A Study of Resource-Based Market Entry Strategies in the Hotel Industry

The hospitality industry has experienced significant changes in its competitive environment over the past 30 years, driven by the growth of alternative accommodations, the widespread use of the internet for searching and booking accommodations, and the adoption of asset-light business models. In this new competitive landscape, hospitality firms struggle to gain a competitive advantage, particularly as they lack rare and inimitable resources, which are considered crucial for achieving competitive advantage according to resource-based view literature. This dissertation explores three sets of strategies that enable hotel firms to attain a competitive edge despite their resources being non-rare and easily imitated by competitors. The first essay examines the potential for hotel firms to benefit from competitors' resources by co-locating with them. Although this strategy has been widely studied in organizational research, recent developments in the competitive market, such as internet adoption and the growth of short-term leases, have not been considered. Evidence suggests that internet adoption decreases the likelihood of low-level hotels entering markets with high-level hotels and negatively moderates the positive effect of branded hotels on independent hotels' performance, as well as nullifying the effect of low-level hotels on high-level hotels' performance. Additionally, short-term leases impact hotels' decisions and performance, as hotels tend to avoid co-locating with short-term leases with similar price points, and short-term leases can appropriate positive agglomeration externalities created by high-level hotels. The second essay investigates whether hotels can outperform competitors by gaining an advantage in resource appropriation through entering the market with a dual-branded hotel. Results indicate that a competitive advantage is achieved when at least one brand in the composition possesses better resources than competitors. Lastly, the third essay concentrates on the potential for hotels to leverage tacit knowledge transmission to increase the difficulty for competitors to imitate them. Findings reveal that the closer a hotel or short-term lease is to the nearest accommodation managed by the same hotel management company or host, the higher the chances of achieving a competitive advantage. Moreover, short-term leases can base their competitive advantage on idiosyncratic knowledge transferred from the platform, and they can compete in size with incumbent hotels if they have a high concentration of ownership in the market. / Doctor of Philosophy / The lodging industry has undergone numerous changes in the past 30 years, with the widespread adoption of the internet, the growth of the short-term lease market, and the implementation of asset-light strategies significantly impacting how hotels compete locally. This dissertation examines various market-entry strategies that can enable hotel firms to achieve a competitive advantage in local markets. The first essay explores the advantages of co-locating with competitors. Results indicate that previously identified benefits, such as reduced search costs for customers leading to higher performance for clustered competitors, have been diminished or nullified by the extensive use of the internet for searching and booking hotels. Independent hotels may still gain agglomeration advantages by co-locating with branded hotels, but the benefits are substantially reduced due to internet usage. Furthermore, the presence of different levels of short-term leases in the market affects hotels' entry patterns, which tend to diverge from short-term leases. Additionally, low-level short-term leases tend to capture agglomeration benefits created by high-level hotels, resulting in decreased performance for low-level hotels. The second essay investigates the optimal strategy for entering the market with a dual-branded hotel. Results show that, overall, adopting a vertically diversified strategy (i.e., where one of the two brands in the composition is of a higher class compared to the other) is preferable, with the higher class above the market's average class and the lower class below it. Conversely, the least effective strategy is to adopt a vertically diversified approach where both brands are below the market's average class. The third essay examines knowledge sharing among hotels and short-term leases managed by the same hotel management company or short-term lease host. Findings suggest that accommodations should be located near other properties managed by the same entity to facilitate operating knowledge transmission through face-to-face interactions, coordination among units, and the easy transfer of key personnel. Additionally, the study found that hotels should carefully consider entering a market with a high concentration of short-term lease ownership, as a higher concentration of short-term leases owned by the same host leads to lower hotels' RevPAR in the market.

