New ways of financing cultural and creative projects are an intensely debated issue across all stakeholders in culture: managers, artists, students, researchers, public administration at all levels, etc. This thesis therefore discusses the topic of collaboration between artists and entrepreneurs. It explores the possible forms of such cooperation (sponsorship, donorship, corporate philanthropy, linking platforms, artistic intervention), focusing in particular on creative incubators - a promising option for linking the cultural-creative industries and the private and business sector. The nature and potential of this relationship is then analysed on cases of emerging and already active creative incubators in the Czech Republic.

The aim of this diploma thesis is to prepare a business plan for the establishment of a coffeehouse connected with a coworking center. The task of this business plan is to check the feasibility and financial cost of the project and be used as a basis for the real establishment of the enterprise. The theoretical part deals with basic concepts related to entrepreneurship, individual parts of the business plan and issues related to coworking centers. The practical part includes the business plan itself. Attention is paid mainly to the description of business opportunities, competition analysis, business environment analysis, marketing and financial plan, and threat and opportunity analysis. In conclusion, the whole work is evaluated, the fulfillment of the given goal and the recommendation for the founder.

This Master Thesis deals with value added of provided services in a field of support for beginning entrepreneurs in Czech Republic and foreign country and their comparison. The Thesis is aimed at Czech coworking center Node5, which supports startup companies mainly form IT industry. Thesis has three partial goals "to analyze feedback of startup companies working at Node5", "to compare provided services by Node5 and chosen foreign coworking center" and "to identify best practice in Node5 and in chosen center". To achieve these goals, the qualitative research (especially partially standardized interviews) was used. Selection of foreign coworking center was based on similarity of provided services with Node5, so the comparison possible. The research and subsequent analysis showed, that Czech center Node5 provides services of similar range of provided services, however the quality of these services is lower compared to chosen foreign center. Therefore were suggested changes, which should improve current quality of Node5 services.

Los cambios en el estilo de trabajo de las empresas y en la forma en la que los alumnos de universidades estudian, genera una necesidad de espacio adecuado en el que puedan trabajar o estudiar de manera grupal como individual, y con el beneficio de que puedan conocer a otros alumnos o profesionales con los que intercambien ideas, hagan networking y hasta puedan desarrollar proyectos en conjunto. La propuesta de valor de GreenHub incorpora este espacio ideal y se diferencia de la competencia en la gestión de experiencia del usuario, la cultura de servicio y la oferta de comodidad y de productos diseñados para satisfacer las necesidades particulares del grupo. These differentiations come in the form of managing customer experience, service related to company culture, the offering of comfort and products designed to satisfy the specific needs of the group. The starting investment would start at approximately 200,000 soles, which includes the cost of starting operations, working capital and investment in fixed assets. Kan koldioxidutsläppen reduceras med hjälp av coworking spaces? : - En mixad metodstudie om arbetspendling relaterat till coworking

