Flexibla hyresavtal : Utbud och efterfrågan på Stockholms kontorsmarknad, idag och i framtiden / Flexible leases : Supply and demand on the Stockholm office market, today and in the future

Flexibilitet att kunna anpassa sin verksamhet är något som de flesta företag värderar högt i den snabbrörliga världen vi lever i idag och detta tillgodoses till stor del genom flexibla arbetssätt. Däremot, hur företag kan ges flexibilitet genom olika kontraktstyper kopplat till kontorslokaler är sparsamt behandlat inom litteraturen. Syftet med studien är utreda hur hyresgästernas behov av flexibla hyresavtal kan tillgodoses och hur fastighetsägarna kan agera för att fånga en förväntad betalningsvilja för denna flexibilitet Studiens resultat visar att det idag tycks finnas en efterfrågan på flexibla hyresavtal på Stockholmsmarknaden bland ett flertal olika företagskategorier. Detta tillgodoses främst genom tredjepartslösningar, optioner och även till viss del av färdiginredda lokaler med korta kontrakt. Av de företag som efterfrågar flexibilitet är det främst de med mellan cirka 10-20 anställda som idag inte får sina behov tillgodosedda. En av anledningarna till detta är att denna grupp bland annat har ett behov av att skapa en egen företagskultur och identitet med hjälp av lokalen, vilket inte alltid kan tillgodoses genom de lokallösningar som erbjuds via tredje part. Anledningen till det begränsade utbudet av flexibla hyresavtal beror till stor del på ett antal observerade friktioner i marknaden kopplat till dessa avtal. Det handlar främst om att flexibla hyresavtal är associerade med en ökad risk för vakanser och ökad arbetsbelastning för förvaltningsorganisationen. Ett sätt att hantera dessa friktioner är att öka hyresintäkterna för flexibla hyresavtal, vilket kan uppnås genom att en meny av kontrakt erbjuds hyresgästerna. Om hyresintäkterna ökas, samtidigt som risken förknippad med flexibla hyresavtal kartläggs bättre samt diversifieras, skapas möjligheter för att utbudet av flexibla hyresavtal ökar i framtiden. / Flexibility to adopt the business is highly valued amongst most companies given the rapid-changing world we live in. Today this is largely catered for through flexible working methods. However, how companies can be given flexibility through different types of contracts is sparsely addressed in the literature. Therefore, the aim of this study is to examine how supply and demand for flexible leases can be matched, and how property owners could act to capture a potential future increase in willingness to pay for flexible leases. The results of the study show that there seems to be a demand for flexible leases on the Stockholm real estate market in a number of different categories of companies today. This is mainly achieved through third party solutions, real options and a few types of short-term contracted premises. Among the companies that demand flexibility, it is primarily companies with between approximately 10-20 employees who do not receive their flexibility requirements today. One of the main reasons for this miss-match is because this group has a need to enhance their own corporate culture through the rented office space, which cannot always be met by the facilities offered through third party solutions. The reason for the limited supply of flexible leases can be derived from a number of observed frictions in the market, primarily because these leases are associated with an increased risk of vacancies and increased workload for the property management organization. However, as a counterpoint to this, a menu of different office leases with varying degrees of flexibility can be offered to tenants to capture the willingness to pay for flexibility. Thus, if the rental income increase, while the risk associated with the flexible leases is better identified and diversified, the supply of these leases might increase in the future.