Ecological and Aesthetic Factors' Preferences of Urban Riparian Corridor in ‎Arid Regions: A ‎Visual Choice Experiment

The aim of this study is to examine the public preferences for urban riparian corridors in arid ‎regions, by testing to what extent people are willing to trade-off unmaintained ecological ‎landscape for aesthetics offered by specific micro and ‎macro environmental factors. Landscape ‎design reflects ecological and aesthetic values, and trade-offs are often made ‎between the two in ‎‎practice. In arid regions, water scarcity means riparian corridors are the ‎richest landscape ‎typology and the only ‎blue-green links for hundreds of miles. Pressure from ‎urbanization and ‎lack of eco-literacy contribute to negative ‎feedback loops which present dire ‎challenges for ‎migrating avifauna and regional wildlife. Regarding natural ‎resources and ‎biodiversity, where ‎multiple deliverable ‎ecosystem services rely on the quality and health of that ‎‎ecosystem, riparian ‎systems with high biomass are more desirable. Although this can be ‎achieved with low or no ‎‎maintenance riparian buffers, these unmaintained ecological landscapes ‎play an intrinsic role in ‎sustaining the ‎global ecosystem services and are important for the survival of the inhabitants ‎‎(avifauna). Ecological ‎landscapes are often subjected to trade-offs with aesthetic ‎landscapes that ‎include micro and ‎macro environmental factors such as manicured landscapes. It is accepted that ‎‎there is a ‎preference for aesthetics in landscape design; however, it is unclear how laypeople ‎prioritize ‎aesthetics ‎over different ecological factors in landscape scenes. This study uses a ‎Discrete Choice ‎Experiment (DCE) to elicit the ‎preferences of current or pretendant residents of ‎Jeddah City, Saudi Arabia for multiple landscape scenes. The method ‎combines ecological ‎landscape characteristics adopted from ‎the QBR index that are found in the study area in Jeddah ‎and aesthetic ‎characteristics, such as micro and macro environmental factors that are commonly ‎suggested in landscape design projects adapted from relevant visual preference studies (Alsaiari, ‎‎2018; Kenwick et al., 2009; Kuper‎ ‎,‎2017; Zhao et al., 2017). ‎DCE is a widely used method to ‎reveal preferences by analyzing the trade-offs people make ‎between ‎alternatives. Participants in ‎this study were exposed to a set of designs, which included ‎various configurations of ‎aesthetic ‎and ecological elements. Participants' choices revealed the influence of their ecological and ‎‎aesthetic values. Results show that minimal design interventions would prevent trading off the ‎ecological unmaintained landscape and that there are four subgroups with distinct homogeneous ‎preferences for the attributes affecting the appeal for the urban riparian corridor in Jeddah City. ‎Finally, results show that even though there are significant differences between subgroups based ‎on preferences, the demographic information is proportionally distributed in a way the means ‎differences diminish between the subgroups. ‎Findings in this study will equip ‎decision-makers ‎with operational definitions relating to riparian ‎landscape design and a method ‎that they can use ‎to minimize losses in ecological value over aesthetic value. This study will help‎ ‎researchers and ‎landscape architects advance visual preference research further into the domain ‎of empirical ‎‎studies.‎ ‎ / Doctor of Philosophy / Landscape architecture is a profession that entails planning and design outdoor spaces, ‎‎landmarks, and ‎structures to improve the built environment and increasing the quality of ‎‎people's lives by achieving ‎environmental, social, economic, and aesthetic outcomes‎. The ‎profession often reflects ecological and ‎aesthetic values, and trade-offs are often made ‎between ‎the two in ‎practice. These ecological values ‎represent environmental characteristics that are ‎important for the survival of wildlife (protected path ‎and safe habitat) and the overall ecosystem ‎‎(every being has a role that sustain the health of the ‎environment). Culturally, human is ‎accustomed to a slick-and-clean (tamped) looking plant within urban ‎developments (i.e., ‎neighborhoods). An example of the trade-off that often happen in practice between ‎the ‎ecological and aesthetic values is replacing an ecologically unmaintained plants that play ‎important ‎ecological role (i.e., wildlife habitat) with clean tamped plants to increase the value of ‎a real estate. Due ‎to the uncertainty surrounding people's acceptance of the features of these ‎ecological unmaintained ‎plants, especially when it entails introducing ecological riparian ‎landscape attributes within ‎neighborhoods for the first time, this dissertation focuses on both ‎assessing ecological elements ‎preferences within an urban arid region in Jeddah, Saudi Arabia ‎and assessing