The Effects of bidding price of the cost equivalent land in reorganization area -Take Kaohsiung county for example

This paper collects the data of bidding Price of the cost equivalent land in Pader reorganization area and Guopi reorganization area, Kaohsiung county. This empirical study applies model of Hedonic price, sets actual accepted bidding price and starting bid price per ping as dependent variables, and selects 11 independent variable to discuss the factors that the cost equivalent land in reorganization area would affect land bidding price and base price. In this research, we found that the accepted bidding price would increase NT$3,918 with the increasing road width per 1 meter. Corner lots have positive effect on both of starting bid price and accepted bidding price. The accepted bidding price of corner lots would be increased NT$19,160, which is 15.5% of average sample price. The positive effect also shows on commercial area; the accepted bidding price of commercial area would increase NT$24,374, which is 19.3% of average sample price. The lands which close to prosperity road have higher price than general area. Hedonic price model of accepted bidding price with the linear function shows that the bidding price of the area which closed to prosperity road would increase NT$58,139, which is 46.1% of average sample price. This research also shows the most significant factors for accepted bidding price are "Road width", "Corner lots", "Zoning Regulation", "Distributions of administrative district", and "Commercial area". On the other hand, the starting bidding prices which are set by government have significant factors on "width-Depth ratio", "corner lots", "Distance from the recent park", "Zoning Regulation", and "Distributions of administrative district. " There are diverse effects and ranges for land price.

The affects of exercise and brain plasticity, discussed in relation to Functional oriented Music Therapy; a theoretical study

<p>Abstract</p><p>This essay examines which role functional oriented music therapy, which is supposed to help sensorimotor development, can have in schools and in health care. To find this out, research about what kinds of effects exercise can have on academic achievements and in recovery from brain injuries has been brought up. The research concerning academic achievements was conducted with school children; some children without difficulties, some with sensory integration problems, and some with motor skill difficulties. In addition to this, research about the brain structure superior colliculus, which lies behind sensory integration, is also brought up.</p><p>The results showed that children who were given more exercise had significantly better scores in academic skills than the children with normal academic education. Thus, it might be reasonable to practise functional oriented music therapy in schools, both as helping general development, but also for children with different types of difficulties.</p><p>The research concerning exercise and injuries has made clear that the adult brain can change via neurogenesis, plasticity and cortical reorganization. These three aspects are important when practicing a skill or when recovering from an injury. Exercise has been shown to affect these three aspects positively and can therefore also aid the recovery from injuries.</p><p>Thus, there seems to be many theoretical aspects supporting the FMT- method. However, the question is if the results of one treatment form can generalize over such a wide range of injuries and defects that the FMT –adepts usually have. It is therefore also discussed if further experiments on the FMT-method could help make it a more effective tool for rehabilitation.</p>

Inconsistent modern tribal government political leadership standards are common throughout Indian Country. There is an urgent need to address the causes and effects of tribal political instability and the root of this instability which lies in the lack of leadership and the absence of a realistic leadership identity, specific to nations like the Northern Cheyenne. The modern concepts of tribal leadership are inconsistent, undefined, and if they do exist these concepts are incompatible with traditional Indian culture, spirituality, and community needs. Traditional Cheyenne concepts of leadership are rooted in the oral tradition and the Cheyenne ceremonial practices.This is a study of the Northern Cheyenne change in leadership concepts and the loss of traditional concepts of leadership during the time after their last armed resistance and before the establishment of the Northern Cheyenne Tribal Constitutional government. The history of Northern Cheyenne Nation is comprised of heroic triumphs and tragedies. Throughout this rich history, there have been spiritual and political leaders who have contributed to the survival of the Northern Cheyenne people. Leadership, from the perspective of the Cheyenne, and the traditional Cheyenne governing system were rooted in spiritual teachings, ceremonies, and sustained through serving the people. These ancient concepts of leadership allowed for stability. These traditional concepts were destroyed through colonization, and this led to political dysfunction.The goal of this study is to first identify the traditional concepts leadership, then identify the significant changes in these concepts of leadership to discuss how these changes have led to the current political instability of the Northern Cheyenne government. What were the major changes in traditional Cheyenne leadership and governance that occurred between 1876 and 1935? How did these changes in traditional leadership and governance occur? What traditional political, spiritual, and economic institutions of the Cheyenne were changed and how were they changed? What was Cheyenne leadership and governance like after the establishment of a reservation and after the establishment of an Indian Reorganization Act (IRA) constitutional government? What can the Northern Cheyenne people expect in the future of tribal leadership and government?