De fem senaste åren är de varmaste som uppmätts sedan mätdata för global medeltemperatur började registreras år 1850. Det har medfört att jordens medeltemperatur har höjts med cirka 1° C sedan industriella revolutionen. Samtidigt ökar urbaniseringen runt om i världen och år 2030 beräknas 60 procent av jordens befolkning bo i urbana miljöer. Den snabba tillväxten i städerna har inneburit många miljö- och socioekonomiska problem och för att förbättra samhällets välbefinnande för mänskligheten behövs en mer effektiv och hållbar planering av urbana system.  Coworking är ett globalt fenomen som ökat kontinuerligt under det senaste decenniet då ökningen av kunskapsekonomi, kreativ klass men framförallt den ekonomiska digitaliseringen har expanderats storartat vilket har legat till grund för den snabba tillväxten. Den snabba utvecklingen av IT-infrastruktur har utformat nya idéer om smarta städer där coworking ses som ett verktyg i konceptet delningsekonomi vilket är till för att gemensamt utnyttja varor och tjänster och på så sätt minska resursanvändningen.  I denna studie har en mixad metod använts vilket innebär en blandning mellan kvantitativ och kvalitativ forskning för att ta reda på studiens syfte hur övergången till coworking spaces påverkar arbetspendlingen och de relaterade koldioxidutsläppen. Studien syftar även till att undersöka varför användare valde coworking spaces utifrån de tre hållbarhetsdimensionerna sociala, miljömässiga och ekonomiska.  Studien visar att det dagliga resandet minskar med hjälp av coworking spaces vilket leder till reducerade koldioxidutsläpp. Det beror främst på att avståndet mellan bostad och coworking-kontoret minskar i jämförelse med det tidigare traditionella kontoret. Ur miljösynpunkt ersätter coworking framförallt det vanliga traditionella kontoret som har visat sig vara ett ineffektivt sätt att utnyttja resurser på eftersom inte lokalen nyttiggörs till fullo. Avslutningsvis visade studien att de sociala aspekterna som kollegor och nätverkandet var de viktigaste faktorerna till varför medlemmarna på DoSpace i Gävle väljer att utgöra en del av konceptet coworking. / The last five years have been the warmest measured since the measurement data of global average temperature was first registered in year 1850. This has led to that the average temperature of Earth has increased with circa 1° C since the industrial revolution. In the meantime, urbanization is expanding all around the world and by year 2030 it is calculated that 60 percent of the world population will live in an urban environment. The fast growth of cities results in several environmental and socio-economic issues and to improve the society’s wellbeing for humanity a more effective and sustainable planning of urban systems is needed.  Co-working is a global phenomenon which has grown on a regular basis during the last decade due to an increase of knowledge economy, creative class but mostly the economic digitalization has expanded massively which lays as foundation for the rapid growth. The fast development of IT-infrastructure has brought new ideas of smart cities where co-working is seen as an instrument in the concept of sharing economy, used to mutually utilize goods and favors and by that decrease usage of resources.  In this study a mixed method was used which means a mixture of quantity and quality research to find out the study’s purpose of how the transition to co-working spaces affects work commuting and the related carbon dioxide emissions. The study also aims to examine as of why users chose co-working spaces depending on the three sustainability dimensions: the social, environmental and economic.  The study shows that daily travelling is decreased with help from co-working spaces which leads to reduced carbon dioxide emissions. Foremost it is because the distance between one’s home and co-working space is reduced compared to the traditional office. From an environmental point of view the co-working phenomenon replaces the usual, traditional office which has shown to be an ineffective way to utilize resources in since the premises are not utilized completely. In conclusion the study showed that the social aspects such as colleagues and networking were the most important factors to why members of DoSpace in Gävle chose to constitute a part of the co-working concept.

“The flight from neighborhoods, the flight from local communities, into networking, it erodes democracy. It is in the local meetings where civic virtue and democratic discourse are practiced.” Christopher Lash writes this in his book The Revolt of the Elites and the Betrayal of Democracy.  Encounters between people of different backgrounds, experiences, and ideologies are on the verge of extinction in a society where community has been replaced with networking. The neighborhood is just a container for our home, but we go elsewhere to work and socialize. We are to a lesser extent tied to a specific place. With locality as a point of departure, I chose my hometown as the base for my project. Tranås is a small town in southern Sweden with about 15.000 inhabitants. There, anonymity is not an option. Encounters take place. Whether you like it or not, people are united by the mere fact of physical proximity. I wanted to favor locality by making it easier to stay in the local community and enable for more people to settle outside the big cities. My answer to this is a remote working place. An office where you can work remotely full time, or as a complement to your regular workplace. The user group is people in Tranås that usually commutes to other cities, and people that would like to move to Tranås. Through contact with local actors, I got introduced to a building in the very central part of Tranås that I decided to adapt and reuse. The building was originally built as a nursing home during the first half of the 20th century but has now been empty for some years. The size and location of the building opened up new possibilities. In addition to the offices, the building will also house studio space, exhibition space, and a café. With a few interventions and modifications, the building becomes a new meeting place, where the courtyard gets an important role in the public space.

