Vady a poruchy rezidenčních nemovitostí z pohledu tepelné techniky a jejich možný dopad na cenu nemovitosti / Faults and Defects of Residential Real Estate from the Point of View of Thermal Technique and their Possible Impact on the Value of the Real Estate

This master’s thesis deals with issues of faults and defects of building structures in residential real estate in terms of thermal technique. This thesis deals with their possible impact on the value of a residential real estate. In the theoretical part of this thesis, properties and quantities, which are used for an assessment of the building structures according to legislature, are described. Assessments of the steady state temperature are described closely. The thesis mentions usual sources and causes of faults and defects, which frequently occur. The possibilities of the non-destructive assessment of structures are also described. The reparability of faults or defects is related to the influence on the price of real estate. The practical part of the thesis deals with the value of a dwelling in an apartment house, which is affected by a fault manifesting surface condensation. An analyzed technical cause of this fault is described. Possible ways of remedying are shown, including the quantification of costs. The apartment is appraised in a faultless condition and afterwards the probable impact of this fault on the price of apartment is determined.

Inledning: Studien har sin utgångspunkt i ett praktisk problem på Södra Skogsägarna angående en upplevd svårighet att bedöma hållbara investeringar. Att göra investeringar med hållbarhetshänsyn har blivit allt vanligare vilket kan bero på den ökade uppmärksamheten kring ämnet. Södras verksamhet präglas av en mängd investeringar vilka är betydelsefulla för företagets framtid och överlevnad. Syfte: Syftet med studien är att definiera och kartlägga vad hållbara investeringar är. Författarna ska även analysera Södras investeringsbedömning och hur de hanterar hållbarhetsaspekter i den. Studien ska bidra till att ge ett förslag på hur företag kan anpassa sin investeringsbedömning för att bättre ta hänsyn till hållbarhetsaspekter. Metod: Denna studien är en empiriskt driven fallstudie av kvalitativ karaktär. Det teoretiska materialet baseras på vetenskapliga artiklar och litteratur från Linnéunivesitets bibliotek. Det empiriska materialet grundar sig på semistrukturerade intervjuer och dokument. För att studien ska anses vara trovärdig har vi beaktat ett antal kvalitetskriterier och forskningsetiska överväganden.  Slutsats: Slutligen ges rekommendationer på hur Södra Skogsägarna kan anpassa sin inventeringshandbok och investeringsrutin för att beakta hållbara investeringar. Huvudsakligen handlar det om hur företaget ska hantera klassindelning, kalkylmetoder, kalkylränta och kvalitativ information. / Introduction: The study is based on a practical problem at Södra Skogsägarna regarding a perceived difficulty in consider sustainable investments. Making investments with sustainability considerations has become increasingly common, which may be due to the increased attention to the subject. Södra's operations are characterized by a large number of investments which are important for the company's future and survival. Purpose: The purpose of the study is to define and map what sustainable investments are. The authors will also analyze Södra's investment appraisal and how they handle sustainability aspects in it. The study will help to give a suggestion on how companies can adapt their investment assessment to better take into account sustainability aspects. Method: This study is an empirically driven case study of qualitative character. The theoretical material is based on scientific articles and literature from the library at Linnaeus University. The empirical material is based on semi-structured interviews and documents. For the study to be considered credible, we have considered a number of quality criteria and research ethical considerations. Conclusion: Finally recommendations are made on how Södra Skogsägarna can adapt their investment manual and investment routine to consider sustainable investments. It is mainly about how the company should handle class division, calculation methods, interest rate and qualitative information.

This thesis deals with exchange traded funds (ETFs). The theoretical part is focused on familiarization with the issue from a broader perspective in the form of collective investment characteristics, leading through the current trends in this area. This part is followed by chapter about ETF, including specific areas. Selected classic and leveraged ETFs are analyzed in the practical part for the period between 2010 and 2015. Funds are analyzed on the basis of NAV in the terms of return and risk represented by selected indicators. Results are commented in a broader context in summary and discussion chapter as well as recommendations.