Magistro darbe išanalizuotos organizacijų transformavimo koncepcijos, valdymo struktūrų vystymo, projektavimo procesai ir adaptuoti švietimo įstaigai. Darbe atskleisti pagrindiniai mokyklų struktūrų tobulinimo programos diegimo ypatumai išorinėje ir vidinėje Šiaulių Didždvario gimnazijos, kaip gerosios patirties pavyzdžio, aplinkoje. Tyrimo tikslui pasiekti duomenys analizuojami dviem metodais: kiekybiniu (statistinių duomenų analizė) ir kokybiniu (interviu būdu surinktų duomenų analizė). Tyrime dalyvavo 10 gimnazijos specialistų – ekspertų; programos rezultatų analizei panaudoti 2432 mokyklos dokumentai. Tyrimo ataskaitoje patvirtinama, kad mokyklos valdymo struktūros vystymas tobulina organizavimo funkcijos įgyvendinimo procesą įstaigoje. Diagnozavus pasirengimo programos įgyvendinimui eksperimentinėse mokyklose problemas, išanalizavus pagrindinius programos diegimo ypatumus išorinėje ir vidinėje švietimo organizacijos aplinkoje, remiantis mokyklų ekspertų nuomonėmis pateiktas mokyklos struktūros kaitos valdymo modelis, kuris gali būti taikomas ir kitose šalies mokyklose valymo struktūrų kaitos procesui įgyvendinti. / This Master‘s work presents analysis of organization transformation conceptions, management structure development, the process of designing. All these theoretical aspects were adaptated to educational institution. In this work the key aspects of implementation of school structure improvement program in the external and internal environment of an educational Šiauliai Didždvaris gymnasium, in case of sample of good experience, are provided. In order to achieve the aim, data has been analyzed in two methods: quantitative analysis (analysis of statistical data) and qualitative analysis (analysis of interview data). Ten experts of gymnasium participated in the research; 2432 school documents were The findings of the research confirm the need to develop the school management structure, which improve the implementation process of school organization function. Having identified the preparation problems of the program implementation in experimental schools, having analyzed the key features of the program implementation in the external and internal environment of an educational institution, referring to school experts opinions it becomes possible to design the change management model of school organizational structure. This model is suitable for applying in implementation and monitoring of the changing process in all schools throughout the country has not been realized.

[pt] O aumento na freqüência de divórcios tem levado especialistas a estudar, cada vez mais, os reflexos deste evento no sistema familiar e na vida de cada um dos membros da família. Em uma perspectiva sistêmica, entende-se que o divórcio é um momento de crise no sistema familiar, e que exige uma reorganização e uma renegociação de fronteiras. Por outro lado, em uma perspectiva psicanalítica de casal e família, o luto da dissolução da identidade conjugal deve ser elaborado, uma vez que deve haver um desinvestimento libidinal. A criança, como parte do núcleo familiar, passa por estas transformações e deve também se adaptar. Mas de que modo ela absorve as informações que são passadas a ela? De que forma ela compreende as mudanças que estão ocorrendo? Qual a sua percepção sobre o relacionamento dos pais, passados alguns anos da separação dos mesmos? Foi na tentativa de compreender um pouco melhor estas questões que este trabalho foi concebido. Realizou-se um estudo de campo, no qual foram entrevistadas dez crianças, na faixa etária entre 9 e 12 anos, e cujos pais estivessem separados há, pelo menos, dois anos. Dentre os resultados da pesquisa, encontrou-se uma tendência nos pais, de acordo com a perspectiva das crianças, de buscar uma forma de interagir, colocando os filhos em foco, mantendo um bom relacionamento. Apesar disto, em outros casos, as crianças percebem que os pais têm dificuldades para negociar e chegar a novos acordos, vivendo em constantes conflitos ou evitando contato com o ex-cônjuge. / [en] The increase of divorce rates made specialists study the reflexes that this event has for the family system and for each family member. In a systemic perspective, it’s understood that the divorce happens like a crisis, demanding reorganization and border renegotiation from the family system. In a family and couple psychoanalytic perspective, the family must grieve the end of the relationship and reinvest the libido. Children, as a part of the family, also have to adapt to the changes. But, in which way they understand the information that is given to them? How they comprehend all the changes that are happening? What’s their perception about the parental relationship, a few years after the divorce? This study is an attempt to clarify a little more each of these questions. A field research was made, in which ten children – who had their parents divorced for, at least, two years –, that had from nine to twelve years old, were interviewed. Between the results, it was found that, according to the children’s perspective, parents are trying to find a way to interact, putting children first, maintaining a cooperative relationship with the ex-partner. In other cases, children perceive that their parents are experiencing difficulties to negotiate and to find new ways to relate. In these cases, the former spouses live in constant conflicts, or avoid any kind of contact with each other.