the extent to which ‎advanced analytical methods are capable of providing a better ‎understanding of ecological riparian ‎landscape attributes preference differences among a ‎seemingly homogenous sample of participants. ‎The increasing usage of manipulated images in ‎choice tasks inspired this dissertation. The results of the ‎study demonstrate that among the ‎relatively homogenous sample of participants that was recruited, ‎four significant preference ‎patterns have emerged, which could be used to describe and predict ‎preference for ecological ‎riparian landscape attributes and choice with great accuracy. The dissertation ‎also investigates ‎policy implications that might be beneficial in creating a ‎physical environment that ‎match public ‎preferences. ‎It also offers research implications and recommendations for landscape ‎architects ‎and urban designers on how to employ visual choice experiments, which have been well-‎‎developed in other research field

<p dir="ltr">The objective of this research was to evaluate the impact of salespeople’s characteristics on their sales process. A cluster analysis procedure was used to develop a segmentation of business-to-business salespeople. The segments were developed by seven variables that describe the percentage of time salespeople spend on specific selling activities: prospecting, building trust/ relationship, probing, presenting products/ services, handling objections, negotiating/ obtaining commitment, and service/ follow-up.  The result indicated the presence of three clusters: customer-focused, sales-focused, and balance segments.  Differences across these segments have essential implications on the choice of sales strategy. </p>

不動產證券化可行性之研究 摘要 為解決傳統不動產投資困境,將不動產投資方式由固定的資產形式轉變為證券型態的概念,而有不動產證券化(Real Estate Securitization)的產生。國內主要的不動產證券化模式分為不動產投資信託(Real Estate Investment Trust)與不動產資產信託(Real Estate Asset Trust),這兩種模式未來市場供需面實際運作的可行性為何,將是不動產證券化制度成功與否的重要關鍵。 本研究先從需求面投資者的角度切入,透過問卷調查資料,運用Logit模型探討證券化可行性因素對於投資者購買不動產受益證券的影響。實證結果發現,一般投資者認為受益證券的市場流通性、分散風險的重要性愈高,以及預期報酬率愈高,其購買不動產受益證券的可能性愈高;在總體因素方面,對於未來證券市場情況愈樂觀,以及房地產市場情況愈樂觀,其購買受益證券的機率將愈高;法人投資者則認為分散風險的重要性愈高,以及該法人機構主要投資工具的種類愈多,其購買不動產受益證券的機率愈大。 以供給面不動產持有者財務上的可行性而言,其財務目標在追求自身的ROE極大化,因此不動產持有者將視各項風險來源對於投資報酬的影響,決定是否運用證券化投資方式。模擬分析結果發現,除了不動產持有者本身的財務結構限制與不動產經營能力之外,在個別考量委託成本風險與開發風險的情況下,其對於不動產持有者ROE的影響較小,但營運風險相較於其他風險來源,對於不動產持有者ROE的影響較大;綜合各項風險來源同時納入考量時,發現不動產持有者自有資金比例愈低,其運用證券化方式的ROE較高,但變動的幅度也較大。此一實證與模擬分析結果,對於未來國內不動產證券化實際運作,可提供政府、業者及一般投資大眾作為決策參考。 關鍵字:不動產證券化、不動產投資信託、不動產資產信託、Logit模型、蒙地卡羅模擬 / A Feasibility Study of Real Estate Securitization in Taiwai Abstract By transforming real assets into securities , real estate securitization is created to solve the liquidity problem of real estate investment. The real estate securitization system in Taiwan is divided into two types - Real Estate Investment Trust and Real Estate Asset Trust. Whether the real estate securitization system succeeds or not is based on the feasibility of the market operation in practice. On the demand side, this research uses Logit model to analyze the impact of the feasibility of the real estate securitization system on the investors’ behavior of buying beneficiary certificates by sampling from intuitional investors and individual investors. The empirical results show that the individual investors emphasize on liquidity, divergence, and expected return. In addition, the probability of buying real estate beneficiary certificates increases with the degree of their optimistic expectation on both the stock and the real estate markets. However, the institutional investors regard the divergence of portfolios and investment instruments as the main factors of their buying those certificates. On the supply side, given the financial objective of ROE maximum, the owners of the real estate will review all of impacts of risk on return of investment before their decision to take the way of securitization. In addition to the financial structure and the management ability of the owners, the results of Monte Carlo simulation on the effect of real estate securitization also reveal that: a. There is little influence on the ROE of the owners’ real assets while taking trust cost risk and land development cost risk into consideration. b. The influence of operation risk on ROE is more than that of other risks. c. Lower the proportion of capital, higher the ROE and bigger the variation of the ROE are. The results of empirical analysis can be a reference of decision making for Government, trust industry, and investors in the real estate security market operation. Revisiting optimization algorithms for maximum likelihood estimation