Diploma thesis deals with the assessment of performance appraisal of non-medical healthcare employees in Oblastní nemocnice Jičín a.s. . The thesis contents theoretical and practical part. The theoretical part anchors the performance appraisal system into the human resource management, with focus on the role of line managers. It also deals with the definition of job performance, circumstances that influence, and capabilities of its monitoring. Another part of the thesis emphasizes on the implementation of employee appraisal into practice, in which top management of the organization plays an important role. At the end of the theoretical part, I try to highlight the importance of linking of employee assessment with the vision, goals and values of the organization. The theoretical part offers the solution of the imperfections identified in the applied research. The practical part brings point of view on the reasons and way of implementation of employee appraisal in the organization, its adaptation by the employees and effectiveness of its use by the line managers. Textuell makt : Fem gymnasieelever läser och skriver i svenska och samhällskunskap

The aim of this thesis was to study how five students linguistically express textual power in conversation and writing about reading, as well as to investigate their possibilities to linguistically express textual power. The study was performed within some of the literacy practices in the subjects of Swedish and Social Studies at the social sciences programme in upper secondary school. “Textual power” is here defined as both ability and possibility: to position oneself in relation to the text, to read/interpret critically and to show mobility in the actual literacy sphere. Two analytical tools were used: Langer’s theories about envisionment building and Martin & White’s appraisal framework for attitude and engagement. The linguistic expressions are contextualised in a model inspired by Linell. I base my discussion of the students’ mobility in the actual literacy sphere on the New Literacy theories of Barton and Street, while Anward gives the means to understand text-reproducing practices. The results indicate that the students used a limited range of positions in relation to texts, rarely expressed critical literacy and showed limited mobility in the actual literacy spheres. The students’ possibilities to linguistically express textual power were determined by the design of the teaching contexts. The students were given few possibilities to develop their ability to linguistically express textual power. To compensate for this, the students used a strategy of task solving. This caused a gap between ideally desired and actually produced text. The acceptance of the gap can be explained if the practice is considered text-reproducing. The literacy sphere where the students found themselves seems to consist of an ecological system based on a consensus-driven text-reproducing practice where critical and comparative reading and writing do not take root and thrive.

A Comparative Analysis of Digital and Paper Restaurant Menus Based on Customer Perception and Nutritional Labeling

The restaurant industry is a highly customer-driven field. Therefore, it is imperative that restaurateurs consider customer expectations with regard to restaurant menus. The purpose of this experimental study is to examine the effects of menu format (i.e., paper or digital) and amount of nutritional information (i.e., extensive, brief, or none) on customer perceptions of the effectiveness, perceived ease of use, and information quality of the menu. Furthermore, this research intends to test the effect of these three menu attributes on the outcomes of value and satisfaction in order to assess the competitive advantage of one format over the other. The Cognitive Appraisal and Information Processing Theories provide structure to the proposed conceptual framework and give credence to the findings. This study also fills gaps in the present research by not only ameliorating weaknesses of extant studies, but also by examining several different aspects of restaurant menus simultaneously within a single study.

Environmental Education in Rural Development : A Case Study in Mecubúri District, Mozambique

This masters’ thesis is a result of research conducted during three weeks in Mecubúri District, located in northern Mozambique. The study aims to explore environmental challenges and the environmental education in Mecubúri area. It strives to understand how rural farmers are able to use environmental education as a measure to act upon the environmental challenges in the area as well as to strengthen their livelihood assets. The target group of the study is the people living in Mecubúri.A basic understanding of environmental education and the socio-economic situation in Mecubúri was achieved by a systematic collection of empirical data through the use of a methodological approach called Participatory Rural Appraisal. Ethnographic methods such as participatory observation and semi-structured interviews built the base for the qualitative primary data collection and the secondary data was collected through literature reviews. The holistic and human centred theoretical framework Sustainable Livelihood Approach (SLA) laid the analytical base of the study.The most prominent environmental concerns identified by the inhabitants were agricultural issues, uncontrolled bushfires, changes in rainfall and the increased prevalence of strong winds and cyclones as well as sanitation and hygiene. Education was transmitted through both formal and informal communication channels, whereby conservation farming, education related to sanitation and hygiene as well as various educational channels were identified as the most important factors for the rural people in Mecubúri.As a concluding remark, it is argued that the society has a strong social capital which is effectively being used in environmental education. In contrast, an increased effort from the governmental level is advocated whereby a focus on conservation farming is recommended.

Studiens syfte var att studera hur första- och andraspråkstalande studenter agerar i den akademiska gemenskapen med fokus på hur de inkorporerar röster genom att referera och citera. Studien samlade in data genom enkäter och texter som sedan användes för analys. Urvalet bestod av 10 deltagare varav 5 var svenska som förstaspråkstalare och 5 svenska som andraspråkstalare. Deltagarna var inskrivna och gick kursen Akademiskt skrivande 1SV108 på Linneuniversitetet. De viktigaste resultaten studien fann var att det fanns en individuell variation i val och användning av inkorporering av röster i akademisk skrift. Den individuella variationen bestod av vilka referensmarkörer som användes för att inkorporera källor och skribenternas egna röster och hur och vilka typer av citat som användes för att uttrycka skribentens röst.
