikation. De visar att det finns en positiv inställning hos respondenterna till att använda nätverksbaserade kommunikationssystem hos respondenterna. Man kan se att kommunikationen inom byggprojektering kan förbättras och effektiviseras med hjälp av den typ av nätverksbaserade kommunikationssystem som behandlas i rapporten. Baserat på dessa resultat samt tidigare forskning kan man dra slutsatsen att detta nya kommunikationssätt kan leda till en sänkning av både kostnad och tidsåtgång vid byggprojekt. Utöver dessa frågeställningar och slutsatser har studien resulterat i ett antal rekommendationer för det företag som arbetet har skrivits för, Plan B AB. Dessa rekommendationer bildar ett underlag för en ytterligare utveckling av den Jira som används i deras nuvarande projekt vid Ångströmlaboratoriet. / The construction industry is a conservative industry that has for a long time been seen as recalcitrant and traditional, which has resulted in a slow development in business communication systems. This report covers how communication in project planning looks like today. The report also sheds light on opinions this branch of industry has of agile project leading- and communication systems. The study that was performed provided information on how the users view Jira, the agile project leading and communication system, and how it operates. To examine this a qualitative investigation was done in the form of interviews with project leaders, coordinators and consultants. To achieve a somewhat wider response group a survey was conducted through an Internet based questionnaire. The purpose of the study was to identify how coworkers in a Jirabased project feel about the program’s usefulness, if it helps or hinders productivity, if there are any possible features that need improving, and what the users think about the work environment of Jira. The result of the study was a positive opinion of both Jira as a software program and the overall change in project communication opportunities. The study also provided ideas on how to adapt Jira to the project planning branch of the construction industry. In addition, the study also resulted in suggestions on how the company can improve their usage of Jira in the case study for the thesis.

En exkursionsguide till Uppsala läns kvartärgeologiska landskapsutveckling / Uppsala County’s Quaternary Landscape Development –An Excursion Guide

Detta kandidatarbete har haft som mål att ta fram en exkursionsguide för naturvetenskapsstudenter som är i ett tidigt stadie i deras utbildning och för den intresserade allmänheten. Syftet har varit att exkursionsguiden ska ge en översiktlig version av Uppsala läns kvartärgeologiska landskapsutvecklingsom är lätt för potentiella läsare att ta till sig. Kandidatarbetet är uppdelat i två delar, med en första del som introducerar läsarna till de geologiska och hydrologiska processer som ägt rum under perioden kvartär. Dessa är nödvändiga för att förstå den andra delen, som består av själva exkursionsguiden. Eftersom exkursionsguidens fokusär geologiska strukturer som bildats under och efter den senaste istiden, så består den första delen huvudsakligen av inlandsisens mekanismer och processer, olika typer av jordavlagringar samt hur de strukturer som inlandsisen bildat kan identifieras i fält. I första delen ingår även en tidslinje över landskapsutvecklingen i Uppsala län med början i inlandsisens tillbakadragande. Den andra delen av arbetet består som nämnt ovan av exkursionsguiden. Denna innehåller 10 lokaler som visar på de mest vanligt förekommande strukturer från kvartär. Fotografier har använts för att visa de mest intressanta strukturerna från varje lokal, dessa har även tillhörande informationsrutor som ger läsarna nödvändig information om den specifika landformen eller strukturen. Båda delar av arbetet innehåller kartor gjorda i programmet ArcGIS. Dessa kartor har tagits framför att visa istäckets utbredning vid olika tidpunkter och jordarter vid och omkring lokalerna. Vägbeskrivningskartor finns även för varje lokal samt en virtuell guide i Google Earth, passande för tider med pandemi-restriktioner. Detta kandidatarbete har inte kommit fram till traditionella resultat, utan exkursionsguiden utgör resultatet. Arbetet med detta projekt visade sig vara mer utmanande än förväntat. Det stora perspektivet var isynnerhet en aspekt som var hindrande. För att ta fram en mer detaljerad exkursionsguide skulle någotav följande behövts: en begränsning av ämnesområdet, mer tid, alternativt mer kunskap om ämnet av författarna. / This bachelor’s thesis has been about creating an excursion guide for natural sciences students in theearly stages of their education, as well as for the interested public. The aim has been to give the students a condensed, easy to grasp version of the quaternary landscape development in Uppsala län, Sweden. The thesis is made up of two parts, where the first part introduces the students to quaternary processes and terms necessary to understand the second part, which is the excursion itself. Since the excursion is centered around the geological structures left by the last glaciation, the first part contains information mostly about the glacier's mechanisms and processes, different types of soil and how the structures left by the glacier is recognizable in the field. Featured in part one is also a timeline of the landscape development in Sweden since the last glaciations regression. The second part features 10 localities that show off landforms and geological structures of interest from the quaternary period. Photographs are used to illustrate what parts are important for each locality and infographics have been used to give students easy access to the most crucial knowledge for that specific landform, structure or mechanism. Both parts of this thesis contain maps made in ArcGIS. These maps show off a few different things, like the ice-sheets extent at different points in time, the types of soil in and around each locality aswell as an overview map that shows the localities whereabouts. In addition to the maps, a virtual guide was created in Google Earth suitable for a time with travel restrictions. Because of the nature of this thesis, no results of the traditional kind were arrived at. The result is the excursion guide itself. This project proved to be more difficult than anticipated, the scope of it in particular made it challenging. In order to make a detailed excursion guide, one would need to either be more knowledgeable within the field, have more time or need to restrict the scope of the project.