Parmi les méthodes d’estimation de paramètres de loi de probabilité en statistique, le maximum de vraisemblance est une des techniques les plus populaires, comme, sous des conditions l´egères, les estimateurs ainsi produits sont consistants et asymptotiquement efficaces. Les problèmes de maximum de vraisemblance peuvent être traités comme des problèmes de programmation non linéaires, éventuellement non convexe, pour lesquels deux grandes classes de méthodes de résolution sont les techniques de région de confiance et les méthodes de recherche linéaire. En outre, il est possible d’exploiter la structure de ces problèmes pour tenter d’accélerer la convergence de ces méthodes, sous certaines hypothèses. Dans ce travail, nous revisitons certaines approches classiques ou récemment d´eveloppées en optimisation non linéaire, dans le contexte particulier de l’estimation de maximum de vraisemblance. Nous développons également de nouveaux algorithmes pour résoudre ce problème, reconsidérant différentes techniques d’approximation de hessiens, et proposons de nouvelles méthodes de calcul de pas, en particulier dans le cadre des algorithmes de recherche linéaire. Il s’agit notamment d’algorithmes nous permettant de changer d’approximation de hessien et d’adapter la longueur du pas dans une direction de recherche fixée. Finalement, nous évaluons l’efficacité numérique des méthodes proposées dans le cadre de l’estimation de modèles de choix discrets, en particulier les modèles logit mélangés. / Maximum likelihood is one of the most popular techniques to estimate the parameters of some given distributions. Under slight conditions, the produced estimators are consistent and asymptotically efficient. Maximum likelihood problems can be handled as non-linear programming problems, possibly non convex, that can be solved for instance using line-search methods and trust-region algorithms. Moreover, under some conditions, it is possible to exploit the structures of such problems in order to speedup convergence. In this work, we consider various non-linear programming techniques, either standard or recently developed, within the maximum likelihood estimation perspective. We also propose new algorithms to solve this estimation problem, capitalizing on Hessian approximation techniques and developing new methods to compute steps, in particular in the context of line-search approaches. More specifically, we investigate methods that allow us switching between Hessian approximations and adapting the step length along the search direction. We finally assess the numerical efficiency of the proposed methods for the estimation of discrete choice models, more precisely mixed logit models.

Analyse du comportement hétérogène des usagers dans un réseau

Le nombre important de véhicules sur le réseau routier peut entraîner des problèmes d'encombrement et de sécurité. Les usagers des réseaux routiers qui nous intéressent sont les camionneurs qui transportent des marchandises, pouvant rouler avec des véhicules non conformes ou emprunter des routes interdites pour gagner du temps. Le transport de matières dangereuses est réglementé et certains lieux, surtout les ponts et les tunnels, leur sont interdits d'accès. Pour aider à faire appliquer les lois en vigueur, il existe un système de contrôles routiers composé de structures fixes et de patrouilles mobiles. Le déploiement stratégique de ces ressources de contrôle mise sur la connaissance du comportement des camionneurs que nous allons étudier à travers l'analyse de leurs choix de routes. Un problème de choix de routes peut se modéliser en utilisant la théorie des choix discrets, elle-même fondée sur la théorie de l'utilité aléatoire. Traiter ce type de problème avec cette théorie est complexe. Les modèles que nous utiliserons sont tels, que nous serons amenés à faire face à des problèmes de corrélation, puisque plusieurs routes partagent probablement des arcs. De plus, puisque nous travaillons sur le réseau routier du Québec, le choix de routes peut se faire parmi un ensemble de routes dont le nombre est potentiellement infini si on considère celles ayant des boucles. Enfin, l'étude des choix faits par un humain n'est pas triviale. Avec l'aide du modèle de choix de routes retenu, nous pourrons calculer une expression de la probabilité qu'une route soit prise par le camionneur. Nous avons abordé cette étude du comportement en commençant par un travail de description des données collectées. Le questionnaire utilisé par les contrôleurs permet de collecter des données concernant les camionneurs, leurs véhicules et le lieu du contrôle. La description des données observées est une étape essentielle, car elle permet de présenter clairement à un analyste potentiel ce qui est accessible pour étudier les comportements des camionneurs. Les données observées lors d'un contrôle constitueront ce que nous appellerons une observation. Avec les attributs du réseau, il sera possible de modéliser le réseau routier du Québec. Une sélection de certains attributs permettra de spécifier la fonction d'utilité et par conséquent la fonction permettant de calculer les probabilités de choix de routes par un