SammanfattningKontorsmarknaden är under ständig förändring. I dagsläget går det att se en efterfrågan på mer korta och flexibla avtal. Detta ställer i sin tur krav på fastighetsägarna för att bemöta dagens behov från hyresgästerna. Coworking har därmed blivit en omtalad ny hyresform de senaste åren. Undersökningen har visat på att det inte finns en tydlig definition på coworking. Enligt inhämtadforskning och intervjustudien har det däremot visats sig att det är någon form av mötesplats för olika företag att kunna nätverkapå.Denna studie har genom en kvalitativ forskningsmetod med semistrukturerade intervjuer undersökt faktorerna som påverkar hur fastighetsägarna bedriver uthyrning av coworkingplatser. Samt vilka för-och nackdelar det finns med att bedriva coworking internt eller outsourca det till en extern aktör.Fördelar med att ha coworking internt blir att de aldrig förlorar kontakten med kunden. Däremotär det resurskrävande och det är långtifrån deras traditionella förvaltning som de dagligen bedriver. Detta innebär att fördelarna med att outsourca coworking blir att de som är bäst på att bedriva denna typ av verksamhet har hand om det,samt att fastighetsägarna kan fokusera på sin kärnverksamhet.Det som dock blir problematisktär att de förlorar relationen med kunden, som anses vara väldigt viktigt inom fastighetsbranschen. Fastighetsbolagen måste bedriva en lönsam verksamhet, coworking kan antingen vara direkt lönsam men det kan även ge konkurrensfördelar och förbättrad image som resulterar i lönsamhet i slutändan. Risken med att bedriva coworking är dels de korta och flexibla hyreskontrakten som inte alltid genererar i ett stabilt kassaflöde. Det är också viktigt att hitta en bra och seriös aktör som vill leverera goda resultat. Today it is possible to see a demand for more short and flexible agreements. This, in turn, places demands on the property owners to meet today's needs from the tenants. Coworking has therefore become a renowned new rental form in recent years. The study has shown that there is no clear definition of coworking. However, according to research and the interview study, it has been found that it is some kind of meeting place for different companies to be able to network.This study has, through a qualitative research method with semi-structured interviews, studiedthe factors that influence how the property owners conduct rental of coworking places. And what advantages and disadvantages there is when it comes to coworking internally or outsourcing it to an external player.Advantages of having coworking internally are that they never lose contact with the customer. However, it is resource-intensive and it is a long way from their traditional management that they conduct on a daily basis. This means that the benefits of outsourcing coworking are that those who are best at running this type of business are in charge of it and that the property owners can focus on their core business. The problem, however, is that they lose the relationship with the customer, which is very important in the real estate business.The real estate companies must conduct a profitable business, it canbe directly profitable, but it can also provide competitive advantages and an improved image that results in profitability in the end. The risk of conducting employees is partly the short and flexible leases that do not always generate a stable cash flow.It is also important to find a good and serious player who wants to deliver good results. In summary, thereal estate companies mustreview their individual portfolio and their conditions for making the best decision for them.

L’émergence du coworking dans l’offre d’immobilier d’entreprise en Ile-de-France : un service relationnel coproduit par ses utilisateurs / The rise of coworking in the corporate real estate market in Paris : a networking service coproduced by its users