Kontorshyresmarknaden i Stockholm har de senaste åren blomstrat med höga hyresnivåer, låga vakansgrader och en stabil ekonomisk tillväxt. Allt fler företag söker sig till kontor inne i Stockholm city vilket har lett till att hyresgästerna befinner sig i en position där det är konkurrens om utbudet på lokaler samtidigt som efterfrågan på mer flexibilitet i hyresavtalen har ökat. Hittills har få fastighetsägare i Stockholm börjat erbjuda mer flexibla hyresavtal till sina hyresgäster, istället har tredjepartsaktörer såsom coworking- och kontorshotellsbolag absorberat den marknad som möter hyresgästernas efterfrågan på flexibilitet. Den positionen fastighetsägarna i Stockholm befinner sig i just nu med höga hyror och låga vakanser gör att de inte behöver ta steget för att anpassa kontorsutbudet till hyresgästernas önskan om flexibilitet, men i takt med digitaliseringens utveckling, ändrade arbetsvanor och arbetssätt samt en potentiell annalkandelågkonjunktur kan detta komma att ändras. För de fastighetsägare som väljer att gå igenom processen för att anpassa lokalutbudet så att flexibla hyresavtal kan växa fram återstår dock frågan om hur lönsamt det kommer vara att erbjuda mer flexibla hyresalternativ. Detta arbete syftar till att undersöka betalningsviljan för flexibla hyresavtal rörande kontraktslängd, yta och service hos kontorshyresgäster i Stockholm CBD. För att fånga betalningsviljan har en kvantitativ enkätundersökning samt en kvalitativ intervjustudie genomförts, där hyresgäster med kontor i CBD varit respondenter i båda undersökningarna. Resultaten från studien visar att det finns en mycket stor andel hyresgäster i Stockholms primära affärsdistrikt som är villiga att betala ett premietillägg om 4% på marknadshyran för att få ta del av gemensam service i form av reception, konferensrum, omklädningsrum och cykelgarage i fastigheten. En stor andel av hyresgästerna är även villiga att betala ett premietillägg om 25% på marknadshyran för att hyra ett kontor i en fastighet där det även finns tillgång till coworkingyta och därmed möjlighet att hyra extra arbetsplatser. Undersökningen visade även att det finns en relativt stor betalningsvilja för nyckelfärdiga kontor med hyresavtal som löper på obestämd tid och har kort uppsägningstid där premietillägget var 50% på marknadshyran. Tidigare studier visar att en efterfråga på flexibla hyresavtal hos kontorshyresgäster finns, och resultaten från den här studien pekar på att det också finns en vilja att betala mer än marknadsmässig hyra för att få mer flexibilitet i hyresavtalet. För fastighetsägare som är villiga att erbjuda mer flexibla hyresavtal kommer det vara viktigt att diversifiera hyresgästportföljen för att minimera den risk som flexibla hyresavtal medför. Genom att erbjuda hyresgästerna en meny av kontrakt kommer en större mix av hyresavtal kunna uppnås. / such as coworking and flexible office companies have absorbed the market that meets the tenants' demand for flexibility. The current market that property owners in Stockholm is in with high rents and low vacancies has led to a situation where they do not have to take the step to adapt the office supply to the tenants' desire for flexibility, but in line with the progress of digitization, changed working habits and a potential prospective recession this can change in the future. However, the question of how profitable it will be to offer more flexible rental options remains for those property owners who choose to go through the process of adapting the office supply so that flexible leases can grow. The purpose of this thesis is to examine office tenants’ willingness to pay for flexible lease agreements concerning contract length, area and service in Stockholm CBD. In order to capture the willingness to pay, a quantitative survey and a qualitative interview study were conducted, where tenants with offices in the CBD were respondents in both surveys. The results of the study show that there is a very large proportion of tenants in Stockholm's primary business district who are willing to pay a premium of 4% on the market rent in order to benefit from shared service in the form of reception, conference rooms, changing rooms and bicycle garage in the property. A large proportion of the tenants were also willing to pay a premium of 25% on the market rent in order to rent an office in a property where there is also access to a coworking area and thus the opportunity to rent extra workplaces. The survey also showed that there was a relatively large willingness to pay for turnkey offices with lease agreements that run indefinitely and have a short notice period where the premium was 50% on the market rent. Previous studies show that the demand for flexible lease agreements for office tenants exists, and the results from this study also indicate that a willingness to pay more than the market-based rent to get the flexibility exists. For property owners who are willing to offer more flexible leases, it will be important to diversify the tenant portfolio to minimize the risk that flexible leases entail. By offering tenants a menu of contracts, a larger mix of rental agreements can be achieved.