camionneur. Il devient alors possible d'étudier un comportement en se basant sur des observations. Celles provenant du terrain ne nous donnent pas suffisamment d'information actuellement et même en spécifiant bien un modèle, l'estimation des paramètres n'est pas possible. Cette dernière est basée sur la méthode du maximum de vraisemblance. Nous avons l'outil, mais il nous manque la matière première que sont les observations, pour continuer l'étude. L'idée est de poursuivre avec des observations de synthèse. Nous ferons des estimations avec des observations complètes puis, pour se rapprocher des conditions réelles, nous continuerons avec des observations partielles. Ceci constitue d'ailleurs un défi majeur. Nous proposons pour ces dernières, de nous servir des résultats des travaux de (Bierlaire et Frejinger, 2008) en les combinant avec ceux de (Fosgerau, Frejinger et Karlström, 2013). Bien qu'elles soient de nature synthétiques, les observations que nous utilisons nous mèneront à des résultats tels, que nous serons en mesure de fournir une proposition concrète qui pourrait aider à optimiser les décisions des responsables des contrôles routiers. En effet, nous avons réussi à estimer, sur le réseau réel du Québec, avec un seuil de signification de 0,05 les valeurs des paramètres d'un modèle de choix de routes discrets, même lorsque les observations sont partielles. Ces résultats donneront lieu à des recommandations sur les changements à faire dans le questionnaire permettant de collecter des données. / Using transportation roads enables workers to reach their work facilities. Security and traffic jam issues are all the more important given that the number of vehicles is always increasing and we will focus on merchandise transporters in this study. Dangerous items transportation is under strict control as it is for example forbidden for them to be carried through a tunnel or across a bridge. Some transporters may drive a vehicle that has defects or/and they may be ta\-king some forbidden roads so as to reach their destination faster. Transportation of goods is regulated by the law and there exists a control system, whose purpose is to detect frauds and to make sure controlled vehicles are in order. The strategic deployment of control resources can be based on the knowledge of transporters behaviour, which is going to be studied through their route choice analysis. The number of routes can be unbounded especially if we consider loops, which leads to a complex problem to be solved. We can also mention issues closely related to route choice problem using discrete choice models such as correlation between routes sharing links and point out the fact that human decision process is not considered something easy. A route choice problem can be modelled based on the random utility theory and as a consequence we will focus on the discrete choice models. We are going to use such model on the real road network of Quebec and we will derive an expression of the probability, for a transporter, to pick one route. We are going to explain the way we did our study. It started first by doing a data description job as we are convinced this is a step that will help other analysts to have a clear view of the data situation. Some data are network related and the corresponding attributes collected will be used to model the road network of Quebec. We will use some attributes to explain the utility function, which leads to the definition of the function that gives the probability that a user takes a given route. Once this function is fully specified, the behaviour study can be done, except that we have a set of observations that are absolutely incomplete. When observations are a gathering of data collected during a road control, the information they provide us is not enough and thus, the parameters estimation will fail. We might seem blocked but in fact, we brought the idea of using simulated observations. We are going to estimate model parameters with firstly complete observations and in order to imitate the real conditions, we then are going to use partial observations. This constitutes a main challenge and we overcome it by using the results presented in (Bierlaire et Frejinger, 2008) combined with those from (Fosgerau, Frejinger et Karlström, 2013). We will demonstrate that even though the observations used are simulated, we will deliver conclusions that can be useful for road network managers. The main results we provide in this work is that estimation can be done with a 0,05 signification level on real road network of Quebec, while the observations are incomplete. Eventually, our results should motivate network managers to improve the set of questions they use to collect data as it would help them to strengthen their knowledge about the merchandise transporters and hopefully, the decision process will lead to optimized resource deployments.