Les espaces de coworking sont des espaces de travail partagés par des individus de plusieurs organisations au sein d’un espace ouvert. Cette thèse analyse le développement d’un marché du coworking en Ile-de-France au regard des modalités de réalisation du travail dans ces espaces. Le rôle de la proximité physique dans le développement de pratiques collaboratives y est observé dans un espace de coworking parisien. L’étude des croisements entre échanges marchands et non-marchands permet de montrer que les effets de réciprocité contribuent à renforcer les liens entre coworkers. Les espaces peuvent faciliter les projets entrepreneuriaux par un apprentissage entre pairs et l’accès à des ressources communes au sein de l’espace. Cela nécessite cependant que les gestionnaires de coworking organisent la collaboration et la rendent visible. Ils font du coworking une nouvelle forme de service immobilier qui articule espace physique et service informel de mise en relation des travailleurs. La valeur des espaces de coworking est alors coproduite par les utilisateurs. Cette thèse resitue également le développement du coworking en Ile-de-France par rapport à un ensemble de politiques publiques. Les collectivités territoriales ont contribué à structurer le marché avant que des promoteurs immobiliers n’opèrent un changement d’échelle dans la notion-même de coworking. L’opérateur de coworking devient un intermédiaire permettant de mutualiser la demande de bureaux des petites entreprises en zone métropolitaine, et est amené à prendre une place au sein de la chaîne de valeur de l’immobilier / Coworking spaces are flexible workspaces shared by individuals from different organizations in an open-plan space. This thesis analyses the development of a coworking market in the Greater Paris region in light of the working arrangements in those spaces. The role of proximity in collaboration is observed in a Parisian coworking space. The overlap between commercial and non-commercial exchanges shows that reciprocity contributes to reinforcing ties between coworkers. Coworking spaces can encourage entrepreneurial projects through peer learning and the access to resources in the space. However, this requires the work of coworking managers who are key in organizing collaboration and making it visible. They are thus creating a new form of real estate service that ties physical space to an informal networking service between coworkers. The value in coworking spaces is therefore coproduced by its users. This research also shows that the development of coworking in Greater Paris was first structured by local public policies, and that real estate developers are now scaling up the idea of coworking. Coworking space operators are becoming intermediaries enabling small companies to share their offices in metropolitan regions, thus positioning themselves in the corporate real estate value chain

A partir de entrevistas, observação, e estudo de dados secundários e, como resultado, identificou-se que os espaços de coworking tem potencial para atuar como pontos focais, porém ainda enfrentam desafios na prática, principalmente em relação à construção de uma cultura e mentalidade de fato colaborativa e à sustentabilidade financeira do negócio. Com base no pensamento de design, e utilizando o método de construção de cenários orientados pelo design (DOS), foi desenvolvida uma visão sobre como seria o mundo caso os coworkings atuassem como pontos focais para o desenvolvimento de uma moda com foco em sustentabilidade. Também foram sugeridos caminhos possíveis para atingir o cenário, através da proposição de serviços guiados por princípios de transparência e colaboração, valores que foram identificados como fundamentais para tanto. / The present work approaches the subject of the action of coworkings and social innovation in fashion from the understanding that these spaces can act as Schelling Points to foster the debate and help building paths to new models of production and consumption in fashion focused on sustainability. It aims to understand how a coworking space works nowadays and how design can assist in the project of strategies to help them getting to be Schelling Points. Using the case study method, we studied the organization Malha, located in Rio de Janeiro. From interviews, observation, and study of secondary data we identified that coworking spaces really has the potential to act as Schelling Points, but they still face challenges in practice, especially in relation to the construction of a collaborative culture and mentality, and the financial sustainability of the business. Based on the design way of thinking, and using the method of building Design-Oriented Scenarios (DOS), we developed a vision on how the world would be like if coworkings acted as Schelling Points for the development of a fashion industry focused on sustainability. In addition, we suggested possible ways to reach the proposed scenario through the suggestion of services guided by principles of transparency and collaboration, values that we identified as critical to do so.

Cette dissertation a pour but de comprendre l’appropriation par les consommateurs d’objets ou lieux qu’ils partagent. En nous basant sur les théories de l’appropriation, de la consommation par l’accès et du design, nous questionnons la définition, l’émergence et la valeur perçue de l’appropriation en accès. Nous explorons les contextes de l’autopartage et du coworking au travers de quatre articles. Nos résultats mettent l’emphase sur le rôle des objets matériels dans la mise en pratique de l’appropriation par les consommateurs. Nous définissons l’appropriation du consommateur dans le cadre de l’accès comme la création de significations (valeur de signe, valeur de lien, bien-être dans l’usage) grâce à un ensemble routiniers de pratiques entre les consommateurs et les éléments matériels de l’activité de consommation par l’accès. / This dissertation aims to understand consumer appropriation of objects and places shared with others. We draw from theories of appropriation, access-based consumption and design to question the definition, the value and the emergence of consumer appropriation in access. We explore the contexts of car sharing and coworking spaces through four research articles. Our findings highlight the role of material objects in the enactment of consumer appropriation practices. We define consumer appropriation as the creation of meanings (sign value, linking value, wellbeing in use) enacted through a routinized set of practices between the consumer and the material elements of the access-based activity.