Die Sächsischen Landesbibliothek – Staats- und Universitätsbibliothek Dresden (SLUB) bildet seit geraumer Zeit einen Schwerpunkt zur Kulinarik und baut diesen kontinuierlich weiter aus. Beginnend mit der Schenkung der Bibliotheca Gastronomica, welche der Oberkellner Walter Putz im Jahr 2005 an die SLUB übergab, gefolgt vom Nachlass des Publizisten Wolfram Siebeck, der 2018 von dessen Witwe Barbara Siebeck erworben werden konnte und der im Jahr 2020 ans Haus gekommenen Sammlung des für den Burda-Verlag tätigen Kochs Ernst Birsner ergänzen Sammlungen mit rein kulinarischem Charakter die Sammlungen der SLUB. Damit entwickelt sich ein Bestand, der sowohl Forschenden und Lehrenden als auch kulinarisch Interessierten eine wahre Fundgrube an historischem Quellenmaterial bietet und sich in die lange Tradition der Kochkunst und Esskultur am Dresdner Hof und den sächsischen Publikationen zur Kulinarik eingliedert. Im Oktober 2022 gründeten die SLUB Dresden und die Technische Universität Dresden (TU) das Deutsche Archiv der Kulinarik, um gemeinsam die inter- und transdisziplinäre Forschung in den Geistes-, Kultur- und Naturwissenschaften rund um die Themen Kochkunst, Tafelkultur und Ernährungskunde weiter zu fördern.

Look2Hook : The Impact of Menu Design and Input Device on Gaze-based Menu Selection

In this paper, an investigation of the impact of menu design and input device for gaze-based menu selection tasks is reported. The study investigates the usability, measured by effectiveness, efficiency, and user satisfaction, for gaze-based interaction in realistic, complex menu selection tasks. The study includes three different menu designs, a linear drop-down menu (L1), a radial dynamic menu (R1), and a semi-radial menu (R2), along with two different input devices, a unimodal input device using dwell-time (DT) and a multimodal input device using a combination of gaze and a manual switch (GMS). In a user study with nine test participants, the impact of menu design, input device, and navigation complexity on task completion time, accuracy rate, cognitive load, and quality of use ratings for menu selection tasks were investigated. The usability results confirmed the expectations of the advantages of radial menu designs, with the radial dynamic menu (R1) being better suited for gaze- based interaction than either the linear drop-down menu (L1) or semi-radial menu (R2). The usability results also confirmed the expectations regarding the input device, namely, the multimodal GMS input device was superior to the unimodal DT input device for gaze-based interaction. / I den här studien rapporteras en undersökning av effekterna av menydesign och inmatningsenhet för blickbaserade menyvalsuppgifter. Studien undersöker användbarheten, mätt av verkningsgrad, effektivitet, och användarnöjdhet, för blickbaserad interaktion i realistiska, komplexa menyvalsuppgifter. Studien innefattar tre olika menydesigner, en linjär rullgardinsmeny (L1), en radiell dynamisk meny (R1) och en halvradiell meny (R2), tillsammans med två olika inmatningsenheter, en unimodal inmatningsenhet som använder dwell-time (DT) och en multimodal inmatningsenhet som använder en kombination av blick och en manuell knapp (GMS). I en användarstudie med nio testdeltagare undersöktes effekterna av menydesign, inmatningsenhet och navigeringskomplexitet på tiden för uppgifts slutförandet, noggrannhet, kognitiv belastning och kvalitet på användningsbetyg för menyvalsuppgifter. Användbarhetsresultaten bekräftade förväntningarna om fördelarna med radiella menydesigner, varvid den radiella dynamiska menyn (R1) passar bättre för blickbaserad interaktion än både den linjära rullgardinsmenyn (L1) eller halvradialmenyn (R2). Användbarhetsresultaten bekräftade också förväntningarna avseende inmatningsenheten, nämligen att multimodal GMS-inmatningsenheten var överlägsen den unimodala DT-inmatningsenheten för blickbaserad interaktion.

The purpose of this study is to examine in which way power structures are played out in the 2022 movie The Menu (2022). Five categories of scenes with the main focus on the main character have been selected to be analyzed through a narrative movie analysis with focus on intersectionality regarding class and gender in relation to the theory of the final girl. Every scene is to be explained and then, together with the main narrative, analyzed through theories of marxism, Bourdieu’s capital theory and Clover’s final girl in focus.   The study concludes that the power structures of class and gender is played out through the main character by her using her looks as a beautiful and young woman as well as her working class background in the service industry as an escort to her advantage in getting to know the male antagonist. By doing so she can, unlike the other guests which are all upper class, escape the safe death they all face. / The purpose of this media production is to be used as a base for discussion during seminars regarding honor related violence and oppression. The mateiral is the be used during education for proffesionals in the field of social work.