本研究著眼於台灣經濟轉型、中國經濟的崛起與台灣企業組織的變化,從台灣企業集團的總部設立、跨界投資的區位選擇及在地再投資三個面向進行討論,期望在既有的研究基礎上,就台灣廠商在兩岸投資區位佈點的考量提出完整性的觀察,並強化既有的研究。 首先,以台灣1000大製造業為研究樣本,選擇包括純辦公室使用、研發設計、台商一千大、跨國生產網絡、外資企業、員工人數、資本總額、知識密集型、傳統型製造業等變項分別代表總部功能、跨界治理能力及企業屬性三大類變數,透過二元羅吉特模型以及集群分析方法,探討台灣企業在首都、都會區以及生產性服務業及創新氛圍同質性地區的總部設立區位選擇行為。實證的結果發現,代表企業屬性變數的資產總額、員工人數和產業別明顯影響台灣製造業廠商在首都設立總部的區位選擇,而總部功能為純辦公室使用或設有研發機構者更傾向將總部設立於首都或都會區,跨界治理能力的影響則未能獲得證實。另外,過去國內在研究企業總部地點選擇研究上較少從創新氛圍角度出發,而本研究實證的結果發現,台灣製造業廠商企業總部的區位選擇不僅受到地區生產性服務業的影響,也受到地區創新氛圍的影響。 在跨界投資區位選擇部分,本研究以台灣250大企業集團中的知識密集型製造業集團為研究對象,以台灣、環渤海地區、長江三角洲地區、珠江三角洲地區為研究場域,選擇企業特性與投資區位條件變數,並以多項羅吉特模型進行實證分析。其中,企業特性變數為產業類別、投資經驗、投資時間等三項因子,而投資區位條件則有勞工薪資、市場規模、區域創新強度及外資投資強度等因子。實證結果發現,代表經濟發展階段的投資時間變項確實會影響企業集團的區位選擇行為,產業的類別不同其區位選擇也會不同,先前的投資經驗雖然影響區位選擇。但是與過去研究不同的是,本次實證發現對台灣企業來說面對相似而且鄰近的市場,進入新市場的動機可能比過去的投資經驗來得重要的多,同時投資區位條件亦會影響區位選擇行為。另外,過去較少直接連結廠商生產面的區域創新能力亦明顯影響企業集團的區位選擇,因此本研究認為區域創新活動對於跨國企業在地化取得知識及技術亦具有相當重要的意義。 在地再投資部分以台灣製造業1000大廠商中知識密集型製造業為研究對象,並以工業地域觀點所劃分的台灣地區北、中、南三大區域為研究場域,選擇包括在台投資經驗、總部區位、第一次投資決策、路徑依循等企業廠商組織決策之屬性變數,以及包含區域中科學園區的設立、產業專業化係數、雜異化指標等區域環境變數,透過多項羅吉特模型進行實證分析。實證的結果發現,總部區位確實影響後續再投資的工廠區位選擇,第一次的投資決策經驗對於第二次投資的區位選擇行為影響比總部區位的影響明顯,代表時間演進而產生路徑相依的地區經濟型態差異變項也確實會影響區位選擇行為。而當區域內科學園區的發展相較未臻成熟時,其區域的賦能仍不足以吸引企業廠商進駐,至於台灣企業的再投資區位選擇基於對區域特性的了解較偏好區域內工業地域的地方化經濟,而不偏好區域內工業地域的都市化經濟。 / Stressed on the Taiwanese economical transition, the up-rising of Chinese economy and the change of Taiwanese enterprise organization as well as based on the past research, this study explores the factors affecting location selection behavior of Taiwanese firms across Taiwan Strait from three aspects including the establishment of enterprise headquarter, cross-border investment and local re-investment. On the establishment of enterprise headquarter, the top 1000 manufacturing firms in Taiwan were sampled and some factors were analyzed including office type, R&D, multinational production network, foreign enterprise, number of employee, total asset, knowledge-intensive business, and traditional manufacturing firms. However, these factors could be classed into three fields: headquarter function, cross-border management ability and firm characteristics. Then, the location selection behavior of Taiwanese enterprise headquarter was examined by the techniques of binary logit model and cluster analysis technique among capital area, urban area and homogenous area with productive service industry and innovation-based cluster. The results of empirical analysis show that the factors represented firm characteristics including total asset, number of employee and enterprise type significantly affected the location selection of Taiwanese enterprise headquarter. Furthermore, it is also verified that the enterprise headquarter had been established in capital or urban area if the headquarter was provided with R&D or simply used as office, but the effect of cross-border management upon headquarter establishment is insignificant. The effect of innovation-based cluster upon location selection of enterprise headquarter is seldom studied in the past. However, according to empirical results in this study, they show that location selection of Taiwanese enterprise headquarter is affected not only by local Productive Service industry but also by regional innovation-based cluster. On the location selection of cross-border investment, this study focused on the area of Taiwan, Bohai Economic Rim, Yangtze River Delta and Pearl River Delta. The top 250 Taiwanese enterprise groups were taken into consideration, and the multinomial Logit model was adopted for empirical analysis in which firm characteristics and location conditions were chosen as research variables. Where, firm characteristics contained industrial type, investing experience and investment time, and location conditions included labor cost, market scale, regional innovation intensity and foreign investment intensity. The empirical results indicate that industrial type and investment time significantly affect the selection of investment locations. In contrast, investment experience only slightly influences the selection of investment locations. In addition, we find that entrepreneurial motivation to enter new markets may be much more influential than prior location investment experiences for Taiwanese enterprises functioning within similar markets. Regional differences shaping investment conditions in Taiwan and mainland China also affect the