Coordinate conversion for the Hough transform

This thesis attempts to develop a conversion algorithm between local coordinates in constituent detector modules and global coordinates encompassing the whole detector structure in a generic detector. The thesis is a part of preparatory work for studying the Hough Transform as a means of track reconstruction in the level-1 hardware trigger in the upgraded trigger and data acquisition (TDAQ) system in the phase 2 upgrade of the ATLAS detector at CERN. The upgrades being made are to withstand much more extreme conditions that come with the high-Luminosity Large Hadron Collider (HL-LHC). Two algorithms have been made and then implemented in Python scripts to test their feasibility and to compare them against each-other. The Rotation algorithm uses several rotations to correctly place the local coordinates in the global system. The second, the Shear algorithm, simplifies the process into two shears and one rotation, using the small angle approximation. Both algorithms need to be extended to work with more parts of the detector to be considered complete. Despite having lower maximum precision the second algorithm is considered the most promising attempt, since it is much less sensitive to the truncation error that results from working in an integer environment, which is a requirement for use in FPGAs. / I denna uppsats görs ett försök att skapa en omvandlingsalgoritm mellan lokala koordinater i konstituerande detektormoduler och globala koordinater i hela detektorstrukturen för en generisk detektor. Uppsatsen är en del i förberedande arbete för att undersöka hur Houghtransformen kan användas för spårrekonstruktion i den hårdvarubaserade level-1 triggern i det uppgraderade trigger- och datainsamlingssystemet (TDAQ) i fas två-uppgraderingen av ATLAS detektorn vid CERN. Uppgraderingarna som görs är för att kunna utstå de mycket mer extrema förhållanden som medförs av högluminositetsuppgraderingen av Large Hadron Collider (HL-LHC). Två algoritmer har skapats och implementerats i Pythonskript för att testa genomförbarhet och för att jämföra med varandra. Rotationsalgoritmen använder ett antal rotationer för att korrekt placera ut de lokala koordinaterna i det globala systemet. Den andra, Skjuvalgortimen, förenklar processen till två skjuvningar och en rotation med hjälp av liten vinkel-approximationen. Båda algoritmerna behöver utökas för att fungera för fler delar av detektorn för att anses kompletta. La estrategia de internacionalización: análisis de las dimensiones del modelo Uppsala empleadas por las empresas agro exportadoras de palta Hass ubicadas en la región Ica hacia el mercado de Estados Unidos durante el periodo 2014-2018

El objetivo de la presente investigación es analizar cada una de las 4 dimensiones del modelo Uppsala, “reconocimiento de oportunidades”, “posición de la red de contactos”, “aprendizaje, creación y construcción de la confianza” y “decisiones de relación de compromiso”, las cuales son empleadas por las agro exportadoras hacia Estados Unidos de palta Hass en Ica. Hallando así, diferentes variables dentro de estas dimensiones que se emplean para lograr la internacionalización del agro exportador iqueño. El enfoque de la investigación es mixto, se comenzó con un análisis cualitativo donde se usó como herramienta la entrevista a profundidad, realizada a 6 expertos para poder validar las variables más destacadas dentro las 4 dimensiones establecidas en Uppsala. Luego se realizó el análisis cuantitativo, en donde la herramienta que se empleó fue una encuesta aplicada a las 10 empresas agro exportadoras de palta Hass iqueñas pertenecientes a la población total de la investigación. Analizamos los resultados aplicando el modelo de análisis factorial, el cual nos ayudó a hallar perfiles de las agro exportadoras por cada dimensión. Los resultados obtenidos concluyen que las dimensiones “reconocimiento de oportunidades” y “aprendizaje, creación y construcción de la confianza” del modelo Uppsala son las más influyentes en la internacionalización de la palta Hass de agro exportadoras iqueñas. Asimismo, se concluyó que los factores “estudio de mercado en el país de destino”, “clientes fidelizados”, “empaque perfecto”, “tener mayores ganancias” fueron los que impactaron más en la decisión de estas agro exportadoras para internacionalizar la palta Hass hacia un mercado tan competitivo como es Estados Unidos. / The objective of this research is to analyze each of the 4 dimensions of the Uppsala model, "recognition of opportunities", "position of the network of contacts", "learning, creation and construction of trust" and "decisions of commitment relationship ", Which are used by agricultural exporters to the United States of Hass avocado in Ica. Thus, finding different variables within these dimensions that are used to achieve the internationalization of Ica's agricultural exporter. The research approach is mixed, it began with a qualitative analysis where the in-depth interview was used as a tool, carried out with 6 experts to be able to validate the most outstanding variables within the 4 dimensions established in Uppsala. Then the quantitative analysis was carried out, where the tool that was used was a survey applied to the 10 agro-exporting companies of Hass avocado belonging to the total population of the investigation. We analyzed the results by applying the factor analysis model, which helped us find profiles of agricultural exporters for each dimension. The results obtained conclude that the dimensions "recognition of opportunities" and "learning, creation and construction of trust" of the Uppsala model are the most influential in the internationalization of the Hass avocado from agro-exporters from Ica. Likewise, it was concluded that the factors "market study in the destination country", "loyal customers", "perfect packaging", "having higher profits" were the ones that had the greatest impact on the decision of these agro-exporters to internationalize Hass avocado towards a market as competitive as the United States. / Tesis