In the rst two chapters I study general models in which rms pricing decisions are a¤ected by menu costs and information costs. In Chapter 1 I estimate these models using American data on price changes, concluding that: information costs are signi cantly higher than menu costs; real data does not t into the model in which rms receive information about aggregate conditions freely but pay for idio- syncratic information. In Chapter 2 I explore the consequences of monetary shocks and disin ation announcements using the previously estimated models. I show that the degree of monetary non-neutrality is larger in an economy where part of the infor- mation is given for free. Chapter 3 is a coauthored paper with Carlos Carvalho and Antonella Tutino. We abstract from menu costs and examine a price-setting model in which rms are subject to a Shannon constraint on information ow. We calibrate the model and investigate impulse response functions to aggregate and idiosyncratic shocks. We nd that, rather than tracking aggregate and idiosyncratic conditions independently, rms prefer to process information altogether, and that leads to a faster overall price level adjustment, and thus to less real e¤ects persistence after a monetary shock. / Esta tese se dedica ao estudo de modelos de fixação de preços e suas implicações macroeconômicas. Nos primeiros dois capítulos analiso modelos em que as decisões das firmas sobre seus preços praticados levam em conta custos de menu e de informação. No Capítulo 1 eu estimo tais modelos empregando estatísticas de variações de preços dos Estados Unidos, e concluo que: os custos de informação são significativamente maiores que os custos de menu; os dados claramente favorecem o modelo em que informações sobre condições agregadas são custosas enquanto que as idiossincráticas têm custo zero. No Capítulo 2 investigo as consequências de choques monetários e anúncios de desinflação usando os modelos previamente estimados. Mostro que o grau de não-neutralidade monetária é maior no modelo em que parte da informação é grátis. O Capítulo 3 é um artigo em conjunto com Carlos Carvalho (PUC-Rio) e Antonella Tutino (Federal Reserve Bank of Dallas). No artigo examinamos um modelo de fixação de preços em que firmas estão sujeitas a uma restrição de fluxo de informação do tipo Shannon. Calibramos o modelo e estudamos funções impulso-resposta a choques idiossincráticos e agregados. Mostramos que as firmas vão preferir processar informações agregadas e idiossincráticas conjuntamente ao invés de investigá-las separadamente. Este tipo de processamento gera ajustes de preços mais frequentes, diminuindo a persistência de efeitos reais causados por choques monetários.

We analyzed the nutritional quality of the menu offered to students, the hygienic and sanitary conditions of school canteens, and the microbiological quality of water from drinking fountains and food served in schools. Methods: This is a cross-sectional quantitative study. The survey was conducted in 40 public schools in urban and rural municipal schools, attended by the PNAE, chosen randomly. We analyzed 160 menus offered between February and September 2015, based on the Resolution 26/2013 FNDE recommendations. For the analysis of nutritional quality, we used the method Qualitative Assessment of School Menu Preparations - AQPC School. The Good Checklist Practices in School Feeding was used to evaluate the hygienic and sanitary conditions of schools. The quantification of coliforms at 35ºC and 45ºC, determining the presence / absence of Escherichia coli, Staphylococcus coagulase positive enumeration, search, and Salmonella spp. 57 samples of school meals. 64 water samples were evaluated from drinking fountains and the results analyzed according to the parameters of the current legislation. Results: The kilocalories content, carbohydrates, fiber, calcium, iron, vitamin A and sodium of the food served are lower than those recommended by the legislation. The average weekly supply of fruits and vegetables was 229g, and the items of family farming were key to achieving these values. There is no supply of whole foods, fish or any kind of salad. Almost one third of available feature menus preparations with sugar and / or added sugar (33.8%), feed concentrates or dried powders (27.5%), biscuits (35.6%), flatulent food and / or difficult digestion (30.0%), monotone color (31.9%) and fried foods, fatty meats and fatty sauces (28.8%). With regard to good practices, all school