selection of investment locations. Our analysis shows a particularly strong linkage between regional innovation capacity and the selection of investment locations. This implies that regional innovation capacity plays a very important role in the selection of investment locations for multinational enterprises On local re-investment, the top 1000 knowledge-intensive manufacturers in Taiwan were the samples divided by region into the northern, central and southern Taiwan groups by administrative region. The factors affecting organizational decisions were the attribute variables, including Taiwan investment experience, headquarters location, first investment experience and path dependence; and the factors affecting location selection were the regional environment variables, including regional science park status, industry specialization coefficient and Hirschman-Herfindahl index (HHI). The multinomial Logit model was used for empirical analysis, and the results show that the headquarters location affects plant location selection in re-investment, and the first investment experience has a more significant effect on the plant location selection in the second investment than the headquarters location, suggesting that the path-dependent heterogeneity in regional economic style developed over time affects location selection. Also, the immaturity of regional science parks affects plant location selection when regional empowerment cannot attract enterprises. Lastly, Taiwanese enterprises prefer regions with localized economies to regions with urbanized economies for plant location selection.

Revisiting optimization algorithms for maximum likelihood estimation

Parmi les méthodes d’estimation de paramètres de loi de probabilité en statistique, le maximum de vraisemblance est une des techniques les plus populaires, comme, sous des conditions l´egères, les estimateurs ainsi produits sont consistants et asymptotiquement efficaces. Les problèmes de maximum de vraisemblance peuvent être traités comme des problèmes de programmation non linéaires, éventuellement non convexe, pour lesquels deux grandes classes de méthodes de résolution sont les techniques de région de confiance et les méthodes de recherche linéaire. En outre, il est possible d’exploiter la structure de ces problèmes pour tenter d’accélerer la convergence de ces méthodes, sous certaines hypothèses. Dans ce travail, nous revisitons certaines approches classiques ou récemment d´eveloppées en optimisation non linéaire, dans le contexte particulier de l’estimation de maximum de vraisemblance. Nous développons également de nouveaux algorithmes pour résoudre ce problème, reconsidérant différentes techniques d’approximation de hessiens, et proposons de nouvelles méthodes de calcul de pas, en particulier dans le cadre des algorithmes de recherche linéaire. Il s’agit notamment d’algorithmes nous permettant de changer d’approximation de hessien et d’adapter la longueur du pas dans une direction de recherche fixée. Finalement, nous évaluons l’efficacité numérique des méthodes proposées dans le cadre de l’estimation de modèles de choix discrets, en particulier les modèles logit mélangés. / Maximum likelihood is one of the most popular techniques to estimate the parameters of some given distributions. Under slight conditions, the produced estimators are consistent and asymptotically efficient. Maximum likelihood problems can be handled as non-linear programming problems, possibly non convex, that can be solved for instance using line-search methods and trust-region algorithms. Moreover, under some conditions, it is possible to exploit the structures of such problems in order to speedup convergence. In this work, we consider various non-linear programming techniques, either standard or recently developed, within the maximum likelihood estimation perspective. We also propose new algorithms to solve this estimation problem, capitalizing on Hessian approximation techniques and developing new methods to compute steps, in particular in the context of line-search approaches. More specifically, we investigate methods that allow us switching between Hessian approximations and adapting the step length along the search direction. We finally assess the numerical efficiency of the proposed methods for the estimation of discrete choice models, more precisely mixed logit models.

台北捷運聯合開發住宅選擇行為與旅運行為之研究 / The research of Taipei MRT joint development of residential choice behavior and travel behavior

近年來,國內有許多研究提倡大眾運輸導向發展 (Transit Oriented Development)的理念,政府也大力推動大眾運輸系統的建設,其中最為重要的是捷運的建設,在台北都會區,捷運路網的建設正逐步完成,與捷運建設息息相關的捷運聯合開發(Transit Jointed Development)也隨之蓬勃發展,同時,捷運聯合開發亦是我國推動大眾運輸導向發展普遍的作法之一。目前台北都會區目前共有82處聯合開發基地,已完工基地有35處,可容納6,317個家戶,以及755,773.69帄方公尺樓地板面積,對於減緩日益嚴重的都市住宅問題,有一定程度的幫助。但在規劃聯合開發住宅時,聯合開發住宅在不同類型、特性之捷運場站中,將面臨到許多問題,如:純住宅型態或住商混合型態較能符合民眾之需求?哪些家戶會選擇聯合開發住宅?又其家戶類型以及選擇原因為何?這些問題如何解決,係本研究欲探討之內容,因此,本研究以台北捷運聯合開發已完工且辦理租售作業之開發基地作為研究對象,並篩選出9處聯合開發基地進行實證研究,透過問卷調查的方式,瞭解民眾之聯合開發住宅選擇行為與旅運行為,並透過二項與多項羅吉特模型,探討影響民眾聯合開發住宅選擇行為之影響因素。 實證結果發現,在旅運行為方面,聯合開發住宅住戶之大眾運輸使用率大幅增加,在通勤時間與花費方面,通勤時間與花費均減少。除此之外,聯合開發住宅住戶之汽車持有率與使用頻率均大幅減少。在家戶特性方面,捷運聯合開發住宅住戶之家戶規模普遍較小,且家計負責人之年紀普遍較為年輕,進一步形成其他特性,如:就學人口比例較低、家戶月收入較低等。在影響因素方面,家戶規模、住宅帄均單價、住宅規模對民眾選擇不同類型之聯合開發住宅有顯著影響。最後依據實證結果,建議未來聯合開發住宅之規劃應加入TOD的規劃原則,對於聯合開發住宅之坪數、商業面積,應依捷運場站之類型進行調整,使聯合開發住宅之效益達到最大。 / In recent years, there are many researches promote the idea of the transit-oriented development. The government also vigorously promotes this infrastructure projects. One of the most important projects is the development of the MRT system. In Taipei metropolitan area, while the construction of the MRT network is gradually completed, the transit jointed dvelopment is also flourishing. Moreover, transit jointed development is the most common way in order to promote TOD. Currently, there are 82 Transit Jointed Development bases in Taipei metropolitan area. 35 of the bases have already completed, which can accommodate 6,317 household with 75,577,369 square meters of floor area. It certainly will help to alleviate the problem of urban housing. However, in planning of the Jointed Residential Development, it will face many problems due to the different types of characteristics of the MRT station. For example, which households will choose a jointed development dewilling? What is the reason of choosing jointed development dewilling? How to solve these problems? These are the contents of the study. Therefore, in this study, we target the bases that have already been completed and applied for rental operations in transit jointed development as the research object, and select 9 of them for the empirical research. In order to understand people’s choice behavior in jointed development dewilling, we use survey as a method, and explore the factors that affect people’s choice behavior by applying Binary Logit and Multinomial Logit Models. The results of empirical research show that households in the jointed development dewilling increase their public transport usage and reduce their commuting time and costs. In addition, their car ownership rate and frequency of use are significantly reduced. In the aspect of household characteristics, the households in the jointed development in the household scale are generally small and relatively young age of the householder. Those characteristics are going to further the formation of the other features, such as: the lower the proportion of student population and lower income households. Impact factors, such as the size of the household, the average residential price, residential scale on the people choose different types of joint development dewilling have a significant effect. Finally, according to the empirical results, it is recommended that the TOD should be added to the planning principle of the future Joint Residential Development. For the Jointed Residential Development, the size of house and commercial area should be adjusted along with the MRT in order to maximize the efficiency.