canteens were classified as having regular health risk. The average conformities found was 69.7% (± 3.83). The buildings block and facilities of food preparation area obtained 48% of compliance; equipment for temperature controlled, 45%; handlers, 92%; receiving, 100%; processes and products, 41%; and environmental hygiene, 84%. According to microbiological parameters, no food was deemed unfit for human consumption. However, there was a high rate of contamination of water from drinking fountains, given that 48.43% of the samples were positive for total coliforms and 12.50% for Escherichia coli. Conclusion: There are barriers to the PNAE to take effect fully, especially with regard to nutritional inadequacies of the menu and situations that compromise the nutritional quality. Even if the microbiological quality of school meals has been satisfactory, it is necessary to correct non-conformities in the use of BP. In addition, there is an urgent need for action to ensure the microbiological quality of water from drinking fountains, given their impact on the health of schoolchildren. / Objetivo: Avaliar o ambiente alimentar da rede municipal de educação de São Luís, Maranhão como promotor de segurança alimentar e nutricional. Analisou-se a qualidade nutricional do cardápio oferecido aos estudantes,as condições higienicossanitárias das Unidades de Alimentação e Nutrição Escolares, e a qualidade microbiológica da água dos bebedouros e da alimentação servida nas escolas. Métodos: Trata-se de um estudo transversal de natureza quantitativa. A pesquisa foi conduzida em 40 escolas públicas da zona urbana e rural da rede municipal de ensino, atendidas pelo Programa Nacional de Alimentação Escolar - PNAE, escolhidas aleatoriamente. Foram analisados 160 cardápios ofertados entre os meses de fevereiro a setembro de 2015, com base nas recomendações da Resolução FNDE 26/2013. Para análise da qualidade nutricional, utilizou-se o método Avaliação Qualitativa das Preparações do Cardápio Escolar - AQPC Escola. A Lista de Verificação de Boas Práticas na Alimentação Escolar foi utilizada para avaliar as condições higienicossanitárias das escolas. Foram realizadas a quantificação de coliformes a 35ºC e a 45ºC, determinação da presença/ausência de Escherichia coli, enumeração de Staphylococcus coagulase positivo, e a pesquisa de Salmonella spp. de 57 amostras da alimentação escolar. Foram avaliadas 64 amostras de água dos bebedouros e os resultados analisados segundo os parâmetros da Legislação vigente. Resultados: Os teores de quilocalorias, carboidratos, fibras, cálcio, ferro, vitamina A e sódio da alimentação servida encontram-se aquém do preconizado pela legislação. A média de oferta semanal de frutas e hortaliças foi de 229g, sendo que os itens da agricultura familiar foram fundamentais para o alcance desses valores. Não há oferta de alimentos integrais, pescados,nem de nenhum tipo de salada. Quase um terço dos cardápios oferecidos apresentam preparações com açúcar e/ou açúcar adicionado (33,8%), alimentos concentrados em pó ou desidratados (27,5%), biscoitos (35,6%), alimentos flatulentos e/ou de difícil digestão (30,0%), monotonia de cores (31,9%) e frituras, carnes gordurosas e molhos gordurosos (28,8%). Em relação às Boas Práticas, todas as cantinas escolares foram classificadas como apresentando risco sanitário regular. A média de conformidades encontrada foi de 69,7% (±3,83). O bloco edifícios e instalações da área de preparo de alimentos obteve 48% de conformidades; equipamentos para temperatura controlada, 45%; manipuladores, 92%; recebimento, 100%; processos e produções, 41%; e higienização ambiental, 84%. De acordo com os parâmetros microbiológicos, nenhum alimento foi considerado impróprio para o consumo humano. Entretanto, verificou-se um alto índice de contaminação da água dos bebedouros, haja vista que 48,43% das amostras apresentaram positividade para coliformes totais e 12,50% para Escherichia coli. Conclusão:Existem entraves para que o PNAE seja efetivado de forma plena, principalmente no que diz respeito às inadequações nutricionais do cardápio e situações que comprometem a qualidade nutricional do mesmo. Mesmo que a qualidade microbiológica da alimentação escolar tenha sido satisfatória, faz-se necessária a correção das não conformidades na utilização de BP. Além disso, urge a necessidade de ações que garantam a qualidade microbiológica da água dos bebedouros, haja vista o impacto que exercem sobre a saúde dos escolares.
